Parking very limited come back late and have to park way down the street and walk up moderately steep driveway.why not number car parks and give guest a number OR arrange for paid parking next door. Only 1Elevator

We didnt like the very tight car parking. And the slippery slope drive way going down to the city. Theres water running down it. And its constantly wet. Very dangerous when frosty. But loved the stay in the complex. And will come back.

Walking distance from everything. Great restaurants nearby. Hotel had an awesome breakfast with lots of options - food and staff were great! Parking spaces were tight and even though we paid in advance for parking, space was limited and other guests parked there so when we returned, there was no spaces left for us to park. Hotel reception did find an acceptable accommodation for our van though, so it all worked out.

Good basic hotel . Good city location . Great walking distance to the octagon & train station . Decent continental breakfast . Pleasant staff .The parking lot is a joke . Which being in the city is sometimes the case .we paid the extra $15 for better parking as we had a full size vehicle . We were afraid of getting blocked in otherwise . If you arrive early in the day & have a small car you may luck out & have a spot to park .

Turned up expecting to have parking as a first in first served as it has been in the past. Was informed that the parking will cost and should have been purchased when making the booking. There were no longer parking spots available.This was not an option when booking on Hotels.com. Disappointed that I had no option and let down on arrival.

Room had not been clean properly, found beer bottles on the balcony. Jaffa on the floor and toy by curtains that were obviously left by other guests. Bathmat for bath tub was dirty and unclean. The tap in the tub dripped all night.

The room had some sort of bug infestation in the carpet, we received bug bites on our feet and ankles. The girl at the front desk did offer to spray it with fly spray but as the smell would have been through the room we declined. We were offered another room but as my elderly mother in-law was already settled for the night we declined. we came home with many bug bites on our feet and ankles.

Room was awful.. skirting boards have never been cleaned.. all needs re furnished.. bathroom sink has a crack.. shower curtain!!!!! No overhead light and a concrete ceiling with loads of cracks above the dirty windows. Floor you could stick too. Wouldn’t recommend at all.

Terribly aged hotel in desperate need of upgrades. Black mould and filth all throughout the bathroom; especially in the grout and caulking. Inadequate ceiling lighting and single working lamp for the entire room. Second lamp was not located anywhere near a power outlet. No air conditioning or cooling. No fly screens on the windows. Balcony door lock falling apart.

The bed was the most comfortable I have ever slept in outside of my own with a good choice of pillow size. The bathroom was clean but needs the bath removed and replaced by a new shower and the drainage was a little slow to drain. It was a great place to stay convenient and comfortable

Stayed in the junior suite. Spacious, clean and really comfortable bed, enjoyed the breakfast and staff are friendly and helpful. The room itself is very tired, dated and badly needs an upgrade.

Building doesn't look much from outside but the room was nice. Bed comfortable and the little balcony nice to stand out on (no chair outside to sit in) and look out over city. Reception staff friendly as were staff in breakfast room. Continental breakfast on a Saturday morning was okay. Only issue was poor WiFi connection. We were on second floor and just wouldn't stay connected and was hard to even get in for a couple of minutes. Had to hot spot off my sister's phone in the end as I have a UK phone with no data, but she lives here so just used her data too.

The positives: Clean room with a great balcony and view. Friendly breakfast staff and good buffet. (fresh fruit would be nice though). Excellent location. The negatives: Super thin walls. We had neighbors that kept us until 2am with their loud voices accompanied by a group of 5 drunken, rowdy people who were in the adjacent front parking lot partying until 3 am. We called the front desk at 1am as well as again at 3am. Kim (front desk) said there was nothing she could do as it was a public area. Police should have been called. Or they should hire security. Front desk staff were professional, but certainly not friendly.

Property is in a great central location close to shopping, cafes and amenities. Room was clean with good view over the city. However, there is no acoustic insulation between rooms, I could hear next door yawning and talking on th phone very easily, it was weird. The wifi is super slow and the interior is old and tired and needs refreshing. Breakfast was good though for my week stay, there was no change at all in what was offered each day. Wouldn’t stay here again purely for the noise and wifi issues.

There was plenty of hotel parking that was available all night, however, receptionist said it was full and would have to park offsite. I later asked for an umbrella for my wife and I as it was going to rain. Receptionist said there was only one umbrella but did not offer it. She said it was not going to rain. It rained a lot 30 minutes after going outside for dinner. We got wet.

It was one of the worst hotel experiences I have ever had and I have travelled and stayed in many hotels over my working and recreational travel life. No room service for food when we arrived late - Air NZ's fault not ours. The hours of available services for restaurant etc were minimal. We had dirty cups and glasses that never got picked up for the three days we were there. No vaccuming. We were asked for payment on arrival and I asked to get a copy of our invoice (Thursdaypm) and I was told that I could not get a copy until we checked out on Sunday morning. Absolute nonsense!

Breakfast was the same every morning x5. Fruit varied but heated food always baked beans, yuk, scrambled eggs, hash browns and bacon/sausages. No ability to put together maybe an egg benny meal, or maybe salmon for a bagel meal.

The room was great, as was the location. Pity the bar and restaurant are no longer functioning. Breakfasts were great though. Wifi can be inconsistent. But Kingsgate is still our preferred stopover in Dunedin.

It was unfortunate that there was no dining available due to no chef. After a big day travelling we were looking forward to a drink and not having to go out to eat only to find out at check in that they didn’t have a chef or any bar staff. Apart from this place was pleasant
