The staff we spoke to were all very friendly. The location is great, but it is certainly in need of some updating, and the parking lot is a nightmare. There are not enough spots for each guest, and the parking spots they do have are so tight, you can barely get out of the car! The bed was comfortable, but the bathroom is tiny and also outdated. I think they either need updating or to lower their price. I don’t know that I would stay here again.

I would have done all 5s if parking was better, it is pretty tight and people shopping use some of the available spots. But even with that the location of the hotel is so good that highly recommend.

The inn was clean and in a great location. Front desk staff was very friendly and helpful. Didnt have the continental breakfast but it looked pretty standard. Parking is very limited and you are not guaranteed a spot in their lot, so be aware you may have to find street or public lot parking. Overall we enjoyed staying here.

The room was very small but clean. Breakfast was ok. There were a lot of choices. The location was also very nice. However, we would not return because of the lack of parking. They have more guest rooms than parking spaces and on street parking disappeared quickly. We had a large vehicle and it was difficult to drive through the parking lot and it would be difficult to fit it into a space.

The Inn is very nice, the pillows were too fat for me but the staff found me a thinner one. The place is clean, breakfast very good and staff friendly. Location great. The fitness room has 3 machines, only one works, but not well. When I reported it they said very few uses it. But 2 new ones are on order! Why advertise it if not in good order! I guess that is why i didn't rate the Inn 5.

Gorgeous rooms. Amazing staff breakfast was wonderful. We absolutely stay again. The only downside was parking. I have a handicap plaque and there was no reserved parking and ding a spot was very difficult.

Not what it used to be. There's not much charm anymore, so it's clear you're just paying for location. Parking is tight and it's not guaranteed. Driveway needs new paving and outside and inside areas could use a paint job. There was garbage around the outside of the back of the building. "Breakfast" is a minimal effort and not worth it. Patrons are better off going to the better coffee shops around the block. We got hassled about asking to borrow an umbrella, which seems weird for the tiny umbrella we were given.

This place is in a fantastic location in downtown Newburyport, close to all of the shops and awesome restaurants in town. Upon checkin, we were upgraded to a room with a fireplace, which was a nice perk on a cold January day. We appreciated the free onsite parking as well as the breakfast. The room was clean, spacious, and comfortable. We’d definitely stay here again when we return to Newburyport.

This is a charming Inn with very friendly hosts/service and a great location in downtown Newburyport. Very clean, and very charming. Cons - rooms are small, showers even smaller. I was uncomfortable taking a shower, as it was extremely cramped. Wi-fi is very spotty. It is great for vacation, don't recommend it for a business trip.

We stayed only one night in the top floor suite. Wish we planned a longer trip. It is very spacious, like a full apartment. We will definitely return next year for a longer visit. So close to downtown and walkable to all restaurants and water.

The room was so small, you could barely move around the bed. The bathroom was so small, like a tiny closet. Shower even smaller, wash you hair and your elbows hit the wall. Room was very dated. We can all do better. Location was excellent.

The Essex Inn is quiet and well run with parking in the heart of quaint downtown Newburyport. We enjoyed the huge room, gas fireplace and wonderful bedding. Very cozy on a very cold night. Angie’s a block away has a fabulous breakfast. In winter the have a big pot of soup in the lobby breakfast area.

While the units are nice, the staff are not helpful at all. I was given a room that did not match the photos of what was booked. The next morning I tried to extend my stay and the Agent had no rooms even though there are still some listed online. Please don’t rent from this inn- it is contributing to the housing crisis by hoarding several of Newburyport’s convenient apartments and forcing people to rent them in 20hr increments.

Our first night was a little tough due to a click clacking sound in our room all night. We left a real time review on Expedia, the next morning and the hotel reached out immediately and changed our room to another one. We are very pleased with how soon the hotel reached out. We were able to stay our second night in a room that was much quieter. The customer service was fantastic and we appreciate it. We will definitely visit again. I highly recommend this property for a great stay in Newburyport.

Great location, within easy walking distance of everything downtown. Nice room and very cordial and helpful staff. Plentiful breakfast options to keep you powered through lunchtime. Easy walk to the picturesque marina and its boardwalk. Easy drive to Hampton Beach (NH) and in time for the annual sand sculpting contest!). We’ll be back.

So disappointing and terribly overpriced, even in season. Small rooms with sad little bathrooms (think broom closet for a shower stall) and barely any common areas (no living room like a typical B&B). As for “breakfast”, I think your local Motel 6 or Red Room does much better.

We had a very nice stay. Rooms were comfortable and very up to date. Loved the chicken soup and chocolate cookies for afternoon check in. Breakfast choices were very good. Loved the lemon cranberry muffins. Loved the water stream from the shower heads as well. We also liked that it was close to town with everything it had to offer.

A bit dated the room was clean, but smelled of strong men’s cologne masking a smoky smell. The room was spacious. We didn’t bother with the breakfast: self-serve packaged, processed food. Not freshly made.
