Easy check in other than the card scanner wasn’t working at the time but the staff came and helped us! Also no elevator lots of stairs if your staying on top floor like us ! So if you have lots of baggage and aren’t young and able to lift it up may be something to take into consideration. Rooms were spotless, beds comfortable, set with everything you need.. free water bottles, a couple snacks, toiletries… 10/10! Only complaint is the room gets pretty hot and opening the window/ turning on the small fan doesn’t help. And it wasn’t hot weather during our stay just the building was stuffy and hot!

Situated above a really cool pub, with a free beer on arrival. Negatives view from window was a wall and and ally. Not much could be helped about it though. Parking was on street in a slightly rougher street. Overall a good stay for the budget price.

We were able to get a free parking spot on the street which was very nice. Check in was incredibly easy. The beer was very welcome. Only issue which would probably rarely be an issue for anyone else was the unseasonably warm weather, no air conditioning, and the windows would not open. There was a small fan that helped.

Perfect for a nights stay before Queens Open Day. Great location. Enjoyed lunch there and a pint. Excellent room if a little warm - though it was unseasonably hot for Belfast. A fan was provided though.

Absolute bargain price. Room was described as above the bar and may be noisy. We stayed a Sunday and Monday night, noise eas acceptable and did not disturb us. What did disturb us was the awful smell of smoke from the folks outside. This didnt happen on the Sunday night as the bar wasnt as busy and possibly no smokers. But the Monday evening, it was sickening. The room has no air conditioning and we had left the window open all day on Monday as we had been warm on the Sunday night. So, when we returned on Monday evening at 10pm......eeeeuuugghh.

Great stay. When I had a little trouble with check in, service was prompt and efficient. With the window open the bar below was a little loud, though nothing I wasn’t expecting. We had excellent raps nearby, and the are is very walkable. Highly recommend a walk through the botanical gardens. **warning - after 8am you have to buy a parking ticket if you’re parked on street! We didn’t understand the signage and paid a hefty price for ir**

Excellent location. Opposite the station. The room was quiet even though it was above a pub. Possibly a bit louder at the weekend but we certainly didn't hear anything on a Thursday night. Lovely big room with 2 comfortable beds. A free beer each always a bonus!

Basically it is a building with a bar and the hotel rooms. So music was pretty loud at night. At least they could just turn off the speaker at the entrance. Anyways, music from the speaker is pretty loud. except that, everything else was good. Clean and cozy and hot water.

Lovely modern hotel, with really easy self check in. Staff are available in the bar downstairs if you have questions, all of them were really friendly and helpful. Great room. Really easy transport links as it's right next to Botanic railway station and bus stop. Would definitely stay here again!

My wife and I loved this place. Although the finishings were a little older, it was super clean. The self check-in was super easy. We didn't see any staff other than at the bar downstairs, but our room was serviced daily. If we visit Belfast again, we would consider starting here onee more.

Room smelt a bit like sick when we arrived. Few hairs on the bath towels but just picked them off. If your looking for an early night I highly recommend you stay elsewhere as the bar/restaurant music is on until late at night and the thumping can be heard through earplugs. We were on the 3rd floor so this tells u how loud the music is. Put the service sign on the door early in the morning and came back to the room not being cleaned or serviced so had to go out to buy some water. Other than these few bad points the room we were in was a nice layout and spacious. They self check is easy and quick to use and great for those who are not people persons. There’s free beer you can take from the fridge in the lobby area before you head upstairs which is lovely. Would stay here again if it wasn’t for the music thumping for hours.

Very spacious room, very clean, good location. My issues had to do with the heater, either the heater wasn’t working effectively or the room was too big for one heater. Secondly there wasn’t enough light in the room, they only had just 2 bed side lamps, that definitely cant be enough to illuminate such a big room. Thirdly the property needs an elevator. Aside those issues, I enjoyed my stay.

Liked it overall even though it was a different type check in experience. to improve, please also send a PIN with passcode since both are required to do self check in process or it puts you into a weird loop of errors when you start with passcode but (through trial and error figured out) you have to delete passcode if logging in by last name. Anyway, we older and not totally tech savvy folks figured it out and then it was simple. (So simple that we did it again when hubby lost the key when getting a massage nearby. LOL) Or maybe he just pretended to lose it so he could check-in again and reward himself with another free beer (great idea to reward the self check-in process with a free beer!!) The room was HUGE and very comfortable. Hubby really appreciated the fan to help cool it off since we had to close the windows to sleep (bar/restaurant downstairs had noise that traveled up with windows open). We had drinks at the bar downstairs and sat at tables along the sidewalk to people watch. I appreciated the on-demand heater above each table to keep me warm while sipping cold drinks. Enjoyed our stay.

Fantastic location within walking distance of city centre and Queens University/Methodist College. Nice bohemian feel to the area with wide food choice. Even though room was situated over a busy bar with music (we were on 2nd floor), it was quiet and had extra bonus of a cushioned window seat so you could sit and watch life go by. Didn’t use the TV but think all options were available including Netflix. For self check in the process was well communicated and easy to follow, but unfortunately the “free” beer reward was unforthcoming. Bed nice and comfy and tea/coffee making facilities in the room with water a nice touch. Could add more milk.

Nice big room with very little furniture. Only one chair. Needs at least some hooks on walls. Lovely window bench though not very comfortable. Perfect location across from Botanic train station and close (5 min walk) to McCombs tour office if you are taking their tour.

Checking in was a little bit of a struggle because the machine wasn't working, but staff was super helpful, and we eventually got the key card working. The room was spacious, and the food at the bar below the hotel was so good! Appreciated the free beer for hotel guests too. Overall, a good stay!

The atmosphere of this hotel is actually pretty cool. It is an old building that has been made into a hotel. Was unable to check in online however self check in on arrival was very straight forward and had no issues, were even able to check in over an hour early. Room was spotless and ample size. Staff in the bar were on hand for anything we needed and very friendly and helpful. Would definitely recommend and will certainly use again

Great stay. When I had a little trouble with check in, service was prompt and efficient. With the window open the bar below was a little loud, though nothing I wasn’t expecting. We had excellent raps nearby, and the are is very walkable. Highly recommend a walk through the botanical gardens. **warning - after 8am you have to buy a parking ticket if you’re parked on street! We didn’t understand the signage and paid a hefty price for ir**

We switched to this hotel last minute for a weekend away in Belfast and we’re so glad we did. The staff were so helpful & also accommodated an early check in as we arrived early. The room was very spacious & the bed was comfortable. There was free beer on arrival and also complimentary water and coffee/tea facilities in the room. We stayed in the room above the bar and the noise wasn’t an issue at all. The window lounge seat was great for chilling out/people watching. Bar/restaurant downstairs was a lovely vibe with heaters and outdoor seating. The Chinese next door was also lovely! I’d definitely recommend staying here and would return again. Fantastic location within walking distance of city centre and Queens University/Methodist College. Nice bohemian feel to the area with wide food choice. Even though room was situated over a busy bar with music (we were on 2nd floor), it was quiet and had extra bonus of a cushioned window seat so you could sit and watch life go by. Didn’t use the TV but think all options were available including Netflix. For self check in the process was well communicated and easy to follow, but unfortunately the “free” beer reward was unforthcoming. Bed nice and comfy and tea/coffee making facilities in the room with water a nice touch. Could add more milk.

Awesome stay, loved the self check-in and the beer fridge in the check-in area from which you can help yourself to a chilled, refreshing bottle of lager - perfect after travelling. Room was situated on the first floor, above the bar and overlooking the street. Excellent sized room, good en-suite and amazing shower. As you’d expect being directly above the bar meant that you could hear the noise from below. Lovely modern hotel, with really easy self check in. Staff are available in the bar downstairs if you have questions, all of them were really friendly and helpful. Great room. Really easy transport links as it's right next to Botanic railway station and bus stop. Would definitely stay here again!

Great hotel, easy to walk into City. Hotel had a great bar and restaurant, which also serves good breakfast. Staff in bar / restaurant are friendly and polite. Checking in was a little bit of a struggle because the machine wasn't working, but staff was super helpful, and we eventually got the key card working. The room was spacious, and the food at the bar below the hotel was so good! Appreciated the free beer for hotel guests too. Overall, a good stay!

Nice size room on floor 3, could not hear any noise at all. We arrived early and were able to store our bags in a secure room. The room had all the amenities needed for our 2 night stay and was cleaned and towels changed. The bar was busy with people eating and drinking, we managed to get a table outside both nights and had a few drinks! We liked the hotel, all of the staff were very helpful and we would go back.

We got the room for a good price and this was obvious! The free beer at check in was the best part. No lift which isn't easy with suitcases, the window seat was a lovely touch but the cushion has seen better days and the view left a lot to be desired. Cleaning is basic, window covered in paint and grout in bathroom gave me the creeps. Parking is also a nightmare, 1hr 15 minutes cost me £2.60. overall, it was what I expected for the price but if I paid more I would have been very unhappy. Our room had steps as soon as you came in and no cups, two paper cups for tea and coffee. Lighting is terrible in the room and the bathroom is no better so be warned, wife wasn't happy when it came to putting on make up. Also remember your own toiletries, I noted our sink had accumulated a collection of used soaps in the back of the basin
