One of the swimming pools were too cold. One of the hot tubs was too hot to use. Parking was on gravel/old asphalt small parking lot. Renovation looks good, but very disappointing to see so many of the beautiful big trees that made the grounds look so beautiful have been cut down. Also, currently no gym.

This property is under a lot of construction. Parking was rough and taking your luggage to your room was rough if no golf cart available. The pool area is so fun and my kids loved it. No outside food is allowed. The milk house is cute, would love for it to open at 6:30AM

Property has great bones and is a great concept but is going under remodel (significant amount of construction around hotel too) and we were not made aware of this.. Pool area is great… Air conditioning was not working.. 80 degrees all night in the room… called to get it fixed and was told that upper floors get very hot in hot days and to open the windows.. not great… Tecnitian never showed up… Hopefully they turn this around quickly as good spot and unique experience

Renovations are nice - feels a bit restricted in that you can’t get a drink (alcohol)and take it outside the main building and walk around or sit by the fire or in the pool area. Food was not great Grounds are quiet and beautiful. New pools are very nice.

The Homestead has recently had a facelift, and they've done a great job (minus the parking lot, which is totally torn up and a huge, dusty mess - but it will get better!). Rooms were nice, comfy beds. The setting and area is lovely. The pool area is why we booked our stay here. They've done a phenomenal job remodeling it and added pools and 3 hot tub/spas as well as lots of lounge areas. We stayed all day at the pools and loved it. Only complaint is the ridiculous rule that you cannot bring any outside food or drink into their (huge) pool area, including food you buy in the hotel lobby store. But there is only one restaurant in the pool area with a decent but limited menu. We were planning to bring our whole family back as this would make the perfect family gathering space, but without access to drinks and snacks for the littles, this is ruled out as an option. Hoping they rethink this silly rule. Otherwise a practically perfect stay.

Construction everywhere. Had to park very far away. No one to help with luggage and drive us to our room. Huge front end loader almost hit us. No parking, dirt everywhere, no notice of construction or we wouldn’t have come.

Unfortunately, this beautiful resort is under major construction and they never mentioned it when booking. And when we reviewed their own website no mention of construction either. Our nice room is right up against buildings and ground under construction. Internet down cause construction cut line. No TV, coffee shop mostly down, no smoker for food, best restaurant on site closed, front desk phone down, construction noise until 8p. What a shame. And it was our 30th anniversary. Staff good but not many around. Beautiful pools and hot tubs. Will be great resort someday….

Great end of summer Lanor Day 1 nt stay while we swam in the crater the next day. Enjoyed newly renovated 2 large pools,3 hottubs, and groomed landscapings. Great lemon curd donut at Milkhouse. Mindful there’s constructions all around the properties.

I didn't like about the room itself is that there were ANTS everywhere in my bathroom that were coming into our room itself from a hole in the grout by the toilet.

Parking was terrible. We got in late, it was pretty dark. We didn’t notice how filthy our room was until morning. Dried vomit all over the wall. Pool closes really early for the weekends so that was disappointing.

The room was nice but had a slight sewage smell. It also had a huge window we could not cover so it was very bright very early in the morning. The air conditioner made a high pitch whistling sound when on. But the amenities were nice. The pool area is lovely, however the lounge pool temperature was much higher than it was supposed to be so it wasn’t very refreshing. The construction going on also made things a bit more dirty and loud. The parking situation is difficult and leads to needing to carry your luggage a fairly large distance just to get to your room. But overall I do like the resort, there’s just the things mentioned above that made it not quite as nice as I’d hoped.

Newly renovated and nice , everything in our room was not plugged in . We had to move around heavy furniture to even plug or tv, coffee maker and mini fridge in. The mini fridge was in a cabinet , and the way it was you could barley open the door enough to barley squeeze a hand in to grab something. That was annoying. Under the dresser and bed was very dusty and dirty. our room has ants all over the floor it when we arrived Was advertised to sleep 4 with a king bed and sofa bed . Our room only had a king bed and no sofa bed so only could sleep 2

The newly remodeled rooms are amazing very classy. Our only issue was that the TV was not working and the shower knob was loose and did not hold a nice temperature. The price has gone up since the remodel which makes sense and the pool was closed due to remodel so we couldn’t really enjoy that unless we went across the street to the zermont. The sheets and bed were amazing and we slept very comfortably.

There’s a lot of construction going on to renovate the property. I definitely think it will be pretty nice in the future but for now, it all felt half done. The property is huge. There’s a ton of walking to get to your room, depending on where you’re located on the property. No one offered to help with bags. We had the premium king room which was very spacious. Had a sink and mini fridge and a fold out couch and a neat little reading nook. The walls are pretty thin. We could hear the people in the adjoining room. Our TV didn’t work, the front desk did send someone out to fix it, and he stated they had been having problems with this unit. He was able to fix it and it worked for about 10 minutes then went out again and it wasn’t worth trying to fix again. We also tried to turn the AC down all the way as it was pretty warm, but that didn’t really help. It took forever to cool down, we eventually just opened the windows as it got cold at night, but then you have to hear everyone walking by. One of the largest issues is the bedroom. There’s a nice large half moon window that lets in the beautiful natural light, unfortunately there’s no cover or curtain for it. So at night all of the ambient light from the buildings comes in and there’s no way to sleep in, sunlight comes in as soon as the sun comes up. Overall the property is beautiful, great location in the mountains, it has golf if you’re into that, I think it could be better, but for the price it was just ok.

My wife and I have been here many, many times and it has always been charming, yet this time it was subpar. Be aware: 1)There is quite a bit of construction around the outside of the property, which includes the parking lot area, outside the property boundaries, and some of the golf area. It doesn't interfere with the core of the resort, but it detracts from the charm. 2) Service - if you want any help with your luggaage, good luck. The parking lot is gravel or pitted and if it rains is a muddy mess. There is no one to help with luggage, either from your car, or to your room. The parking lot is 50 yards from check in and the cottages are spread across the property. The most annoying thing was you can only communicate in person or through text with the front desk, or getting assistance. There are no phones in the rooms. I tried calling the main number many times, but only got a busy signal each time. They do respond to text, but it takes time to get an answer to even the simplest questions. 3) Rooms - we booked one of their top priced rooms and found it to be disappointing in some ways (tiny closet with only a hanging bar halfway up, so nothing long can hang; smallest and cheapest amenities I have seen in a premium property for a long time; stains on the couch and the rug), yet overall the size and design was nice. 4) Consideration. After 3 nights in a premium room we asked for a one hour later checkout and was basically dismissed by the front desk. Not great customer service.

The room was nice but had a slight sewage smell. It also had a huge window we could not cover so it was very bright very early in the morning. The air conditioner made a high pitch whistling sound when on. But the amenities were nice. The pool area is lovely, however the lounge pool temperature was much higher than it was supposed to be so it wasn’t very refreshing. The construction going on also made things a bit more dirty and loud. The parking situation is difficult and leads to needing to carry your luggage a fairly large distance just to get to your room. But overall I do like the resort, there’s just the things mentioned above that made it not quite as nice as I’d hoped.

Property is under construction, parking lot is a little chaotic. Pools are nice and warm. The only problem with the "Family Suite" is that there is no desk or table. Large bathroom and closet, but no space to place anything that you would need to set down like snacks and cups for kids.

This place is very nice and new, however, be sure to double check charges after leaving this place. On top of the extra $50 resort fee, we “somehow” were charged another $60+ due to some “error”. I tried to call, and sent a message through Expedia, but no one answered. I contacted Expedia directly, and they were able to get them to refund us the extra “error” money. Watch out!

Unfortunately, I had SO many problems during my stay, including, but not limited to, the kitchen being closed down, indoor pool closed, put me in one of the farthest away cottages, no ice machines, tv didn’t work, housekeeping walking in on me despite do not disturb sign, etc. etc. It started to become a comedy of errors each day that went by. Hope they can work the kinks out because it is a beautiful property and the remodeled rooms are lovely. But I would not stay there again until they figure some major stuff out.

We decided to take a little anniversary trip here for a night. The property itself was beautiful, we did some Golfing and walked around a bit. When we tried to check in the systems were down and we were never given a key, and all the other rooms had keys.The sweet girl at the front desk had to let us in our room until they could find our key, and we were told we would have to go back to the front desk to have them let us in everytime. Once in the room there is a slot on the wall that says to put your key in for power, however we had no key. When we called the front desk from our cell phone we had a bad connection and they were not very polite when we asked about the power, I guess any card works but we were never told until we called. I would like to try to give them another chance when all the systems are working, but it was not the greatest first experience.

We had a great stay at Homestead Resort! The staff was incredibly friendly and accommodating, always making sure we were comfortable. We did encounter a room cleaning issue, but as soon as we brought it up, they took care of it right away. We also had a broken fridge in our room, which was replaced the next day without any hassle. The on-site restaurant was a pleasant surprise—we had breakfast there, and it was absolutely delicious. One of the highlights of our stay was the pools and hot tubs, which were perfect for the winter ski season. They were spacious, very clean, and never felt overcrowded. Leslie at the main desk was an absolute champ with our map, everyone at the sunroom restaurant was so kind and the room …. Incredible! The one day we got to spend there was enough to bring us back every year, 1000/10 experience for us!

Beautifully remodeled. The pool is great and the rooms are beautiful. At 300$/night the level of service should be better. It’s a hike from the unfinished parking lot to the rooms. No golf carts, luggage cart, or anything to get luggage to and from the rooms. Housekeeping is at request. Requested housekeeping the morning before we left for the day, and upon returning at 4 they had never showed. Ordered fries and a couple sodas at the pool, no alcohol served at the pool. It took 15 minutes for the fries and 20 minutes for the sodas. Lounge pool was dirty and needed the leaves cleaned out. We were there for a lacrosse tournament and went to the front desk in the morning for ice water 9am to fill our water bottles (couldn’t find any ice machines) and the front desk water jug hadn’t been filled yet and had warm water from the day before. Stale expired pop tarts bought from the front desk snack area (didn’t know that pop tarts could even expire). I wouldn’t complain if not for the price point. At that price point the details should matter.

Our stay on valentines day was really special, I only wish we could have stayed longer. The pools are amazing, especially while it snows. We stayed in a king suite, just my partner and I, and it was cozy yet elegant. The property is quiet and the rooms are away from the golf course and pools. The parking area was slightly cramped due to some construction projects on the property, but everything else was wonderful.

This is a deluxe property surrounded by a golf course and beautiful views of the valley and mountains all around. The swimming pools were terrific and my 9 year old grandson took full advantage. Breakfast at the restaurant was good though it would have been nice to have more options. If you go, make sure to get reservations at the crater.

This property has some beautiful grounds and the rooms are updated and relaxing. We loved the big bathroom and the beds were very comfortable. The parking is a bit of a hassle and was very muddy and messy as it’s not paved but just gravel and dirt. We are at both restaurants in the property as well as the small coffee shop. We loved our experience at the grill. The food was fantastic and our service was excellent! Our experience at the more expensive restaurant was not as good. The food was ok but way too expensive for what we got. Our service was subpar at best and the staff seemed uninterested and undertrained. With that being said, we generally loved most of our stay there and are looking forward to the expansions they are making.

Renovations are nice - feels a bit restricted in that you can’t get a drink (alcohol)and take it outside the main building and walk around or sit by the fire or in the pool area. Food was not great Grounds are quiet and beautiful. New pools are very nice.

Went to celebrate my wife’s birthday. Ended up bit of us being spoiled. Great facility, great services. Pool restaurant, 1886, was wonderfully. Cheeseburger was just what I needed. Milk House hit the spot.

Staff was amazing! Property is really turning into something spectacular, even during renovations. We’ve tried dining there for the past 4 years and have only been disappointed in the quality of the food each time. Mediocre at best. The servers are friendly and nothing but professional, thank goodness as the food needs a major overhaul or perhaps a different chef. New Year’s Eve morning we walked to the dining room only to be told the chef didn’t show up , oh we can get coffee and pastries at the milk house. Not what I wanted to eat, and what about all those families there with children? I guess get in your car drive into midway and find other dining options. What a shame! Disappointing ! This could be a 5 star review but because of dining you miss the rating

It's a beautiful serene property. The pools and hot tubs are amazing. They are doing a good job of still finishing some of the construction projects while making it a great place to stay. The ice cream at the Milk House was so yummy and the pool side service from the 1886 grill was top notch.
