No service for three nights. Uncomfortable pillows.Virtually no amenities (not even kleenexes and plastic cups). Surly staff. Very poor value for nearly 300$ a night!

Very thin walls mean you hear every adjacent toilet flush and conversation. Unit had no drinking glasses or any water receptacle at all, which I found odd and inconvenient.

We were quite disappointed with this property. It was very much over priced and we felt misled. It is openly advertised as a B&B and perhaps this a British view, but you would expect breakfast in a B&B. This property is not a B&B as that part of their business is around half a mile away. This is a room in a large house, which is pleasant, but didn't have coffee facilities or even a couple of glasses so we could have our own drink. A couple of days prior to visiting we were sent an email offering breakfast at $20 each extra. HMMMM!!! To make matters worse we had spurious emails from the them suggesting we had not paid the bill, when we had via Expedia. Looks as if their email account may have been hacked. The description when we booked said there were 3 restaurants and a coffee shop on site, which was incorrect as they are down in the town. Interestingly, this has now been amended to the correct information. On our first night residents in one of the other rooms were having a huge fight and it seems the emergency services were called. Overall, no more than ok and expensive for what it is. Would not return as much better value and facilities in the area. We have complained to Expedia, but not much joy there either.

Didn’t come with free breakfast, not even coffee! While there was internet, the tv had no cable channels but had a Roku where you could get into your own subscriptions. Lastly, the room had no air conditioner, only a fan. May not be adequate for the summer.

Very difficult to find property at night. GPS sent us to correct address but property did not look like photo sent with confirmation. The picture was taken from different angle than could be seen from the road. We drove past property two times before calling for directions. The owner stayed with us turn by turn until we reached the property but was quite condescending about our unfamiliarity with the community and its grid layout. Our TV/remote did not work and TV could not be turned off. We had no wifi password. Our shower did not work although water was accessible through tub faucet. Owners were unresponsive to emails and texts. I received one email answer about number of reservations made but none regarding my questions of which room (different prices) and if our reserved room had prepaid for breakfast. We waited at property until stated breakfast time to discover the answer. Apparently, it was "no" since no breakfast prep occurring as we loaded the car. Our actual invoice was for room reserved that did not prepay for breakfast. If we had known this before breakfast time, we could have departed over an hour before we did. Texts gave check-in procedure but no responses came from our replies with questions. Positives of the property: quiet, very clean room, nice grounds, and beautiful view, did not compensate for negatives. Given my earlier experience with owner while lost, I did not report the issues as they arose. I do not recommend Happy Trails West.

Great option for visiting Bryce Canyon National Park. Very clean. Comfortable bed & pillows. Balcony has a great view and lets in a wonderful breeze. Mini-fridge was convenient to have.

Clean, well appointed guest room. Would have been nice to have a way to make coffee in the room in the morning. Would also have been nice to have ice in the refrigerator/freezer in the room. Other than that it was a comfortable bed and quiet place to spend the night.

The room was nice appears new, but there was no coffee maker or cups for water. It is located away from main street and not near accessible dining or other conveniences. It appears the door only locks from the inside which made me feel unsafe to leave my personal things in the room while I was in town. Additionally $20 is too expensive a add on for breakfast. If I would have know all this before I booked here, I would have chosen elsewhere.

Apparently brand-new B&B (but without the second “B”) in Tropic, a 15 minute drive from Bryce NP entrance. Room was very clean and comfortable but be aware that there is no servicing of the room. This became a small issue with garbage removal and need for clean towels after a few days. Zero interaction with the staff. We had a broken bedside light that needed repair but got no response when we reported it, so we put up with the overhead light for nighttime reading. Minor gripes. We would stay again.

Room was clean and great decorative. it was really easy to get to Bryce Park from there. Maybe around 20 minutes. Price point was very good .

When we couldn't stay inside Bryce Canyon Park, we looked for alternate accommodations outside the park and the town of Tropic was the best choice. It was a quick 10 miles to the park. This place fit our needs but we were in Unit #3 and there were stairs to the second floor. This is fine for us but maybe not for others. The room was cozy and clean with a small balcony. A couple of restaurant options closeby.

Great views

Everything upon arrival was exactly as advertised. Bed was very comfortable with quality bedding. Checkout was easy, with no surprises. Bonus of five inches of snow on checkout day made for a winter wonderland!

We loved the view and that the property was clean and quiet. What we didn’t like was the fact that we didn’t have control of our AC. It felt fine when we got there, but as it got later in the evening, it got warmer and by the middle of the night it was so hot that we were up at 4:45 and left the property before 7. On our way out we talked to the people next door to us and they said they were cold so they turned off their air, so we assume they had control of both rooms. We also thought the room was extremely small. It said there was a seperate seating area, but it was a chair at a desk directly under the TV. The room was too small for 4 people.

Porous ceiling. You could hear loud noise from the upstairs unit whenever the toilet was flushed or people walked. Propert manager lied as well.

This was a very nice property. Our only downfall was we could not lock our door with the electronic key pad. Everything else was great. The owners had excellent communication through email and the grounds keeper was very helpful.

Great place to stay at. Amazing views, very clean, beautiful decor and very friendly staff.

It was smaller than advertised, especially for the cost. We did not see a human, everything was self serve through an app, very impersonal.

Clean new property- check in and staff presence was a bit confusing

A very nice place to stay. It is situated in a quiet neighborhood and felt like a bed and breakfast just without the breakfast on site. Breakfast was offered at a sister location a few miles away if we wanted it for $20. The room was nice and the bed was very comfortable. It was located about 17 miles from Bryce Canyon National Park. My only complaint was the check in process. Since there is no front desk, I had to call the number on my reservation to ask how to access my room. I was advised by a Dave on the other line that I had received an email with my room number and the access code to enter. I checked my email several times and I did not see any email from the day before. He told me to keep checking. Keep in mind that it was cold and dark at this point and I really wanted to get into my room. Finally, I just asked him to resend that email which he did and still did not go through. Then I just asked if he could just give me the room number and code over the phone which he hesitated to do but did so anyway. It seemed like Dave was being bothered when i legitimately did not receive the email with my room information. Why did I have to suggest resending the email or asking him directly for the room info? He was just not very helpful and seemed like I was disturbing his evening. Nevertheless, I was able to access my room and had a good stay from that point.

Driving into tiny tropic and navigating a few turns through a rural tiny Utah town our first impression was “where are we staying?” It’s not on main st but the room was perfectly nice, the family that hosted us was polite and sweet and the neighbors driving by in their flatbeds and trucks all waved and smiled. Gotta love Utah. Don’t let the off highway location deter you. Perfect for us as overnight Bryce Canyon travelers. Flat screen with internet for stream of a movie before bed. It’s a tiny ranching town, but location to Bryce Canyon was ideal and the drive on route 12 to escalate grand staircase and capitol reef is not to be missed.

Enjoyed the room and the proximity to Bryce National Park

Very close to anything you may want to go see! A breakfast or lunch diner/restaurant is about three minutes away from location.

Would have been nice to have one of the ground level rooms have a king sized bed. Difficult to manage the stairs with luggage. Tub slippery. Needs a mat. Very pricey breakfast.

Loved our stay here! Outdoor kitties were a plus in our book! Clean, comfortable, stylish room in a great location. Owners extremely kind and accommodating. Thanks for the awesome breakfast!
