Staff were very helpful and I appreciated that they honoured not charging for parking as shown on my booking. The breakfast was nice but I found a mouldy strawberry in the fruit. We had a missing bath towel and they immediately bought one. The Wi-Fi was not that good so all in all a pleasant stay but not overwhelming.

Only issue I had was with the parking around the back, they charged for it (£10) and it was a very tight space right outside a school, so leaving in the morning was very difficult. Otherwise, the accommodation was lovely.

We stayed 2 nights on a short break to York on a budget. It was about a 15 min walk into the center of York which was perfect for us and a 10 min walk to Delrio's Italian restaurant which we would highly recommend The property was clean and the staff were pleasant. It is worth noting that there is an an extra £10.00 a day charge for parking which is highlighted when booking and is a fraction of the cost of the public carpark charges

It is an old fashion house, to many stairs no lift, no internet although they have a connection, Lovely staff, parking avaliable, good breakfast, but carpets needs to be replaced, many stains, it was not clean enough but so quite that you could have a deep sleep.

Good location and nice cooked breakfast. Booked for a cheap get a way within walking distance however sprung a £10 charge for parking on me in addition for using their car park which I couldn’t find mentioned anywhere although tbf still cheaper than pay & displays in York. Hosts & staff friendly maybe a bit dated but it does have character.

Walking distance to train station and city... good location. Property itself is a little tired, curtains fell down when we tried to pull them across in our room. 5 flights of stairs to the room, and 6 down to breakfast, no lift. Staff friendly and attentive in the breakfast room and a decent but basic breakfast.

The double room was clean and spacious. The independent bath tub was a lovely touch clean bathroom and white towels. However we paid £10 for the car park only to return at 7pm which isn't very late to find it all full. The staff said park outside on the double yellows as you can between 8pm-6am but that's not the point as we paid to park inside and we're not told you must hurry back to get a place! There were work vans there taking 2/3 spaces too that could have moved out then.

Really disappointing. Booked partly for the parking - was none available and even if it had been, the car park was awful with cars getting trapped by others. Room was tired. Sink didnt drain properly, tv remote didnt work, bedside light didnt work, window blind didnt work, with greasy finger marks on bathroom wall and watermarks all over tap The guy who was there when we arrived was nice but id emailed in the week to ask for one of the rooms with a bath (they encourage emails to ask for specific rooms) and got no reply and a room with no bath - suspect this is due to understaffing as only saw the man once, otherwise were no staff present. Generally just felt unloved and done very much on the cheap. Only reason not one star was because bed was comfortable and shower warm and powerful. Wanted to book somewhere independent but hotel was not comfortable and wish id booked a premier inn!

This property is advertised as a Hotel. Not so, it is a B/B property. Apart from the breakfast and staff, the property was so disappointing for us. We were in an attic conversion, no lock at all on bathroom door, curtains falling from window, poor dirty windows, lots of stairs to room obv, which we had not known about, I could go on. This property can surely not be a 4 Star AA standard. I will be interested to hear your views on this matter. On our trip, we stayed in 3 other similar priced properties, this one did not come close to their standard. This "Hotel" description is not correct in my opinion.

The room was awful!! The girl on reception was lovely and made some repairs while we were out on Saturday but I did not expect toilet seat that didnt fit and a WC that moved when you sat on it and black mould in the bathroom! The curtains didnt have enough rings, bedside lights didnt work and the electrics were mainly on an extension lead that I very much doubt had been Pat tested! Should have all been fixed before the room was let!

We were in the roof space room which was 3 flights of stairs which wasnt an issue for us but could be for some . Room needed a bit of tlc but spotlessly clean. Staff helpful and breakfast excellent. Good location for town. Would def stay again

Heating in room wasn’t working. We mentioned it at reception and were told it would be nice and warm when we returned later. It wasn’t. It finally came on in the morning but even then it was barely luke warm. The mattress on the bed was hard and lumpy. No mention of the £10 parking charge upon booking either

I got the luxury ensuite. The bed, whilst big, was very uncomfortable and was very firm. Additionally me and my partner are quite heavy, and the slats on the bed felt like they were at risk of giving way. Also the plug sockets lacked usb charging ports which created a pickle for us as we needed that yo charge our phones for a long drive the next day. We both felt like a travelodge or premier inn wouldve probably been a better idea. The staff were friendly and the bath was very nice though.

Bed was very uncomfortable- massive dip in the middle of the bed. And more Could t sleep v much unfortunately. Spacious room and the bathroom was decent. All v clean. But wouldnt stay again as I went there to get some sleep- and got hardly any.

Very cosy house (older hence less eco-friendly compared to newer buildings), with a lot of charm. Great location to head into the city centre. Very comfortable rooms, with a good shower provided. Friends other room was comfortable too according to them. Paid for breakfast on booking the room - served a delicious English breakfast, with very good cold options too. Good value meal too. Very friendly staff.

Great location, lovely breakfast. Nice shower and great car parking! However, beds were lumpy, windows didn’t open, si-fi didn’t reach the room, decor was on the shabby side and no one was at reception when we arrived, and they didn’t answer the phone. Expensive for what it was.

Stay was ok, had to ring the numbers to get the receptionist there. The fan is a noisy nuisance and had to switch off from side of room, each time had to use the loo. The bathroom door was damaged and very difficult to close as was the room door and to main entrance door after 9pm to open. No working lock on toilet door. Hearing went off too early in morning. Breakfast was good.
Stay was ok, had to ring the numbers to get the receptionist there. The fan is a noisy nuisance and had to switch off from side of room, each time had to use the loo. The bathroom door was damaged and very difficult to close as was the room door and to main entrance door after 9pm to open. No working lock on toilet door. Hearing went off too early in morning. Breakfast was good.

A late booking ahead of a 8:30 pm arrival. Excellent service provided over the phone, followed up with text and email to make sure that I’d received instructions of how to access the hotel and my room. A comfortable night’s sleep. Easy walk to city Centre.

Really disappointing. Booked partly for the parking - was none available and even if it had been, the car park was awful with cars getting trapped by others. Room was tired. Sink didnt drain properly, tv remote didnt work, bedside light didnt work, window blind didnt work, with greasy finger marks on bathroom wall and watermarks all over tap The guy who was there when we arrived was nice but id emailed in the week to ask for one of the rooms with a bath (they encourage emails to ask for specific rooms) and got no reply and a room with no bath - suspect this is due to understaffing as only saw the man once, otherwise were no staff present. Generally just felt unloved and done very much on the cheap. Only reason not one star was because bed was comfortable and shower warm and powerful. Wanted to book somewhere independent but hotel was not comfortable and wish id booked a premier inn!

Excellent breakfast. Staff very attentive upon arrival and at breakfast. Slight heating (lack of) our annexe room quickly resolved. Nice clean room. Nice pub near to the property(Volunteer arms)Hotel slightly on the expensive side for value for money!!

Two nights Reasonably easy walk to everything in the city ( we’re one disabled and the other recovering from a broken ankle, so really can’t be that long. Great room with comfortable bed. Lovely bathroom. Parking round the back does have a reasonable charge. What was best and will mean many return visits, was the amazing staff. Especially the two lads running breakfast. Great for a chat, fantastic food and couldn’t do enough for you. Thanks everyone

Walking distance to train station and city... good location. Property itself is a little tired, curtains fell down when we tried to pull them across in our room. 5 flights of stairs to the room, and 6 down to breakfast, no lift. Staff friendly and attentive in the breakfast room and a decent but basic breakfast.

Very cosy house (older hence less eco-friendly compared to newer buildings), with a lot of charm. Great location to head into the city centre. Very comfortable rooms, with a good shower provided. Friends other room was comfortable too according to them. Paid for breakfast on booking the room - served a delicious English breakfast, with very good cold options too. Good value meal too. Very friendly staff.

Everything was excellent. A little bit expensive though but apart from that nothing else to complain. Comfy, cosy, free parking, it's near the city centre, there is a bus stop in front of it or 15 mins walking. Definitely recommended.

Staff were very helpful and I appreciated that they honoured not charging for parking as shown on my booking. The breakfast was nice but I found a mouldy strawberry in the fruit. We had a missing bath towel and they immediately bought one. The Wi-Fi was not that good so all in all a pleasant stay but not overwhelming.

We enjoyed our stay for one night. The room was clean but the bed and pillows were a bit lumpy! Bathroom was clean and adequate. Breakfast was very good and parking was easy at the back of the hotel. Would definitely visit again.

The room was clean and staff friendly enough. The breakfast was good, although served in a small window. The guesthouse was generally in good repair, though a little tired in some areas. Shower was fantastic! I didn't drive so was walking into town which is about 15 minutes. The area was generally quiet. There is not a lift so check before booking if you have accessibility requirements as the stairs just keep going up. I was there during heat - there is no air conditioning but a fan was provided and I was able to open the two large windows wide as needed. If you need a pitch black room to sleep, bring an eye mask in summer as the curtains were very thin and let a lot of light in. Toiletries provided were minimal - hand wash hair and conditioner only A kettle is provided in the room along with semi skimmed milk pods, decaf tea, yorkshire tea, instant coffee, and instant decaf coffee, along with sugar.

Excellent all round. Couldn't wish for more helpful staff. Room 5*****. Parking a bit tight but staff sorted it promptly. Good breakfast with plenty of choice. Good location. No problems whatsoever. Would definitely return. 👍
