Stayed in a family room, with a single bed rather than some hotels who only offer a sofa bed. Room was very large and clean. Staff very helpful and always available when needed. Bar was well stocked with a range of drinks. Had to pay extra for breakfast but well worth it. Had the full english, great value. No problems with parking. Ideal for visiting the broads.

We stayed for three nights in a family room. The waterside setting is lovely and it was nice watching the boats, but unfortunately the accommodation was very disappointing. The biggest issue was cleanliness. The bathroom wasn't just dated, it was genuinely dirty, with grime around the sink and toilet, dirty floors and walls, heavy limescale, and both the shower door and shower head were broken. The bedroom also needed much more attention. The carpet hadn't been properly vacuumed, the double mattress was old and uncomfortable, and the single bed creaked with every movement. There was also no full-length mirror, hairdryer or iron. The walls are incredibly thin, so we could hear everything from neighbouring rooms, including some very inappropriate noise for a family with a child. Being above a pub also meant noise after closing time, while the creaky hallway and stairs added to the disturbance. The blinds were so thin that the room was bright as soon as the sun came up, so after being kept awake late we couldn't even enjoy a lie-in. Breakfast was reasonable for £8.50 but quite basic. Checkout left a poor final impression. An alcoholic drink had been added to our bill, which couldn't have been ours as neither my husband nor I drink. Although it was removed, I wasn't given the itemised breakdown I requested. Overall, the location is the hotel's biggest strength, but cleanliness, maintenance, comfort and customer service all need significant improvement. Staff were friendly!

Th staff were so friendly and helpful and the bar is open until 11pm so all good there. The breakfast was very good and the sausage and bacon was tasty - the tea was hot and the bed in our room was clean and firm. There was also a TV and tea making faciliites so all good on that front. The things I would say where there is room for improvement was that the decor was tired, there were no bedside lights so total darkness or too light and the bathroom could have done with an update but it was clean. The location was very nice and there is a place for motorhome parking so we will be back. Thank you very much, it was a nice stay.

We paid for breakfast for our 2 nights stay. First morning it was fine, second morning nobody turned up at the time breakfast was advertised. Sat waiting for 30 minutes doors locked, no response despite us trying to contact them. We ended up leaving without breakfast. Not great service.
