The room had everything we needed, including a kitchen with a full-sized fridge, which was great for storing snacks and drinks. The hotel’s amenities like the garden was peaceful, perfect for unwinding. We’ll definitely be back!

This hotel was a great find for our trip to Miami! The location is perfect. The staff was very friendly. Our suite had everything we needed, including a large fridge and a comfy bed. The free Wi-Fi worked great. The pool access was a nice bonus too!

Check in was easy, once we fiund the right building and place to check in. Friendly check in staff. There was no bath matt for the bathroom and not one hand towel, only face cloths. Kitchen was fine but no sharp knives, and no dish towels. Shower is good. Window in the bathroom didn't close or lock. Beds are really comfortable and plenty of pillows. Nice that a safe is provided if needed. Towel arrangements on the bed when we arrived were super cute. Couldnt figure out the tv and it was small for the room size. Not worth calling to figure it out. So i can't realy complain. Free wifi was good. You have to walk to a different location for the pool, so we didn't use the pool(s) at all. The door has frosted glass so it lets light in at night, and i like a blackout room so it was hard for me to sleep in. The windows have blackout curtains so it wasn't to too bright. Room is very spacious with lots of lighting. Parking is annoying. Not much free parking around, and hard to find pay parking without walking a block or so. Didn't see any free parking anywhere.

I liked that the property is located in a walkable neighborhood lots of good dinning options , quiet area . I didn’t like that the pools had way too much chloride it caused irrational to our kids skin and our eyes and nose were irritated after a day in the pool , and the kitchen light bulb was not working .

The man who helped us on the first night was lovely but on Expedia the charges are incorrect. Hotel charges $34 fee per night and $100 fee as a deposit to return. Hotel was nice for the price but parking can be difficult to get depending on which location your sent to and phone number given is incorrect.

We stayed here with our kids, and it was a great choice! The rooms were spacious, and the kitchen made it easy to prepare meals for our family. The hotel’s proximity to the Miami Beach Boardwalk made it easy to walk to everything, and the outdoor pool was great for the kids. The staff was friendly and accommodating – we felt very welcome.

My husband and I have stayed in this group of hotels several times now. This particular location (they have several) is in a mostly residential neighborhood so it’s pretty quiet but not a lot of food options close by. However, the trolley stops across the street. It has a kitchen but it’s hit or miss on supplies if you plan on cooking. We had to buy a pan at the Publix. Parking can be difficult but we used the beach parking close by. Just pay attention to metered hours because they do check. There isn’t a pool at this location but you can use the other pools that are about 10-15 minute walk. Overall it’s a good budget hotel in a central location. Just be aware that you must check in at a different location about 5 blocks away. We had to help direct several people trying to check in while we were hanging out on the patio. And plan on reusing your towels because cleaning service doesn’t come every day.

Property had a kitchen but apparently new management decided to remove everything in the kitchen that makes is useful. So basically no way to cook your own meals - no pots, pans, dishes or utensils of any kind. Its why we booked a room with a kitchen. We only had one working (hot water) tap in the bathroom sink - rust at the bottom of the shower drain (I mean a lot of rust).

I booked this because the published address at 7500 Collins Ave is near everything I wanted to do, however we were housed in a building @ 8320 Harding Ave which was 11 blocks north. I was excited about the pool which was 1.7 miles away at the Oceanside Hotel. And the free happy hour from 5-6 was ALSO at the Oceanside Hotel. I wouldn't book this again nor would I recommend.

The suite was spacious and conveniently located near shopping areas and transportation options, with the beach just a short distance away. However, there were several downsides to our stay. Upon arrival, we encountered unexpected hidden fees totaling over $107 for three nights ($30 per night plus taxes). Additionally, the room cleanliness left much to be desired, as we found stains on the floor, dust, a broken sink, and a damaged bed. Although the staff did send someone to clean the room the following day, it was an inconvenience. Another point to note is that the reception area and suites are not in the same location, requiring an Uber ride to reach our room. While one of the receptionists had an unprofessional demeanor and a lack of helpfulness, the male receptionist truly stood out. He went above and beyond to address our concerns and enhance our experience despite the challenges we faced.

The description on the website of Hotels.com and Beachsidesuiteshotel.com of the amenities were not correct. The property was not clean. You only get cleaning service every 3 days. I had to switch rooms on the first day and got a room on the second floor of the property. There were lizards running around all night on the roof and it sound like they were inside the walls and disturbing our sleep. I had to buy utensils to cook with and dishware and glasses to eat and drink out of because the kitchen that is described as fully functional is not. The bedding linen was disgusting. The furniture appears as if it came from a second hand store and was filthy. The sofa and the kitchen chairs were the only thing we could sit on. The staff did a poor job of cleaning the room and floors. I had to kill a big cockroach/waterbug in the suite. We also were bitten by bed bugs. Yes, this property has bed bugs and me and my lady have photos to prove it because we have identical red bite marks on our ankles and legs. The staff tried to accommodate with moving us for the second time to a property several blocks away but we didn’t come on vacation to work and keep moving from property to property which meant we had to repack our bags and we had a lot of stuff and that would take away time from our enjoyment. This was the worse experience I’ve ever had on a vacation.

terrible service. lazy housekeeping staff. i had to wait 2 hours for a room that i pre-booked. the room was dirty and definitely not well maintained. there was mold in the shower and on the ceiling. the floor was dirty. there was nowhere to charge your phones near the beds. the water pressure was awful. the only saving grace was the comfortable bed. the AC in there barely worked and it was very loud. the doors to both the bathroom and bedroom did not close. i also had to walk 2 blocks down to the hotel after checking in and there was no parking that wasn’t paid. would not recommend.

Never ever ever again. I had bugs in my room. I came back from dinner and bugs were in my bed, on the lamp, on the floor, on the table etc. the bugs shed their wings so every where you looked you saw these wings. I notified the front desk the following morning. They said it was termites and I should not be worried about them biting me. They also said they would have house keeping come and clean up the bugs. I went to the beach and when I returned to my room, house keeping did not clean my room of the bugs. I called the front desk again and they said they would send some one first thing in the morning to clean my room. So I spent another night with bugs everywhere. The following day I went to the beach early, hoping by the time I return house keeping would have cleaned my room. Upon returning in the afternoon I saw that house keeping did not come to my room to clean up the bugs. So I had to go to the front desk. The location of the front desk is ten blocks away so twice I had to walk ten blocks to ask them to clean my room of the bugs. House keeping finally cleaned my room of the bugs. The next day I noticed that there was still bugs. I believe they are coming out of the air conditioning vent. Also the location of the hotel is ten blocks away from any restaurants, cvs etc. It’s in a residential area. I wish that was stated before I booked. There’s more things I could complain about, the bugs and the location was what got to me the most

There was no utensils. There was only two towels, no face cloths. The room was dirty moldy. They didn't give me the access code to get into the area where my room was had to wait until someone came from inside to open it because the people at the office were gone for the night. No coffee for the coffee maker no glasses no coffee cups. Totally disgusted. We stayed one night and the other two nights that I was supposed to stay I want reimburse to me. They told me to contact you on that matter so that's what me and my wife did here it is please get back to me at your Earliest convenience to resolve this matter. Thank you, Frank Cassanelli.

La limpieza fué horrible, los baños llenos de pelos,el refrigerador hasta con plásticos de bolsas dentro,el piso sucio y el sofá desbaratado,mi hijo tuvo que dormir de lado, el muchacho de recepción muy agradable y la habitación en general no estaba mala a no ser en la parte de la limpieza y mantenimiento

Overall a great place to stay , lots of room, practically an apartment that you stay in, clean, felt very homey, they have silverware too if you bring takeout back, lots of soaps available. The only thing I disliked is that we had to check in at a different building and drive to the actual place we were staying, it was maybe only 4-5 blocks away.

A block from beach and staff was friendly. Close enough to shops but in a more quiet and residential area. Didn’t like that the check in place was 6 blocks away and you do not know until check in so if you are taking an Uber and have bags it’s a major inconvenience. Apartment was spacious and clean and the location really made this place.

Room was in terrible condition. Kitchen faucet handle broken. No washcloths in room. Gave me a handicapped bathroom and never asked for that. The shower handheld sprayed more water from connection of hose than the showerhead. Addresses where messed up in system. Tv was broken. Lights flickered all the time.

Didn't like that our room was right next to the entrance every time the door closes it's extremely loud and woke us up The actual stay and room was great besides the inconvenience of parking and being the first room in the breezeway

Bathroom had no soap and the tub looked dirty. One of the televisions were not programmed. Also the picture on the website stated that there was a pull out couch in the living room and there was not. There were several people in the reception check in complaining of the same false advertising. The room was nice and spacious but I needed the additional couch for my son to sleep and the kids ended up sleeping together. Great location and parking was fair and easy. I would return again in the future.

For starters took us i er an hour to fund street parking. Then had to walk 4 blocks to our room. There was no wifi in the room. I then tried to call and there was no answer. We had 2 kids with us and would.probably never stay again as tje price was not worth it

Unbelievably bad customer service not just for me but many other people. Lots Of people had problems using Expedia saying they had reservations but then the hotel not honoring them. Plus the front desk was a 5 minute walk away and they would not answer their phone I would never use this place again

The morning young lady was rude and very condescending! I requested a room with a single bed I was given a room with a double. When I asked her about it she stated that was the room I booked. I asked her to check my reservation and it shows I requested a double she then said oh well we are fully so there is no other room. Then I inquired about having to pay a separate resort fee that should have been included in my booking because the booking stated that all taxes and fees are included. When I asked to speak to the manager to inquire about it she said you have to pay the fee and I didn’t need to speak to the manager because she was just going to tell me the same thing she did. Then I asked her for an iron and ironing board because there was none in the room she assured me that it would be in my room when I returned as I was already out enjoying my day. Well there was no iron when I returned and that was all day. So I called the desk and the night guy who had checked me in at 11:30pm or so the night before was excellent and totally different he made check in easy told me about parking answered and he assured me the iron would be there i received it around 11am. He also was very pleasant and upbeat when I checked out a 4am.

Stayed there 12 hours, room was amazing, staff was cold and dry, BE AWARE! After you check in your room maybe a 10 minute walk away from the checking desk at another hotel an they will hold your deposit for a few weeks. Never again.

When we arrived, we noticed the Wi-Fi wasn’t working properly in our room. We called the front desk and someone came up right away—it was fixed in minutes. Really appreciated the fast response! The room itself was clean and spacious, and we enjoyed how peaceful the neighborhood was.

The check in is not at the address shown in Expedia. When you go to that location, you find a note on the door that the check is at yet another location! It’s takes FOREVER to check in. A $30 resort fee charge for what is a converted, low end apt building?? And NO PARKING! Absolutely bad experience. I will be asking for a refund as I had to book a different hotel

Would never stay at this property or any other properties they own. Check in was OK. We had to walk eight blocks to get to our room. When we got there. The air conditioner did not work properly. I called the front office and she said she was just told about the air conditioner.(I’m sure she knew in advance.) We then asked to be transferred to a different room. An employee bought us keys for the new room, no one mentioned we have to walk five more blocks to get to the new room. Once we got to the other room the key cards did not work. It was very difficult to get a hold of the front desk from then on. Not quite so friendly if you have a problem/complaint. We ended up booking a completely different hotel returned both sets of keys and asked for a refund. She said it she would need a contact the manager’s for approval . Still waiting to see if I get a refund or not. Needless to say never ever again.

The man who helped us on the first night was lovely but on Expedia the charges are incorrect. Hotel charges $34 fee per night and $100 fee as a deposit to return. Hotel was nice for the price but parking can be difficult to get depending on which location your sent to and phone number given is incorrect.

I booked this because the published address at 7500 Collins Ave is near everything I wanted to do, however we were housed in a building @ 8320 Harding Ave which was 11 blocks north. I was excited about the pool which was 1.7 miles away at the Oceanside Hotel. And the free happy hour from 5-6 was ALSO at the Oceanside Hotel. I wouldn't book this again nor would I recommend.

This hotel was exactly what we needed for a chill Miami getaway. The location is amazing—close enough to the action but far enough to get some rest. The staff were very friendly, the beach towels were a nice touch, and the room was cozy and bright. Plus, we loved having our morning coffee on the shared balcony.

We had a great stay at Beachside All Suites! The room was super spacious, with a full kitchen and a huge fridge, which made everything so convenient. The location is perfect, just a short walk to the beach. Staff was helpful and friendly. Will definitely come back!!!

My husband and I have stayed in this group of hotels several times now. This particular location (they have several) is in a mostly residential neighborhood so it’s pretty quiet but not a lot of food options close by. However, the trolley stops across the street. It has a kitchen but it’s hit or miss on supplies if you plan on cooking. We had to buy a pan at the Publix. Parking can be difficult but we used the beach parking close by. Just pay attention to metered hours because they do check. There isn’t a pool at this location but you can use the other pools that are about 10-15 minute walk. Overall it’s a good budget hotel in a central location. Just be aware that you must check in at a different location about 5 blocks away. We had to help direct several people trying to check in while we were hanging out on the patio. And plan on reusing your towels because cleaning service doesn’t come every day.

The property manages multiple sites but only had staff and front desk at the Seaside location making it inconvenient when needing hotel assistance. No transportation shuttle available to get to the other additional hotel sites which i thought was ridiculous. Had to walk in thunderstorm rain to get to Beachside location at 8320 after checking in at Seaside. Arrived and my key cards did not work. Had to wait almost 45 min for staff to arrive to open the door. Room itself was set up nice but there was one cracked TV in one bedroom area, called each day for maintenance, no one showed. Also latches for windows were broken, hard to close windows once opened. Staff are pleasant but surely cannot manage the multiple properties adequately. 8320 Beachside location also has no dining options nearby...had to walk to Seaside on Collins Avenue each day for food. 5/10 rating for Beachside location! Stayed at Seaside previously and had much better experience. Not worth it to stay at the alternate Beachside locations!!!

We loved our stay at Beachside! The area felt safe and peaceful, just a short walk to the beach. The room was spotless, had a full kitchen, and the bed was super comfortable. We especially enjoyed the free cocktail hour at the sister property—such a nice bonus. Would definitely stay here again!

I had such a wonderful stay at this hotel. From the moment I checked in, the staff were kind and attentive. The room was spotless and beautifully decorated. the location made it easy to walk to nearby restaurants and attractions. I would definitely come back!

I made a reservation for Friday and Saturday, Saturday morning I got there at 9:00 AM and they had already canceled the reservation they said it was because I had to show up on Friday at 4:00 PM even though I had already gotten charged on my credit card full. I called and called that week but they never answered when I got there the man had the phone ringing and ringing and wouldn’t answer it at all and had the audacity to blame me. DO NOT STAY HERE!
