Only an overnight, but convenient for town. Without the hassle of trying to find a parking space at hotels in the centre. Took a bus to town (15 mins), stops located directly outside the hotel . Reception staff lovely and chatty, lovely welcome. Would stay again

The staff were friendly and welcoming. The room facilities were clean and in working order, but some elements of the hotel were dated and shabby. Beware......the website boasts a restaurant with an extensive menu. This facility was, apparently, withdrawn some years ago and on ly a continental breakfast is now available. The availability of dinner was a key reason for booking into the hotel, so we were disappointed and placed at a severe inconvenience upon arrival.

The carpark is much improved with free parking (and more space than there used to be). Reception was friendly and efficient. Corridor was a bit dowdy. I'd booked a single room but was delighted to find a well appointed room with a double bed and a bath. There was a fair selection of teas, coffees and toiletries plus 2 bottles of water. Everything worked as it should. Breakfast was great if you like a full English. Quality sausage and bacon, scrambled egg etc. The breakfast waiter was very helpful and friendly. There was a very limited selection of fruit. Minor negatives - a cobweb or 2 high in my room, paint stains on the corridor carpets and battered internal doors. Overall - great value.

The hotel is clearly a work in progress in terms of refurbishment with many fixtures and aspects of decoration looking tired. However, the bedroom was spotlessly clean, as was the bathroom, and there was nothing lacking in terms of facilities. The staff were pleasant and helpful, and the breakfast was very good. this hotel is ideally placed for public transport and free parking is an added bonus. I'd have no hesitation in staying here again.

No food available, didn't know this when I booked if I would have know when I booked it i have gone somewhere else. Rooms were spartan,floorboards creaked everywhere I also found a large cobweb in the bedroom, I was told that they were having the hotel refurbished, stories people tell you!!!!!!

Well to start with it's basically one of the more budget options in the Brighton area that has parking so you can't expect too much, however even booking a few months in advance it was still £100+ a night. The customer service from front desk was actually very good and friendly. After checking in I asked for a fan and the lady got me one promptly. Parking is off road and easy access, just need to put your reg in on the tablet at the front desk. There is a bar and pool table, didn't try the food. The room was pretty antiqued and although the sheets and general surfaces were clean there was still a lot to be desired in the cleanliness department. The bath plug hole was full of hair which would make your stomach churn. The toilets waste pipe that ran horizontal was covered in thick dust. More attention to detail is needed in this department.

It was awful, the whole place stunk of damp, the bed was so uncomfortable and hard that my back hurts after only 1 night, I’ve never had back problems, there were used toiletries in the bath so it probably hadn’t been cleaned it didn’t look cleaned. Everything was broken and old looking, no staff around ever probably so you cant complain.

Lovely and friendly staff. Room was clean. Only downfall for me was the musty smell in the room and the show that very much trickled out. BUT for a place we only needed to sleep it was absolutely fine for us.

The room was comfortable and clean, with all we needed for our stay. The decor in the hotel could do with updating, but the situation was excellent on the outskirts of the city, and free parking is a great bonus in Brighton.

Room was cold most of the night from arrival at 4. Wardrobe door broken; the room could do with a proper clean, doors floors window ledges/windows. Bag full of rubbish left in bottom of wardrobe.

Cold water pressure was so low that toilet took ages to refill, and shower only delivered hot water so could not be used at all. This was the case in the first room we were put in, but just as bad in the second room after we complained. Suggest you ask the staff to demonstrate plumbing works before accepting a room! Overall, the hotel is very tired, with a suspicious stain on the chair in our room. Breakfast was just about acceptable. Staff friendly but resigned to their surroundings

Sorry to say this but the beds were terrible. I was there for 4 nights was meant to be 5, but the mattress was very old springs broke I think… The breakfast was not very appealing or cost friendly. In it’s favour It was very reasonable priced and all staff where lovely clean bedding and towels. Thank you.

Overall decent enough stay, but the shower is terrible, half hanging off the wall, no water pressure at all and hot water took about 5 minutes until it came through. However for the price and the area it isn't a bad stay, bed is comfortable everything worked and there is free parking on site.

The room was cold as it wasn't double glazed, the bed was so hard it was uncomfortable, the furniture was all broken and draws didn't work, turning the heating up made no difference to the room temperature during the cold nights.

Tired hotel, hard pillows/mattress, tepid breakfast, low water pressure in the shower - didn't sleep well at all really but it's fine for a stopover. Had to wait around for 10/15 minutes to get checked in - as there was only one member of staff running the bar and reception (?).

Convenient location and parking is good. Dated hotel and could do with modernization. My window didn't close properly or lock as it's very old and needs replacing. Luckily it wasn't cold. I would stay again mainly for the location and parking, so good value for what it is

On arrival I waited 15 minutes before anybody arrived at reception. Room wasn't very clean, the water pressure in the shower was non existent so showered under a trickle ( at best ) of water & the bed was very uncomfortable.

I picked this hotel as it was near to who i was visiting. The staff were welcoming and helpful. The beds were comfortable. Good breakfast. Sadly the road noise was very loud and our room was too hot with the window closed. I'm sure rooms at the back would be quieter. The view from our window was a large overflowing skip which was unsightly.

In the three days that I stayed there was NO hot water. I was continually advised by the staff that the water had *just* been fixed by plumbers. At no point (other than boiling a kettle) was the hot water warm enough to bath a baby.

Great room, staff were very helpful. The lady got out of her way to help . So top marks will be returning again. Plus bus stop outside the hotel excellent.

I stay here pretty regularly when I'm down in Brighton for work. Staff are always friendly and the room are clean and have everything i need.

We booked here because it’s close to Preston Park where we were going for a 2 day Thai festival. It’s reasonable priced too. It’s under new management and being renovated. We are more than pleased with the service we received. All staff were happy and helpful. The parking is in the hotel grounds and safe. The bar is relaxed and comfortable with good quality draft beer and drinks. The breakfast/restaurant area is well lit and layout is good. The free breakfast is very good quality,freshly cooked and kept well stocked with fresh food throughout breakfast. Part waiter served and part buffet self serve works very well. We had one meal in the restaurant which was good, wine list could be improved. Overall this is a nice place for a short break with good bus service into the town and a good park nearby. The hotel will only get better, and we will return.

Tired hotel, hard pillows/mattress, tepid breakfast, low water pressure in the shower - didn't sleep well at all really but it's fine for a stopover. Had to wait around for 10/15 minutes to get checked in - as there was only one member of staff running the bar and reception (?).

2 members of staff seemed annoyed that 1 we needed a new remote and later I'd forgotten my key! we only stayed for the parking. Shame that they haven't kept it nice.

We like this hotel, staffs were very friendly and good hospitality. Good free parking there, feeling safe and we can get bus to Brighton town just opposite from this hotel bus stop.

Firsty the room was cold & had a dampness pressence within the room. The ceiling in the bathroom was leaking & a puddle occurred near the bathroom sink. The room had a ln electric heater which had no guards ob the sides, meaning the heating elements were exposed. If children were to insert there hands into the heater, they would have severe injuries. Finally, when asking for a "couple" of pillows when finally checking in at 18.00pm, the reaction was very abrupt & not in a friendly manner! QUOTE: How many do you actually want. Upon checking out at approx 10.35am wasnt even asked how me & my sons stay was. If i had bern asked i would of relayed this back to them - Infact I would of requested a full refund..

We enjoyed our stay. The hotel is very dated and needs refurbishment. The staff was very friendly and it was also very clean. Breakfast and parking included for 2x people was good value for money.

Location on main road in with bus nearby. Tired decor, but this is reflected in the price. Nice toiletries. Wonderful breakfast included too! Could be a little bit cleaner. Good value stay though if you aren’t really wanting luxury.

This was a very last minute booking and was a reasonable price with free parking and only a few minutes walk to Preston Park where I was attending an event. I would stay here again if I was going to another event. This is the kind of hotel you just book for a place to stay as you’re out all day. The staff were friendly. The hotel it’s self is dated and needs TLC.

Only an overnight, but convenient for town. Without the hassle of trying to find a parking space at hotels in the centre. Took a bus to town (15 mins), stops located directly outside the hotel . Reception staff lovely and chatty, lovely welcome. Would stay again

Convenient location and parking is good. Dated hotel and could do with modernization. My window didn't close properly or lock as it's very old and needs replacing. Luckily it wasn't cold. I would stay again mainly for the location and parking, so good value for what it is

The room was comfortable and clean, with all we needed for our stay. The decor in the hotel could do with updating, but the situation was excellent on the outskirts of the city, and free parking is a great bonus in Brighton.

Booked as a budget stay to attend an event in Brighton. Room decent size and comfortable but overall the hotel is rather tired and outdated. Staff very helpful. Onsite parking and local public transport links very useful, but the road is busy and noisy pretty much all the time and so not exactly restful.

The hotel has gone downhill greatly since the information on the website was produced. Breakfast was not available unless you booked by 3pm the previous day. It was £9.95 for a very limited continental breakfast.

The staff were friendly and welcoming. The room facilities were clean and in working order, but some elements of the hotel were dated and shabby. Beware......the website boasts a restaurant with an extensive menu. This facility was, apparently, withdrawn some years ago and on ly a continental breakfast is now available. The availability of dinner was a key reason for booking into the hotel, so we were disappointed and placed at a severe inconvenience upon arrival.

For the amount of money we paid , it was very old and basic, I was expecting better quality, breakfast very dry and cold The only good thing that was excellent was the staff , very friendly.

The carpark is much improved with free parking (and more space than there used to be). Reception was friendly and efficient. Corridor was a bit dowdy. I'd booked a single room but was delighted to find a well appointed room with a double bed and a bath. There was a fair selection of teas, coffees and toiletries plus 2 bottles of water. Everything worked as it should. Breakfast was great if you like a full English. Quality sausage and bacon, scrambled egg etc. The breakfast waiter was very helpful and friendly. There was a very limited selection of fruit. Minor negatives - a cobweb or 2 high in my room, paint stains on the corridor carpets and battered internal doors. Overall - great value.

Location was good for Brighton especially eith on site parking off site can be expensive. The hotel offers a continental breakfast, but this has to be booked by 21.00 the previous evening. We arrived late, due to traffic at 21.40 and were told that it was too late to book the breakfast. Not great. The room was hot and without no air-conditioning or a fan was stifling snd eith the window open quite a lot of traffic noise.

Perfect hotel for an overnight stay to collect daughter from uni. Clean room, quiet location (back of property) Breakfast was just right, with help from waiter offering coffee, tea, toast, juice etc. Will definitely stay again.

The hotel seems to be mid-renovation, it's not beautiful but they're trying. My room had been recently redecorated, and the bathroom was new, I think, with a big window - clean and comfy bed. Only one socket that I could find, over the bed, with a multi way adaptor. I had to stand and hold the kettle until it boiled! Worn carpet on stairs and corridors. Rubbish in the car park. Positives: free parking! Brilliant, because Brighton parking's a pain. Lovely staff. Good breakfast (ends at 9.00, a bit early). Good location and easy to find. Sainsbury"s Local 2 minutes away. The free wifi worked. Friends living locally said the hotel has a poor reputation, but obviously improvements are being made, and the staff were lovely. I didn't use the bar.

Hotel was dated and badly needs a refurb. Car park was full so couldn't park there after a long drive and arring at 9pm so had to drive about looking for somewhere to park,(found a side street where I have to pay extra to park my car).
