The room was alright and not 1st class. There was no air condition, 3 beds in 2 rooms and only one small table fan. we had requested to staff for one another fan and they said we dont we have one. In 26 degrees, we slept with no fan. Breakfast although was nice and enjoyable.

Lovely old fashioned hotel that is close to the beach, pier and fun things that Skegness has to offer. Bedding was lovely and clean and room was cosy and had fans provided. Bathroom was very small and shower worked but needs attention. Kettle needed to be plugged in on the floor to work as there wasn’t a long enough cable to plug it in where it was. Breakfast was ok, good cooked breakfast and cereal options but coffee was awful. Would stay here again as liked the old fashioned sea side vibe and it was good value for money.

We booked a deluxe double room with balcony and sea view. The room stank. It was not a smell that housekeeping revisiting was not going to get rid of. To get rid of that smell the carpet needs removing. The "balcony" was a flat roof with partial railing with 2 tables and chairs absolute covered in bird poo - I get it, occupational hazard of a seaside town but how about cleaning it? The room was tired and in desperate need of renovation. The whole building that once was grand is tired and sad. A real shame. We asked to be moved and were told there were no more rooms, I questioned the "deluxe" element of our room and was told the balcony made it deluxe. We advised reception in that case given they couldn't move us, and to be honest, we didn't want to stay there, we asked for a refund that they agreed to and found a last minute B&B as we had a show that night and ideally needed to stay. The staff didn't seem to know what was going on and we were told different things whilst waiting to check in, it wasn't very organised. I can confirm parking is free, but cannot comment on anything else.

Staff were great, very professional, room was clean, breakfast was good - though I can only speak for getting there by 8am. No issue with facilities and location was also less than 20 minutes flat walk from the train station and slightly quieter than closer into the centre which was good. Some maintenance/decorating/new carpets etc would benefit the hotel, so that may be something to expect but didn't impact my stay at all. The lobby ceiling was impressively painted and the building does have some real character. I would certainly stay here again if I was back in Skegness.

The staff were lovely and very friendly, which was the highlight of our stay. Unfortunately, the hotel itself is in need of significant refurbishment. The wallpaper was ripped and peeling off the walls, there were stains along the side of the bed, and the shower was in poor condition, with rust, dirt, and limescale visible on the pipework. As a result, I didn’t feel comfortable using it. I wouldn’t have minded quite as much if the room had been reasonably priced, but for the cost of a one-night stay, I expected a much higher standard of cleanliness and maintenance. Overall, the hotel was very disappointing and not good value for money.
