Room was clean. The property needs some maintenance. There is one very slow elevator. Better markings for stairs.

Hotel was clean but shows wear and tear. Elevator was a rough ride.

Pool is small was out of order

I realize staying in San Diego is not inexpensive, but i dont think this hotel was worth price paid. The swimming pool was extremely misleading to say the least ... it was the size of a goldfish pond! They could change up the hot breakfast foods daily. Real scrambled eggs and sausage links or bacon interchangeably would have been nice rather than beans. a pancake machine would be nice, as well. Rest of the food was acceptable. Free parking was the best perk. I had to have my room key reprogrammed twice, which was an inconvenience. I will never pay ahead and make sure where I am going within cancelation time period. I did read reviews which were good, but ... I will say there was hot running water, clean bedding, and a/c was operational. I did notice the glass on the night stand and tv stand was not clean.

Everything was pretty good. Parking is a nightmare!

The staff was great. The rooms are roomy but the bathroom/Shower was dirty. I had ants crawling on the wall and I saw a few baby roaches as well. The black out curtains only went half way. The elevator sounded like it wanted to give out but it worked. Breakfast was ok and parking spots are tight.

Perfect stay but pool was too small, parking too limited, otherwise fine. Clean and friendly.

The breakfast options that were included were very good, plenty of hot choices, not just cereal and bread. Also nice to have a small frig and microwave in the room. The pool was very small, but warm. We checked it out but didn't actually use it.

Check-in and parking were very good. Breakfast was adequate at no extra cost. The cleaning room attendant was very nice and very helpful when we asked for more towels. The elevator was out of service. So if you need an elevator, call to make sure it is available. Our room was small but we got by okay.

Overall good for the price. Staff was excellent and helpful. However, the room stinks !?!? In addition, there was ants in the room, the toilet barley flushed, and the sink drained super slowly...clogged we assumed. For the price i guess that's what you get....to save some money if adventuring in San Diego as we did. However, our next visit we will pay a little more to stay somewhere else.

The room was spotless

First room I was given had a broken soap dispenser and smelled dank and damp. After I pointed out the broken soap dispenser, I was moved to another room. The second room also smelled bad and the shower curtain was missing rings. Even worse, when I tried to use the microwave, I found an old, opened Cup of Noodles—full of water, seasoning mixed in, stinking because it had been left in there for a long time by a previous customer—inside the microwave, meaning that the hotel staff had failed to clean the room properly before I used it. In addition, the time on both the microwave clock and desk clock were set incorrectly, demonstrating the lack of attention paid by staff to these basic supplies and amenities. Finally, the complimentary breakfast is of extremely low quality—I would not feed this to anyone in my family—you would be better off paying money and eating elsewhere. The only positive aspects of my stay were the convenience of the location and ready availability of parking.

Very clean rooms, nice staff, very recommended

Mold smells in the room, too small bathroom, and footsteps noises from upstairs. The location was convenient to go around and breakfast was decent.

Beds were very comfortable, the only bad thing which is a very important thing is the bathrooms were filthy, there was dried to stuck to the floor and tubs are black from feet marks and my sisters room had long black hair and she is short haired blond… the price was great and very nice people.

My room wasn’t super clean. The hallway smelled of soiled diapers. Kids running up and down the halls is way loud. The cleaning lady tried to come into my room while I was in the shower. Check out time says 11am but housekeeping kept knocking on my door around 10am. It wasn’t the best but you get what you pay for. I took a nice bath in the tub and there are some easy food options close by. Also close enough to Uber to the beach and easy freeway access.

Carpeted hallway and guest room reeked of mildew making it difficult to breathe or sleep.

We had flying termites in our room. They were coming out of the bathroom fan/light. We had experience with termites because our house had to be tented recently. We alerted the staff and they gave us another room. We also had severely stained sheets in the same room.

Cons: The room was very small. Parking is difficult at night on the weekends. Pro: Great front desk staff. The TV was big. Rubios Tacos was a very short walk away.

The room and the hotel were great, but the people above us were very loud walking, stomping and it was really annoyed. Hot breakfast was nice, but wish there’s more pastries, yogurt and fruits. The hotel stuff were great helping me switching the room when I checked in and the AC in our room wasn’t working right. Overall, the hotel is very close to the beach, restaurants and stores and it was a nice stay. This is one of our favorite hotel in the area.

Room clean & comfortable, but found being on first floor very noisy. People out parting in parking lot late at night- very loud. Also door that people use to enter first floor bangs extremely loudly when used.

Rooms are small but bed very comfortable. I liked that there was a small fridge and microwave in the room. The hotel is centrally located is close to everything.

The staff were friendly and helpful. The rooms had all the necessary amenities like a five star hotel. Although the rooms and bathrooms are rather dated and small it was a good value for the price we paid.

The mattress is worn out, felt like we were sleeping on rails, the room had a bad smell, bathroom is tiny.

A smaller room, but very comfortable. Everybody in the hotel was friendly and helpful. Basic breakfast was OK. A very decent price for staying in Mission Bay, which is a tourist area. I would stay here again. Thank you.

Overall stay could've been much better. Breakfast was practically the same everyday. Ingredients were cheap, especially the eggs. Bread tasted stale and no waffle/pancake machine. We were on the third floor and the wifi didn't work at all. We complained but nothing was done. We were also kicked off of the wifi 4 hours before check out (not that it worked anyway). Ironing board was broken, we called for a new one and let's just say we're still waiting. Had to switch rooms because there was no cold water, and when we arrived the sheets had stains and there was hair in the pillowcases. Lastly, the pool is the size of a hot tub.

We had paid for a three day stay and were excited to stay based upon the information online. We got checked in and settled into our (first room.) When we went to turn on the AC unit, it had ants all over it. We called and got moved to another room near the stairwell, which was fine. This room seemed more modernized and we were satisfied. We went out to dinner and when we got off the elevator, all we could smell was weed and that got stronger the closer we got to our room. This hotel is supposed to be 100% non-smoking, but obviously someone didn't care. Not that big of a deal, but unpleasant. Getting ready for bed 15 minutes later and the fire alarm starts going off. We go to the hall and don't see or smell any smoke. Other guests similarly confused. We call the front desk and are curtly told "false alarm" and hung up on. It was at that point I decided I could not stay here for 2 additional nights and requested a refund for the two unused nights, which was approved by Hotels.com. This was appreciated.

The best thing about this property is the staff. They hired a lot of people who are friendly, attentive, and respectful. The room had everything I needed, nothing fancy. If you’re coming to San Diego and want a central location but won’t hang outin your room, this is the place.

Not trying to complain, I hope it was just our room but it had a very bad urine smell and just over all musty smell (138). We came in late our first night and tried to deal with it to get sleep but there is also a pipe in the wall and you could hear every time water got used upstairs and or next door! We asked to be moved the next morning and could not be accommodated. The room over all seemed clean but if you understand Spanish it's so disheartening to hear housekeeping staff complain about guests. The staff was what made our experience the worst because the night we showed up the guy was so crashed out from being high he couldn't be understood when he woke and was talking. Then he was getting annoyed with me not understanding him because of his horrible cotton mouth and mumbling. He was rude and laughed about me asking why a card was not placed on file for a deposit and hold then payment at time of check out instead of upon check in? The breakfast staff were the only kind ones. The air conditioner worked well and hot water too. The microwave did not or was unplugged and the mini fridge made noise but was cold. Again, I'm not trying to complain due to the price, but we did not have a great experience due to smell, sounds, check in, and house staff. Therw is ample parking. Overall for price, it might've just been our luck.

We had a pleasant stay, but room service wasn’t available after hours. Despite being told our room would be serviced when we removed the “Do Not Disturb” sign before leaving for the day, we returned to an uncleaned room. However, the staff were friendly, and the hotel overall was nice.

The room had a classic American style that probably hasn’t changed much since the 1980s. The most important thing – it was clean, and the location was fairly convenient. That said, there was an unpleasant old, musty smell in the room. Breakfast was included in the rate, but the selection was limited and not particularly healthy. The highlight of our stay was the staff – very friendly, responsive, and they returned our refundable deposit promptly.

Friendly staff, clean rooms, comfortable. We had no problems at all here and will definitely be back.

All the front desk staff have been helpful and easy going with me being a regular customer But this one particular Front Desk Agent Named Jennifer was very rude and didn’t help me with my experience. check in time is at 3:00pm but she insisted on telling me I cannot check in with my reservation until 4:00pm which was a lie and I normally ask for a bottom room because I have kids and they help me no problem but she just refused to assign me a bottom room and thought it was funny, she then doubled down on not allowing me a early check in when I told her I had work at 2pm she insisted I wait till 4:00pm with a reservation. I will never come back to this Location thanks to Her! Kiss my $400 stays goodbye !

Body soap was out, toilet kept clogging and they dropped off a plunger for us to clear it ourselves for 3 days, housekeeping didn't show up until I went and mentioned my room wasn’t getting cleaned, ran out of towels called office they said they would call me back with towels never got a call back

Great values. Located close to major thoroughfares and Mission Bay Park. Breakfast was a big plus.

This location worked well with being right off Interstate 5 and close to Pacific Beach.

My family and I booked this hotel for location and value. Easy to find and right off the highway. You’ll want to go around the block via Figueroa. Check your satellite images to see what I mean. Enter the first driveway right past the dealership. If you pass it, go around again as the next driveway is an exit only and very tight; you’ll get stuck. The neighborhood is ok. Very busy street but the noise from outside is mediocre. The rooms are moderate and come equipped with micro fridges and small microwave. There are coffee makers but I travel with my own; plenty of counter space for it. I asked for extra sheets and blanket and they arrived very quickly. No strange smells. The hallways are kept very cold so be prepared for that. The only reason for the 3 stars and not 4 is we had an ant issue in the bathroom behind the door. They seemed to stay to themselves and not a lot of them. Another issue was the first 2 nights of a 4 night stay the fire alarm activated at exactly 8:23pm. The location was awesome. 7 minute drive to Sea World; 10 minutes to Mission Beach/Belmont; 15 minutes to downtown at The Midway Museum. Rubio’s next door has awesome burritos which we indulged in our first night. Overall, we would stay again.

Green Tree is located in a commercial area with auto dealers, gas stations as well as other hotel/motels. That said, it is a couple of blocks from the Mission Bay park providing access to Mission Bay. For the price it is an older facility yet very clean and well maintained.

Great location

Location is excellent! Easy to drive to main attractions. Breakfast was also good, with a variety of food options and fruit.

We had friends staying at Mission Bay RV park and the location of this property made it very easy for us to get together. Easy access to Balboa Trolley station made going to Petco Park a breeze.

This hotel was centrally located to so many great sites.

Nice place to stay close to everything

Property is centrally located for access to Mission Bay, Sea World and a short drive to Coronado Bridge, Coronado Hotel, downtown San Diego and Chicano Park. Staff were professional. Room and bathroom clean.

We usually like to stay nearer to the beach, but this place was a very nice, reasonably priced alternative - except for the breakfast. We were visiting our newest grandbaby and wanted to be close to the family. I was very impressed with the check-in staff. Though young, they were very professional, very polite, made good eye contact, and very prompt in their attention to the task at hand. Parking was plentiful, the building was secure, the rooms were clean and the cleaning help was very friendly. Attention to breakfast supply was not there at all. We went at 8am, which was peak time.There was absolutely no eggs and I kept waiting, though I saw several workers leaning against the doorway. There was only one yogurt, no bagels, and few bread choices. I finally caught someone and pointed out that they had no eggs and she was shocked. Still no eggs for the next 15 minutes. So overall a disappointing breakfast experience. I still rate this a good hotel for the cost and most things were positive. (But breakfast is a big deal for many families.) No experience with the pool as my son had a very nice pool in his complex.

Stayed here many times and check in is always fast and our room was clean and quiet. Breakfast was eggs, sausage, oatmeal and fixings. Tasted and hot. Good stay.

Property looked good on outside but inside not so much. Doors/mattresses creaked, and every sound could be heard thru room door. Elevator was not in service, Juice machine was out of order. Breakfast was the worst I've ever had. No waffle machine/muffins/oatmeal/fruit. Basically toast, sausage and eggs. One morning they must've been out bread and served warmed hotdog buns instead. Good thing there is a 7/11 across the street.

It was a great stay they could do better with the breakfast but it was included
