Ashburn Hotel

Nice place to stay in Kensington. Right by the Gloucester Road tube stop and a Waitrose less than a block away. Room was nice, clean and I loved the French decor. There is underfloor heating in the bathroom which was a nice touch. Staff were friendly and bar area was nice to have a glass of wine before bed.

This hotel was one of our best stays when it came to location (super close to a Tube), temperature (a working AC that was fast and effective!), and the bed (very comfy). The hotel is very no-frills, but ticks all the boxes in terms of what you need. Our biggest qualm was that our water pressure in the shower and sink was quite odd. It would cut out randomly or not be strong enough at all in the shower. The use of the mini fridge was also super helpful. It was great - a bit of a tight squeeze in the elevator if you have big pieces of luggage, but the whole stay was pleasant.

Staff is very professional. Great hotel with an old world feel - without compromising on the perks of modern amenities. Located in a posh and safe area. It is 3 minutes from the underground. The rooms are bigger than most in the area. Free snacks, water, coffee and tea in your room. Bonus - they have a fridge. This is my go to hotel in London. This is not for those looking for a modern “American” hotel. This is a period hotel that feels like a big hug.

We considered the Ashburn because it's a 5 min walk from the tube station and in a great part of London. Easy to walk to museums, parks, restaurants. What made us choose it was the positive reviews. They turned out to be right! This is a charming boutique hotel that really works to make guests feel welcomed, and does everything well. We arrived in the morning: asked if we could store luggage assuming the room wasn't ready, very happy that instead the manager checked us in so we could relax before starting our day. Bed & bedding: excellent. Our room was quite spacious (esp by London standards!), the bathroom also a good size with nice toiletries and good water pressure and towels. The room had a big safe, coffee/tea maker. Our room 603 was on the ground floor and faced another building so completely quiet. The hotel bar is cozy and comfortable for having an afternoon drink. We opted for the Full English breakfast which at £8 pp was good value and served in a charming room. Our server, Khadijah (sp?) is lovely, very welcoming and making sure several times that we had everything as we liked. Laura at the front desk took care of a couple requests quickly and like the manager and Khadijah at breakfast, really made us feel we were welcomed guests. I would definitely stay here again: charming, cozy, great location - and especially an excellent staff.

Was a pleasant and quiet stay. Only cons were it wasn’t a real king bed was two twins pushed together . Also not many amenities .

I enjoyed being able to have breakfast on site. It was convenient and a good value. Staff were great and very helpful. Main lounge area was nice for relaxing in the evening. Nearby tube station was very close by. Convenient location.

Hotel was great! In a nice location close to the subway. They had a little bar and a lovely breakfast room with option of full English or continental. We had a HUGE room on the basement floor. The shower was a little odd but that might be because we are used to something different. I would definitely stay here again.

The breakfast was lunch meat and toast. They would not turn on the heat to our room and we froze! Area was mostly Lebanese stores, restaurants and shops. Vert close to tube. No restaurant and bar was terrible. Rooms were clean, bathrooms we very old and basic.

Really nice place, excellent location (about ten minutes walk from loads of free museums - Natural History, Science museum, Victoria & Albert, and more I'm sure but honestly you could already spend a week or more just at those) as well as Hyde Park and Kensington Palace. Tube station right nearby, lots of great food options within ten or fifteen minutes walk, and a couple of grocery stores (Waitrose and Sainsbury's) within a couple minutes. Our room was up top floor (elevator included) and lovely, spacious and nice. Despite the tube being clearly audible from outside, it was almost competed silent in the room - well soundproofed to outside! The doors, a bit less so, so the hallway was fairly audible although we never heard anyone else in their rooms. Classic styling to the rooms with nice furniture and gorgeous wallpaper! I think the wallpaper was new in ours, and there was a slight plasticky smell especially if we'd been gone all day and the day had been warm, but it wasn't bad and faded quickly. Only real issue was the water pressure - I think because we were on the fifth floor? Water pressure was very low: it was possible to take a shower, but it was a noticeably meager shower. Water was good quality and hot (hot water pressure was actually noticeably higher than the cold water pressure) though so that was nice - room had a shower/ bathtub combo, as well, so maybe a bath would've been a better plan, but I'm not sure how long it would take to fill. Really great overall!

I don’t know where the 10/10 reviews have come from here.. maybe Expedia need to investigate or even visit? They are either fake or have such low standards. The location is good with excellent transport and shopping/restaurants. The cleaning was average (we found blueberries beside our bed), but the rest of the clean and turn down was ok. The place is NOT as it is in the photos. It’s is extremely tired, the carpets are stained and threadbare throughout. The lounge has an air of a nursing home. We had great issues with the AC.. place was steaming hot (told by night manager that it was set to 33C..). Can back from an evening out to what was a sauna.. AC not working and night manager doesn’t know how it works… had to sleep with the street window open (anyone who knows London, knows how that sounds to sleep to). On discussing with day manager, there is NO AC in the hotel only heating.. any attempt at using AC means the heating is activated… advice: turn all off and open the window for any cooling… this should be removed from the Expedia details. So 3 nights in London using the window as AC… 4 star?? The furniture is very worn, tired and frankly bad. Most drawers can’t open, mirrored cabinets were cracked. The bathroom we had was so small we could wash our hands as sat on the loo and had to skip around furniture to close or open the bathroom door. All in all, the reviews are questionable, the star rating is rubbish and the service passable.

From the moment we arrived we were greeted with smiles and even the opportunity to check in 3 hours earlier than planned. The staff at the Ashburn were outstanding. The location was perfect for us, 30 minutes by Tube to everything we wanted to see or had planned with a quick 5 minute walk to the station. (47 minutes from Heathrow T3)) There is a bus stop right next to the hotel as well. The Ashburn is truly an ideal location. Next to the Tube station is a pharmacy and grocery store and plenty of eating options all within a stone's throw. We had daily maid service which was unexpected considering in the US you don't get that anymore. Honestly our only gripe (and we didn't complain) was on the first day of maid service she changed out towels and only gave us one wash cloth instead of two and hoped it would change the next day, but it didn't. Our sleeping room was on the smaller side, but definitely comfortable and cozy. We enjoyed the decor very much. The bed was comfortable, the pillows (for me, personally) not so. The rooms and lobby were all very clean. I would definitely choose to stay at the Ashburn again.

This hotel was located in a very safe and pleasant area. The quality of the room was perfect. Spacious and very clean. The breakfast was very good compared to other breakfast we.ve had in London. Overall this was a perfect stay for us. We.ll be back!

I stayed here for 9 nights, as a solo traveler. The pros: 1. Location and safety: This is an attractive and safe area of the city, with Gloucester Road Tube station easily within walking distance. Kensington High Street was an easy 16-minute walk, as was Kensington Palace. There are also grocery stores within walking distance. I never felt unsafe walking around at night. 2. Noise: you will hear the noise of trains being this close to Gloucester Road and on the weekends, there will be a certain amount of noise from the street and door slams/talking in the hotel. That said, I do believe this area is much better for noise than heavily-trafficked areas such as say Covent Garden. 3. The woman serving breakfast was very friendly and always willing to go the extra mile. underground. Cons: I had issues with cleaning during my stay. Dirty towels were hung up back on the rack, dirty glasses were rarely replaced and my water was only replenished once during my 9-day stay. After speaking with management, more care was taken with the cleaning. My advice to management: you have all the ingredients of a lovely 4-star hotel. Make sure that cutting corners on cleaning doesn't let the place down.

The rooms were spotless and the front desk staff are friendly and extremely helpful The location is 3 minutes from the Gloucester Road tube stop which has several lines giving you easy access to all London attractions Many good restaurants on the main street

I really enjoyed my stay at the Ashburn Hotel. My room was spotlessly clean, spacious , comfortable and had a lovely comfy bed. The hotel is very central for shopping, sightseeing and public transport. The reception staff are excellent welcoming and helpful especially Laura who I had most contact with.

Expedia needs to review this hotel's star rating. The Ashburn Hotel is not a 4 star hotel. At best, it may rank 3 stars. While the bed was comfortable, the room fairly clean and the location close to sights and ammenities, the hotel itself is tired. The brown carpeting throughout is lifting in places and appears to need a deep cleaning. The lift needs servicing. Large empty cardboard cartons and green garbage bags of dirty ljnens were left in our corridor for days. The 2 bottles of water in our room's mini fridge had both been opened and one was only half full. There was a stained and badly torn handtowel in our bathroom. The inside of our room's windows were dirty with the initials of previous guests (?) etched in the grime. We paid a four star price for a 3 star experience.

Great location near the subway station. Also, there are many restaurants within walking distance. We enjoyed eating brkfst every morning at Zack’s restaurant nearby. Room was clean and bed was very comfortable! We really did not have any trouble and enjoyed our stay. Staff was friendly and we really appreciated the complimentary early check-in!!! Would stay again!

I actually liked the hotel which reminded me of old guest houses in Egypt. The property itself is old and could benefit from some refurbishment (e.g. the window frame in the bathroom had some brown muck in the corners and could probably be reseated and the lining curtains lost their white colour!) But the establishment is run like a traditional hotel centring guest needs. The staff was also very polite, obliging and pleasant. I had a couple of requests that they met immediately and a third one that was summarily dismissed but I think if the manager was there he would have obliged! I am just used to much finer establishments in general. But I felt safe and my stay was comfortable and I would stay there again if I cannot afford another place.

Didn’t like the condition of the property around reception, grubby and worn carpet . Felt the quality of the breakfast was poor but coffee was good . Cleanliness in dining area poor - window sills had dead flies . Room was good and clean . Dining staff and room cleaner were pleasant and friendly .

Hotel is showing signs of age and wear and tear. A bit shabby. We were given a room in the basement which meant no view and noise from underground trains - not too loud, but irritating. Convenient location though

Our stay at Ashburn Hotel was pretty average. The hotel is in a nice location close to the tube and we did get upgraded to a larger room which was nice. We were very glad to have air conditioning, however the AC unit smelled strongly of mold every time it ran. We tried not to use it but it was 90F during our stay. We were also disappointed that there wasn't anywhere in our room close to an outlet and a mirror, making getting ready in the morning difficult. We asked for an extension cord but were told no. The temperature and water pressure in the shower was constantly changing which was annoying. We did get a good deal on Hotels.com so we don't regret our stay, but next time I will probably spring for something better.

Hotel was very nice, staff were amazing. For some reason we couldn't close the curtains, asked the gentleman on the front desk to help which he did. He was very nice. Unfortunately the curtains wouldn't fully close so had the lamp outside shine in the room. there were a couple of stains on the throw pillows on the bed and the sink had a massive crack in it. Apart from this is was a lovely stay, really close to a tube station aswell.

This hotel seems tired and could use a renovation and also is just a little outside the main areas of town. The shower and sink had poor water pressure and the room furniture was uncomfortable.

Reception staff were very nice and always available. Room was clean and a good standard. We were in a lower ground floor room by the dining room, so could hear a lot of foot traffic in the morning as people went to/from breakfast. Did also hear cleaners discussing our room needing to be vacated by noon right outside our door, which wasn’t the best. We had a do not disturb sign out only to show we hadn’t wanted our room doing before checkout. Unfortunately, our air conditioning was faulty and only blowing hot air. It kept saying “cleaning filter” throughout our stay.

Water pressure in the shower was very low - unable to wash hair

The room was good, a little small but just what you need for one night. Great location! The only slight issue was the air con wasn’t great so we ended up having to open the window which made it super noisy! Our room was in the basement next to the staff room so it was quite noisy from about 7am. This wasn’t a major issue as we were only here for one night. Would still recommend.

I had the absolute best experience staying at the Ashburn Hotel. Everyone who worked there was so helpful and kind, my room was so beautiful, and it was incredibly quiet and clean. I loved the neighborhood too, as the underground station was around the corner (it is a direct shot to Heathrow airport on the Piccadilly line) and there were great restaurants nearby. As an independent traveler - I just wanted to stay somewhere safe, the entire area felt so safe and I felt comfortable there. Next time I stay in London I’ll absolutely stay at the Ashburn!

Nice small hotel battling the large chains and doing a great job! Service was outstanding! Great rates based on location.

We were told on arrival at 5 pm our room was not ready but apparently upgraded? No breakfast included though. Rooms were nice and big but overall the hotel was very old and outdated. I will say it did offer a very convenient location in a nice area and super close to the tube. My biggest complaint is one night we came home late after the wedding we attended after midnight and our door was left wide open by cleaning staff. Thankfully nothing was missing but we were extremely upset and reported this. Offered a free breakfast but still felt uneasy. Needless to say we kept the do not disturb sign on each day to avoid cleaning just asked for fresh towels.

Don’t accidentally book for a child. This hotel literally put us out in the street at 10pm when we asked for an extra blanket for our 15 year old daughter who was supposed to sleep in the sleeper sofa. The room had a king bed and a sleeper sofa so we incorrectly assumed we could sleep there. They allowed us to check in with no problems, we hid nothing and then three hours later they came to inform us we could not stay in the same room. Either put our 15 year old daughter alone in another room across the hotel or in the basement or leave. Thankfully there was a Hilton across the street which was much much cleaner and friendlier!

We had a lovey 22 hours there. The front desk staff were polite and helpful.

Stayed during Zac Bryan at Hyde park, was about a 20 minute walk to Hyde park in a beautiful area, we arrived very early and they facilitated us and got us straight into our room so we could enjoy our day and get ready for the concert. The room was beautiful and would stay here again if we were to go see another concert on Hyde park or the area.

We absolutely adored our stay at the Ashburn Hotel. Unfortunately we had a mishap with our train that was supposed to leave midday- and the hotel was fully booked for the following day. The front desk staff were exceptional in guiding us, and even arranged for a taxi for us at 0330am to get us to the train station so that we could catch our rescheduled outgoing train on time. Our room was absolutely stunning, and although we were on the first floor- it was quiet and private. We especially enjoyed the tub! The room was modern and comfortable, and we felt it was quite spacious. The neighborhood around the Ashburn is great, and we were pleasantly surprised by how close we were to the underground and a variety of shops and eateries. I would truly like to thank the staff for all their recommendations and assistance during our stay. They really exceeded our expectations and helped make our first trip to London extra special!

WE GOT ELECTROCUTED FROM SHOWER KNOBS!!! DO NOT GO TO THIS HOTEL IT’S A DEATH TRAP! My wife and I got electrocuted as we turned on water before going in shower. They promised it was fixed but it wasn’t. THE MAINTENANCE MAN used an electric sensor and it showed electricity in shower - TWO TIMES!!!! Then they moved us to a different room and denied what happened. Manager there is SO INCOMPETENT!!! Her excuse for not addressing the situation was bcs she was busy with Halloween. Front desk staff was great. They confirmed that being electrocuted was unacceptable and manager will reach out. She was extremely INCOMPETENT.

The location of the property is excellent. It is close to the subway and convenience stores and restaurants. It is also in a walkable distance from the High Street of Kensington which has a lot of nice restaurants and department stores. The hotel itself is clean,but breakfasts is very basic.

Close to underground station, restaurants, Starbucks, burger king, convenient stores, grocery stores. Within 15-20 min underground train ride from most of the tourist attractions. Spacious rooms Quick check-in and check out

Second time staying at this property - easy to get to from Heathrow (two blocks away from the tube), supermarket a block away (along with multiple cofee shops)

Staff were very helpful and friendly. Room was a good size for a London hotel and very comfortable. Great location, less than 5 minute walk to coffee shops, pubs, restaurants, grocery and pharmacy. Glouster RD tube station is about 3 minutes walk away and has many lines that can quickly take you to all of the sights.

My husband and I absolutely loved our stay at the Ashburn. The location is fabulous - only a 3 minute walk from the Gloucester road tube station, making getting around the city cheap and easy. The rooms are bigger than any others that I found in my search and the beds are comfortable. The staff is accommodating and helpful. The breakfast is yummy!

Continental breakfast was not good, supermarket pastry and terrible coffee. Staff was unable to call cab because company they used didn’t have any taxi available. Overall 2nd time staying here and last. If I had breakfast first time I wouldn’t have stayed here again, but now definitely off my list. For cost there are better places in South Kensington

Lovely hotel , the staff were very friendly and efficient , the room was clean , spacious but for some reason the kettle and tea making facility was inside the wardrobe , another little table in the room is surely a much more safe option . The only real downside is the restaurant , it's tiny foir the size of the hotel and a lot of the tables are crammed in and if they are all taken you are asked to wait in the corridor . Only had the continental breakfast which was ok but probably not worth the money paid

Very comfortable. Comfy bed. Quiet. Breakfast finished at 10 am we went down at 9.40 and felt very rushed. At 10.00 although we were still eating all juice, yoghurt, danish pastries etc were removed. Found this disappointing and rude. Otherwise everything else was fine.

The hotel is perfectly located for the Royal Albert Hall, museums and the V and A. Plenty of good eateries and bars in the area and a Waitrose for essentials. The continental breakfast wasn’t all that great but everything else was really good.
