There are many restaurants in walking distance. Average continental breakfast included. Nice clean room. Very helpful staffs. Only problem is parking. They charge around $20/day, or park on the street with parking meters.

We stayed at Art House after a long day of adventuring and visiting, booking about half an hour before we arrived (close to 10pm). We happened to arrive at the same time as multiple other travelers and there is only one person doing the check in, so we waited for some time before it was our turn. They were also out of parking space in their small garage, so we had to park on the street. In this instance, it wasn’t a problem because the next day was a holiday, but otherwise, it could be an issue as they are time limited, metered spaces. Nevertheless, Art House is a small, modern, boutique hotel, in a downtown area. Everything was brand new such that you could smell the new flooring. The room we stayed in had a view of a construction site across the street, and while the noise didn’t bother us, you could hear it in the morning. The location is convenient for shopping and restaurants all within a few blocks. It is downtown, but it is a relatively quiet/small urban environment, right next to an apartment building. Overall a pleasant, last-minute stay.

Staff was welcoming and helpful. Room seemed recently remodeled and was impeccable. Comfy bed and pillows. Stayed in one of the suites, kitchen has everything including a small dishwasher. Midweek stay was quiet. Parking under hotel, call ahead to reserve. Left our vehicle there and short walk to everything downtown. Breakfast is basic and will get you fueled for the day. Would stay again.

Everything was nice here, just a couple of blocks to Central Square, with lots of restaurants. We splurged for balcony but view across roof of industrial building, so not very inspiring. Breakfast is disappointing with fake coffee (Nespresso) and minimal food. Still, the Bob Ross video in the breakfast room helps. Staff was very friendly and accommodating. Note that parking is problematic (limited to 4 hour meters) and hotel charges $20 per day.

We have stayed a few larger brand hotels in the area, and this one surpassed them. We got the 1 bedroom suite for a great price. Make sure to call ahead to reserve parking if you need it, as the lot does fill up. I'm glad Expedia sent me a message about it as soon as I booked. It was pretty clean, although the floor seemed like it could have been vacuumed in the corners as it had some dirt (maybe kitty litter). Also since it's a pet friendly property, one corner of a room smelled a bit like dog or cat urine. This was in the living area so didn't bother us too much, as it was pretty faint. As others have said, the continental breakfast is pretty weak. There were some expired tangerines (we opened one and it was black and moldy), some small orange juices, and yogurts. The pastries were wrapped in plastic and didn't taste very fresh. The coffee was from a k-cup device similar to the ones in the rooms. However the little breakfast room is quite cute with some jazz playing, some comfy chairs. I loved how walkable the property is, and I am thankful the parking was in a locked structure. We'll definitely be coming back, as the price was hard to beat and it was a better experience than some other places in the area for a similar price point, but I do hope the ownership takes account of their breakfast produce to make sure it's not rotting. :)

Front desk ladies rock. They provide great local information about restraunts. They treat you well and are very friendly. Bed was the best of a nine stay trip. Suoer comfy. Walking distance to food, bars, entertainment. Parking was additional fee, but gladly paid it, as it was covered, locked and monitored.

Very nice modern room and lobby. Clean and new. Neighborhood is urban and walkable, OK but mostly deserted at night (I was there during the week). The under-building gated parking is worth the extra cost, but it's a tight squeeze. Nice staff. Walking distance to Russian River Brewing and other places. Highly recommended!

Nice property, love the decor. Too expensive for the location and limited parking. Had to park on the street. Continental breakfast - yogart, coffee and bagels. Standard King size room was pretty small. But overall it was a good stay.

Clean, modern hotel and the king bed was super comfortable. Probably the best hotel bed I've stayed in. Great location downtown, although not exactly the "sexy" part of downtown despite being 2 blocks off of 4th Street. Front desk staff were friendly and chill. Will be staying here again.

I cant say enough good things about this place! Staff was very kind, i have a rather large dog his name is "Weirdo" that i travel with and he was extremely welcome. I also appreciate how incredibly clean the rooms are. I am happy to have had the chance to visit here ill be staying at Art House every time im in Santa Rosa. Great place!

We stayed 3 nights in a Double Queen room (4th floor). I am sharing a few items that could be improved for a better experience: - Overall, the room was cleaned but we were missing coffee cups. This is a detail for me, but the ventilators in the bathroom were dusty and the shower head has lime buildup. - White Towels: there were some sort of brown stains on 2/4 of them. Towels seemed cleaned but the visual was not pleasing. - Breakfast: Would love more hot/savory options. Ie. Scrambled eggs, bacon (maybe in a crock pot, slow cooker). The Staff was great and super helpful - I don't recall the name of the person who welcomed us on 10/23 night - she was amazing! My husband and I had a great stay and we will definitely come back - THANK YOU ALL!

This is a nice looking property, very modern, very stylish. The staff were friendly and efficient. Rooms are laid out oddly and that can be inconvenient, depending upon who’s with you and how you want to use the room. Walls are paper thin and we could hear the guy in the room beside ours every time he sneezed……clearly. There’s construction going on across the street and it started well before 7:30am, so more noise. The continental breakfast was minimal at best—far fewer options than most other hotels that offer breakfast to their guests. The hotel has no parking whatsoever—NONE. Street parking is free until 9:00am and then metered and enforced.

This hotel is newly renovated and is so beautiful and clean. It appears to be an apartment building maybe turned into a hotel but you get a better value for your money as the place is more spacious, has a living room, kitchen and lots of closet space. I would stay again.

Great location with a parking garage, room was small but comfortable and very clean. Nice balcony but a little noisy with street traffic. The water pressure in the shower was terrible but overall great value and nice hotel
Great location with a parking garage, room was small but comfortable and very clean. Nice balcony but a little noisy with street traffic. The water pressure in the shower was terrible but overall great value and nice hotel

Room was large and spacious and met our travel needs. We had an issue with the occupant above us making a lot of noise in the morning and the hotel apologized and also made it right for us, which we really appreciate.

My girlfriend and I were pleasantly surprised by the suite we checked into. Full kitchen, washer/dryer, separate bedroom, huge bathroom, step out balcony, parking garage. The location was also ideal for nice walks in the old downtown area.

Very friendly staff working there but the facility lacks charm and amenities. Super thin walls as you can hear EVERYTHING outside your room, not to mention the rude awakening at 4:30AM for their city dumpster garbage service right outside your window!

Nice property, love the decor. Too expensive for the location and limited parking. Had to park on the street. Continental breakfast - yogart, coffee and bagels. Standard King size room was pretty small. But overall it was a good stay.

Art House was terrific for all of the usual reasons but the real standout was Ruth, front desk guru, great wine recommendations, and all around lovely person to chat with. Would definitely recommend Art House and stay there again, without hesitation.

I’ve stayed here before and my first visit and this one were completely different. This visit I was very annoyed from the beginning- made reservations months prior and upon arrival they said i had already checked into my reservation- So they had to put me in a different room which they said was a upgrade from what i had booked. And it took the girl a min to figure out what was happening and how to fix it- I was also very unhappy with the noise level during the entire day ( very heavy back and forth constant foot walking)from the above room. called front desk twice and nothing happened and basically was told if it continued after 10 pm at night then they would look into it. Upon check out they said they would email my receipt and i could t have a printed one. I have another trip booked for next month and depending on how it goes will determine if my family and i will ever return or not.

I love staying here. I do every time I'm in Santa Rosa. The staff is always super nice (thanks Marilyn!). Street parking is easy, despite being a couple blocks from Santa Rosa's downtown. Lots of great restaurants and pubs just a block away

We stayed 3 nights in a Double Queen room (4th floor). I am sharing a few items that could be improved for a better experience: - Overall, the room was cleaned but we were missing coffee cups. This is a detail for me, but the ventilators in the bathroom were dusty and the shower head has lime buildup. - White Towels: there were some sort of brown stains on 2/4 of them. Towels seemed cleaned but the visual was not pleasing. - Breakfast: Would love more hot/savory options. Ie. Scrambled eggs, bacon (maybe in a crock pot, slow cooker). The Staff was great and super helpful - I don't recall the name of the person who welcomed us on 10/23 night - she was amazing! My husband and I had a great stay and we will definitely come back - THANK YOU ALL!

Front desk ladies rock. They provide great local information about restraunts. They treat you well and are very friendly. Bed was the best of a nine stay trip. Suoer comfy. Walking distance to food, bars, entertainment. Parking was additional fee, but gladly paid it, as it was covered, locked and monitored.

I got in late and the night person. On staff Naomi, did a great job of checking me in. Making sure I had a parking space reserved in the parking garage for my Beemer. Naomi was Super sweet. And super attentive to my needs.

Staff was welcoming and helpful. Room seemed recently remodeled and was impeccable. Comfy bed and pillows. Stayed in one of the suites, kitchen has everything including a small dishwasher. Midweek stay was quiet. Parking under hotel, call ahead to reserve. Left our vehicle there and short walk to everything downtown. Breakfast is basic and will get you fueled for the day. Would stay again.

Clean, modern hotel and the king bed was super comfortable. Probably the best hotel bed I've stayed in. Great location downtown, although not exactly the "sexy" part of downtown despite being 2 blocks off of 4th Street. Front desk staff were friendly and chill. Will be staying here again.

The property is really just a place to sleep. The room itself was clean, but there was no shower curtain so the shower couldn’t be used. The walls are paper thin and we could hear everything in the rooms next to us and above us. The area is transitional and there was a homeless person sitting in front of the entrance. The parking garage was full so I had to park my car on the street, which made me feel uneasy. The real bright spot for this place are the workers. Super nice, welcoming and helpful. The breakfast area is nice with fruits, bagels, orange juice, tea and coffee.

Very nice modern room and lobby. Clean and new. Neighborhood is urban and walkable, OK but mostly deserted at night (I was there during the week). The under-building gated parking is worth the extra cost, but it's a tight squeeze. Nice staff. Walking distance to Russian River Brewing and other places. Highly recommended!

This was a lovely, quiet hotel. It is spotless and in great shape and wonderfully accommodating of dogs. Love that it is off highway! I’d give it 4.75 stars but breakfast was a disappointment, especially in the midst of such a food Mecca. Local treats would go a long way….

Very nice room and area. But contrary to the listing: 1) The "free breakfast" is not a regular breakfast, but a Continental Breakfast. Only items were apples, oranges, bananas, and pre-packaged english muffin and a croissant-like roll, both likely frozen. 2) No regular coffee, just Nespresso and 1 machine was broken. 3) No room service.

After a day driving around wine country, was disappointing that our room was not ready until 5pm (check in is 4pm). Room was quite nice and a good value but “continental breakfast” (aka a couple of plastic-wrapped ‘pastries’ and bruised fruit) was subpar. The receptionist tries her best.

We have stayed a few larger brand hotels in the area, and this one surpassed them. We got the 1 bedroom suite for a great price. Make sure to call ahead to reserve parking if you need it, as the lot does fill up. I'm glad Expedia sent me a message about it as soon as I booked. It was pretty clean, although the floor seemed like it could have been vacuumed in the corners as it had some dirt (maybe kitty litter). Also since it's a pet friendly property, one corner of a room smelled a bit like dog or cat urine. This was in the living area so didn't bother us too much, as it was pretty faint. As others have said, the continental breakfast is pretty weak. There were some expired tangerines (we opened one and it was black and moldy), some small orange juices, and yogurts. The pastries were wrapped in plastic and didn't taste very fresh. The coffee was from a k-cup device similar to the ones in the rooms. However the little breakfast room is quite cute with some jazz playing, some comfy chairs. I loved how walkable the property is, and I am thankful the parking was in a locked structure. We'll definitely be coming back, as the price was hard to beat and it was a better experience than some other places in the area for a similar price point, but I do hope the ownership takes account of their breakfast produce to make sure it's not rotting. :)

I was very happy when I arrived. I was greeted by Marilyn, who was superb in her kindness and understanding and helpfulness. I recommend this hotel. It was very clean and they were very very wonderful especially Marilyn. I would definitely come here again.

Lovely hotel - not part of a corporate chain, and very well maintained with spacious, well-appointed rooms & suites. The staff was very friendly. Breakfast was not amazing but more than adequate. And there were many fine eateries within a 5 minute walk. Highly recommended!

A gem of a hotel, on the edge of a residential neighborhood but in the heart of downtown Santa Rosa with Starbucks, cool restaurants and boutiques within walking distance. My daughter and I had a very large suite with all amenities incl. a stacked washer & dryer, and I loved the Nespresso machine. And when we invited a couple in town for a family gathering to join us for one evening, hotel staff were accommodating and added them to the reservation without any questions. Parking garage was full, but there is ample street parking around the hotel.
