MainStay Suites Sterling near Dulles Town Center

The pictures of this hotel on hotels.com were completely misleading. There is no pool. Staff was rude until after I contacted hotels.com to correct issues. No utensils or cookware in kitchenette. TV was broken. WiFi did not work. Staff refused to help or deal with any of the issues. Save your money and stay somewhere else.

Parking at night was very very limited

It's clear that management has put in a lot of work updating the exterior of the property, but much remains to be done inside. The climate control wasn't working in our original room and we had to be moved to a different unit. The ground floor smelled strongly of cigarettes despite being a non-smoking building. Window screens were busted and torn in many windows, lamps in both rooms we saw were dented or twisted out of shape, and no soap was available for washing the provided dishes (our room had only one fork, 2 plates, and 6 drinkware items.) The staff we met were all friendly and eager to make our stay pleasant. I suspect the issues we observed are the responsibility of higher leadership within the hotel, leaving boots-on-the-ground workers to make the best of what they have.

The facilities need extensive repairs and upgrades. If the price is low, you will get what you pay for.

Barely any parking spots due to construction tubs in the parking lot and spaces taped off. Halls and elevators not very clean. Incidental fee was outrageous 5x’s what I usually pay!

The room was a nice size and clean. It could use a new carpet and some repairs, but generally not a problem. I had a comfortable stay. The gym was tiny and most of the free weights were missing. But the machines did work. Overall fine and good value for the money

Arriving late at night, there were no parking places available. The exterior of the property looked okay, but the closer we got to the room, the worse it got: threadbare carpet, unusual smells, creaky floors. The room itself was mostly a disaster: worn out and stained carpet and furniture, a table without chairs, a pullout bed with no bedding, a bathroom with bugs (looked like roaches, but not sure), TVs without remotes, so we never knew if they worked. Not enough towels for two people. Requested room to be cleaned but found out the next day that cleaning service is not available on weekends. Requested bedding for the pullout from the bed from the night manager and got a fabric footer instead of a blanket. Had to go back down to the office again the next day to get sufficient towels and a blanket. Pullout bed was in terrible condition: noisy, painful, and sagging in the middle. Insufficient lighting, damaged and non-working fixtures. The kitchen was the clean and up to date, but was not usable because it had almost zero dishes or utensils.

Elevator was not in service at all during the days that I was there. Room was on the 3rd floor of building. Had to buy my own utensils from nearby Target and Walmart. Lots of people smoking right outside the front doors of the building. Room was cheapest available so I guess that I got what I paid for.

Pros: Very nice man at check-in from Afghanistan. Easy check-in, quiet area, many dining options and a very close Walmart. The area is extremely safe and very well lit. Plenty of convenient parking. Cons: Bedbugs in my first room. I had to change rooms and inspect it for bedbugs. It was clean as far as I can tell, but it was right next to the first room that had bedbugs. The second room I was moved to had a shower that did not fully turn off. It ran all the time. I went and told them the shower didn't turn off and the manager or owner was supposed to come and fix it while I was out shopping. It was not fixed when I returned, it just ran a bit less 24/7. The TV did not function, and I told the desk. The desk person that day told me to move the TV from the first room to the new room myself. The TV is bolted to the stand. I am disabled and walk with a cane. The table and TV probably weigh 60 pounds. I used a luggage cart and had to lift these things twice, unassisted and hurt myself. I told the desk how heavy these things were, and they could clearly see I walk with assistance. I told the desk I was hurt moving the TV's and the desk person just shrugged, and she said "Sorry". The guest laundry was broken and had to use a laundromat nearby. Bottom line: If you need to be in the area for a few weeks, it's probably best to stay elsewhere. This place is falling apart.

Maybe clean the cigarette buds and add a pool

No breakfast despite it being advertised. Building smelled like urine and mold, our entire room carpet was damp with obvious mold issues around baseboards and windows. The mildew/mold smell was overwhelming. Very odd sign posted on the back on the door regarding their libaility if your property is stolen. We were able to checkout around 12, and the front staff saw us packing to leave, stillgoing in and out of the room, and when we were both downstairs they entered our room before noon while our stuff was still inside, very sketchy reaction to seeing me. Building door wasnt secure, just pull it open and anyone has access. A lot of random people walking around/hanging around the parking lot that werent staying there. Dishwasher had mold. Only two towels no sheets or extra blankets for pull out couch despite checking in four people. No shower curtain, clear water damage and mold around bathroom and tub. Tv cut off every 5 minutes bc the cable didn't work. Wifi disconnects every 5 minutes, slow can't connect to ethernet cable bc it's locked by the hotel owner, but offered in the room? I wouldnt suggest this place to anyone.

I will not ever return! I arrived around 2am and nobody was at the desk. I called the phone and finally woke up the night auditor who was sleeping in the back office. Then I get to my room. The key doesn’t work! I go back to the desk and wake him up again for a replacement. I walk back to the other building where my room is and turn on the lights….ROACHES EVERYWHERE. The room was filthy with dirt and dust everywhere, crayon marks all over the walls, random crumbs on the floor

I stayed here once before and it was fine. The room I had this time had a broken toilet. The building smelled terrible. There was pubic hair in the bathroom. Very gross place.

RATS! 3 Rats ran across our living room floor, we went to the front desk and told them, they didnt seem surprised, apologized and moved us to another room. When in that room we checked around and found rat feces all over the bed. We slept in our car and checked out in the morning, even though we had 4 more days booked. Horrible, disgusting place!

We were awaken to what we initially thought were chirping birds. However, after turning on the lights they were mice, rats, in our room. Told management we wanted a refund and they refused. Then requested room be switched, they also refused that. Instead they placed several rat traps around the room. So we moved to another hotel.

Shower curtain was missing. I had to call twice to get one installed. Front desk girl is very rude. Bathroom is very filthy. There were cockroaches. Water wasn't draining from the sink and bath tub properly. Kitchen had a horrible small and we had to go buy air freshner to coop with the bad smell. Inside of the property is totally different from the outside (new look). Don't be mislead. I will never go to this place again. What a horrible 3 days. I couldn't wait until I get out of it.

The size and layout of the room was nice. But the mouse poop on the bathroom made us nervous. Then the mouse running around the kitchen freaked us out. Our kids were sleeping we couldn’t change rooms, however the front desk never offered to move us. They gave me one glue trap and asked how big it was. Then in the AM asked about breakfast because there was a sign that said complementary breakfast. But found out there was none. As I proceeded to pack the car, there was a man passed out in a parking spot with beer bottles, tools and a motorcycle. Front desk said they checked on him? But he was there for the hour we packed the car and got the kids in and got the hell out of there.

Tv in my room didn’t work was supposed to be fixed by time I got from work.Had to call front desk Tv was still broken.

Rooms are comfortable enough for short 1 night stays but amenities and room condition are outdated and bit here and there. Overall clean and comfortable room to stay for a night By location around 20 mins from IAD and compared to other hotels nearby it was better in price as well as room condition.

Decent room. But fridge wasnt working and room had no tv. According to staff they were replacing a few things in hotel and I guess some rooms were left with no tv.

Well, they put me in a room that had a door to the next unit to me. I was was next to stair well. Building is built very poorly. Im a union electrician for 33 yrs so I know construction well. The plywood floor had spots that was springy like it wasnt nailed down well and poorly insulated for sounds. I could here everyone walking in the hallway. Atleast 5 pepole tried to open my door.??i couldnt fall asleep from all the noises I could here. The floor was echoing. Most of all kitchen sink faucet loose.deal breaker no hot water to take my fn shower.

No frills hotel that had a full kitchen which was nice. Lots of stains throughout the room (ceilings and bathroom toilet) and pretty noisy at night but not unbearable. Entrance is not very well lit and very easy to miss when you drive by. Bed was comfortable yet lacked a real comforter. Ice is located in main check in area only which is inconvenient considering you have to walk across the parking lot to get there. Overall you get what you paid for. Wasn't the worst hotel I've every stayed and and far from the best.

I was denied a room that i prepaid for. I was told that all rooms had been sold and i would have to call expedia to figure it out. I called expedia and i was told that they refused to issue a refund. Im very unhappy with expedia as well as this property.

The stay has not happened yet. I booked via your website, I drive 6hrs to get here to get a good nights sleep, but when I show up, the front desk tells me there are no rooms available and that the website failed since they have informed them that they do not have any rooms available for sale. So, now I have no place to stay, for a room that was already paid for. On the phone with your customer service representative - Bryan. He is very helpful in finding an alternate location for me ...and it is 1:45 in the morning. Bryan was successful in solving this issue for me. In fact, he hit a grand slam in finding me a better place than the one I booked. As for that place, I would advise dropping them from your list. It is not a good selling point when the police are there because the hotel is not taking good care of their guests. I showed up in the middle of it...so glad I got out of there before the police arrived. I watched the situation from my car while Bryan helped me. Book the Lansdowne Resort...the photo is my room. Just wish i had more time here.

I always stay here for work. Staff is nice and helpful. The carpets could use some love in the room and hallways. Kitchen and bathroom were clean and the bed was comfortable. No issues at all, this why I stay here versus done other places with a full Kitchen.

We stayed here for 3 months for work. Friendly staff. Clean property. Bed was comfortable. Easy to get mail and deliveries. The only complaint is they need more washers and dryers and hotter water.

It has a charm in that it is an older facility. Brought back memories of places we stayed in Britain. It is in need of a good carpet cleaning and deodorizing in the room I stayed in. When I first arrived I discovered that my Expedia reservation had left off one night. To my pleasure Rahmani, the front desk employee assisted me in finding accommodations at a nearby hotel gor thr missing night on my reservation. He is a delightful young man and a true asset to the business.

Had a reservation but when I went in, they said there is nothing available. There was no effort made to contact me or Expedia to let me know. Had to find another hotel at 2 am in the night, in unknown city.

When I initially booked online with Orbitz, it said that I can pay at the property once I arrive. They processed a pmt with my card at 2:59 pm. I did not authorize them to do so. I called and I was told they do that for security purposes because people do not show up sometimes. Honestly, that’s not my fault. I get to the property & no one is at the front desk. I waited for 15 minutes and no one still came. I called for someone, no one came. I even called the property to see if someone would come answer the phone. No one did. It took a total of about 20-30 min before someone came to the front. There was someone else in the lobby waiting with me. While being checked in I was given someone else paper to sign with their signatures on it already. The guest before me information was still on the welcome screen. Tbh, it look like the person work was sleeping. This room is not worth $130. The mirror in the bathroom is cracked. The light switch panel is all cracked up. The bathtub is chipped with rust. The room is way smaller that what pictures showed. The toilet doesn’t flush. I don’t think I will stay at this property again until they do some major upgrades.

Hotel staff have checked in room on behalf of me and when I came here they said there is no room available. It was 3 am in the morning and I got basically stuck here without any place to stay. I am contacting Expedia and they have put me on long hold. I still update the review based on how it goes. Overall very unprofessional and I can't believe hotel did this. Expedia gave me new hotel after talking for 45 minutes and got into hotel at 5 am.

My family and I were amazed at the very reasonable cost to stay at this beautiful establishment. Our suite had a kitchen, a livingroom, computer desk with plenty of storage and a Queen sized bed. Parking was very convenient. We couldn't hear any of the other visitors. Plus plenty of shops, restaurants and stores close by. The next time I am in the area I will definitely be staying here again. If you're in the area please pay them a visit. You won't be disappointed!

Great rooms for a great price. Very convenient location for shopping and transportation options. Highly recommend booking here if in the Dulles area.

The condition of the room was less than acceptable, with most concerns related to the bathroom. Breakfast was not provided. A letter was sent to the company.

Room was dirty and smelled like cigarette smoke.No phone in the the room.No ice machine in the building,housekeepers didn’t not speak English.Couldn’t get fresh towels for 2 days.There was no drawers to put clothes in.No glasses for water.One coffee cup.No utensils for cooking or any pots or pans.Snack bar was empty.I have a asmtma and could not breathe inside the room for 3 days.My fiancée had breathing problems as well.I would not recommend this place to my worse enemy.I feel like I wasted money.Unfortunately I had to add another day due to traveling circumstances.We barely got any sleep because of smoke smell issues.Makes me not want to book through your site because this room was completely misadvertised.Your site offers me price drop on this trip.If I would of known conditions I ll be in ,i would of never too advantage of it.

Not well cared property, rooms not well cleaned, floor near the kitchen area broken, old facility not keeped well mantained, gym practically is not existing, breakfast advertised but not true, no water to buy inside the facility, not a nice experience, is not cheap avoid it as long you can

Staff was good! The area had a lot of stores and restaurants! But I wasn't happy with the strains on the furniture, no silverware, pot and pans, dish detergent and no breakfast which is advertised.

Straight forward stay, comfortable, staff was very nice. No breakfast like advertised online.

I had to go ask for fresh towels after several days. The tiny coffee pot didn’t have the glass carafe and the front desk didn’t have any replacements although a housekeeper offered me a skillet. I went to Target and bought myself a new coffee pot

I wish the property had breakfast because it advertised breakfast on the website. There was nothing onsite to eat but there was a walkable shopping center nearby to buy food and could be cooked in the room.

It was clean and had everything I needed. Check in was very easy. The only downside is Expedia advertised breakfast, but this hotel does not serve breakfast.

Had a one night stay at this property. The check in was flawless and cheerful. The room was clean but smelled like a lot of smokers had stayed there. The property did not have coffee in the room or available in a breakfast area. There were some decaffeinated pouches, but that doesn't wake you up lol
