Plenty of space. Large bedroom, separate area with fridge and microwave. Nice bathroom and personal washer/dryer in the suite. Short walk to many areas of interest and the bus stop to the train station. Staff were always helpful.

Good sized space for 4 and the 2 beds were soft and clean. Kitchen had no plates, utensils or soap so not sure why they had one. Views of walls out all windows, little sunlight, felt like a damp basement. Saw staff only once, not particularly welcoming. Eventually figured out washing machine after an hour; a definite plus to have one but instructions (and soap) would’ve saved a lot of time. Loud upstairs neighbors we could hear in the morning while sleeping. Shower didn’t stay hot for our family of 4. Not the worst if you’re on a budget but personally I would not stay here again.

Booked deluxe double room, had a kitchen area with microwave, fridge, sink, and water kettle. A toilet room that is separate from the bathroom which had a laundry. Then a room with the bed small sofa and tv. Room fit all our bags (2 large, two medium carry on, and 2 backpacks. Space was comfortable and good. There is computer screen for check in and check out but if you need help, you can use the phone and call for staff. Overall good experience in a quiet area.

Overall, the amenities were in good condition, however there was a bit of dust on the floor and carpets as well as duvet blankets (the inside part) that were stained yellow all over. The outer sheet was clean and new. When washing clothes, the combination washer/dryer washes great, but does not dry your clothes. The shower room has a heated blowing setting that we used to dry our clothes on a laundry line. The clothes will remain wet if dried in the dryer. Although walkable, it was probably 10-15min from the nearest public transit or convenience store. It’s only about 15min from the famous 5-tier pagoda in town. If you want any items other than toiletries (slippers, extra detergent, etc.), you must ask at the front desk. Unlike what the listing says, staff does not speak English well. It would be much easier if you were able to communicate your needs in Japanese.

Full size washing machine and dryer inside the apartment. Fully equipped for a comfortable stay and very centrally located for access to Gion, Pontocho and a host of fantastic restaurants. Would stay again!

Somewhat far from main areas but taxis here are frequent and cheap. Room is very spacious for Japan and can sleep more than 4 if you use both futons and beds. In room washer dryer is nice but didn’t dry very well, needs to be serviced.

The idea of fully unstaffed/automated hotel is interesting: entry, check-in, check-out all done on our own with no staff present. And that works fine. Where this hotel falls short isn't in this area; it's in other areas. The kitchenette isn't equipped: there were two cups and two small glasses; there isn't much point to having a microwave and a refrigerator if there isn't a bowl, a plate or a plate to use. Unusual for Japan, the hotel allows smoking in a room near the entrance, and, as a result, there is a lingering smell of smoke as you enter the hotel, and even in your room if you are unlucky enough to be in a room on the ground floor. With these problems addressed, this hotel could move from the so-so category to something better.

全体的に綺麗でしたが、洗濯機中に前泊の方の下着が残っていたことにびっくりしました。 洗濯洗剤はありますが、柔軟剤が無かったので近くのコンビニに買いに行きました。また、アメニティに綿棒が書いてありましたが、無かったため、買いに行きました。

Our family enjoyed our stay at M’s Inn. It was clean and comfortable. The long corridor did take up most of the unit space, but it was big enough for a short stay bigger than any hotel room. We loved the separate toilet and shower. We made good use of the washer. The AC was sufficient and the beds were comfortable. The inn is located in Higashiyama on the east side of the Kamo River, so it’s very quiet at night. The surrounding area is beautiful with many traditional buildings. It’s about a 10 minute walk to the two nearest train stations (the inn is located between two). It’s a 15-20 minute walk to the Sannenzaka and Ninenzaka area. It’s a 10-15 minute walk to Pontocho Alley and the main street on the west side of the river, where it is much busier even at night. Check in process was smooth as there was someone there to support, but do note that there usually isn’t staff on site. They were able to accommodate receiving our luggage ahead of check in, so we’re thankful as that helped a lot. Overall a clean and peaceful stay at M’s Inn. Would recommend if you are looking to stay somewhere quieter but not too far from all the action.

The check in could be smoother and less DIY. You need an access code to get in the hotel - which I didn’t, but I was lucky there was someone in the reception. The metro is about 12min walk and there aren’t many restaurants nearby. The room was nice and spacious, comfortable bed, internet and ac worked well, shower with good water pressure. There was a somewhat unpleasant smell (kind like sewage) in the room and that was annoying but not enough to ruin the stay. The staff doesn’t speak much English but everyone was so nice and helpful- like pretty much everyone else in Japan.

Ok so it’s not a full service hotel, if you want that it’s not for you. Best most comfortable room on my trip. Super clean big and even a washing machine. Location spot on. Would definitely return suck good value.

Great location and spacious unit, with separate hallway that has a shower room, a toilet room and a washer/ dryer. Walkable to many great areas/restaurants/train station. Our room had two twin beds and three futon. I would suggest 5 max in this configuration

This is of no fault to the hotel but if youre in a room facing the street, it can get loud because of construction. I had a hard time sleeping due to the noise.

This hotel was a bit of fresh air during our tip to Japan. The room as big enough for 4 of us and we each had a bedd or a tatami. We loved having access to a washing machine. It was super quiet (we slept with the window wide open). The location was great, only few minutes wlking from the tube station. We highly recommend it.

Pros: Property was clean. Cons: despite asking for a high floor we were given a room on the first floor which actually felt worse than a basement because we couldn’t see anything at all out the windows. There was a high fence (to a parking lot) just a couple inches away from the window which was higher than the window so we couldn’t even see the sky outside. The room felt very claustrophobic. Also, the area itself was not that nice.

Nice hotel with good amenities and close to the tourist sites. But the service is limited: I had emailed them several times with questions before I arrived and then again after I left some valuables in the hotel room after my stay, and they didn’t respond to any of them.

Overall great value. Rooms were large, water pressure strong, beds comfortable. Fairly walkable to many temples. Only issue I had was with staffing / service. The one time I had a question, no one was in so I called the phone. Person on the end of the line hung up on me after I asked a few questions. Knocked off a star for that kind of service. Otherwise, good place to stay.

The one time I had a question, no one was in so I called the phone. Person on the end of the line hung up on me after I asked a few questions. Knocked off a star for that kind of service. Fabulous location, cleaning staff was incredibly helpful even trying to help us with check in, to the best they could. Room keys are actually a piece of paper with Code, but machine was not working. With English being the closest to having a worldwide language, would help if people answering phones, spoke it. This hotel is not for Americans who are not tech-savvy, like us.

Our family enjoyed our stay at M’s Inn. It was clean and comfortable. The long corridor did take up most of the unit space, but it was big enough for a short stay bigger than any hotel room. We loved the separate toilet and shower. We made good use of the washer. The AC was sufficient and the beds were comfortable. The inn is located in Higashiyama on the east side of the Kamo River, so it’s very quiet at night. The surrounding area is beautiful with many traditional buildings. It’s about a 10 minute walk to the two nearest train stations (the inn is located between two). It’s a 15-20 minute walk to the Sannenzaka and Ninenzaka area. It’s a 10-15 minute walk to Pontocho Alley and the main street on the west side of the river, where it is much busier even at night. Check in process was smooth as there was someone there to support, but do note that there usually isn’t staff on site. They were able to accommodate receiving our luggage ahead of check in, so we’re thankful as that helped a lot. Overall a clean and peaceful stay at M’s Inn. Would recommend if you are looking to stay somewhere quieter but not too far from all the action.

The check in could be smoother and less DIY. You need an access code to get in the hotel - which I didn’t, but I was lucky there was someone in the reception. The metro is about 12min walk and there aren’t many restaurants nearby. The room was nice and spacious, comfortable bed, internet and ac worked well, shower with good water pressure. There was a somewhat unpleasant smell (kind like sewage) in the room and that was annoying but not enough to ruin the stay. The staff doesn’t speak much English but everyone was so nice and helpful- like pretty much everyone else in Japan.

There was only staff when we checked in. We were there for almost a week and we saw the staff twice the desk was unmanned the rest of the time. The room was serviced only once in that time … the rest of the days we didn’t even get fresh towels. The room rate of $170 a night was incredibly high for absolutely no service. The room was very roomy and clean and had a room with traditional Tatami flooring with futon bedding if one wanted to try a traditional bed. The regular bed was comfortable. We had a clothes washer drier combo which was used often as the weather was hot and humid which necessitated a change of clothing mid day.

Nice little hotel in quiet area between Gion and Higashiyama. Maps did not always give the correct location. Not very close to any transport stations so be prepared to walk 10 minutes to get on a train or bus, but otherwise convenient for the western tourist spots if you don’t mind walking a bit. Washing machine in the room was nice if you can figure out how to use it

Excellent location in a quiet neighborhood surrounded by many cafes and shops and walkable to many attractions and public transportation. I didn’t realize that futons meant mats on the floor, but was acceptable for my kids, I just wouldn’t have wanted to put older kids or adults in that situation. I was glad there was a staff person available when we arrived as I’m not sure I would have figured out the self check-in on my own. But check-out was easy to do. We also liked the digital keyless access to the hotel and the room.

넓고 쾌적해요. 공간이 분리되어있어서 완전 편의점 털고 먹기 좋어요. 청수사랑 좀 생각보다 거리가 있어서 당황핬지만 걸어갈만 했어요. 편의점과 대중교통이 먼게 유일한 흠일 정도로 진짜 좋아요

施設は必要最低限でスタッフの姿を見たのも一回程度。部屋は幼児２人を含む６人で泊まりましたが普通のマンションのような使い勝手。食事はありませんが祇園四条まで行けば飲食店は豊富で問題ありませんでした。朝ご飯は前日に買ったパン等を食べて７時半には観光に出発。部屋にはドラム式洗濯乾燥機があったため、服は最低限の量で済みました。 立地は清水寺まで徒歩圏内で子供４人連れでも問題ありませんでした。 我が家は観光メインだったため、ホテルに求めるものは最低限でコスパも立地もよく大満足でした。

We loved our stay at M‘s Inn! My teenager enjoyed experiencing a tatami room and sleeping on a futon. My husband and I had twin beds pushed together. The location was unbeatable for Kyoto sightseeing and shopping. We stayed in four hotels during our trip to Japan. Three in Tokyo and this one in Kyoto. This room was the most spacious and we really enjoyed it. It was also the most affordable.

Esse hotel é menor, mas bem espaçoso tbem, ficamos casal + 2 filhos no mesmo quarto, tranquilo. Perto dos principais pontos turísticos. Faz tudo a pé, tbem pesquei com meu filho nos rios que cortam a cidade, tudo a pé, a estação de metrô não fica tão perto, mas dá para ir tranquilo a pé com as malas . Pegamos metrô e ônibus para ir nos outros pontos turístico, tudo fácil. Os principais pontos turístico ficam bem próximos desse hotel. Perto de bares e restaurantes. Como falei o hotel é mais simples e menor , mas tudo limpo e equipe atende super bem. Recomendo
