The owner is super nice but the room was uber basic. It was almost impossible to figure out the TV, no bathroom surfaces or storage, no hangers in closet, and the bed was uncomfortable. But, the location was good, free parking is great, the room was clean, and it was a pleasant atmosphere.

A bit pricey for mid-week stay & very small bathroom. Wasn’t allowed to keep car on site for a few hours after checkout even though it was mid week & plenty of vacancy so that left a bad taste in my mouth.

I stayed at the Mari-Anne Motel for 2 nights and I was very pleased with the accommodations and price. The owner was super nice and check-in/out was quick and easy. It was about a 5 minute walk to Hampton Beach State Park and about a 10 minute walk to Hampton Beach's strip/boardwalk shops and dining. I had to walk through a housekeeping closet where cots were stored to access my room which was a first for me but given I was only in the room to sleep, it was not really a cause for complaint. My only TINY complaint was a very noisy dog on the property during my stay but I appreciate pet friendly accommodations so that complaint is more towards the animal itself and not towards the motel, per say.

I was selling books at the Merrimack Halloween Book Festival and wanted a place close to Haverhill but also close the beach. (It also had to fit the budget of a little-known horror author.) The Mari-Anne totally fit the bill. Room was clean and comfortable, and just a five-minute walk from the parking lot straight back to the beach. Lots of patio furniture out front, plus a gas grill. Highly recommended.

Vintage 1960s updated motel. Great location next to the state park. You can see the sand dunes from the parking lot, a 2 minute walk to the beach and no street to cross. My room had been updated with new floors, bed and bathroom. Check in with Gary was fast and efficient. We were able to check in at 1:00 and were able to park at the site several hours earlier than that to enjoy more beach time. There’s a Chinese restaurant, Brew House and Farm to Table restaurant that you can see from the Mari-Anne and are at most a 1/10 of a mile away. We stayed on a Saturday night and it was quiet all night. If you’re looking for a clean affordable place, that’s close to the beach and only five minute walk from all the action at the main beach then this is the place for you

Stayed 1 night to cap off girl's weekend adventure. Picked the small apartment room so 8 of us could spread out & have landing spot for dinner & walking the strip. The room was perfect set up with good sized seating area, kitchenette & separate bedroom. 5 of us spent the night very comfortably on 2 double beds & the pull out sofabed. Gary & his staff could not have been more welcoming & accommodating to our group with getting checked in, parking & letting us take a little extra time getting 5 girls off the beach & packed up after our last hurrah! We've stayed here before & will be back again! This is an amazing hidden gem at quiet end of the strip with easy access to the State Park side of the beach directly behind the property. No frills, just a great place to lay your head & enjoy the beach!

Gary at the front desk was very welcoming and accommodating. New renovations of room looked great and everything was clean and neat. Loved the touch of flowers outdoors and the outdoor seating area was great. Great location. Walking distance from beach and amenities. Loved that we were also welcomed by Baxter the cat! We would definitely stay there again.

This is one of my favorite places to stay at Hampton. The property is beautifully decorated with colorful flowers and cute little seating areas. So inviting and close to the beach! Will stay again.

Outstanding! Exactly what we needed after a long trip. The staff is super friendly, parking is optimal, the restaurant Wok the Wok directly across the street is great, the bed is comfy, wifi is fast and view couldn't be better. Really really happy with how clean this place is and my wife loved the little folded toilet paper in the bathroom, very nice touch. Really appreciated staying here and felt right at home. ❤️

Would highly recommend Hotels.com to remove these guys from their listings! Where do I start... Basement room(nothing like the pictures on their site). Found 2 roaches in the bathroom. AC smelled like cigarettes. The window lock was broken. Door blind didn't cover the entire window, so anyone or see in. Platic outdoor seats for the kitchen table Faucet was broken. Couldn't shut off the outside light so was blinding while trying to sleep. Definitely was NOT worth the $300+ it cost for the night!

Check-in was easy, super friendly and welcoming staff. Easy and convenient parking. Walkable (about 15 minute walk to Casino Ballroom). Overall condition of the premises is poor - peeling paint, sink would not drain, bathroom door doesn’t close. Room was not clean - floor was visibly dirty, hair in the bed when top sheet was pulled down (gross!), hair on the towels in the bathroom. Just overall bad. Paid close to $300 for the night and literally slept in long sleeves and pants because I didn’t trust the linens had been cleaned/changed - didn’t have high expectations based on reviews, but needed somewhere to stay after a concert. Definitely wouldn’t choose to stay here again.

BEWARE!!! Don't ever stay at this flop-house! Building so old it should be torn down. Cruddy drop-ceiling in room, can hear everything from the room above. The bathroom was disgusting and the drop-ceiling light fixture had no less than 100 dead bugs (I wish I could post the picture!). No heat, just an old window air conditioner. To top it off, I found 3 bedbugs on me when I got home!

This time the bathroom had dirt in corners, tub drain kept backing up, mold around tub and shower walls. People smoking on same balcony as our room and beside walkways on property we had to use. Not quite up to last year’s standards. Still only there to sleep so… guess it depends on your expectations.

Check in was easy and quick. The staff was very friendly. The room and bathroom were clean. This is a cute little motel further back from the louder hustle and bustle of the main drag. We would definitely stay here again!

Overall not to bad. The room was very small and had nothing on the walls. It came with a TV, a very small dresser, microwave, and small fridge, but that was all. No chairs to sit on just the bed. The window also only had a sheer curtin so the street light right outside had to way to be blocked out.

It was so loud, people partying and keeping me up till almost 1am, the people upstairs walking like a gets off elephants, tv wi-fi sucked, kept pausing. Everything else was great, but too close to the road and way too much too much traffic noise

Quick, easy check in. We were upgraded to a room with a balcony. I only wish the balcony door has black out curtains as the street light filled the room all night. Otherwise, the staff, room and location were great!

Room was really small for $130 a night. The door had to be slammed shut to lock it. The curtains were paper thin and see through and the curtain rod was barely hanging on. The toilet clogged and instead of someone coming to check it out, they gave me a plunger in a trash bag that was left outside the lobby door for the entire place to use. The TV only had 1 channel available. They didn’t come to clean the room and had to track down the guy in the lobby for more toilet paper and clean towels. To say the least I will not be coming back here. The best thing about it was that it was close to the beach.

Some rooms may have been upgraded, but staying in room #2 made me wonder why the universe was punishing me. It was a sold out weekend where town was busy for a show. The full size bed was squeaky and uncomfortable, the toilet is 10 feet from the bed with a door that does not shut and no hooks for towels. The curtains don’t close as the rod is missing a piece, and there were no hangers in the closet to do the hanger trick. A blind cut out for a AC is missing slats and the room is so bright from lights outside all night. Paper thin walls let us listen to the neighbors loud music until 3:30 am when I knocked on the door (no manager at night), and there might have been dancing Clydesdales staying above us. There are some oversized holes in walls for cords and such that are creepy and filled with TP. On the plus side it was clean and the guy who checked us in was pleasant. I strongly suggest the owner/manager spend a busy weekend night in room #2.
Some rooms may have been upgraded, but staying in room #2 made me wonder why the universe was punishing me. It was a sold out weekend where town was busy for a show. The full size bed was squeaky and uncomfortable, the toilet is 10 feet from the bed with a door that does not shut and no hooks for towels. The curtains don’t close as the rod is missing a piece, and there were no hangers in the closet to do the hanger trick. A blind cut out for a AC is missing slats and the room is so bright from lights outside all night. Paper thin walls let us listen to the neighbors loud music until 3:30 am when I knocked on the door (no manager at night), and there might have been dancing Clydesdales staying above us. There are some oversized holes in walls for cords and such that are creepy and filled with TP. I stayed at the Mari-Anne Motel for 2 nights and I was very pleased with the accommodations and price. The owner was super nice and check-in/out was quick and easy. It was about a 5 minute walk to Hampton Beach State Park and about a 10 minute walk to Hampton Beach's strip/boardwalk shops and dining. I had to walk through a housekeeping closet where cots were stored to access my room which was a first for me but given I was only in the room to sleep, it was not really a cause for complaint. My only TINY complaint was a very noisy dog on the property during my stay but I appreciate pet friendly accommodations so that complaint is more towards the animal itself and not towards the motel, per say.

Check-in was easy, super friendly and welcoming staff. Easy and convenient parking. Walkable (about 15 minute walk to Casino Ballroom). Overall condition of the premises is poor - peeling paint, sink would not drain, bathroom door doesn’t close. Room was not clean - floor was visibly dirty, hair in the bed when top sheet was pulled down (gross!), hair on the towels in the bathroom. Just overall bad. Paid close to $300 for the night and literally slept in long sleeves and pants because I didn’t trust the linens had been cleaned/changed - didn’t have high expectations based on reviews, but needed somewhere to stay after a concert. Definitely wouldn’t choose to stay here again.

Me and my boyfriend stayed here on the fourth of July weekend. I would very much recommend coming in from the southern side of Hampton beach (crossing from the bridge) that way it is a simple right hand turn. As traffic was bumper bumper from 9 am to 10 pm on the fourth of July. Traffic advisory aside, this was a great place to stay. The property manager Gary was amazing. Friendly and knowledgeable of the area. Amazing sandy beaches a short walk away. Many dining options also within walking distance. I would recommend highly recommend staying here and plan to do so again in the future.

Gary at the front desk was very welcoming and accommodating. New renovations of room looked great and everything was clean and neat. Loved the touch of flowers outdoors and the outdoor seating area was great. Great location. Walking distance from beach and amenities. Loved that we were also welcomed by Baxter the cat! We would definitely stay there again.

Vintage 1960s updated motel. Great location next to the state park. You can see the sand dunes from the parking lot, a 2 minute walk to the beach and no street to cross. My room had been updated with new floors, bed and bathroom. Check in with Gary was fast and efficient. We were able to check in at 1:00 and were able to park at the site several hours earlier than that to enjoy more beach time. There’s a Chinese restaurant, Brew House and Farm to Table restaurant that you can see from the Mari-Anne and are at most a 1/10 of a mile away. We stayed on a Saturday night and it was quiet all night. If you’re looking for a clean affordable place, that’s close to the beach and only five minute walk from all the action at the main beach then this is the place for you

Stayed 1 night to cap off girl's weekend adventure. Picked the small apartment room so 8 of us could spread out & have landing spot for dinner & walking the strip. The room was perfect set up with good sized seating area, kitchenette & separate bedroom. 5 of us spent the night very comfortably on 2 double beds & the pull out sofabed. Gary & his staff could not have been more welcoming & accommodating to our group with getting checked in, parking & letting us take a little extra time getting 5 girls off the beach & packed up after our last hurrah! We've stayed here before & will be back again! This is an amazing hidden gem at quiet end of the strip with easy access to the State Park side of the beach directly behind the property. No frills, just a great place to lay your head & enjoy the beach!

Location is the key here! Great walk to the beach and other restaurants and bars. The bay on one side and ocean on the other side. The host was very friendly and helpful. We stayed on the 2nd floor with our own private entrance. Clean. We'll be back!

The toilet had brown streaks in it. The bathroom door was broken and couldn’t close. There was black mold in the bathroom as well. There was no blow dryer for your hair. The room had it smell to it that was unpleasant. There were stains on the blanket in the front grass sitting area. There was food left out overnight with empty bottles and cigars strung around.

Really, the only plus is its location. It's right next to the parking lot for Hampton Beach State Park. You can walk everywhere. If you just need a cheap(er) place to sleep, it is okay but not great. Smoking allowed in the outside, cramped area means you'll smell the smoke in your room as the doors and common areas are all close together. Room was extremely small, cramped. I feel like with how expensive it was, they could have put some effort into things like more than 2 towels for 2 guests, smallest bar of soap I've ever seen, and just lack of any extras to make up for the fact that it was a pretty junky building.
