It’s okay i guess, though they say it’s smoke free but at times you will smell someone smoking.. no pool nothing entertaining only a little gym for the two weeks I have No House keeping to the room I did my own cleaning at times. Otherwise from that it’s quiet during the day and the staff at the front was friendly each time I went by.

It was a convenient location but tons of drug activity in the parking lots. Doors also not handicap accessible with auto openers. Will never stay here again.

The property itself seemed like it was new to the area. I could tell by the vegetation outside. Some of the plants that were there weren’t quite grown in. The staff was very nice. The room was very clean. The only issue was when sleeping at night you could hear just about every little noise even as much as the water running down through the pipes from the rooms above you. Seems to me some kind of insulation would’ve been helpful. The area that it was located in there wasn’t really anything that was walkable, but there were quite a few selections that were within a 5 mile radius. It seemed to us like the whole area was just starting to grow so possibly in the future, there would be more options within walking distance. We would highly recommend the place due to the fact that it was very reasonably priced especially if you’re looking for a place to stay that doesn’t have a whole lot of amenities that raise the price. It did have a gym in it, but no swimming pool. The only other issue was the fact that the coffee machine quit working while we were there.

Terrible smell in the building no coffee the entire stay limited vending options. Definitely not someplace I would recommend a lot of locals or long term guests. No front desk support over night Overall poor stay lucky I am from the area so I knew how to get around and find food and coffee

Hotel was new, very clean, and comfortable. The price was great. Location was secluded enough, but it was a short drive (7 minutes) to food/stores. Very secure hotel!

I had a fire in my home. This is the ONLY reason i stayed here. This is definitely a place for people with limited funds. This place offers NOTHING... NO BREAKFAST, NO TRASH REMOVAL, $50 A DAY TO GET YOUR ROOM CLEANED. You can't do anything without your key cause the doors are ALL locked, even the front door.

Very nice extended stay. Maybe for cost savings there is no face towels, only a small bar of soap, no ice machine as well as no cups for the early morning coffee. But I guess for the extended stayer they would need to purchase these anyway. Overall, a very nice and convenient place.

This hotel was new, so it’s VERY clean! I enjoyed everything about this hotel (and my husband would tell you, I’m not easy to please haha) There isn’t too much in the immediate vicinity due to being in an industrial park area, but right down the road are businesses and restaurants. I highly recommend this hotel!

The stay was awful. The check in receptionist was very rude and short with you and had an attitude. Once we got to the room our feet stuck to the floor. If you walked in the room with bare feet the bottom would be completely black after a very short time. The only reason it's get a 2 is because of location. I will never stay here again.

The place looked updated and the front desk clerk was pleasant. Our room smelled like old smoke. There were hairballs from a brush or someone’s pulled hair in the hallway and elevator. The clerk called us to ask if someone was already in our room as they had originally had it under a different name. My bed at home was nicer than the bed in the room. The bathroom had a small bottle of shampoo, I was told to go to the desk to get conditioner but they were out so I had to drive to Walgreens to get some. No breakfast- I should’ve seen that coming, but in truth I can’t remember staying in a hotel that offered nothing but complementary coffee. Multiple people smoking a variety of things out front. This was reserved through Expedia with no refunds. We didn’t want to stay, I actually tried to find a different hotel nearby, but there were none with vacancies and it was getting too late for me. I would never stay here again.

This is a brand new hotel, so its still very clean. Pet friendly. Our first room had hair in the bathroom, shower curtain, floor it was a lot, the door lock didnt work correctly from the outside, couldnt get in the room from outside the room. The dead bolt had the door open when we first arrived. There was a fire suppression can, above the stove that does say not to use under a microwave, which it is being used under a microwave. There is a full kitchenette, but there are no utensils, cups, cookware, they are available for sale at the front desk, we went to family dollar. Manager and most staff we very friendly, took care of everything pretty quickly, moved us into a clean room, pretty pleasant stay afterwards.

Very clean and new…check in was a breeze girl at the desk friendly…walls are a bit thin u can hear and feel the person push against the wall in the bed if your leaning up against the headboard but overall I would book again.

I like the cleanliness, the bed was too hard I don’t think it was real bed. I needed cups, iron, towels, coffee pot, no one around to help. Front desk opens late. Would never stay again

Slow and inaccurate check-in. Beds squeaked due to cheap bedframes. Non-smoking hotel but was awakened two nights due to cigar smoke filtering into our room. Told front desk but seemed uninterested.

The room was setup for an extended stay: kitchenet with stove, sink, microwave, and refrigerator, cabinets, etc. But there were no pot, pans, tableware, utensils, and so on. The bed was extremely firm. The room had lots of storage. Furniture and decor is very clean and modern. There are no restaurants or other shopping in walking distance from this hotel.

First, don't miss in the description that the front desk is limited hours. That wasn't so bad and they still let us check in late (we had a delayed flight), but it's still unusual if you're no prepared. The whole place smelled like smoke everywhere including the parking lot. Another oddity/frustration is that there is a kitchenette, but zero dishes for cooking or eating. So bring your own. Finally, the free internet is speed-limited (256K I believe is what it said) for simple browsing. You have to pay for higher speeds. I haven't seen something like that since the early 2000s. It's hard to describe just how strange, frustrating, and disappointing the experience is at this hotel. We did not complete our week-long stay because of the smoke stench. Hotels.com support was fantastic at getting us a refund for an early checkout.

Woodspring Suites was a perfect place for me--reasonable price, clean, quiet enough even on a Saturday night, easy parking, spacious room with desk, comfortable chair and a fantastically comfortable bed. It has a full size refrigerator, 2 burner stove top, sink. Just be aware that the kitchen has no silverware, plates, cups, or cooking implements, so bring your own.

PRO: The property is new so it’s very clean. The staff is underwhelming at best but MARIO was amazing! He’s the reason for the 4 star review. Otherwise it would have been a 1 star for sure. CON: like many other reviews, there was something creating a lot of noise all….night….long. Kept us up and made it very unpleasant. I didn’t say anything as I thought it was an anomaly but as I read the other reviews I had to mention it. I hope they address it quickly. I’m staying there again soon so we shall see….

We never even made it past the lobby. My family and I booked a month in advance for parents weekend. When we arrived at 4pm to check in, they had given our room to someone else and we had no where to stay!!! We had to make the 3 hour drive home after our events, and got home at 3am! We have never encountered any hotel doing business this way. I was told in the lobby by customers that this happens at this hotel all the time! DO NOT BOOK HERE!!

I cannot comment on the cleanliness, quality, etc. of the accommodations. There are other reviews on that, and it seems acceptable enough. You need to know this, though: There is no check-in after 10 PM. Due to some delays in travel, we arrived at the property at 10:30 PM. There is no one at the front office to contact (even though it says there is a number you can call for late check-in, no one answers). You cannot get a key. You are shut out. This may be good enough for people using this as extended stay, but for travelers, I cannot recommend forcefully enough: DO NOT RESERVE THIS HOTEL IF YOU ARE A TRAVELLER. Delays in travel these days are inevitable (traffic, weather, flights, whatever). Expedia/Hotels.com is no use when trying to get a refund. Of course Woodspring Suites can't refund my money. This listing should have in bold print: NO CHECK-IN AFTER 10 PM, NO CHECKIN BEFORE 3 PM. This is a very small window for travellers in the real world. Can't give this few enough stars. I wish I had taken a picture of my watch and the closed check-in sign. I am furious that I lost $300 for a two-night reservation (I had to call another hotel with availability). The stay was awful. The check in receptionist was very rude and short with you and had an attitude. Once we got to the room our feet stuck to the floor. If you walked in the room with bare feet the bottom would be completely black after a very short time. The only reason it's get a 2 is because of location. I will never stay here again.

Our check-in was a disaster! We were told there were no King rooms so we had to take a queen and there would be an up-charge for it. We were assigned a room and then told there were people still in it. Then we were assigned a 2-bed double bed room, but the door would not unlock, Then we finally were assigned a room after it was cleaned and when we got it it was a KING room!!! The coffee was supposed to be available in the lobby at 8:00 AM, but wasn't always. We were scheduled to be cleaned after a week, but then were told that changed and it would be 2 weeks! Not a great experience!

If all you require is a reasonably comfortable bed and a shower that works, you'll be fine. Kitchen with zero accessories. Not even a spoon or fork. No in room coffee pot. Room came with ONE plastic cup. No hair dryer. They have a big coffee pot in the lobby, and no cups. Desk is only attended for limited hours. I had reserved a King room, got a queen. It wasn't worth the hassle (remember, limited staffing) to try to change it. As far as it goes, it was clean and reasonably quiet. Somewhere there was a dog in a room that was barking up a storm in the middle of the night. Bring your own coffee maker, hair dryer, utensils, and coffee cups. Or go somewhere else.

Brand new property, nice room with fridge, stove and microwave. No late night front desk, so for late night check ins you have to make a call from the doorway I will say it did go fast and easy. Very easy back onto 390 from there, google maps had a hard time getting me there trying to turn me up the 390 off ramp YIKES!!

This hotel was new, so it’s VERY clean! I enjoyed everything about this hotel (and my husband would tell you, I’m not easy to please haha) There isn’t too much in the immediate vicinity due to being in an industrial park area, but right down the road are businesses and restaurants. I highly recommend this hotel!

Kitchen was fine, except microwave is too big for it's cubby, so door only opens slightly, especially difficult because it is placed well below counter level. Bathroom door is difficult to close, as it does not clear the flooring. Pretty noisy and raucous, due to the DSS residents, terrifying encounter with two big pitbulls who came barreling out of the elevator, but owner resumed control. One hears every one of the massive, heavy room doors slamming during room checks, but I appreciated them and the sturdy locks when trouble would erupt in the hallways. My worst experience was when the fire alarm went off in my room for no reason, twice. Between the lights and sirens all I could do was take refuge in the bathroom, hands over ears. Couldn't go back to sleep after that! Staff is trying to cope but are short staffed and under trained. But it met my criterion. Clean, comfy, mostly quiet and affordable. My guess is ownership is not real bright and undercapitalized. Too cheap to hire hospitality professionals. That said, I'd stay again because I understand the challenges of extended stay properties that don't have much know how, and I'm not your typical traveler, am a hospitality professional. Might be scary for families, or those who expect 5 stars from a two star property with no flag. Good for construction workers on per diem. Hope it gets straightened out, it's a great property in a lovely location. Tough tho, with no flag,and no effective marketing.

The property itself seemed like it was new to the area. I could tell by the vegetation outside. Some of the plants that were there weren’t quite grown in. The staff was very nice. The room was very clean. The only issue was when sleeping at night you could hear just about every little noise even as much as the water running down through the pipes from the rooms above you. Seems to me some kind of insulation would’ve been helpful. The area that it was located in there wasn’t really anything that was walkable, but there were quite a few selections that were within a 5 mile radius. It seemed to us like the whole area was just starting to grow so possibly in the future, there would be more options within walking distance. We would highly recommend the place due to the fact that it was very reasonably priced especially if you’re looking for a place to stay that doesn’t have a whole lot of amenities that raise the price. It did have a gym in it, but no swimming pool. The only other issue was the fact that the coffee machine quit working while we were there.

When we google searched a motel for a one night stay nothing indicated this was an extended stay hotel. We were surprised when we checked in and were told we needed to bring our own cup in order to have a complimentary cup of tea that evening. We feel it’s only right that you make this known when you advertise so people can choose a different motel.

I had a pretty decent stay at this hotel. Bed was comfortable for my standards, Staff was courteous, professional, friendly and sociable. The whole hotel exterior and interior, including my room, appeared clean and aesthetically pleasing ... no garbage, beer cans, cigarette buds, or other types of trash laying around. And the environment was quiet!! The only reason I didn't give it 5 stars all the way around, was that they did not offer a continental breakfast in the morning, and I would prefer carpeted floors versus hardwood/tile. I would still return to this hotel if I am to return to Rochester in the future.

The place looked updated and the front desk clerk was pleasant. Our room smelled like old smoke. There were hairballs from a brush or someone’s pulled hair in the hallway and elevator. The clerk called us to ask if someone was already in our room as they had originally had it under a different name. My bed at home was nicer than the bed in the room. The bathroom had a small bottle of shampoo, I was told to go to the desk to get conditioner but they were out so I had to drive to Walgreens to get some. No breakfast- I should’ve seen that coming, but in truth I can’t remember staying in a hotel that offered nothing but complementary coffee. Multiple people smoking a variety of things out front. This was reserved through Expedia with no refunds. We didn’t want to stay, I actually tried to find a different hotel nearby, but there were none with vacancies and it was getting too late for me. I would never stay here again.

Property and room were clean. The fact that it is an extended stay type of place, they didn't offer pots, pans, plates, classes, or utensils. If you wanted those items you had to PAY for them. They had no breakfast in the morning and they didn't have coffee ready until 8:00. Wouldn't stay here again.

I had a fire in my home. This is the ONLY reason i stayed here. This is definitely a place for people with limited funds. This place offers NOTHING... NO BREAKFAST, NO TRASH REMOVAL, $50 A DAY TO GET YOUR ROOM CLEANED. You can't do anything without your key cause the doors are ALL locked, even the front door.

For an extended stay room that includes a cooking surface, cupboards and full sized sink/fridge. I was surprised that there was only a cutting board. No other dishes or anything to cook with like I’ve experienced at other places. There was no hair dryer, facial tissues, stationary or printed information on the hotel and local area and other small details. The lobby was closed from 10p to 8a and that was only time coffee cups were available for coffee in the lobby. Staff were all friendly when they were around and none of these details are critical but I selected a room with a kitchen for a reason and didn’t want to buy the utensils only to leave them. Or not to have coffee available in the room or lobby before leaving for the day or wait for someone to start their shift before I could get help.

Very nice extended stay. Maybe for cost savings there is no face towels, only a small bar of soap, no ice machine as well as no cups for the early morning coffee. But I guess for the extended stayer they would need to purchase these anyway. Overall, a very nice and convenient place.
Very nice extended stay. Maybe for cost savings there is no face towels, only a small bar of soap, no ice machine as well as no cups for the early morning coffee. But I guess for the extended stayer they would need to purchase these anyway. Overall, a very nice and convenient place.

In general. The hotel was less than average. The room was clean but the furniture was worn and extremely noisy. I recommend this hotel to anyone.

Room was clean . The bed very comfortable. We arrived late and check in was still incredibly easy and the staff were polite and helpful. Only problem was our key. Stopped working the morning we trying to get coffee and pack up. Wonderful area too.

When we got there said they sold a room they didn't even have. Had to wait to get that fixed. The hallways had garbage on the flood. The room had no clock, no utensils or glasses in the kitchenette. The door to the bathroom didn't fix so scraped the floor all the time. No kleenex. For being no smoking there were ashes in the room. You can hear through the walls. The bed was literally just a mattress, no box scrings, on a cot foundation. Basically a futon. There were always people smoking pot and Bbqing by side door to get in. Constant sketchy people wandering or skateboarding around the parking lot. First place I've ever been that said they have ZERO staff on site between 9pm and 8am and if there is an emergency to use a red phone by the desk. Was told to try to not leave at night because the keywords tend to not work well and if you come back after 9pm might not be able to get back in. There are also apparently squatters since we saw eviction notices on doors. In the bathroom the counter was so slanted things would roll off. For being relatively new in a good area, it was like a 75 year old run down motel in the slums. Incidently there is another hotel right next door, which had stayed in previously that was amazing.

As I stated before, the pillows were uncomfortable, there were no hangers for your clothes, and no utensils in the kitchen area. When we first entered the lobby, a cushion was missing from the sofa, and it looked dirty. There was litter outside in the parking lot, and no trash can to toss it in. I will not return to motel ever again. I suggest that Woodspring Suites step their game up.
