Access straight into Rutland Water- very pretty, quiet and peaceful, lovely staff and nice room. Maybe a little tired in some places but in no way detracts from your stay - can’t wait to book again…and dogs are also allowed in some rooms - bonus!!

Perfect location for an overnight stay when visiting the horse trials. Parking is via the parking eye so details to be entered at reception. Advise booking a table in advance for dinner. Food was lovely, fresh and quick to arrive.

Great location. We had a dog with us so were given a basic quite tired room which was same price as a much nicer rooms in the main house. A bit cramped. Food was good and prepared very quickly. Bar area a bit of a thoroughfare. Staff wee very friendly and service was excellent.

Staff are very friendly, polite and always on hand if you need anything. They have a lovely garden and plenty of parking. Breakfast is continental and full English. Will definitely stay again if we are travelling that way again.

A warm welcome at reception. On a very hot day it was wonderful to step into my room and find a fan on. All staff were friendly and helpful. My room was spotless and had everything I needed. The large bed was very comfortable. I had dinner and breakfast, both were very tasty. The dinner menu had an excellent selection of food. Free parking close to my room was very welcome. I will definitely visit again. Thank you for your excellent service and hospitality.

The hotel is ideally situated by Rutland Waters with many walks available and great garden. The staff were all extremely pleasant, for us Lauren and the receptionist (sorry forgot her name) made our stay special.

The property might be rated three star but the staff are rated five star in our mind. They were polite, attentive, efficient and engaging when spoken to. The hotel and the whole of Rutland we found to be really helpful and polite. It`s the way Norfolk used to be but is sadly lacking in a lot of establishments these days. Nice to see that hospitality is still alive and well in Rutland and surrounding areas, The hotel is looking a little tired but didn`t spoil our stay any way, shape or form. Lot`s of rabbit holes around the garden area so be careful if walking off of the paths. We took our dog Oakley with us but unfortunately he had to stay on the lead around Rutland water as it is all about wildlife and the area being eco-friendly. There is an area of about an acre over at Sykes Lane where they can be let off the lead. Oakley, only eight months old was fascinated by the rabbits, birds, sheep and various other animals roaming outside the back of the hotel. He also had a fantastic holiday and was allowed inside parts of the hotel. Thanks to all the staff for a very relaxed visit.

This is a beautiful building on a beautiful setting, worst thing is that best western have their hands on it. Rooms as dated, dirty, items broken, blood and stains on bedding, far too hot, broken noisy fan trying to combat it. The staff are ok but clearly don’t want to be there and this location should have a spa retreat welcome. No staff around after 10pm and couldn’t find anyone at 8am to complain to. Food is decidedly average - again, in this area it should be local food all the way. This was like eating in a below average pub. The dining rooms, like the rooms, are from another era. Whilst clean, it’s horrifically white, always set up for brekfast “nothing says enjoy your dinner” whilst they’re putting the cornflakes out. Bar area doesn’t have enough seating, and why do i need to go to the bar? You can see my glass is empty. Overall you could solve most of this with 4 weeks of maintenance, cleaning and staff training. In reality it’s very sad that this place isn’t run as a boutique / spa hotel. The usual best western experience - awful.

Great location & clean room. Room was however tired & dated & in need of investment. It needed a power shower, bedside lamps, more power sockets & a bigger better placed tv. Breakfast was okay but staff struggled with demand, it reminded me of scout camp ! We had to wait for plates and glasses. Hotel generally needs some serious nvestment before ii'd consider returning.

Great location, beautiful surrounding atmosphere, great staff. Most friendly and helpful receptionist and staff ever, lovely and great first impression of hotel. Everything about the hotel was exceptional. It was clean, stylish, roomy with excellent service in where we had dinner. The breakfast was good and great value for money and service was attentive and efficient. Room itself was well equipped and comfortable. I was very pleased with my stay. I hope to be back for a longer visit in the future.

The receptionists were excellent, so welcoming and obliging. The room was clean and had everything we needed. We ate in the bar at night, food was reasonably priced, good quality and delicious. I will definitely stay there again, it was perfect for our stay.

We had room 3, forget trying to get any sleep if people are in the bar as you are directly above and can hear every word said and everything else as well. You could see the downstairs lighting through the floorboards We also ate at the hotel. The starter was tiny, tiniest pieces of bread and pate, Rump steak was nothing special although the staff were very pleasant. I complained about the room the following morning and was told to email in about the room, I have sent a follow up email and sadly no one from management has bothered to reply.

Amazing location great view across the lawns to the lake not a fancy hotel but good solid choice . Friendly staff.big room firm comfy beds .tremendous value for money . Did not eat meals as had other arrangements but some people were eating there

Paid extra for the better room. No cold water through the shower so water was scalding. Used bath instead using kettle to take cold water from sink to cool water do. Spa feature if the bath did not work. Could hear the plumbing from room above us and when they were walking around it was loud. Breakfast was warm to cold. Was disappointed because it is in a beautiful setting and close enough that we would have visited again.

After we upgraded our room, we were much happier and it had a view of the lake. The initial room was supposedly with a courtyard view but there wasn’t one and it was so cramped. We had a lovely stay. The meals were good and the staff very helpful and pleasant

Paper thin walls really impacted on the stay. I woke my wife to stop her snoring only to discover it was the person next door I was hearing. Hotel in beautiful setting. Breakfast was really nice and staff are very polite and friendly.

The property might be rated three star but the staff are rated five star in our mind. They were polite, attentive, efficient and engaging when spoken to. The hotel and the whole of Rutland we found to be really helpful and polite. It`s the way Norfolk used to be but is sadly lacking in a lot of establishments these days. Nice to see that hospitality is still alive and well in Rutland and surrounding areas, The hotel is looking a little tired but didn`t spoil our stay any way, shape or form. Lot`s of rabbit holes around the garden area so be careful if walking off of the paths. We took our dog Oakley with us but unfortunately he had to stay on the lead around Rutland water as it is all about wildlife and the area being eco-friendly. There is an area of about an acre over at Sykes Lane where they can be let off the lead. Oakley, only eight months old was fascinated by the rabbits, birds, sheep and various other animals roaming outside the back of the hotel. He also had a fantastic holiday and was allowed inside parts of the hotel. Thanks to all the staff for a very relaxed visit.

We had room 3, forget trying to get any sleep if people are in the bar as you are directly above and can hear every word said and everything else as well. You could see the downstairs lighting through the floorboards We also ate at the hotel. The starter was tiny, tiniest pieces of bread and pate, Rump steak was nothing special although the staff were very pleasant. I complained about the room the following morning and was told to email in about the room, I have sent a follow up email and sadly no one from management has bothered to reply.

I cant recommend this hotel enough right from check in to check out the staff were super friendly and helpful they couldnt do enough for you and the bed was super comfy we will definitely stay here again if in the local area Prices are reasonable for food and cooked very well, breakfast was a buffet help yourself and has a varied choice for everyone and willing to do extras if needed fresh choice of eggs etc. Thank you for the lovely stay would recommend the luffenham room lovely view and very spacious.

This is a beautiful building on a beautiful setting, worst thing is that best western have their hands on it. Rooms as dated, dirty, items broken, blood and stains on bedding, far too hot, broken noisy fan trying to combat it. The staff are ok but clearly don’t want to be there and this location should have a spa retreat welcome. No staff around after 10pm and couldn’t find anyone at 8am to complain to. Food is decidedly average - again, in this area it should be local food all the way. This was like eating in a below average pub. The dining rooms, like the rooms, are from another era. Whilst clean, it’s horrifically white, always set up for brekfast “nothing says enjoy your dinner” whilst they’re putting the cornflakes out. Bar area doesn’t have enough seating, and why do i need to go to the bar? You can see my glass is empty. Overall you could solve most of this with 4 weeks of maintenance, cleaning and staff training. In reality it’s very sad that this place isn’t run as a boutique / spa hotel. The usual best western experience - awful.

Staff are very friendly, polite and always on hand if you need anything. They have a lovely garden and plenty of parking. Breakfast is continental and full English. Will definitely stay again if we are travelling that way again.

A warm welcome at reception. On a very hot day it was wonderful to step into my room and find a fan on. All staff were friendly and helpful. My room was spotless and had everything I needed. The large bed was very comfortable. I had dinner and breakfast, both were very tasty. The dinner menu had an excellent selection of food. Free parking close to my room was very welcome. I will definitely visit again. Thank you for your excellent service and hospitality.

The staff were some of the best I've experienced, from the front desk to the restaurant. All went out of their way to be helpful and make my visit special. The hotel location, right off the walkway around Rutland Water was wonderful. Great views and easy access to the nearby marina and basic cafe. And the restaurant was in an orangery facing the water...beautiful. The on-site restaurant offerings were spot on. The breakfast service was your basic English breakfast but well done, high quality, and attentive service. Dinner was perfectly done...only 4 or 5 appetizer and 4 or 5 main course offerings. But these were high quality, properly cooked dishes and, from what I had, all fresh ingredients. Excellent dining experience. The only reason I didn't give a score of 10 across the board was the following... In booking through an app, I think I got one of the last rooms at a great rate. But the hallway leading to the room and the room and bathrooms themselves small, not much room for my bags and no real desk room. All of that is a little tricky for a 6'4" tall person. Still, I would definitely return to enjoy what overall was a great experience.

Lovely stay in an excellently located hotel by Rutland Water. Watched sunset over the lake from the conservatory restaurant. Excellent food and service. Comfortable room and lovely garden leading down to the waterfront foot/cycle path. Cycle hire 10 minutes walk away. Great place to get away from it all in a beautiful rural setting

Access straight into Rutland Water- very pretty, quiet and peaceful, lovely staff and nice room. Maybe a little tired in some places but in no way detracts from your stay - can’t wait to book again…and dogs are also allowed in some rooms - bonus!!

Enjoyable third one night stay over recent years near to Christmas as a stopover to visit relatives in Oakham. Christmas trees and lights decorations looking good. Good view of Rutland Water and easy access to it through the gardens

Perfect location for an overnight stay when visiting the horse trials. Parking is via the parking eye so details to be entered at reception. Advise booking a table in advance for dinner. Food was lovely, fresh and quick to arrive.

Friendly staff. It was right next to Rutland water so great for a morning stroll or just nice to have a great view to admire over breakfast. . Picture on the website does not really do it justice, it looks far better when you arrive, especially the front courtyard entrance.

The staff were friendly, but the room was very tired. I stayed in one of the adjoining cottages, which was very poor. I could hear next doors noise on both sides of the adjoining rooms, and the room above. The walls are paper thin, I could even hear when they were going to the toilet!!! Add to this the very expensive meals, made my stay disappointing, I wont be staying there again.

Great location & clean room. Room was however tired & dated & in need of investment. It needed a power shower, bedside lamps, more power sockets & a bigger better placed tv. Breakfast was okay but staff struggled with demand, it reminded me of scout camp ! We had to wait for plates and glasses. Hotel generally needs some serious nvestment before ii'd consider returning.

Great location. We had a dog with us so were given a basic quite tired room which was same price as a much nicer rooms in the main house. A bit cramped. Food was good and prepared very quickly. Bar area a bit of a thoroughfare. Staff wee very friendly and service was excellent.

There was a wedding on so we had a free firework display! The waiter at dinner did not open or pour our wine just brought it in a bucket and left it on the table.

Overall the hotel was very nice however I’ve stay in hotels almost weekly either for business or for leisure and there were things at this hotel that I have not experienced for a very long time. They only serve breakfast until 9:30 am which weekend is exceptionally early. And checkout is 10:30 am which I have almost never ever experienced. They charge £15 an hour for late checkout which is particularly high for a three star hotel. The staff were very nice and the food was good although breakfast was pretty average and at £12.95 should have been better than average. The views over the lake are lovely.
Overall the hotel was very nice however I’ve stay in hotels almost weekly either for business or for leisure and there were things at this hotel that I have not experienced for a very long time. As we have stayed here numerous times it was pleasing to see the property had not deprecated since our last visit. The staff are always friendly and helpful wherever they can be. The hotel gives direct access to the water and walks around it with easy free parking perfect for the avid walkers

Room was spacious and clean. Furniture looking dated now, but nothing wrong with it. Slept well and had very nice meal in the restaurant. Lovely location on the lakeside with outdoor furniture to enjoy pre dinner drinks.

Excellent location, with views across the lake (and sunset) from the garden. Room was nice and bed comfy. I would add a picture to the wall to add some interest, but otherwise a very enjoyable stay.
