Diamond-Daytona Beach Regency-ST

I would have given this resort all the stars if it wasn’t for the elevator. In fact I should have given it less. The beach access is amazing. Staff is very nice and helpful. The rooms are great for small families. Store food, cooking in the kitchen, saved us money. Those elevators are TERRIBLE. One functional elevator with also the use of staff elevator is horrible.

PROS - Front Desk Customer Service - Location - everything is walkable - Size of Rooms - Pool and Slide are great!! - Beach is 5 steps from the pool and food truck parks right there so better food! CONS - Only one elevator was working. HUGE issue with the size of hotel and having to share it with hotel desks. A lot of the vacation was wasted on waiting for the elevator. - Ice Machine on 1st Floor Only. YIKES! - Small amount of towels provided. We asked for extra towels 3 days in and only received hand towels and wash cloths. - Careful with shower, unless shower head is pointed correctly your bathroom could flood. - Couch bed uncomfortable. Fine for kids but do not recommend for adults. Have of it was slanted downward. - Food at Island Breeze is not the greatest. We heard from other guests that pizza wasn't good so we didn't bother. We opted for the chicken tenders but beware, they purposely taste like pickles. - Drinks over priced. A kids smoothie was $10.00, in DIXIE CUP - Our view as of a dumpster and port a potty. Often used by the homeless to clean themselves. - Don't order groceries from Walmart, they won't show up. Attempted twice. - Bathroom door was stuck, could barely open and close so we left it open. YIKES. - Immediately ask for extra garbage bags, they tear easily. - They will try and tell you that there is a free welcome gift at concierge but it's a LIE!!! You don't get ANYTHING. It's a bait to get you to the 11th floor to get a timeshare.

The property is very good. They are updating the building to a Hilton standard which will hopefully include an elevator upgrade because you could be waiting 10 mins just to get into it before it stopping on every floor.

Booked 2 rooms room 1 ac was leaking all over rug in bedroom floor wet had to move us get settled in then tv not working Room 2 ac not working good warm but late needed to sleep outside area nice but still construction going on Hot tub pool could be cleaned better was slimy feeling Next time I’d try different hotel

The stay was great! Clean hotel, all staff members were nice and courteous. The check in was quick. I will say the parking garage may need expanding, once the lot is full your limited to where you park or go. Otherwise I enjoyed and will return.

This place was great.. Really no problems. The only thing I really wanted was the hot tub wasn't working the entire 4 days we were there.. Our room was updated, clean. We got fresh towels when we asked for them. Pool was clean, nice pool area plenty of loungers, tables, chairs, umbrellas.. Beach Access. Very convenient to plenty of stores, Beach shops also only 2 blocks from Daytona Lagoon which was nice too... definitely would go back...

Beachfront, tiki bar, pool with slide, very comfortable beds, staff that goes above and beyond.

Stayed for bike week 2025. Great location 1/2 mile to Main st, right on the beach with a bar, pool and hot tub. Everyone working was very friendly and helpful. Room was clean and nice. We also did a load of laundry which was free. Garage parking was a little tight but overall great place. Would definitely stay again

Was nice kids enjoyed pool and slide and was never crowded at beach or pool.

My husband and I are very happy with this vacation club. Our suite is spacious and most of it recently renovated. The game room, gym, and outdoor pool and patio areas are very, very nice and clean. The staff has been very helpful. Our 2nd floor suite has 2 non-oceanview (which we knew at the time of booking) balconies but the views from both are very unattractive - this is our only disappointment. We do recommend a stay and we would stay here again if we visit in the future.

Staff was so wonderful. Tracy made our stay and room spectacular. Lori was so wonderful and helpful. The tiki bar Erika kept everyone at pool and spa happy at all times. All the staff member made our wonderful. Our room and all common areas were spotless, not a thing out of place. Pool area clean, grills spotless and you want to grill on them. Pool towels which are beach towels waiting on your chair for you

Cockroach found in bathroom! TV didn’t function. Bathroom faucet leaked black mold under sink!

First night, there was bug in the kitchen. 2nd night, cockroach running in the living room. I do have picture and video.

Perfect location to enjoy Daytona beach! Clean and welcoming from the lobby to the spacious rooms. Staff is friendly and aims to be sure their guest have everything they need to ensure a great vacation!

Stayed in a two-room reservation (403/403A). Sofa bed was dirty, had crumbs in it, we just not Hilton quality. Since it was for one night, we just dealt with it by putting extra sheets on the bed. Kitchen seemed clean but was surprised to see a note that things were not sanitized. Not sure what it meant but left us thinking not clean.

The staff was so friendly and helpful. The room had great amenities for an easy stay and was very clean and comfy. Huge suite with plenty of room.

The staff was amazing and helpful and the property was clean and a nice environment to be in.

Overall a very good hotel. The hallway did have an odor from either the carpets or another guest. We had very noisy neighbors that woke our children up multiple times during the night.

The location is perfect, the customer service is excellent and my bed and pillows were just right. My only issue is that some of the room interior is dated (cracking around the tub drain, paint sloughing off the wall, etc...). These are minor and it does appear that they are in the middle of a refresh. Hopefully, it will be restored soon.

The studio was small and no chairs whatsoever to seat in. The bathtub in the room served no purpose.

The room was wonderful!! Clean, spacious, and beautiful views!! The staff was friendly and very welcoming.

The hotel was sideways to the beach with a limited view. The room was adequate with a large living space. However, the sitting around the TV was with hard cushions. Overall, it was a pleasant stay.

The room was clean and well furnished, but the view of the dumpster at the Wyndham next door ruined the view from the room.

Location is amazing! The room was spacious and up to date. I didn’t like that there were flatscreens in the room with no cable/internet connections to watch something

The bed is super comfy. Nice room. One of the rooms had a jacuzzi tub. Nice and clean. Only negative was the cars and people outside were super loud. We were by the road and up until about 1 o’clock the cars reved up their engines racing down the road.

Bring you a chair for the room... It has no chairs or sitting area.

Everything about the Hilton Vacation Club Daytona Beach Regency was fantastic. Spacious room, friendly staff and right on the beach. What more could you ask for? One thing and it is a minor constructive criticism would be to lift the height of the bed. For some reason ours sat on the floor. Anyway looking forward to our next stay!

Check-in was at 4PM and checkout was at 10AM. We were told if we got there early we could use the facilities; however, the key card issued to use was faulty and we had to walk for miles to go around the beach and back up to the front of the building. They promised to make an effort to get us in the room early, but being 5 hours early, we still got in the room at 3:57PM, only 3 minutes early. Neither of us could shower because the water drained into the bathroom instead of the drain. The wifi was pretty slow. The TVs were great and did not need to be changed from hotel mode to use the other inputs, which was a plus. Not only was the hotel under construction, but it seemed like all of Daytona was. The Plaza Resort and Spa went out of business 2 years prior, hence the reason for our stay. Parking was terrible. The Elevators were super slow and we couldn't find the stairs. Only 2 Elevators for the entire building, and every time the doors opened on our floor, it was full of people, so we had to wait for the next one. Also, i let them know my name was pronounced a certain way, but then they kept pronouncing it the way it is spelled, so i just went with it. Not a big deal, but you can tell when a place goes above and beyond vs the bare minimum. The stay was not worth the money we spent, js. We'll pass on this place next time and stay at the Hilton down the street.

After checking in I was sent to the concierge desk for my parking pass where they told me I won a free vacation and I said nothing is free what will it cost. She said very clearly 120 mins of my time that’s it. Ok. Sure sign me up. So she started to then at the end tells me that a $50 hold would be placed on my card on file. Nope Nevermind no thank you. And I asked for my parking pass. They stood there pleading with me and would not give me my parking pass. To the point where I had to yell that I just want my parking pass to enjoy my evening. Never again will I stay at this hotel.

The staff was courteous, friendly and provided outstanding customer service. I really liked receiving the daily texts to check on me, reminders and general information.

Property was in good condition & Valerie,Trevor& Shawn were super amazing. Traci was very attentive while we were there. They texted us through out our stay to make sure that we were happy.

staff is rude & trying to be sold on things I am repeatedly saying I’m not interested in by the concierge before I can get the keys to my room was infuriating

Stay was ok. Upon arrival our room was not yet ready. This was already after 4 and after a 12 hour drive we had to wait longer before gaining access. They are really pushy with selling their time shares or whatever it is they are trying to sell from the time you check in. They offer a master card to go to their “open house” but be aware it puts another hold on your card if you agree. The game room should be open 24 hours but the security guard kicks you out at 11 PM. Our bed was very uncomfortable, almost as if it were broke the way it leaned. Our check out day, the cleaning crew walked in our room while we were still packing up, without knocking and before check out time. The front desk was phenomenal from check in to check out. Beach access was perfect.

Staff was incredible, I had a request for a desk as I was studying for an exam. They went above and beyond to make sure everything was correct. Room was spotless and the views were incredible. Couldn’t have had a better experience!

Excellent service from the hotel staff, good location if you want to be in the center of Daytona. Boardwalk is right outside and Pier is 10 minutes away.

Great property for a family. Conveniently located if you have something at the convention center.

Great location, comfortable, & clean. Located in northern end of the beach, no traffic on that end but makes for way safer area for the kids to play. Smaller pool but has a water slide & hot tub. Tiki bar that serves up decent drinks & hot oven ready pizzas ( pizza was actually pretty good). Several grills on pool patio to cook your own if preferred, they were very clean. Walking distance to boardwalk & right next to endless shops, restaurants. Grocery stores a short drive. My view was terrible, as my balcony overlooked our neibor

My check in was smooth once I was able to actually get to the hotel. I had to wait 30-40 mins nearby until construction was completed for the day I’m assuming. Due to the hotel being located right in the middle of this, I was unable to check in at my desired time. I was unaware of construction happening in this area until a few days prior to my check in via text from the hotel. If I would’ve knew about this I would have booked else where. The gentleman who checked me in however was a delight. The suite I was assigned to had no view of the beach whatsoever. It had a view to the nextdoor parking garage and we were awaken to the sounds of banging from construction I’m assuming early in the morning. During the third day of my stay, in the morning we noticed the toilet was essentially gargling, we didn’t think anything of it since we haven’t used the toilet or shower at all that day. We left to get breakfast and once we returned the sound continued. Once we were ready to use the shower to start our busy day, the shower was filled with poop water coming up from the drain. We went downstairs to inform the front desk agents who insisted it was not poop water because the water lines are different. However from the smell and the maintenance man, we were indeed correct. I requested for us to be moved to a different room and the front desk agent stated there was no rooms available. However the maintenance man was able to change our rooms. We then was given a ADA room with no hot water

The area pales in comparison to itz former days. Although walkable & convenient to a lot of things, the area suffered a lot damage due to hurricanes and is slowly trying to rebuild & regain the fun touristy atmosphere. It was sad to see how much had changed but I made the most of it.

Nice hotel that's centrally located

Pros: decent walk-in shower. fun onsite tiki bar outside by the pool. good location in the middle of everything. comfortable king bed in our suite. free covered parking. nice staff. Cons: not the newest of facilities but it wasn't old either. time share presentation offered if you have the time. our room wasn't ready until 2hrs after check-in. i would probably give it 3.5 stars. it seems like a basic middle tier spring break hotel with standard amenities.

My husband and I really enjoyed our stay. Room was clean and smelled fresh. Access to beach was super easy. They have a very nice pool with a slide. Little Tiki Bar area. During our stay, they had hotdogs and hamburger meals for sale but VERY reasonably priced. All in all, we will be back AND stay a little longer

Bed and pillows were VERY comfortable ; suite was wonderful—more like an efficiency apartment, very clean. The shower stall needs a safety bar—the bars on the shower doors are NOT safety bars. We were disappointed that breakfast isn’t offered—had breakfast at the diner across the street.

Vending machine was broken, there was no way to get a drink unless you leave the hotel

When we booked, I believed the price to be fair compared to other hotels we had stayed at in the area, but I was disappointed to find out there were no amenities on site other than the pool. I had expected being part of Hilton that there would at least be a cafe on site.

Air conditioner thermostat froze the first night making our room very hot. While they did fix the thermostat for the rest of our stay we weren’t compensated in any way for the one night we had no AC. The room itself was clean. We didn’t realize when booking that our balcony would be right on the main strip making it extremely noisy every night until about 2AM. When we asked the front desk for fans to drown out the noise they accommodated us and said “welcome to Daytona” well we will keep that in mind when booking next time. The pool has a tiki bar but no food. So keep that in mind if you are planning to hang out all day. You will need to either Uber eats food or pack a cooler.

There was no food court on property, bed was comfortable. Pool area was clean and great, grills not so great, I suggest to clean it more often and use pest control. I walked by and there was huge roaches on the counter.

For a really older hotel it was clean. Staff friendly. Nice tiki bar. No Dining on site. The few vending machines were out of order. Biggest downfall was the onsite construction - very annoying!

Overall this property was efficient in having exactly what you need, pool and beach right on the water. However, if you give the front desk your personal number on vacation they take it upon themselves to contact you via text AND calling the room up to 5 times a day. While some of the texts indicated loss of electricity the other notifications were constant inquires of your trip. We were there for short time but property was clean, many people got food and drinks outside, and the tiki bar was WAY overpriced, ex. $16 for a hot dog. No room service, change of sheets, towels upon request. Lastly they say the ocean view rooms were affected by the hurricane however some were occupied and could’ve been offered. We had an absolute crappy view of an alley way filled with homeless people. The gym was very nice one peloton, two treadmills and weights. Not too busy and that had a gorgeous view of the pool and beach.
