Unfriendly staff. Elevator not functional, had to carry heavy luggages up the stairs to get to our room. Room/bathroom outdated, sink countertop has broken fixtures as well as the towel holder. Continental breakfast was ok. Sept 2026 trip

The room we stayed in was 102. It was a really a bad room and outdated. The value for the price was not worth it. The room was warm because the AC was old and was not blowing cold air. The bathroom with the tub was clogged and there was no shower curtain. We booked 2 rooms but apparently the other room was a lot better then ours.

Clean room, kind and helpful staff. Breakfast was standard for the Venice region. The location is excellent for getting around by public transport, and the restaurant across the canal, with the same name as the hotel, is very pleasant. Unfortunately, we couldn't benefit from the 10% discount at the restaurant for being a hotel guest, as we only found out about it afterwards. The room's air conditioning was excellent. There is the option to pay a little more for a room with a view of the canal right in front, but if you are on the ground floor or first floor, you may only be able to see the public transport stop (as was our case). We were given a room right in front of the hotel's small kitchen, so early in the morning, around 6 am, the noise was quite bothersome. Another point is that the room didn't have blinds that completely closed the window, and there was a lot of light early in the morning (6 am), disturbing our sleep.

DO NOT BOOK!! The photos on expedia page are NOT what you will find! Toilet did not work and staff was unable to fix it. The walls, curtains, and bedsheets were dusty and filthy! If you look on GOOGLE REVIEWS, you'll find multiple reviews that include BED BUGS AND PURE FILTH! The walls were unkept, dirty, and had water stains! The "suite" we booked was dark and musty. When my dust allergy were out of control, I went downstairs to check out a day early and let them know that the pictures online look NOTHING like the room we were placed in, they blamed it on Expedia placing pictures of the "superior" room. Hotel did not provide refund the second night after us checking out early due to filth!

Unfortunately, when we returned late that evening, we found there was no electricity at all—not just the hairdryer, but the lights, power outlets, and air conditioning were all out. At reception, a man told us he was only the night watchman and couldn't help; he explained that this was an ongoing issue for the hotel and that other rooms were also without power. We would like a response from the hotel management: what exactly did we pay £179 for—staying in a like tent? We certainly wouldn't recommend staying at this hotel to anyone; it is definitely not a three-star establishment, but rather a weak two-star one.
