The property manager was very helpful and courteous. He was very professional and wanted to make sure we had a comfortable stay. The parking is sufficient and located right outside your room. Good walking neighborhood if you like walking. Gas station right across the street. Easy drive (or long walk) to Mission Santa Barbara and shopping area on State St. Best of all, very clean and quiet room.

The property manager was very helpful and courteous. He was very professional and wanted to make sure we had a comfortable stay. The parking is sufficient and located right outside your room. Staff was super friendly and accommodating. Room had everything described. It would be nice to have a fridge in the room, but I knew there wasn’t one from the room description prior to arriving. You could put your stuff in a fridge at the front desk with your room number on it if you wanted to. I really enjoyed that my room opened up to the pool and had a little area to sit outside - and that I could just open the sliding doors when the weather was nice, it really opened the space up. Walls were rather thin and I was there over a weekend where the local college kids were doing some kind of celebration which involves late night partying - just unfortunate timing but it was rather loud and rowdy a few of the nights, though I’m sure this is not the norm. Overall worth the price I paid and I would go back to this hotel.

The staff were super helpful and friendly, but the room was terrible. We literally had three throw pillows on our bed as sleeping pillows. I had to ask the front desk for a proper pillow and still only received a child size pillow. The bed was on top of some contraption that was tin and every time I moved in the evening it woke both me and my husband. There is no counter space in the bathroom. Tried using the blow dryer and found it wasn’t working (yes, tried everything including resetting). We were looking for a reasonably priced stay but it wasn’t worth it. Was supposed to stay two days, left after the first. Management needs to upgrade facilities. Didn’t use the pool, but it did look very good from afar.

It looked great online. I wanted to like it. But the room was dark, nothing but a desk chair to sit on. The patio outside our room needed sweeping, and the furniture needs to be wiped down. Many areas around the property are run-down. The pool needs resurfacing, and the edge needs to be replaced. There's a "lounge" area that has potential next to the pool, which needs work. The exterior trim around the property needs replacing and painting, etc. It has great potential to be a lovely, cool place to stay, but it needs work. The photos are misleading. I will say the staff was very nice and responsive, which makes me sad to leave this review, they were great!

Clean, comfortable and spacious room. Room was very nice and bed was super comfortable. Not a ton near by, but there are a couple convenient stores and a restaurant very close. I stayed here for a concert at the bowl and wasn’t a bad walk, not short but not long either, took 45 minutes at an easy pace. Will probably stay here next time I go to the bowl.

The floors were pretty dirty and it was pretty basic amenities for the price. The safe didn’t seem to work for example. And the headboard looked scratched or dirty. Seemed overpriced but it had most everything you needed. I guess it’s an expensive area so there must be a premium on that. We enjoyed the pool and the big room and back patio. We also found it conveniently located next to a sandwich spot and a bike rental to get to the main drag for shopping and to visit the boardwalk.

Check-in was easy & staff was friendly. Our room was clean and comfortable. The only thing I would recommend would be adding USB ports to the rooms. There weren’t any in our room. There is no live cable or broadcast tv, although they have smart TVs so you are able to log into any of your streaming services.

The room was fine. No fridge and the smoke detector were missing though. The TV remote was buried in the chair and we didn't find it until we were about to leave. The bad was when we woke up there were thousands of ants in the room that we had to kill. There are a lot of holes in the walls from cutout drywall or prior repairs that were never patched and that's where the ants were coming in from. Wouldn't recommend based on that.

The place felt lifeless, the hotel was very dirty the counter tops had a bunch of dust and very quickly I found out how dirty the floor was when I looked at how dirty my feet got and how there was some trash behind the night stand. It was obvious the place hasn’t had proper cleaning.. There was no fridge or microwave which I found very weird I thought it was something that was standard in every hotel.

All good, just what i needed. The bed mounts on the floor made of metal make large noise heard by all other bedrooms when accidentally hit by feet which was kinda funny. Didn't bother me though.

Good area. Got reservation wrong which was disappointing. SO NOISY. 8AM on a Saturday and the gardener is blowing down the entire property. Thin walls—you can hear all conversation let alone a leaf blower. Daylight came from under the door and through all curtains. Bed not comfy, toes kicked metal frame on floor every time you got into bed making more noise. “Cheap” for Santa Barbara but no comfort, no quality. Location good though if you want to rough it for a night—you just won’t leave rested.

No fridge. No microwave. First room had a door that opened even if you didn't use a key card. 2nd room I was placed so far away from the office even though there were numerous empty rooms that were closer. Some lights not working, making some dark hallways. At least the room was clean.

The room was nothing fancy but it was cute. Vaulted ceilings . I had a patio too. 7-11 was a few doors down for anything you forgot. I took the bus (stop across the street) to downtown plus.$1.75 is cheaper than ride share. I would stay here again.

Door was squeaky / hard to open and close. No mini fridge. Appliances were unplugged on arrival. Metal surrounding under bed was too visible where we kept hitting our feet into.. therefore causing a loud noise.

Only complaint was the walls were on the thin side, could loudly and clearly hear the people in the adjacent room which had the door to allow to share both rooms. The walls are too thin. Location is great, not far from downtown Sta Barbara, the mission, McConnela Ice Cream which is a local favorite.

We were issued the same room as another guest..the front desk girl didn't know how to handle the situation. We felt unsafe and was afraid the guy had a room key to our room and we didn't leave our room. We wanted to go out but didn't want to leave our stuff in our room unattended

Of course the weather was not cooperating, but aside from that, the desk manager Orlando really helped me out . I appreciate it when employees go above and beyond to provide great customer service. I will be back.....

The property itself was fine, but at 2:30 AM someone began banging on the door next-door to us and continued being in intermittently for an hour and a half. The office was directly below, so it’s hard to believe they did not hear anything. I packed up and was ready to leave.. After calling several times somebody finally picked up the phone. By then, I did not feel safe and I left. I needed to get some sleep somewhere else.

Easy drive (or long walk) to Mission Santa Barbara and shopping area on State St. Best of all, very clean and quiet room.

The property manager was very helpful and courteous. He was very professional and wanted to make sure we had a comfortable stay. The parking is sufficient and located right outside your room. Good walking neighborhood if you like walking. Gas station right across the street. Easy drive (or long walk) to Mission Santa Barbara and shopping area on State St. Best of all, very clean and quiet room.

Clean, comfortable and spacious room. Room was very nice and bed was super comfortable. Not a ton near by, but there are a couple convenient stores and a restaurant very close. I stayed here for a concert at the bowl and wasn’t a bad walk, not short but not long either, took 45 minutes at an easy pace. Will probably stay here next time I go to the bowl.

Gas station right across the street where I got a bottled water the first night (got in late). Overall it was a great hotel for the price, and I felt safe. My only complaint was a strange smell. Not really sure what it was and by the second night, I got used to it.

A quiet, well managed property on State Street, walkable to the SB Public Market which is a great upscale food court—also near plenty of shopping. A short drive to the harbor and beach. They also have a little snack shop in the lobby…Very pleasant and nice people.Would stay here again.

My husband and I were here for two nights and were very impressed with the clean, comfortable room and especially the fantastic shower. There was a really great diner a half block away on the corner. Garrett’s diner. We highly recommend it. And a short walk on State Street and you are in beautiful downtown Santa Barbara with shops, eateries, and historical buildings.

Orange Tree Inn is perfect for what we need...a place to rest our heads after a late night. Location is perfect, close to everythin SB has to offer. Bonus walking distance to Garretts (best breakfast). Will stay here again.

The hotel is in nice area and not too far from the beach, train station, and the Mission. Our check-in was pleasant; the guy at the desk was friendly, gave recommendations for places to visit, and restaurants to check out. The room was very clean and tidy. The vaulted ceilings are beautiful, the blinds were functional, the bathroom was nice with a great shower, and the bed was comfortable (except the average pillows). There is a $100 deposit that's charged when you check-in on top of your room fee which I didn't see mentioned anywhere on Expedia when making my reservation, so keep that in mind.

The hotel is in beautiful Santa Barbara, minutes from many wonderful restaurants and from gorgeous beaches. Our check in was fast, but we weren’t really provided any information. I guess our front desk person was not much of a talker! Our room was clean, but we did notice that although there was a coffeemaker, there was no place to plug it in. We made the coffee in the bathroom.

There is a pool. We sat outside at a high top table overlooking it. Absolutely filthy. Tried cleaning the table top off and got really dirty. Room was clean. The shower was the best, and very. Pretty. Not walkable to anything except the neighborhood, which was nice. Close drive though. There is a water filter system which was broken. They got fixed in 2 days I think. Also the first room we wanted didn’t have a fridge. Hardly any have a fridge! We did get another room that had one but not as nice a location as first one. Staff was quite nice.

The location and parking is very convenient. The staff was helpful and allowed us an early check in so we could get ready for a wedding. The beds were comfortable and I would stay here again without hesitation.
