Room was very clean and had the amenities we needed. The parking lot unfortunately was being re-paved so parking was a bit difficult. We did find spaces in the shopping area next to the hotel, but we did feel a bit uneasy parking there. Hotel is in a great area, walking distance to dining and 3 minutes away from the train station, and the Irvine Spectrum Center, so that was very convenient.

Receptionist was good , when we got in room felt like $50 motel room , older stuff just there to get by like side of fridge wall was rusted , no amenities were in room but had note instead we can go get it from the reception as no phone available. Only bath soap and worn out towels were in the bathroom . No ice in the hotel . Worried about sleeping on that bed with hope of not getting sick .

The assigned room smelled bad but was clean. Front desk came in to verify and switched me to another room. When I pulled down the spread, I noticed that the bottom sheet was used - wrinkled outlining someone’s body on one side of the bed. I slept on top of the bedspread. The shower wall was moldy and I took photos.

For sleeping and changing clothes, the room serves its purpose. Everything else is below standard. For this hotel to be in Irvine, in an industrial business setting and around the corner from the beautiful Irvine spectrum is sad. Looks like it hasn’t had an upgrade since it opened. The mattress on the sofa bed needs to be in the trash. Housekeeping had not been completed before my stay. A used bar of soap was still in the shower. There was food under the sofa, cobwebs on the side of the dresser and the microwave was not clean. I had to ask for bedding for the sofa and was given king size sheets. I asked for towels twice and never got them. Asked for extra pillows and was told they ran out. I need a refund. Not happy with my stay at all.

Both rooms were disgusting. First room had bugs in it. Second room was the same and also had stains in the bed. It was late so we stayed one night and left. I talked to the person at the desk for a refund but no manager available.

So so dirty! We found Cheetos crumbs between the sheets and the pillow was ripped open and you can see the black fibers inside. Never again!

If I could give zero stars, I would. This was the worst experience I’ve ever had with a hotel. Even though we had a reservation, we were told the room wasn’t ready — and had to wait over 30 minutes past check-in time (3:30 PM). When they finally gave us the room, it was disgusting. There were dirty towels all over the bathroom floor and hanging from hooks. We had to wait another 30 minutes for someone to come clean it. The entire place was filthy. I’ll attach photos to show how bad it really was. If I had any other option, I would never have stayed here. Please trust me — do NOT book this horrible place. It’s not worth it.

The room is small and very crowded now with a Little counter that is supposed to be the entire kitchen area now? Never staying there again! I called to complain about the kid running back and forth non stop upstairs and told said I did not want a handicap room because I hate the shower and what they do move me to another room exactly the same with a handicap shower and super loud people upstairs again so I’m not happy with that place at all!

The room was smaller than I expected. The reclining chair was so close to the A/C unit it blocked the airflow. The bed felt much smaller than a queen, maybe a double bed. The recliner chair was broken, would not recline. A staff member took a pic of the chair and I was told it would be repaired or replaced. I was there 3 weeks, but nothing happened. Guests were loud and one kept putting his personal items on the stairs, sit with them and blocked the use of them. The purpose of ESA was to have a full kitchen, yet the room did NOT have a much a single spoon or fork, or glass or plate. The staff in the office were very warm and kind.

Check-in is supposed to be at 3pm but wasn’t available until 430pm. Fridge did not fit in the kitchen and you had to close all cabinets before opening and even then the door would get stuck on the wall. Shower had a slow drip, which isn’t necessarily bad but just be prepared to hear water drip every 5-6 minutes

Breakfast is only hot drinks and cereal bars. Very limited. Given a room and was feeling humid, cold, heater not working and TV not working. However once we requested a change of room, the second room was better. Rooms are outdated, kitchen units are falling apart and cleanliness is average. Beds are comfortable.

The property is nice. The rooms are average, being that the carpet has some stains and food was leftover in one of the cabinets. The first time I stayed the room was perfect. The second time had a broken recliner. I was switched rooms, the second the refrigerator leaked water and there was a booger on the wall, as well as the heat not working. There is Definetely something going on with house keeping. The front desk Lori was nice and accommodating with things out of her control.

The person at the front desk did her best under the unfortunate circumstance of limited cleaning staff. As a result, I waited up to 20 minutes to get checked in. I did receive a little bit of a discount for the inconvenience but that did not make up for me being late to a wedding. Possibly this was a random situation. Also, the shower curtain did not stop water from pouring onto the bathroom floor. This hotel is not on my list for future stays.

Extended Stay did not honor reservation. Had staff issues. Left us out in cold with no help. Had to find new hotel, plus struggle through with Expedia for refund. Did not pay extra. Expedia gave coupon for future use. Will never use Extended Stay.

We checked in and we walked into our room. It smelled like cigarettes, even though the room was a non-smoking room. We tried contacting the lobby through the hotel phone and it was unplugged. We also noticed that the smoke detector was not attached to it. I had to call customer service to give me the lobbies phone number when I finally contact the lobby. They came to check the room because they said that we had had 20 minutes being in there, but we took that time to look for our room. We finally got another room and the key was not working and the door handle was loose like someone had tried to break in did not feel safe so we requested a refund to book another location. We did not stay there when we were getting a refund. What look like the manager Said good luck trying to find another reservation at another location because everything else is booked up. Of my experiences, this has been the worst in any hotel I have ever visited. I give the employees 5 stars because they did everything they could to make sure everything went well and we felt comfortable. (Except for the manager) who didn't care about our opinion. The rooms were delivered at 9 pm and not at 3 when check-in is, they only cleaned a little to be able to deliver the room, the AC didn't work, luckily the weather in California was cool those days, if you wanted towels you had to be lucky if you got them because they were never available and the ones you did get were sometimes used. We have photos and proof of all this that happened if you have any doubts. Again, the employees are not to blame, they tried their best. (Except for the manager).

Checking in at 9:15 PM and the room was still not ready. Had to wait 30 minutes for room to be ready. Didn’t get in the room until almost 10:00 pm. Not acceptable.

Not a good place to use; front desk closed at 11, they lock and leave office abandonded and the service phone just sends to voice mail. Display, ask for shampoo and then inform they are out for over a week, fixtures are broken and rooms have spiderwebs in every corner. They cancelled my room for a “maintenance” issue and didn’t bother to tell me. I showed up and after waiting 10 minutes for someone to come to the front desk at 4:00 pm they said my room was unavailable and to go to another hotel 12 miles away.

Chose to stay here for the location, walking distance to the Irvine train station. It is only a half mile away. Located in a businesss park,, there is not much else around the hotel that is within a short walk.

Great last minute price on hotels.com the best part is the location, right next to Irvine spectrum. I felt safe staying here and saw people enjoying the barbecue grills outside. Parking was at no cost to me and they had everything I needed in the event I forgot to pack something.

The folks running the office were very helpful and very nice to talk to. The room had comfortable beds but the room interior could certainly use a renovation. The hotel is pretty old and it shows. But a lovely place to stay when attending a concert at Five Points Amphitheater. Easy walk from the hotel which we never would’ve known if the hotel staff didn’t explain the directions. Do not go off you google maps. You will take the long route.

Room was very clean and had the amenities we needed. The parking lot unfortunately was being re-paved so parking was a bit difficult. We did find spaces in the shopping area next to the hotel, but we did feel a bit uneasy parking there. Hotel is in a great area, walking distance to dining and 3 minutes away from the train station, and the Irvine Spectrum Center, so that was very convenient.

Easy and fast checkin process. The front desk was very friendly and helpful. You’re close to the five point amphitheater. The room was clean and the ac worked great. The only negative thing I have is if their's any outside noise you can hear it pretty good inside your room.

The room was mediocre at best. We checked in rather late, like 11pm. The person at the front desk directed us to the wrong side of the hotel so we had to go back to the lobby and double check where the room was supposed to be. The room had a trash can that still had trash from the previous occupant and the chairs had crumbs on them. The free breakfast was the main reason I booked here and it was just muffins, instant oatmeal, coffee, and hot coco. Had I realized it was going to be that I would have booked elsewhere.

First off FALSE Advertising when they state breakfast included! There was nothing but coffee and hot water! Plus we kept hearing banging from the other side of the wall, like they where nailing to the wall. Staff is so unfriendly, rude whet asked for assistance. Room was clean and comfortable overall.

This place was terrible... Our room wasn't ready when we checked in There was nothing available for the free breakfast.. and the room smelled really bad like musty and the bathtub was dirty as well I was not happy and definitely won't be staying there again

If a hotel charges for smoking in the rooms, then why assign that same room to another guest without properly airing it out or trying to mask the odor? Our first room smelled so strongly of cigarettes we could smell it 3 rooms away - we got a new room with a dirty floor and had to ask for it to be cleaned. The breakfast wasn’t much at all, but fine if you like pastries and coffee. The staff were nice and helpful but the hotel processes left us feeling uncomfortable.

The room didn’t have towel, soap, shampoo. There was no one at front desk to check in for a long time when I got there. The breakfast was just horrible cheap cupcakes and aweful coffee. I don’t recommend anyone to go to this hotel.

I’ve never stayed at a hotel where I had to request a coffee maker, shampoo, conditioner. I didn’t realize these things were missing until 5 am, and no one was at the front desk. At 6 am there was still no one at the front desk, and a sign stating ‘no coffee’. I had to go to 7-eleven to get all the things I needed.

Breakfast is only hot drinks and cereal bars. Very limited. Given a room and was feeling humid, cold, heater not working and TV not working. However once we requested a change of room, the second room was better. Rooms are outdated, kitchen units are falling apart and cleanliness is average. Beds are comfortable.

The room was not clean, food like particles on the stove, bathtub not clean. Outside the door smelled heavily like urine. Stairs up to the room smelled like urine. No doubt homeless live in the stairwell. Fire hazard with stored broken bikes on the way to the room. Not safe and NOT a clean extended stay. Certainly NOT worth $255!! Hotels.com should not have this place as an option.

Bed was comfortable however, the room was not very clean. The large window had no lock and no screen and the bathroom lock did not work. The maid tried to enter room 2x to clean. The lighting is very dim.
