well found out the bar under the hotel is the hotel check in desk too walked past twice wondered were the front door was to hotel .stop over one night room was ok but up at top floor and steep stairs so not good for me with my hips .As the bar is under hotel rooms gets a bit of noise as its open later was woken up few times with banging doors of other guests .Breakfast was ok you dont get a lot tho .I would stay again but wouldnt be a saturday .

The stairs are very steep and no lift. The hotel is above a bar which offers karaoke every Friday and Saturday until late into the night. This and being next to a railway bridge and on a T junction made it a very noisy stay. The staff were polite and friendly

The main point was fire alarm went off, I made my way to the meet point Iceland shop , in middle of night no one there .no staff in the morning knew anything .no fire service turned up .so someone was there to have checked and turned of panel but no info ,no care to the residents .... I have emailed twice to hotel owners noting back .... I reentered at my own risk as no care shown to us . I would of overlooked the very silly grumpy rude women on at breakfast that spoke two words that was , after I said morning and explained last night was a foul look and a sharp no... Then a point to the menu and a sharp, " breakfast!"......? So I ordered The entrance bus disgusting and stinks strongly of hybrid weed . The room it self was clean , the bathroom sink no plug , and a strong smell from back flow, do not open the under sink cupboard smell made me dry rech . Room3 You are not over looked in bathroom but no blind It was clean and towels are spotless The bedroom spotless , bed clean and ok The kitchen fans need a beef clean .as the strong smell of dirty grease and cooking oil Ex chef so I know what the smell and reason is Also the coolers for cellar go off in night , curtains need re hanging As less than 40 pound I would of over looked the bad points as I just wanted a bed that was clean and clean room. Polite staff . If you are in front house hospitality you always smile no matter what day you are having The fact of the alarm and can't over look that it is

Nice polite people. But only found out on arrival downstairs is a karaoke bar on until 01-00.

My stay was great and the hotel is really good value for the money only one thing is to remember that there is no lifts and steep stairs upto the rooms but over all i could not fault it.

Great stay , very friendly staff and locals made us extremely welcome, our only issue was the stairs up to our room as my wife has mobility issues Breakfast was really nice

The room was in a rundown state, multiple stains on the carpet, very very worn furniture. No net curtains/blinds on the window, just normal curtains. There was no heating and when asked about this they had known since last year the boiler was broken! A plug in heater was provided but it was a fire/safety risk as it was very hot to touch and my health means I can be unsteady on my feet. No cooked breakfast either morning as stated by staff upon check in. First morning I was told there was no chef, second morning I came down to the smell of cooked breakfast and a sign saying what could be ordered yet upon asking was told it was continental only! Got told this time it was because the kitchen had flooded! The continental consisted of a toaster with a loaf of bread next to it, a tray with croissants, little cereal boxes and milk left on the side unchilled and little yoghurts which were in a can fridge. It seemed that the staff were happy to be laughing and joking around with each other and people I can only assume were local regulars but not overly concerned that the hotel was not in a fit state to provide everything they say they can when booking. I questioned why they did not state the issues with the heating upon booking and got told they hadn't used it since the boiler broke and it takes ages to heat the rooms to see whichs rooms don't have heating! Not good enough in my opinion. The only thing good about this hotel was location and the shower being hot/strong.

Booked a single room en/route to an event, room at attic level So a climb of multiple flights of stairs but all good as room clean, small as expected, good quality linen and towering, comfortable single bed, ample clothes hanging space. Room bery compact but has compact, clean and modern en-suite with effective shower cubicle, we and sink. carpet is stained in multiple areas in room but for the price and location, and convenience, cannot fault. Breakfast also included with an 8.25am sitting. Cannot fault and will stay again.

Great conversion of old building with lots of steep stairs and corners. Busy bar below and my room was at track level to the main line through the station able to enjoy the throaty roar of passing freight trains. close to town railway station and pub nearby for evening meal.

We stayed one night to break up a long drive. Booked on spur of moment. When checked through reviews i wondered if mistake. The lady who checked us in was lovely and friendly. The room was perfectly adequate for 1 night. Was very clean,bed linen spotless. Comfy beds the bathroom was possibly brand new. Cooked breakfast was very nice and had lovely sausages which isnt always the case.Was noisy as on busy st and trains over bridge. But slept well. Could do with some hooks on backs of doors,some of hotel could do with redecorating and new carpet. But at 48.00 including 2 English breakfasts whats not to love. Would stay again

Pros: Short walk into town, reasonably priced parking nearby. Cons: Breakfast was terrible (cereal, but no milk, and two crusts of bread was literally all that was on offer!) Twin room was compact & only averagely clean and the shower didn't drain properly so was very unpleasant. No spare loo roll supplied. Quite a busy road & near railway line, so lots of noise.

Staff were really welcoming and friendly, the room was a good size with comfortable beds and a good size bathroom. Everything was spotless!!

Not bad for the price. A bit dingy and carpets not very clean. A bit noisy in the room due to band/disco going full blast, but it was a saturday night. Very convenient for the event i was attending. And some nice places to eat and a lovely park within 10 mins walk. Ok for one or two nights.

Was unclear where to check in as main entrance was locked, had to call to be told to check in through the restaurant/pub next door. Was given a key and told where the room was, up some steep thin stairs, difficult to carry bag up even though it was only small. Room looked clean upon arrival although after setting items down and having a look the chair was disgustingly dirty and so was the remote covered in dirt and food. Chair has dirty sweaty stains on it so was put off from sitting on it to do my hair for an event. Bed possibly had bedbugs as i woke up with bites over me. The curtain in the room didnt keep light out and the pole that held it to thw side nearly came out the wall. No curtain in the bathroom window so was awkward to shower as people could look in from winfows adjacent. Water was very difficuot to get the temperature correct either too cold or scolding hot. Everytime the toilet was sat on the lid would make a clanking sound like it was going to fall off or break. Breakfast was supposed to be included but it took so long to be seen by anyone i gave up and dropped my keys in the box and walked out. Not worth the money i paid even though it was the cheapest I found in the area. Only good thing about it was that it was a very close walk to the train station where parking was also available at a cost

Whilst I understand this is not an expensive establishment, its pretty basic and could use some 'tlc' The room (11) felt a bit damp, and the plaster is peeling off the wall ( see pic ) The vinyl in the bathroom is a trip hazard (photo) & i was left with someone else's half empty bottle of water.

It was a terrible experience with lots of damp with wall caving in. Bed was terrible with broken matress. Cups were dirty for tea and spoon. There was sugar all round rim of cups that were stuck to the saucer.We was told to request full refund. Carpet was filthy, stained black chair which i couldn't sit on as it was filthy. Mould in bathroom.

Grimy, old rooms, although bathroom was clean.

Mattresses were lumpy and very uncomfortable Breakfast service was lovely, helpful and quick.

Great hotel! Excellent price and lovely staff. Very easy to check in and great central location.Also lovely breakfast in the morning. Only downside was noise from traffic outside and as it was very warm we needed to leave the window open. All in all would highly recommend!

A very small room with very little space to move, and the wallpaper is falling off the wall—no fan in the room, a very old chair which needs throwing out. Bed very uncomfatuble did not get much sleep the two nights we stayed.

hotel above a pub and near to the train lines. Was quite noisy at night with people on street outside and then trains early in the morning. Was supposed to have 4 poster bed but none. Rooms outdated but clean. OK for basic nights sleep. Staff pleasant.

You booked in ok. The bed was awful, the worst ever felt every single spring on it and was the most uncomfortable bed I’ve had the mis fortune in sleeping in. In room 15 by the door all the paint was flaking off the wall and needed a lick of paint. The breakfast was all beams and small egg and sausage and bit of bacon and toast. There wasn’t much of it.

This is the most basic of basic properties, but for £54 can't really complain except for the lack of Wifi which is not on offer. Literally just used the room to sleep as stayed at work overnight and expenses didn't cover a proper hotel. The rooms could do with a make over!

I booked a room with a 4 poster bed, it wasnt. When i said and showed booking clearly stating 4 poster bed, i was told, its not my job. The shower tray floods so had to keep turning shower off. Went down for breakfast and told no cooked breakfast on Monday, when I tried to explain that there was nothing during the booking process nor when checking regarding no cooked breakfast, I was told, by the rudest, arrogant, ignorant person I have encountered.....its not my job. The toaster wouldn't work so told by mardy arse that .....you guessed it, not my job. When i finally got to talk to the manager to explain the issues, mardy arse launched at my by shouting in front of everyone that it was, apparently, my problem. I asked her to walk away, the manager, in true Fawlty Towers style said she was learning English..... The room was very noisy due to overlooking a very busy, noisy junction and nearby railway line. This place is 2 star at best and ideal for travellers who dont need a decent breakfast, dont need sleep and those that, god forbid want a smile.

City centre location above a busy pub meant that there was a lot of noise both inside and outside making sleeping difficult. Toilet was broken meaning it couldn’t be flushed properly.

We were initially allocated a room barely bigger than the bed, see previous review. We were moved to a bigger room up another flight of steep stairs, room a good size but badly laid out, wasted space still only one bedside table, one suitcase unit being used as a table for the tea tray. Good wardrobe but inly one chair and still nowhere to put things down. Bathroom ok but too small. Bed uncomfortable, mattress clearly needed changes, springs worn out. Had a very uncomfortable night. Hotel very noisy as bar had karaoke till midnight both Friday and Saturday. Noise spilled out into street until very early hours of the morning. Breakfast basic but adequate, no offer of more tea or juice to go with the cooked breakfast. Would not recommend this hotel even though it was cheap.

Didn’t even get a chance to check in , asked for a refund for my room and no refund was issued , staff member was hostile and put tbe phone down on me twice. Don’t go here and I’d still like my money back

Property v convenient for my visit, and staff v friendly. However, I thought I had paid for my booking thru Expedia, but was charged by the hotel because they had no record of the transaction. Somebody needs to sort the admin a d communication. Will be checking with my credit carc company when I get home.

Given the extremely competitive pricing, this hotel delivers excellent value and extremely friendly service. Very clean. Perfect location.

Great little hotel In Leamington, shops, gym and restaurants on the doorstep. Comfortable clean rooms, friendly staff.

The staff are superb, cooked breakfast is very good, rooms need refreshing but are suitable for my needs, I've stayed several times and always had a good night sleep.

Friendly B&B with sports bar downstairs and station nearby.

We really enjoyed our stay here. The staff were helpful and the room was basic but had everything we needed. The upside of this place is that it is close to the really nice bit of town, it serves a good breakfast and is very reasonably priced. The downside is that it is above a bar that is noisy. Our room was quiet but once the window was open you could hear the pub garden till around 12 on the weekends.

The hotel was great for the price it is and the friendly staff it is great value for money and the location is 5mins from the train station and 5mins from the town centre.

Property right in heart of Leomington spa . Railway and cheap long stay carpark very close . Room was very clean had good shower and blackout curtains . For this price the economy mattress was acceptable even for a larger man To have breakfast included at that price was good even though Continental during our stay . It’s always goi g to be Vibrsnt whilst in the town centre .

One night stay. Convenient, central location. We parked around the corner- £4.50 for 24hours. We didn’t inform hotel of check in time but staff didn’t mind - they wondered why the instructions still included that. When we got back at 11.30pm it was rather loud from the bar below but we weren’t surprised by that considering other reviews and the fact that it was a Saturday but all was quiet from midnight. The room was airy and had a fan. Bed was comfortable and towels and linens all lovely. Continental breakfast was included. All in all very good for the price - would stay again!

Hard to find entrance to hotel No parking available anywhere near the hotel Breakfast is very basic and not much selection Very noisy.

Clean crisp bed linen, shower needed a deep clean in the corners but had good water pressure. Only instant coffee with very limited continental breakfast choices on offer, but this was a step up from my previous stay where breakfast wasn’t provided despite free breakfast being offered at time of booking. Lots of stairs to keep me fit.

For the price this place is amazing, with a really good English breakfast included in the room rate. You wouldn’t expect it to be luxurious, but it’s clean and perfectly comfortable. And that breakfast is really something when it’s included in the price

Ok for the money paid, included breakfast but apparently no chef so only offered do it yourself continental. No ice in the bar. Strange furniture layout in room, but other than this it's ok.

For what we paid we were very happy. There wasnt a breakfast available as advertised. The chef was off so we had a continental. Easy check in.
