Abbotsford Guest House

Winding stairs, water gets hot then cold hard to adjust the water temperature.

This property does not have accessible laundry services for guests! Although they advertised twice that they have laundry, laundry is not an option for guests. Laundry availability was one of the reasons we booked this stay, so please keep in mind that they do not actually offer laundry services. We had to pay to use the laundromat down the street which was fine, but this stay did gasket advertise for laundry in my opinion. Also the wifi never worked, and they never provided use with a correct and working password. If traveling here in summer, remember that there is no AC. We were lucky to be able to keep our window open, but there is a skylight in both the bathroom and the stairway that heats up the entire building as you go higher up. When we arrived we went ahead and changed the sheets as they did not look clean, we also had to get new towels because there was only one and it seemed to be dirty. Maybe they forgot to change our room? We did check in right after check in time so it should have been enough time to clean the room but who knows. Anyway, area was nice and walkable about 30 minutes to the center with plenty do food and shops on the way. We enjoyed how it was not very crowded and felt safe as we were two younger women staying. Overall 3.5/5, would stay again in cooler weather and if the room was for sure changed before arrival!

Area location was perfect near trams/buses. Quiet. Room was tiny with slanted ceiling so not suitable for a tall person, but adequate for me and my daughter. Shared bathroom.

Worst experience I have had in many years. First, our toilet didn’t work - it gets no water flow - not a temporary issue. Rather than admitting this we spent the first night with waste stinking up the room and the rest of our stay using the shared toilet down the hall. Second, lights flickered and were literally falling out of the ceiling - had tape around one fixture that was an attempt to keep it on the ceiling at some point, felt very unsafe. Sheets had holes in them on both beds, aside from just pathetic quality of bedding to start. Mold growing in multiple places in the bathroom, tufts of hair in corners in bathroom and hall, stains on the walls. ZERO responsiveness to emails/voicemail. And to top it off, a stuffed animal was stolen from our room the last day which my son had purchased as a special souvenir.

Location is great, close to most and very close to trams, bed was comfortable. Though the shower was a dribble, and a few bits and pieces didn’t work. The communal area needs some work, don’t expect clean dishes to use or a breakfast included like we thought.

This was basically a Hostel. No reception, shared bathroom, no working tv, broken furniture, and inadequate check-in instructions. As a last minute booking on my part, I won’t go too hard, but would not book again.

Sharing a bathroom caused no issues and seemed to work well. However the room was tired and badly in need of maintenance. Tiles were loose, power sockets moved when using them, the blind, once down, could not be raised again and the tv worked intermittently (once we found the extension cable to turn it on). There were shops and cafes close by for breakfast. Overall not a great experience however it was clean and manageable for 1 night.

Disappointing - Had a room with a double and single bed but was by myself so not good value for one person. Bathroom was shared with other guests and pretty busy, shower was not very clean and bracket was broken. Room was small, fairly clean but needing redecorated (peeling paper, ill-fitting electrical socket) and couldn't get the TV to work (don't think the channels had been programmed in).

Our room was very small, my 6’3 father could barely stand in it. Also the bathrooms are communal, I did not see that anywhere in the listing and would not have stayed as my parents are older and don’t enjoy that. The bathroom had no hand towel and they did not provide one (they also only gave us two towels not three). My bed was not made upon arrival with dirty sheets, however my parents bed was clean. We were pretty disappointed as this building has such good reviews and old architecture

Easy to find.Good area.We parked at omni Q car park which was easy enough to get too.Then we got tram to take us to a stop near B&B.5 minute walk from Tram.Tram took us to Princess street to Christmas market.The B&B was clean.beds where very comfortable.Had a great night sleep.thank you.

The room was very small, different from what we saw in the pictures. One of the beds had stained sheets. It is self check-in, but they didn’t sent by room info in advanced, we were lucky that there was someone to ask, because there was almost no staff on the property. The bathroom was very small and had no space to put your belongings.

The room was clean, lovely and warm and had everything we needed. Cleaned daily with water, tea, coffee and biscuits replenished daily. Easy self check in and out. Great location, 2 minute walk from lots of shops, pubs and restaurants.

I have previously been to the abbotsford when ut was under different owner who kept the BnB absolutely beautiful and was a brillant host and so peaceful place to lay your head.i would not receive this BnBs as its terribly dirty with used beds sheets still on and very noisey!! Thats been nice guys!!

Our family loved our stay at this wonderful property! It was easy and convenient with tram and bus stops nearby as well as many excellent restaurants and services. Edinburgh is magical and this house had real charm which added to our lovely stay. The only draw back is the WiFi was spotty. This can be a challenge when traveling because most cell plans charge by data use when going international. Having wifi at your hotel becomes crucial so you don’t use up all your data. Other than that everything was perfect! Thank you so much!

We booked a triple room which was very small but it was clean and comfortable. Our main issue was the 3pm check in. We were early arriving at 2:30 hoping the room might have been available. It wasn't so came back at 3:30 still wasn't quite ready. On a city break and only visiting for one night the last thing you want is to be kept hanging around waiting to dump your bag. Could have been better organised.

A decent location and quiet, but a bit shabby and a tiny room and bathroom. No staff on site.

The room was great for our family of 5. The room was nice and warm for our arrival and was in a fantastic location for getting the tram/buses. Plenty of eating places nearby. Would highly recommend to any families wanting to stay somewhere central.

Beds are super comfy beds. Easily walk to downtown with easy transit options super clean and nice rooms would stay again

Good location, early check in much appreciated

The staff was responsive and friendly. Overall the stay was nice, the only thing that made me not give them 5/5 is that we booked a triple room, upon arriving to the room only 2 bath towels where found, and even tho we asked for an extra towel through Expedia chat nobody provided it. Bear in mind with this and bring your towels from home but after all, we enjoyed our stay. Thank you for hosting us :)

We had a great stay, reception staff was very attentive to our needs. Place was clean, and we had quiet nights. Would stay there again. Breakfast was offered but we didn’t expect it to be. Price was right for our budget and that’s what was important to us.

Relatively clean and definitely quiet and walkable. About a 30 minute walk from touristy parts of Edinburgh, can’t beat the value if you just need a place to sleep.
