Beautiful and convenient location in the heart of Varenna. Very short walk to “Lovers Walk” which will bring you directly into the marina area. Many bars and restaurants. Gorgeous amenities including breakfast and a terrace for drinks and food. Accommodating staff. Would absolutely visit again!

Our stay at Hotel Villa Cipressi in Varenna was unforgettable! The service was exceptional, with staff who were always attentive and welcoming. The location is simply stunning — the views of Lake Como from the hotel and its beautiful botanical garden are breathtaking. We reserved an expensive room with a full view of the lake and over the garden. The first day they had the garden partially closed for a wedding that had music so loud we had to move to another room that had only a small view of the lake and no charm at all. Not even window shades. The second day they again closed part of the garden for a wedding and the music was even louder. We got very little sleep and are very angry. They offered a 10% discount. I would like at least a 50% refund.

This was a beautiful hotel with beautiful gardens. Having both hotels available for us, was amazing. Varenna is such a beautiful town and this hotel makes it even better. But the VIEWSSS :)

Incredible beautiful hotel and Botanical gardens. We loved our stay at Villa Cipressi and visiting their gardens. They are actually a lot nicer than Villa Monastero and as a hotel guest you can visit as many times as you like.

DO NOT STAY HERE UNLESS YOU ARE PART OF THAT DAY'S WEDDING!!! I was gravely disappointed that there was insufficient warning of the impact of weddings on the overall stay experience! I was told on checkin, never prior, (the websites says there are wedding on the site but no details) that the terrace would be closed from 3:30 PM on each day of the stay. WHAT? This was one of the reasons I chose this hotel - for a beautiful view of the lake and an apperitivo at 5:00. The weddings on the terrace below our window were loud and disruptive while in the room but the worst was the disco music that pounded the whole place from 9:00 PM on. Disturbing! For an egregious charge per night, I am appalled. This is a WEDDING HOTEL and guests not attending the weddings should not book here. I have twice written letters to the hotel about my concerns, and have not received a reply. RUDE!

We were two couples traveling together and we could not have been happier with our stay at the Hotel Cipressi. Upon arriving, we were told that there was a wedding and that we wouldn't be able to use the outside area, which I had read about in the reviews. I had, however, not worried too much about it as we were there starting on a Monday - thinking that weddings might not affect us as we weren't there on the weekend. There were two weddings during our stay. The woman at the front desk who checked us in told us that we would be able to use the facilities at the Royal Victoria or the Hotel Du Lac, both properties owned and operated by the same company. At first, we were a little put off, but then we realized that it was a quick and beautiful walk through the botanical gardens to the Royal Victoria, which we were able to access with the gate code given to us. It was perfect. We loved the beauty and quaintness of our hotel, and then we would walk over to the RV and enjoy its view, gardens, cocktail bar, and restaurant. It was the best of both worlds. We all agreed that we would not have changed a thing.

Staff and service were amazing. The property was beautiful too. Having said that, for the price point we encountered several issues that took away from enjoying our stay. In no particular order: 1. Noise: room was incredibly loud. We were on the corner of the building and could hear everything including conversations from the room next to us and street noise all night long. We really didn’t sleep for 2 nights. 2. Cleanliness: found broken glass on the floor of our room. Shows they didn’t clean that well. Having said that, we then proceeded to also break a wine glass though I think I did a better job of cleaning than they did. 3. Hair dryer: hair dryer wasn’t working. Once reported took about 30-60 minutes to get a new one … not totally unreasonable but when you’re trying to get ready for dinner the delay was enough to not be able do hair the way it was wanted. 4. Hot water: no hot water on our 2nd night at dinner time. Again, unable to get ready as we wanted to for dinner. Both evenings didn’t have great starts due to conditions of the hotel. 5. Bed: incredibly uncomfortable. Rock hard. Maybe some like that but not enjoyable at all. Could never get in a position that I was able to sleep more than an hour at a time (noise didn’t help either). Reported the issues the day before check out and was advised to talk with the manager. They weren’t available until the morning of checkout. Explained the above and they didn’t seem overly concerned. Very little compensation offered

The service was top notch here. They have convenient shuttles to and from the train station and ferry dock. They will help book dinner reservations and other taxis as needed. Free delicious breakfast and access to the gardens unless there's an event. However, our room did have significant spiders and webs so the rooms do not appear to be deep cleaned often. We spent an hour of our first night catching spiders. Not sure if it is worth the price with that in mind.

We were only there one night. While small the rooms were very comfortable and the staff was uniformly incredibly gracious and helpful. The hallway on our floor could use a fresh coat of paint but otherwise the common areas are spectacular.

Get the lake view. It’s worth it. The hotel maintained historic charm while adding crowd-pleasing updates to the bathroom. The breakfast was great and convenient with so many options. The staff was attentive and genuinely wanted to make sure we were enjoying our stay.

My partner and I stayed at this hotel for a special occasion. The staff and the view are absolutely lovely. We had no complaints whatsoever in relation to these. However, although we paid for a very expensive suite, we did not have AC (we were told it was due to local authority rules) and the bed was squeaky. Upon arrival, we did mention the AC to the staff but we were told that could not be resolved. We were not offered any alternative solutions. Therefore, we had to leave our windows open but this meant very loud church bells and crowds from about 7 am into very late evening hours. In addition, our bed squeaked. Therefore, with the open windows and the noise, we could not have a lay in or take naps and we felt always on alert and could not fully relax. We had travelled from another country for these specific views. Therefore, we did not ask to be moved and had to choose the noise over losing the view and balcony. Furthermore, the quality of food for breakfast was not impressive with food often being soggy and cold. After our stay and before leaving this review, I did communicate these concerns with the hotel’s management. However, they did not offer a satisfactory resolution. Therefore, all in all, we spent over 2500 euros for a suite and a 4-star stay (our entire trip cost in excess of 4000 euros) that was not fully relaxing. I have never seen a 4-star hotel without an AC before.

A beautiful old villa with amazing gardens surrounding it. Room lovely, breakfast wonderful. Staff a bit frazzled, often would not (or could not) answer phone. Shuttle bus could not meet us at ferry with our bags for example as no one answered phone when we called. Fortunately they could take us to train next day. I think hosting a wedding and also keeping regular guests happy may have been a bridge too far. Still I would recommend it to others with these caveats as it’s a really beautiful property and once we were there everyone was very attentive and welcoming

Marco was wonderful. He arranged transport from Milan Airport to Varenna. He assisted me with the reservation when I thought I might have to cancel. My daughter met him in person - I missed meeting him but his lovely wife Tanya introduced herself to us and made sure we had a lunch for our train to Florence

The noise levels throughout the hotel and in my room were absolutely horrible up until 11 PM. The room was expensive and very poor. It's as if no one at the hotel really cares.

Get the lake view. It’s worth it. The hotel maintained historic charm while adding crowd-pleasing updates to the bathroom. The breakfast was great and convenient with so many options. The staff was attentive and genuinely wanted to make sure we were enjoying our stay.

If you are thinking about staying in Lake Como then you’ll want to stay in Varenna (Bellagio is touristy and crowded). Villa Cipressi is lovely. Absolutely wonderful hotel inside and out. The gardens are exquisite, the location is perfect, and the hotel itself is fantastic. Great rooms and facilities but even better staff. Everyone there is great and they go out of their way to assist if needed. Can’t recommend this place enough. Don’t overthink, just book it

PROS: GORGEOUS view and the botanical gardens located onsite are INCREDIBLE. Unforgettable experience. CONS: room was small and very hot upon entering. hotel is very close to the church bells that ring every hour from 7am-11pm and are loud enough to startle/wake you up. breakfast was disappointing for the most part and they play loud country music in the dining room/lobby. Kinda takes you out of the Italy experience imo. "Spa" was super expensive and was very disappointing. ~60 euros per person and comes with no amenities, only an hour of use, and it's just a couple showers with no bodywash, shampoo, etc, a steam room, and sauna. not anything special. It's also located in a different hotel about 5 min walk away and is under a ton of LOUD construction. not a great experience.

I had the most incredible time at this hotel. Everyone went way out of their way to make our stay so special. Marco helped me get wine shipped from France to hold it until checkin and then the hotel boat was an extra bonus. The breakfast included is outstanding as well. The grounds are magnificent!! ALL of the staff are incredible and the owners should be very proud of their team. I can’t wait to come back! Until next time!

My partner and I stayed at this hotel for a special occasion. The staff and the view are absolutely lovely. We had no complaints whatsoever in relation to these. However, although we paid for a very expensive suite, we did not have AC (we were told it was due to local authority rules) and the bed was squeaky. Upon arrival, we did mention the AC to the staff but we were told that could not be resolved. We were not offered any alternative solutions. Therefore, we had to leave our windows open but this meant very loud church bells and crowds from about 7 am into very late evening hours. In addition, our bed squeaked. Therefore, with the open windows and the noise, we could not have a lay in or take naps and we felt always on alert and could not fully relax. We had travelled from another country for these specific views. Therefore, we did not ask to be moved and had to choose the noise over losing the view and balcony. Furthermore, the quality of food for breakfast was not impressive with food often being soggy and cold. After our stay and before leaving this review, I did communicate these concerns with the hotel’s management. However, they did not offer a satisfactory resolution. Therefore, all in all, we spent over 2500 euros for a suite and a 4-star stay (our entire trip cost in excess of 4000 euros) that was not fully relaxing. I have never seen a 4-star hotel without an AC before.

Le site et la maison sont magnifiques. Malheureusement cela s’arrête là. Chambre minuscule, salle de bain spartiate et extrêmement exiguë. De magnifiques terrasses où on ne peut pas toujours aller contrairement à ce que suggèrent les photos du site parce que il y avait un mariage qui monopolisait tout. Personnel synpathisue mais désinvolte et peu professionnel. Avec en plus des hordes de gens qui viennent prendre en photo le portail qui donne sur le lac. Enfin la terrasse du petit déjeuner ne donne qu’à peine sur le lac mais plus sur le balcon des voisins. Si vous voulzzz une belle expérience un peu chic, il ne faut pas venir ici même si les prix peuvent laisser penser que vous allez bénéficier d’une prestation attentive et de bonne qualité. En dehors de l’endroit et des pris très élevés. tout est low cost ici. Je ne recommande pas du tout cet établissement

The property has an incredible location and beautiful views of Lake Como, but the hotel itself feels very dated and in need of significant renovation. While I understand the desire to preserve the historic character of the villa, there is a difference between historic charm and lack of maintenance. Our Junior Suite was disappointing. The "king bed" was actually two twin beds pushed together, and the bed base was damaged. The mattress sagged noticeably, making it difficult to get a good night's sleep. The room felt dark and uninspiring, with very limited seating and little attention to comfort or decor. The carpets looked old and worn, and overall the room did not feel clean or well-maintained for a property at this price point. Another major issue was the number of wasps and bees around the room and terrace areas. We were unable to leave the doors open to enjoy the beautiful lake breeze and views, which was one of the main reasons we chose this property. Breakfast was very basic and did not meet expectations for a luxury hotel. The one standout aspect of our stay was Ricardo at the front desk. He was professional, helpful, and genuinely cared about assisting guests. His service was by far the highlight of our experience.

Staff was exceptional as was the room, view and grounds. only issue was the shuttle. we tried calling and messaging but no one responded so we walked from the train station. Walking was fine, not responding to phone calls or whatsapp was not.
