Great room at a great price. Keypad entrance so no check in hassle.

Very easy to access. Room was a good size 3 singles and a double bed. The double bed was awful tho so hard like sleeping on a board. No storage luckily we were only there for 3 nights so lived out of our bags because there was no where to put our clothes. Did have tea and coffee facilities, a microwave and a mini fridge. A little bit rundown could do with modernising

The room was on the second floor, and there was no lift in the building. The shower head couldn’t be fixed, which made showering very difficult. The iron in the room was broken and leaked water. Additionally, the window was old and not properly sealed. Overall, considering the price we paid, the room was overpriced and not worth the cost.

First of all, the location is very good..so close to everything (tesco, resto, pubs, bus stops). The room is very clean and tidy even bathrooms. Only cons is we couldn't find any lift as we carrying heavy luggage.But all in all its a very great place to stay.

Liked having the free parking lot and handy to city bus stop.

We stayed 5 nights in April 25.The hotel is self service and unstaffed, you’re given a code to enter the main front door then a code to pick up your key from a safe. Our room (no 14 was next to the front door so we heard other guests coming in late at night, slamming the door, talking right outside our room. 1 night a group of young women were trying to get into the property, they obviously didn’t get the msg about the code. They were knocking on the front door and calling for someone to let them in at 1.30am. I had to get out of bed to let them, they were very relieved, but then it took them ages to figure out how to get their key out the safe so they were talking right outside our room door for ages. There were 2 rooms and as a positive the rooms were huge so we had a lot of space. However the 2nd bedroom with 2 single beds had an external door that led to the carpark and guests arriving by car would frequently try to enter the building through this door (which had a very basic lock on it) This really scared my children in the night so we had to move one of the single beds into the main bedroom and my husband slept on the sofa (which was actually more comfortable than the thin hard mattress) There was a fridge and a microwave in the main room which was really useful for breakfast however the fridge made really loud noises and also woke us up so ended up moving that into 2nd room. Overall we got woken up loads but the location is good, next to the no 1 bus stop.

We went for the Scotland vs wales 6 nations rugby Good communication ( emails ) easy access to property. Free parking at rear of property Clean towels & bedding when asked or placed in shower tray coffee & tea always topped up and if wanted more there was a top up station on every level also including towels toilet rolls and pillows ( if you are quick) very nice park in front of building. Before I say any bad bit I will say that I would stay in this property again :) Bad bit for room 7 Very creaky floorboards Tv very small Sink cracked Toilet farts at you around 2 mins after flushing Settee & chair is older than me and I’m 48 and been well used

Good concept with self check in but with a car and parking in the back, it was confusing. The TV was in and out, and wifi connection got worse over our stay. Doors were loud slamming all the time. We were on the 3rd floor with a young child and baby so to trek up 3 flights of stairs multiple times a day was an inconvenience. Tried to contact the property a couple times with no response. Was unable to complete self check out so ended up giving the key to cleaning staff. Decent location for transportation and dining.

Given that there is free parking on the premises one can walk from the property about 40-45 min to Royal Mile and maybe 50 to 60 min to the castle. The walk is through a nice neighborhood and can be considered part of visiting the city. The room I had did not have much furniture but had everything we needed for comfortable overnight stay. It was a clean, modest room for a reasonable price compared to other offerings in the city, perfect to crash in the night.

The room was dirty with mould in the shower area and the beds were very uncomfortable.

Easy access to building. Hotel and room was clean. Mattresses were very uncomfortable on beds (old and need replacing) and shower needed a deep clean as lots of mould inc on shower head. Toilet also filled all night. But for the price we paid, it was good enough for 1 night.

The mold on the bathroom ceiling was unpleasant and smelled bad. Mold spores can be dangerous so we tried not to disturb them. My kids’s feet turned black from the floors. What can I say. It was a late notice booking. On the bright side, the location is great and near the bus line!

There were bed bugs in the bed, so we couldn't sleep at night and had to leave the room early.

I got bitten by badbug at the first night and now it’s getting worse (I have a picture). The transportation and park for a walk was good. Overally it is not very clean (smells…) Thanks but please care about the clean more, then it would be good.

I went into the hotel room and it was disgusting they didn’t clean the room..no human could have live in that condition

Got to the room at midnight and left at 1am when we discovered the room was infested with bed bugs. Absolutely disgusting. Had to wake up our young daughter and drive two and a half hours to the nearest available accommodation. Never seen anything like it.

We really enjoyed our stay, the room was spacious and the bathroom was clean. The area is pretty safe. However, we could hear people from other rooms, but it wasn’t too loud. Shower instructions were also unclear, but we figured it out. The shower was nice though when we figured it out. Check in and check out process very straightforward and simple. Team also close by to go to downtown area. Overall, I highly recommend anyone visiting Edinburgh to stay here!

Very poor experience. Was not clean, didn’t change towels, one night was the electricity out and no backup the next day fire alarm went off at 6 am and there was nobody till around an hour to fix the situation. The beds were bad as well.

What I disliked were the little things that were missing. No wardrobes, No coat rack/s, No hooks in the bathroom,. Why not? The promo photographs show wardrobes and bedside tables, where are they? Our room was very clean, clean towels daily and pleasant. Bed comfortable. The safety issue was suitcases with everything in them because we could not unpack.

We stayed there on 6-8 Sept. We had one room in the annex, and one in the main building on first floor. In annex, there was a skylight in room directly above the bed and the mechanism was broken, so hard to open or close, but impossible to latch. It's critical to get air, but a problem if it rained. Even with provided pole, quite hard to reach. We ran out of toilet paper, but not enough available. Overall, we were very disappointed in the facility, so would not recommend it or stay there again. There was no on-site staff, so difficult to resolve issues. Secure key box operation worked adequately. It was the worst place we stayed in our 2 weeks in Scotland.

The room I rented looks wonderful and would have been perfect for our family. However, I paid for the room shown and got the old "bait and switch" routine. We were supposed to have a sofa and table and chairs, and the room looks extremely roomy. The room they gave me did have the correct amount of beds requested but were crammed into a tiny little room where we could barely move without tripping over something. The entrance door was rotted at the bottom, the wardrobe door fell off, there was a big squashed insect on the wall just above the toilet. There was no air conditioning. We had to keep windows open and let the insects in. The bathroom door was hard to close. They did offer us another room but it had only one PUBLIC bathroom!!!

Good location, close to a few different bus stops and tram to the airport. Had no interaction with anyone when checking in/out. Room was clean but the double/queen size bed was very uncomfortable and the pillows were very flat and only one. It was affordable and a decent place to stay.

it’s a good stay if you’re able to get a deal on the price. nearby several bus/tram stations (about 20-30 minute ride into the center). beds were super uncomfortable and the walls between rooms are quite thin so a good nights sleep wasnt very possible. little interaction with staff but what we had was very pleasant. windows only open a crack so room can get pretty stuffy.

Walkable distance to a Tesco, Papa John’s and so many other restaurants (check out Lioness of Leith!). Shower was great (water pressure excellent and plenty of hot water). Easy drive to Old Town attractions. Cons: other than the shower, the bathroom could use some updates - the whole basement level of the hotel looks like it’s maybe in the process of a remodel? Our room was next to the stairs and I could hear them squeaking throughout the night as people came and went. Car park had limited space, but parking out front was free. Overall it wasn’t anything fancy, but it met our family’s needs, was quiet and felt safe. If you’re on a budget, this is an excellent option.

I was under the impression that our room would have its own bathroom and shower. Apparently, it was labeled at the hotel as a public bathroom. We were too worried about people trying to come in that we barely used it and did NOT use the shower at all. Our room looked more like a meeting room they put beds in and not a hotel room.

Doors were constantly slamming. Our room was located in a separate building in the parking lot (not in the main residence). Bathroom was incredibly small. Room was very dated. No A/C. Only one key provided. Incredibly basic.

Nice spacious room. Definitely worth the price we payed.

Staff was non existent and we are given a code to access and instruction to get the room key from the key locker at the lobby. Not that I cannot handle it but a bit of human touch would help the experience greatly. Being in a hotel I would expect toiletries eg shampoo and conditioner but they are not provided. The room was very basic. One hook or one rail in the bathroom to hang the towel would be just common sense but again they do not exist. I would say it’s expensive compared to the service and the quality of the room that I received. And I am fully aware I am booking a 3-star and it’s still failing my expectations

This is a very strange property. The entrance to our room was to go downstairs through the basement, and out back and up stairs into a parking lot. A neighboring room kept tripping our breaker so the power kept cutting. I called and the staff was not on site. She refused to hear me even when I showed her that it was only OUR rooms that were dying. She kept saying there were works in the area. This was NOT true - I called the power company - and again, ALL other lights in the entire area were on, even the rest of the weird hotel. Finally someone came to flip the breaker, but 5 times it went back off and I had to call again. The room had a disgusting cheese smell and they had no fans that could have allowed us to bring fresh air in. I would never recommend this place.

I liked the presence of private parking because the street is always packed with cars. I am not a big fan of online check-in. I made more than 2 attempts to get key box to open although my experience was beyter than during my previous visit. They have ironing facilities which is a bonus. When I complained about my room door which was not locking. It was fixed immediately but I ended up carrying my laptop with me because I didnt know when it will be fixed. I think the door should have been checked before assigning the room to a guest. I didn't feel comfortable to sleep in a room with unlockable door.

I’ll admit I was nervous after reading the reviews but the price was so good I thought it worth the risk. I stayed with my daughter for three nights. Pre arrival we received a detailed email with a code for the front door and information on how to access the key for our room. Access was easy and I actually prefer the fact it is un manned as no pressure to check in at a certain time. Plenty of unlimited parking on the road outside but also a large car park at the back. We stayed in room 10 which was a triple room on the top floor with a double and single bed. Quite a lot of stairs but not steep or anything. Room was large and clean with an en suite toilet and shower, a desk and a wardrobe. A few negatives, the shower rail was hanging off, no plug for one of the lamps and had to use the kettle on the bedside table rather than the desk but absolutely nothing that caused any real bother. Plenty of toilet rolls, fresh towels left on a table outside and lots of tea and coffee available. Location is excellent. About a five minute walk to the tram stop and huge selection of shops. Big Tesco across the road. In all we had a great stay and will definitely book again in future!

Overall this a good, cheap hotel if you don't mind things being a bit basic. Check in was a bit fiddly, through a front door and lock box with two different codes. Lots of steps. Information about the parking was a bit sparse so we rang the hotel, we talked to a person who didn't speak English well and didn't understand what we were asking, but eventually told us we could stay parked for free, information we would have liked in the listing. Carpark used by junkies, mind the needles. Our room had no toilet paper; spare items are apparently kept on a table in the main hotel but we didn't find these until we left. The room otherwise had everything we needed, shower head was leaky, soap dispenser fell off the wall, finish in bathroom was grotty. Unfinished electrical wires were draped around the walls. Worst, however, was the exit light, right over the bed, which lit the room up like daylight making sleep extremely difficult. Quite unecessary and very unpleasant.

Great value for money for a last minute booking! The room and property overall were spacious and very clean. The manager was particularly welcoming, friendly and most helpful, which eased our check in process and the logistics of storing our lugagge there the next day. Thank you and all the best! The room was nice and exactly as described, but I never received the email with check-in details. We arrived late in the evening and had no way to get in. It was very scary. I did not see one employee during our stay.

Didn't like access code as Didn't work had to wait 5 mins for it to reset then Didn't work again, had to contact staff to open door! Also rear door access from carpark remains open at all times so wasn't secure and wasn't a secure carpark.

Convenient location near bus lines to city center or beach. Comfortable rooms, extra tea and towels available at all times. Friendly neighborhood cats and lots of puppies being walked in the park across the street. Clean room.

Great park across the street with lots of walking paths. Lots of stairs, with heavy luggage can be dreadful.

Best bits of this hotel - easy self check in and check out. Everything else is really quite basic which corresponds the price. It is great if you need to stay somewhere as you wait over for a flights in Edinburgh. Tram stops are in a walkable distance, or we just walked to the centre - I think it took us less than hour. It can be quite noisy - you can hear people going in the corridors back and forth. Furniture.. a bit on a shabby side :). Good place for those travelling on a budget. Car park at the rear is good extra.

Nice clean room with comfy mattresses at a good price. It was a bit further away from what we were there for than described. However ot was not excessivly so. Plenty of shops and restaurants within easy walking distance. Will likely stay there again on our next visit

Nice inexpensive option in Edinburgh. Has some nice coffee shops and a pub within a block. The park across road is also nice get to meet lots of dogs over there.
