The rooms have a very strong smell of mildew that stard fading away after a couples of days, but the first impact arriving at the room is a feeling of old and low quality. There is no beach, yo can see in the pictures sand but there is a wall that protects the sand. The waves hit this wall, there is no sand access to the beach as a normal beach hotel. There are strairs to access the water, but there broken and very slippery, it is quite difficult to access, ocenyou access the beach, it is nice, 1m depth and plenty of space to enjoy with kids. Only one option of restaurant on weekdays and 3 on weekends, all pf them quite expensive. You can bring your snacks and beverages to the beach area. Rooms and bathrooms were clean, and a lot of water bottles were provided.

The hotel facilities are excellent, however our room was very tired and worn and the VIP benefits are non-existent. The pool area is very nice with ample sunbeds, a nice swim up bar, good beach access and hot tubs. The room itself is in desperate need of refurbishment. There is no oven, instead a massive dishwasher - I’m not sure how many dishes need washing when you get no oven and 1 saucepan. The kitchen supplies are hugely lacking for a self catering experience. The shower screen was broken with only one of the panes there. The film was peeling, the wardrobe doors were squeaky, the sofa bed slides out when you sit on it, the pillows are so soft they will give you neck ache. This is not a 4* hotel. There is a free laundry room which is amazing- not coming home with lots of dirty clothes was the dream! The VIP experience of a room upgrade, early check in and late check out is dependent upon availability, unfortunately none of these were available for us - surprise! The spa offers 241 on Thursdays so take advantage of this as the massage was excellent. Unfortunately the shower in the ladies changing room was broken. They have a hotel with great potential, unfortunately it is missing the mark and as such is overpriced and not worth it.

The hotel is currently under renovation, so there was quite a bit of construction noise — we were woken up early by hammering and drilling right above our room. The room itself felt a bit outdated, but the staff were friendly and the breakfast was good. We especially enjoyed the calm, shallow water at the resort beach, which was perfect for relaxing.

The pools were very cold unfortunately and kids weren’t aloud in the hots tubs which weren’t hot at all.. the staff were amazing I must say and the food was delightful and they did not skimp out on the drinks

The staff were always very helpful and kind. The breakfast buffet may seem expensive, but it's worth $30 for the variety of traditional Mexican foods and attentive service while enjoying a great view of the ocean. The property is well kept though a bit dated and rooms are spacious. You can access the ocean right in front of the resort by walking down concrete steps, but we walked a few minutes to the beach on either side of the property to enjoy a more traditional beachfront. It's an easy walk to many good restaurants and a grocery store. We cooked at least one meal a day in our little kitchen. One area that could be improved is pool cleanliness. The water looked stagnant in some areas in the mornings and our toddler kept on getting dirty streaks on his swimsuit, which I finally figured out was from some film on the side of the pool.

This property has three restaurants and the food was phenomenal in all three. The beds were fantastic. The pillows were even better. It was just me and my 10 year-old son and I felt completely safe. In the rare moments when my 10-year-old was looking for something to do. There was ping-pong in the lobby along with foosball and basketball shooting. The location to a supermarket just maybe a quarter mile down the road was fantastic. The grocery store itself was amazing and had everything you could possibly need. We were lucky enough to have a room with a kitchen, which we didn’t really use but could have if we wanted to, which was lovely. Even though we don’t speak Spanish, we got by just fine.

A piscina estava muito fria e as 3 jacuzzis que existem estavam sempre cheias, sendo assim, seria interessante aumentar o numero de jacuzzi e realizar um ligeiro aquecimento da piscina com placa solar. El hotel en malas condiciones, necesita reparaciones. El cuarto estaba en malas condiciones la chapa del baño rota, la llave del fregadero no tenía coladera. Paredes con manchas. El jacuzzi estaba fría la temperatura del agua, de los 4 sólo tenían dos en servicio, solo uno con la temperatura correcta. La alberca sucia con muchas olas y suciedad. Lo más desconcertante es el mal trato de los del mostrador. No fueron amables, ni corteses. Los únicos con buen servicio fue la camarera que limpió el cuarto y los maleteros. Una mala experiencia. Desilusión. NO LO RECOMIENDO.

The rooms were old and not clean. The only new rooms they had were in the middle of terrible construction noise all day long and they placed my 70 year old parents right above the loud thumping music at the pool and refused to move them to another room. Would not recommend. Got the Westin down the street for 300$ more and they had a lovely experience there.

We enjoyed our stay! The facilities are very nice. We loved our spacious room. Yes, it was a little dated, but not in any way that impacted our stay. The staff were very friendly. We also liked that it was quiet, felt family oriented and most of the guests were Spanish speaking. It did not have the loud, touristy vibe that so many Cancun resorts have. We ate at Palapa restaurant twice, although never ate the buffet. The service was very good, as was the food! We ate at a few of the local taquerias across the street from the hotel and they were great and had really friendly service. I have never seen a more hard-working pool staff. They were out there day and night, cleaning every inch of the pool and hot tub area!! Be ready for the sales pitch of their other properties and vacation club. It's common at most hotels we've visited in the more popular cities in Mexico. I will say, it was much gentler and less pressure than I've experience elsewhere, so that was appreciated. We also received some nice "extras" from our status with Expedia, which was very nice!! We would definitely stay here again if we're ever back in Cancun!

The room was roomy for our family of four. It's an odd design in my opinion there's a huge sliding door going from the master bedroom to the bathroom area. Which ours didn't stay closed properly so we had to stuff a towel under it so it wouldn't slide open. there's another regular door going from the first room and kitchen area into the bath area. first there's the shower which is nice and big then the sink area, again very roomy and to the side a door going to the toilet. I have two teen daughters (I'm Dad) so the problem with the design for me is if one of the girls is using the shower (glass door). I can't use the toilet. When I made the reservation I asked for a higher up floor. Upon check in I was given bottom floor but my wife and I decided it would be ok. In the end a higher floor would have been much more pleasant. The pool area and hot tubs are very nice with nice scenery. They have a DJ playing till 8 pm when the pool closes. The DJ wasn't bad just night club loud. the volume could be turned down a bit. After a half or full day of excursions I'd like a little relax time in my room or at the pool but I was watching the clock for 8 pm waiting for the DJ music to end. The location of the property is pretty good and walking distance to all sorts of restaurants, pharmacies, mini- marts and a very good sized grocery store with good prices and an excellent bakery. Over all it was a nice stay but for the money should have been a bit better.

Employees were friendly, knowledgeable & helpful. Rooms were spacious, but need updating, especially the filter system. Rooms were a bit musty smelling and everything felt damp. Nice pool, but small beach. Our first room was next to another resort that was extremely noisy due to loud music until 11:00 pm. We asked to be moved & were accommodated

The hotel facilities are excellent, however our room was very tired and worn and the VIP benefits are non-existent. The pool area is very nice with ample sunbeds, a nice swim up bar, good beach access and hot tubs. The room itself is in desperate need of refurbishment. There is no oven, instead a massive dishwasher - I’m not sure how many dishes need washing when you get no oven and 1 saucepan. The kitchen supplies are hugely lacking for a self catering experience. The shower screen was broken with only one of the panes there. The film was peeling, the wardrobe doors were squeaky, the sofa bed slides out when you sit on it, the pillows are so soft they will give you neck ache. This is not a 4* hotel. There is a free laundry room which is amazing- not coming home with lots of dirty clothes was the dream! The VIP experience of a room upgrade, early check in and late check out is dependent upon availability, unfortunately none of these were available for us - surprise! The spa offers 241 on Thursdays so take advantage of this as the massage was excellent. Unfortunately the shower in the ladies changing room was broken. They have a hotel with great potential, unfortunately it is missing the mark and as such is overpriced and not worth it.

Nice property and great location. The rooms were a little dated but not bad at all. The rooms were spacious and the AC was cold. Overall nice property and walkable to the center of the hotel zone.

Great location, decent beach and area. Jet skis available (no wait for us in Oct) and the Palapas restaurant between the pool and the beach was solid. The staff tried to accommodate us checking in early but the unit was in the left wing which was remodeling and the fumes were beyond acceptable. That said they quickly moved us to the end of the other wing and welcomed us with chocolates and wine! Even got us the same kind of suite. Great effort, I hope they stay like that in busy seasons. The hotel itself is nice but a bit older feeling. It’s not deluxe but has amenities. It’s quite notable compared to the whitewashed Riu next door that the Fiesta Villas feels a few decades older and less crisp. Sheets and bedding were nice. Slept like babies. Our two bedroom unit was spacious and the balcony is the star of the show, fantastic views! There is a kitchen which is great (and what we wanted) but is nothing to write home about. The shops nearby include lots of souvenirs and several convenience stores right across the road. The mall there seems mostly vacant but the streets cape has a decent selection of restaurants and plaza massage places among others. The star is the mega Chedraui which is a multilevel superstore with produce, cafe food court, bakery, liquor (top floor) in addition to the middle floor with a big selection of souvenirs and standard groceries and pharmacy. In Oct the weather was beautiful and crowds were nonexistent. Occasional rain mostly as you sleep.

This ia a beautiful clean property with ocean views and beach access. We had a beautiful room with a walk out patio. Fiesta Americana Villas had the best in customer service, we were greeted by friendly bell staff that took our luggage and very easy checkin. All staff members were very helpful, knowledgeable and welcoming. With the Expedia VIP status the staff brought a bottle of champagne and edible chocolate ocean reef sculpture as a welcome treat and gifted us fresh baked cookies upon check out.

El hotel en malas condiciones, necesita reparaciones. El cuarto estaba en malas condiciones la chapa del baño rota, la llave del fregadero no tenía coladera. Paredes con manchas. El jacuzzi estaba fría la temperatura del agua, de los 4 sólo tenían dos en servicio, solo uno con la temperatura correcta. La alberca sucia con muchas olas y suciedad. Lo más desconcertante es el mal trato de los del mostrador. No fueron amables, ni corteses. Los únicos con buen servicio fue la camarera que limpió el cuarto y los maleteros. Una mala experiencia. Desilusión. NO LO RECOMIENDO.

Super friendly staff, they made us feel welcome immediately upon arrival. Parking was super easy with our rental car, and walking/using DiDi in the area made it super easy to get around the Hotel Zone.

We Love how easy accessible to the beach, the pool was amazing, our room had a kitchen it was super nice cooking breakfast before heading out for the whole day. The location to Chudraui was like 2 blocks away that was a Plus. We will be back again.

Foi tudo ótimo! O quarto é amplo, estava bem limpo. Tem uma vista linda e localização excelente. Os problemas eram só as pedras para entrar no mar e a música alta do hotel ao lado.

The food was absolutely terrible. Expensive and not worth it. Drinks were week and it's NOT all inclusive. The staff was very nice but struggled with English. Seems like most of their clientele was Spanish speaking. This property has no real beach. I would not go back and I do not recommend.

Our room, though clean, smelled of mold the whole time and then sewage toward the end of our trip. They will bombard you with trying to sell day trips and timeshare opportunities. The surrounding area felt run down and unwelcoming. Overall we had a good time, but probably wouldn’t stay again.

El cuarto necesita un poco de renovación pero Fiesta está en proceso de renovar los cuartos. Lo que mas nos gustó fue lo amable que fueron. Todos el personal fueron excelentes. También las comidas estaban excelentes. Aparte de esto la propiedad estaba muy bonita y la playa era preciosa. Recomendaría Fiestas para tu próximo viaje a Cancún.
El cuarto necesita un poco de renovación pero Fiesta está en proceso de renovar los cuartos. Lo que mas nos gustó fue lo amable que fueron. Todos el personal fueron excelentes. También las comidas estaban excelentes. Aparte de esto la propiedad estaba muy bonita y la playa era preciosa. Recomendaría Fiestas para tu próximo viaje a Cancún.

Beach access and quality were very good. Water was clear. Geography shielded this area, reducing the size of the waves driven by prevailing winds. The Palapa restaurant had good quality and variety. Prices have increased by far more than the change in exchange rate. The buffet breakfast was especially expensive at $35 USD per person.

This property has three restaurants and the food was phenomenal in all three. The beds were fantastic. The pillows were even better. It was just me and my 10 year-old son and I felt completely safe. In the rare moments when my 10-year-old was looking for something to do. There was ping-pong in the lobby along with foosball and basketball shooting. The location to a supermarket just maybe a quarter mile down the road was fantastic. The grocery store itself was amazing and had everything you could possibly need. We were lucky enough to have a room with a kitchen, which we didn’t really use but could have if we wanted to, which was lovely. Even though we don’t speak Spanish, we got by just fine.

O quarto era bem amplo e possui muitas comodidades. A piscina estava muito fria e as 3 jacuzzis que existem estavam sempre cheias, sendo assim, seria interessante aumentar o numero de jacuzzi e realizar um ligeiro aquecimento da piscina com placa solar. O restaurante Lá Palapa é bem gostoso e a academia quebra um Fialho. A localização é excelente

We enjoyed our stay! The facilities are very nice. We loved our spacious room. Yes, it was a little dated, but not in any way that impacted our stay. The staff were very friendly. We also liked that it was quiet, felt family oriented and most of the guests were Spanish speaking. It did not have the loud, touristy vibe that so many Cancun resorts have. We ate at Palapa restaurant twice, although never ate the buffet. The service was very good, as was the food! We ate at a few of the local taquerias across the street from the hotel and they were great and had really friendly service. I have never seen a more hard-working pool staff. They were out there day and night, cleaning every inch of the pool and hot tub area!! Be ready for the sales pitch of their other properties and vacation club. It's common at most hotels we've visited in the more popular cities in Mexico. I will say, it was much gentler and less pressure than I've experience elsewhere, so that was appreciated. We also received some nice "extras" from our status with Expedia, which was very nice!! We would definitely stay here again if we're ever back in Cancun!

This is a timeshare property. I was not aware of that when booking and had zero interest in that, I was asked to speak with a team member where I learned he was offering me free things to sit through their presentation and I had to repeat no several times before he would let us leave and get to our room. The property itself sits across from a deserted shopping mall so the area feels rundown as a result. Also feels a little sketchy to try to walk to dinner if you leave property. The first day the tanning shelf in the pool was filthy. And the pool was low on water. I did finally see someone cleaning it at the very end of the day and it was looking better the next day. We got in on day 2 when it seemed cleaner. You can use the lounge chairs but must pay for beds. The beach area could use some work to make it easier to get in. The floor and room smelled weird. The room seems old. We did get upgraded to a one bedroom suite that had tons of room and was decently clean. The kitchen was stocked with dishes, glasses and wine openers. The palapa restaurant is ridiculously overpriced. Decent selection of food if you want to pay those prices. We only had quesadillas which were small but fine. While I know this is Mexico and I would never expect English to be spoken, there is more of a language barrier here than inexperienced in isla mujeres and I’m not sure what then norm is in Cancun. Was surprised given such a tourist area. Just be aware and bring translation app

There’s no large sandy beach in front like the neighboring resorts, but at least there’s beach chairs in a short sandy area facing a rocky beach. The hotel feels a little dated but rooms are clean and amenities are great.
