Not one ice machine was working for the duration of my 4 day stay.

Close to Disney World and a wide selection of restaurants. The resort grounds are nicely manicured with a water park, five pools and a few places to eat and relax.

Great value for the stay. A typical Holiday Inn Express, with a 2nd building next to the main one. The amenities were nice- we enjoyed the beautiful pool by the lake (waterfront rentals closed the day we were there, but we weren't looking for them) and game room. We didn't have time for the others. It's a bit spread out (maybe a half mile long from one side to the other). Good breakfast, friendly staff. Would definitely stay again if in the area!

The entertainment options available during our stay was awesome. Summer Bay is a great place for a family to kick back and relax. With the multiple pools, zip line, rock wall, and mini golf there is something for everyone.

We stayed at the Holiday Inn & Suites as part of our summer vacation and had a wonderful time. The hotel is strategically located. And we loved the access to all the amenities from Summer Bay Resort. This is a gated area with a full time security guard. It definitely made us feel safe. The staff was so nice and helpful. We will definitely visit this place again. Thank you for making our summer vacation so memorable!!!

Being able to use the amenities from Summer Bay is a great value. Highly recomend especialy for children. Breakfast was great, beds very comfy.

Property under construction with updates. The main entrance to the building was littered with product for room. Had to walk through construction to get to room.

The property is going through renovations. The elevator was a single car extremely slow and made a lot of noise. Property is behind a guard shack so it was quite safe.

Eggs were burnt first day the and sausages were cold wasn’t happy room was filthy didn’t clean room took pictures to show the manager wanted to take a bath the hotel doesn’t have locks on the doors to the entrance felt unsafe never again!

I had a wonderful stay at this hotel! The place was beautiful, very clean, and well-maintained. From the moment I arrived, everything felt welcoming and comfortable. The room was spotless, and I really appreciated how everything was organized and fresh. I would definitely recommend this hotel to anyone looking for a peaceful and pleasant experience. I will surely come back again!

Breakfast was good, staff member who worked in area kept it clean and stocked. Staff at check in/check-out were very nice and helpful. Room was very spacious and clean. This is my second time staying at this hotel with family and they did not disappoint. Will be using this hotel again on our next stay.

The staff were very nice and this hotel was very affordable. It was maybe 75% clean. The towels and sheets smelled clean but had old stains on them. There was dust and wear/tear on the corners of the rooms and baseboards. The elevator license was also 4 months expired.

Shuttles not frequent, not walkable location, relatively far from attractions, water refill was not located in our building meaning we had to go to the main building in the middle of the night, breakfast is OK but the staff don't always put out everything and we had to ask for bananas, laundry is too expensive, the hotel gate staff were very suspicious of our Uber drivers. The room had ants and was not well lit. The bathroom was pretty gross. The staff were generally nice including front desk and cleaners.

I sent an email regarding the following to the property manager on 7/12/25, but never received a response: - First room 2316 bathroom dirty, hairs in the shower - Shower curtain had misty odor definitely needed to be replaced - 2nd floor hallway was warm and muggy - Christian front desk employee very helpful and placed us in another room - The new room 4206 was better but the rug clearly was not vacuumed well and had 2 stains -The room only had 2 bath towels for reservation for 4. I called the front desk later that night to request additional towels, the attendant was unable to bring them since she was the only one there so we needed to get them ourselves. The front desk is located in another building. - The room phone didn’t work - The Do not disturb sign was missing - Roach in room and in the lobby - Sprinklers were on between the walkway from our building to the main lobby to get breakfast. They should schedule that for the middle of the nognt

The staff were amazing and helpful with anything that was needed. The only down was that the shower wasn’t draining fast enough and a puddle would stay in shower and the shower was also not so clean. The hallways also constantly had an unpleasant smell.

Room was not clean, stains under the bed in the floor. Breakfast was super simple. Cereal and that's it. Coffee was good. The main problem, noise! You can hear every single detail from other rooms, all the conversations. light goes through the doors and windows even with the blinds. Not recommended

Very dirty, I think the only thing that was clean was the water in the pool. On the first floor, it looked like there was a guy living there for months with a dog. He opened the door and the place looks filthy. Count to breakfast, nothing to brag about Just something to eat.

Clean and quiet. Comfortable beds. Perfect for a quick trip!

The room was really nice. The bed was super comfortable and I really liked the overall feeling of the property.

the room had only one chair which was inconvenient poor lighting and lastly the water pressure in the shower was lacking.

The beds were comfy and clean - which was important for a disney trip. Breakfast was okay for us.. if a little limited / unvaried. Pool was basic but the wider resort had splash park, bigger pool with bar, crazy golf. We loved the wider resort. Publix is walkable and a decent one and emergency snacks are available both in reception and at the neighbouring 7-11. Room facilities could’ve been better for the modern day traveller. Bath tub was tiny in depth and the wall was cracked and getting a decent safe temperature out of the shower was tricky! A kettle would definitely suit the British traveller and perhaps just a more mini kitchenette type thing. I was grateful for what we had but i’d need to book more facilities in the room next time when travelling with kids. Light fittings were dated and i kept banging my head on the one by the bed…. they seriously need to go …. and the clunky lamp. We had an iron but no board but made it work. I didn’t go to Florida for the room but was pleasantly surprised by the value for money, cleanliness and safety of the place. But it could still be soooooo much more. Time for an update in some places. Gym was great too!!!!! I welcomed no resort fee n free parking to keep our costs low. I’d book again but would need a room with more facilities.

There was no WiFi in the four days I spent on this property! My kids were furious!!!

Hotel is outdated with overworked staff who complained about their schedule openly with guest. I had a noisy Nieghbor who was blasting their music at 2am. Front desk was not helpful in addressing concerns. Don’t recommend this hotel. Stay away!

Excellent service

Perfect quick and efficient check in. The kid at the counter was very friendly. Paul at Kokomos continued his tradition of providing extra special service to my family. We love coming to visit him every year

Poor service, no hot water Sunday, had to move a room Sunday night which was dated. No one answered phone at front desk when I first called. Pushy time share salesperson when you check in. Horrible place,

Room was clean, bed comfy, WiFi worked, and water was hot. Most of the issues came with the staff and kitchen. I did not see a single time during my 5 night stay when the dining tables were wiped down. So if you were not one of the first ones getting breakfast in the morning, you were sitting at a dirty table. The coffee machine broke down frequently. The toaster was not in great condition. Some days, multiple items ran out, and it was difficult to find someone to talk to for issues. I enjoy having a nice relaxing breakfast on vacations to get me off to a good mood before starting the day, but that was impossible at this hotel. Also, one of the washing machines had a broken button so I lost my money there. The receptionist said I would have to email a 3rd party to work it out, which I did, but they never responded. If you allow 3rd party vendors operate on your property, I think you should accept some level of responsibility for your guests. Lastly, the manager was speaking ill about other guests to the receptionist right at the front desk. I get it; I've worked in the industry before and their discussion was familiar to issues I've dealt with. But doing this right in front of other guests in the lobby was very unprofessional. This hotel seemed unrecognizable compared to other Holiday Inns I've stayed at. It used to be a name I associated with quality, but I'll be doing more research before automatically booking a stay with Holiday Inn going forward.

The front desk staff were kind and courteous but I believe there were issues due to hotel renovations going on. Our hotel room did not have any toilet paper and the pool area did not have any towels. It was not possible to reach the front desk by phone because there was no phone line (I reported that the phone did not have a cable but it wasn’t fixed) so I had to walk down 3x to get assistance in person and walk through a lobby soaking wet from the pool. I left a large item in my room and I am still waiting for the hotel to get back to me regarding this as they do not answer the phone.

Upon check-in, you’ll have to go to the sales team table to obtain your room info, while they try diligently to set you up with a 45 minute sales meeting to join the “club”. This hotel used to be part of the larger “club” but has since been bought by Holiday Inn. This is not a $185 a night hotel! It’s been renovated and not of typical Holiday Inn quality! Three layers of colored paint on the wall where the new bed does not cover the old bed footprint! The MOST frustrating was the morning of check out, we made use of the pool down the access drive and returned to our room around 10:25am. We were NOT able to get back in to our room. They had already shut off our keys. We were NOT the only ones. This was extremely frustrating and took two trips down stairs to the front desk and wasted 25 minutes of our precious time.

We had free shuttle to Universal and Disney everyday. We rest well and the our room was very clean. The staff was great.

Probably the cleanest/nicest Holiday Inn Express, I've stayed in. Good location, with a decent amount of restaurants/entertainment nearby. Staff was nice, room was clean and tidy, and was well stocked with dove toiletries.

This was a very nice property with great amenities. The breakfast options were great. They served just about anything you could want. The one thing I did not like was the shuttle. You have to reserve it the night before and the shuttle has its own schedule so you can't pick a time. Because the schedule was so crazy, we ended up having to book Uber for every day we were there.

Clean spacious room. Shuttle service to disney world was very convenient. Lovely buffet breakfast provided. There is ice machine present on the floor. Nice amenities available overall. The only negative is, there was only one staff handling the money, and serving the drink and food.

We decided to take a chance on this hotel because it was a really good price, free parking, free breakfast, and not too far from Orlando. We ended up really enjoying our stay! The hotel itself was okay - our room was large, clean, and updated but the main areas could use some maintenance. Most of the staff were friendly. Breakfast was very basic, but again, free! However, the resort amenities you have access to while staying here make it worth it 100%! The lake and pier are beautiful, and the pool closest to the lake is fantastic! We spent every morning and evening there. The water park area was fun for the kids too. The location ended up being great as well, only about 15 mins away from Disney, close to lots of restaurants and Walmart /Target. We will be back!

Did a short weekend stay with my wife so we could visit a few of the parks Disney & Universal. Price was great and I love when you can get a FREE breakfast included. Pool area was really nice but with the weather we did not use it. Lots of restaurants in the area. Property is older but it is well maintained and clean. Staff was friendly and when we did have one small issue with our bathroom door it was fixed immediately which was super impressive. Unfortunately we did not rent a car because they did have FREE shuttle service to the parks but the times are totally not convenient and we wound up spending more then we wanted to with LYFT & Uber. If you are renting a car this hotel is definitely a great option.

The location close to Disney and lot of place to eat and shop .

The rooms were clean, the area on which they need to work is on the cafeteria, one day there was too many guests and the food run out the tables where dirty and there was no one attending. the cafeteria service door was closed, 5 minutes later a girl appear to help but she was the only one, it was a lot of people and only one person to clean and place the food.

Hotel seemed clean but I woke up daily with allergy symptoms that dissipated throughout the day so there was something in the room making me sick(mold maybe). Breakfast ended at 9:30 and they started to close the doors on one day, at least, at 9:17. I overheard one employee say she didn’t care if people were still coming in. They routinely ran out of things like eggs as early as 7 or 8 o’clock and we had to wait upwards of 30 minutes for them to bring out new trays. The pancake machine was repeatedly out of order but all it needed was a new bag of batter. One four slot toaster for the 200 guest of the hotel. The line to toast bread was always 4 or 5 people deep.Needless to say we were very disappointed in breakfast and how it was handled by staff. I witnessed staff being told to shut doors early on 4 of our days there. Very disappointing.

Room was clean, staff was very friendly but a few could not speak English. The amenities on the property were nice wish we could have utilized them more. Kathy Diaz was very nice and helpful. The breakfast was okay but things were not restocked; you had to asked for it. Small Refrigerator with yogurt and eggs was always empty. And the seating area could be bigger to accommodate your guests. But all in all it was a fine stay. Thank you.

They ran out of breakfast and didn’t bring bag out more for more than 15 minutes. Didn’t have time to wait. They were still serving breakfast for another 30 minutes
