The Swan Motel was absolutely lovely for our family. The staff were polite and helpful. The room had everything we needed, and opened directly into a garden area for the kids to play. And the food was absolutely delicious (and gigantic)!

Beautiful property with lovely rooms! Huge carpark so plenty of space for parking. Staff great, John the landlord was very helpful and kindly ordered a cab for us to our function. Breakfast was freshly cooked and very tasty. Good range of drinks being served! Highly recommend

Lovely, spacious room with a double and two singles for an adult and two children. Food good, children’s portions very generous and good value. Staff very courteous and helpful. Pool table a definite asset!!

The staff were very friendly and helpful. The room was like a small chalet and comfortable for an overnight stay. There was everything we needed and we were really happy about how dog friendly the hotel was. Our dog enjoyed sausages for breakfast and the full English was very tasty.

Good stay, very comfy ideal for what we needed. Lots of mold all over bathroom ceiling, it has been painted over albeit badly. Rooms need some TLC and revamp but other than that shower was nice ample room

Extremely friendly and helpful staff made the stay most enjoyable especially considering it was over Christmas. Whilst not "luxurious" by Ritz standards, the room was perfectly adequate, comfortable and very clean with all amenities and highly recommended as a base for visiting relatives and the surrounding area.

We stayed at the Swan for 3 nights. We were made welcome on arrival. The room was clean, bright and fresh. The breakfasts were outstanding!!! Whilst there my husband had an accident with a cup of coffee. A complete change of bed linen was required. This was carried out in a most efficient and empathetic manner. My husband was most upset but he was made to feel better by the reassurance and. Thoughtfulness of the member of staff. Thank you. It meant a lot to us!.

I thought it was very good value for money. Comfortable beds and sizeable room in a good location. My only gripe was that the curtains didn’t keep out any light so my toddler was up before 5am resulting in a poor nights sleep for me.

Great room ,one slight niggle ,the shower wasn’t hot enough ,I think the thermostatic valve needs replacing ,other than that a great stay ,staff were always pleasant and friendly .Would deffi ately recommend staying here if your visiting the area .

We travelled to the Swan Motel as we were attending a funeral locally. We picked the hotel due to the 11am check out and free breakfast offering but upon arrival was told that the listing on hotels.com had not been updated and there was now no breakfast included and check out was actually at 10am. The hotel did honour the free breakfast but we had to wait until the next morning to check on the check out time and was told that we could only stay until 10.30am. It was embarrassing to have to negotiate to receive what we paid for and during what was already a stressful and emotional time was not appreciated. Having said that, the honeymoon suite we booked was incredible, very spacious, beautifully decorated and clean. My only complaint is that the very modern TV was not connected to the internet so we were not able to watch Netflix etc. The bed was very comfortable and the bathroom had a great shower and good size bath. Removing the disappointment of the hotel listing being wrong, we had a good stay and would stay there again if we happened to be in the area.

We had a fab weekend stay, the Staff were kind, helpful and understanding about Diane's Allergy when it came to dining. The food was very nice, plenty of it. The Motel is tastefully decorated and unique. The only downfall was the fact the bed was too high for Diane to get into due to health issues, we did address this issue to the Proprietor. Will be going back in the near future.
We had a fab weekend stay, the Staff were kind, helpful and understanding about Diane's Allergy when it came to dining. The food was very nice, plenty of it. The Motel is tastefully decorated and unique. The only downfall was the fact the bed was too high for Diane to get into due to health issues, we did address this issue to the Proprietor. Excellent service; brilliant staff and even fantastic chefs, with special thanks to Becky who was so considerate to my special needs. All the staff were first class. I would recommend the Swan to anyone looking to stay or just going for a meal in the evening. One request some extra comfortable chairs to relax after a meal in the lounge.

Despite arriving late for check in we were greeted with a smile. The room was spacious and comfortable. We went for the English breakfast in the morning and were not disappointed. We stayed the one night but will certainly return if in the area.

I thought it was very good value for money. Comfortable beds and sizeable room in a good location. My only gripe was that the curtains didn’t keep out any light so my toddler was up before 5am resulting in a poor nights sleep for me.

A lovely place to stay, with with lovely and friendly staff. Food was really good and plentiful and at very good price. The accomodation was really comfortable and as it is into the country side you can get a very peaceful good nights sleep. Beccles a couple of miles down the road is a worth while visit with a variety of shops and places to eat.

We had a fab weekend stay, the Staff were kind, helpful and understanding about Diane's Allergy when it came to dining. The food was very nice, plenty of it. The Motel is tastefully decorated and unique. The only downfall was the fact the bed was too high for Diane to get into due to health issues, we did address this issue to the Proprietor. Will be going back in the near future.

We travelled to the Swan Motel as we were attending a funeral locally. We picked the hotel due to the 11am check out and free breakfast offering but upon arrival was told that the listing on hotels.com had not been updated and there was now no breakfast included and check out was actually at 10am. The hotel did honour the free breakfast but we had to wait until the next morning to check on the check out time and was told that we could only stay until 10.30am. It was embarrassing to have to negotiate to receive what we paid for and during what was already a stressful and emotional time was not appreciated. Having said that, the honeymoon suite we booked was incredible, very spacious, beautifully decorated and clean. My only complaint is that the very modern TV was not connected to the internet so we were not able to watch Netflix etc. The bed was very comfortable and the bathroom had a great shower and good size bath. Removing the disappointment of the hotel listing being wrong, we had a good stay and would stay there again if we happened to be in the area.

Beautiful property with lovely rooms! Huge carpark so plenty of space for parking. Staff great, John the landlord was very helpful and kindly ordered a cab for us to our function. Breakfast was freshly cooked and very tasty. Good range of drinks being served! Highly recommend

We needed to check in early to get ready for a wedding and the staff couldn’t have been more helpful in getting our rooms ready ahead of the normal check in time. The rooms are really spacious and beautifully appointed. Then the breakfast, which was included, was beautifully cooked and delicious. I would definitely recommend this place as a base if you’re visiting the area.

We booked The Swan Motel as we were attending a function nearby in Beccles, and it turned out to be an excellent choice. This is not 'luxury' accommodation, nor does it pretend to be, but for the price it offers something far more valuable: genuinely outstanding hospitality. The landlord and his team were absolutely fantastic from the moment we arrived. Our event started at midday, and although we arrived just after 11am, they kindly allowed us to check in early, leave our luggage and get on our way. Taxis in the area were almost impossible to find, and when we could not arrange one, the team very kindly helped us get to our event. Later that evening, we returned just after dining hours had finished, but as residents they checked with the kitchen and managed to arrange food for us. Nothing ever felt like too much trouble. Every member of staff we met was friendly, helpful and accommodating. I have stayed in plenty of five-star hotels, but The Swan offers the kind of flexible, can-do attitude that is surprisingly rare in any establishment. Our room was clean, quiet and comfortable, with thoughtful touches such as fresh milk in a small fridge. The food was delicious too — both dinner and the Full English breakfast were excellent. Great value for money, lovely people, and a place we would highly recommend. We would definitely return.
