We enjoyed the spaciousness inside the condo, amenities inside the condo was great, our view from the balcony was beautiful!! Staff at check in and check out were very kind! Assistance with all our things upon arrival was great! Downfall was there is no food options on site, our pool and jacuzzi were inaccessible for repairs, roaches outside our unit, rude man (owner) at pickelball courts.

It was a beautiful resort, some pools were nicer than others so look around to find the one that suits you best. The staff was very nice and helpful.

Love the spacious units, fully equipped kitchens (even had a rice cooker!) and in-unit washer dryer. The number of pools means they're never too crowded and close to your unit. Would definitely stay again.

Resort was in a nice quiet area. Has ample parking, multiple pools and had about 12+ pickle ball courts/tennis courts. Condo/villa was very spacious-had the 2 bedroom and the rooms were on each end so we don’t hear anything. The middle area was the dining and living area. Kitchen had all the things you need even an instapot. Bathroom was clean and had enough towels and counter space. Bed was a little hard but comfortable enough. Had problems with the check in but was easily resolved. Manager even came back to fix our issues with the help of an Expedia agent. All in all it a great stay!

We enjoyed our stay at the resort. We had a 2-bed, 2-bath apartment for our family of five, and that worked out nicely for us. I think the value for the accommodations is good. The property is well-maintained, but the need for updates is apparent. The bathrooms and kitchen in our unit were functional, but in need of a refresh. A small placard on the kitchen counter apologized that renovations were happening "on island time" (i.e., slowly). The exterior of the buildings also showed signs of aging. The pool was nice, but here again, you could tell it had seen better days. (There are numerous small pools throughout the property, so wherever you might end up, you\'ll be near a pool.) Each pool has a 6-8 person hot tub adjoining it. Ours was pleasant, but the jacuzzi component was non-functional, so no bubbles. For us the highlight was the beautiful set of tennis and pickleball courts that are on-property--but owned or leased by someone else, so they\'re not technically part of the resort. That said, resort guests are allowed to use the courts when available, and we had no trouble getting a court whenever we wanted one. Again, these courts are in pristine condition, meaning they are in demand. Pickleball started at 8 a.m. and was played all day long and into the night (a few courts are lighted). We heard that there were occasional tournaments at the facility, and I\'m sure during those tourneys resort guests are out of luck. All in all, I recommend the property.

Definitely will stay again. Love the spacious room. The full kitchen and the in-unit washer & dryer are awesome must-haves. Also, can't beat the free and easy parking (yay, no valet!). Front desk staff were friendly, welcoming, and made great dining recommendations. Would love to see the property upgrade its flatscreen TVs to Smart TVs so I can stream movies and shows via apps like Netflix, Prime, etc. I made due with my iPad. Would love to see the gym/fitness center updated and upgraded. In fact, the last day I was there, they were in the process of remodeling the gym. I hope to return to have a chance to see the updates and work out! The concierge team can be a little pushy at times with tours and what I think was probably a Wyndham/Shell timeshare vacation membership. I didn't attend so I can't confirm that's what it was but it certainly sounded like a sit-down sales event. It wasn't mandatory, and I know they're just trying to do their jobs like everyone else, so I can overlook it. Hey, everyone's trying to get their bag so, no harm no foul. I didn't want to do any fancy tours or adventures, either. I was looking to do really chill, relaxing things, and just hang like a local. Overall, I had a great time at this place. I didn't want to leave. I had a very relaxing and carefree experience. Mahalo! P.S. - There are several cute and adorable outdoor cats (possibly wild?) on the property as well as geckos. Be on the lookout so you can try to take photos of them!

Parking is away from condo. Need to walk from parking to condo. They do have a shuttle running some of the time. Grounds were beautiful and well kept. Condo was huge, lots of room.

There is a small pool and jacuzzi for each pod of condos. I believe they are working their way through to update them. We were in a pod that has not been updated so our pool area desperately needs work. Jacuzzi wasn't functioning. Furniture was run down. Paint chipping. Overall just run down.

Very nice and comfortable family spot. No restaurant on site which was too bad and for three nights, no housekeeping. There were tennis and pickle ball courts which was fun for the kids. Lots of folks walking and several small swimming pools. The unit was outdated and generally clean but could use a deep clean and some updates. Patio was big and nice to sit out and drink coffee but also could use a refresh and power clean. Overall enjoyed the stay though. The rooms and linens were clean and staff was great. Ample covered parking as a car here is a necessity.

The property has a nice layout. The unit we had was 19-125. We found it to be dirty and not very well maintained. There were ants in the foyer as well as both bedrooms on the main floor. The sinks in the master bedroom smelled awful. We requested the ants to be sprayed but they didn’t enter the unit even though we told them they could. We also had requested 2 king or 2 queen beds but found one room to have 2 twin beds… not exactly what we wanted and there were 2 couple’s celebrating significant anniversaries. The tiles were cracking on all of the bathroom and kitchen counters. The washer and dryer were in good working order but very small. We ordered coffee several times but they did not bring enough each time we requested them. The pressure in the second shower was not enough. We also had requested an extra day but no one got back to us… we inquired but were denied. It was requested when we booked in August. The powder room floor has long dark hairs on it when we got there…

Place is okay, very outdated. Cleaned okay, but saw two roaches in the kitchen twice. Not cool. They really need to get that under control. Roaches are gross. The sofa couch was super uncomfortable we ended up not using it. Also the mattress was all stained. That was quite disgusting. The staff was very nice say

Amazing experience. I’m in love with the size of the apartment, the huge windows, and the balcony. It’s so nice to have a dishwasher and washer/dryer. There’s beautiful nature around. However, it was uncomfortable to move our sleeping baby to the golf cart and then to the room instead of moving him directly to the room from our car. Also, I wish they had renovated the bathroom and kitchen. Unfortunately, there was a lot of hair on the bathroom floor.

The property is quite run down whiich is not a big deal, but we also found our place to be dirty. The sheets and towels were very clean, comfortable beds however the bathrooms and common areas were dirty. I don't think it was worth the cost.

We booked our stay for 10 days. We checked out after our first night. The room had a terrible food smell. The room we were put in was directly across from a pickleball court. There are multiple pools on location which are filthy and unkept, and the two hot tubs we tried did not work. The kitchen fridge had food splattered all over the side of it. Very disappointing and NOT worth the money that is charged.

Property was old and not well kept. The pool closest to our room was not available to use and the lights in the pool that were went to didn’t work. The mattress in the pullout bed was stained all over.

The staff and the property it self was well maintained and clean. But it is an older property and the decor and fixtures are old but in working order. Great for the price and the location. Would stay again for sure. P.S. We had a upstairs neighbor that had a child and the footsteps were loud downstairs in our unit. Next time I would ask for an upstairs unit to avoid the noise from above.

Large resort with 2 levels. Super comfortable and clean. Kitchen and bathrooms a little outdated but not essential to us. Only suggestion is asking for a condo close to the parking lot. We were pretty far from the lot and there’s only a long walking path so lots of lugging things back and forth.

Overall, my accommodations were spacious. I was a solo traveler and had two bedrooms as well as a full kitchen, living room, 2.5 baths, and a laundry area. The resort is towards the south end of Ali'i Drive. In general, you would probably need a car if you plan to stay here since it is a bit of a hike to get out to Ali'i drive and then over to the shopping center in Keauhou. With a car, you are five minutes to the shopping center for groceries; six minutes to the beach and 12 minutes to the Kona Village tourist area. In that I had a rental car, I found everything to be easily accessible. I believe this resort also doubles as a timeshare facility. Thus, I sense that, if I were traveling with my wife, I would have been cajoled to sit through a sales presentation. Thankfully this was not the case and I had more time to spend on my vacation!

Definitely will stay again. Love the spacious room. The full kitchen and the in-unit washer & dryer are awesome must-haves. Also, can't beat the free and easy parking (yay, no valet!). Front desk staff were friendly, welcoming, and made great dining recommendations. Would love to see the property upgrade its flatscreen TVs to Smart TVs so I can stream movies and shows via apps like Netflix, Prime, etc. I made due with my iPad. Would love to see the gym/fitness center updated and upgraded. In fact, the last day I was there, they were in the process of remodeling the gym. I hope to return to have a chance to see the updates and work out! The concierge team can be a little pushy at times with tours and what I think was probably a Wyndham/Shell timeshare vacation membership. I didn't attend so I can't confirm that's what it was but it certainly sounded like a sit-down sales event. It wasn't mandatory, and I know they're just trying to do their jobs like everyone else, so I can overlook it. Hey, everyone's trying to get their bag so, no harm no foul. I didn't want to do any fancy tours or adventures, either. I was looking to do really chill, relaxing things, and just hang like a local. Overall, I had a great time at this place. I didn't want to leave. I had a very relaxing and carefree experience. Mahalo! P.S. - There are several cute and adorable outdoor cats (possibly wild?) on the property as well as geckos. Be on the lookout so you can try to take photos of them!

Just another 10 minutes north and there’s a really cute little town with a lot of little shops and places to eat. This is a perfect spot for families. We stayed in a two story unit with two bedrooms, 2.5 bathrooms, a living room, and a full kitchen. An interesting layout with the bedrooms on the bottom floor and the living area upstairs. If you have someone using the couch bed upstairs and they have a heavy foot, you’ll hear everything.

We enjoyed our stay. The 2 bedroom condo was perfect for a week’s stay. The condos are a bit dated but are in good shape. The grounds are manicured beautifully. The only real drawback is that it is a fairly long walk from some of the buildings to the parking lot.

Wood from kitchen cabinet veneer was coming off in a few places and was causing splinters. Hide-a-bed mattress was badly stained. Overall, the unit was suffering from delayed maintenance and needs a significant refresh (scheduled for 2026 according to a sign in the unit). Still, the property is pleasant, the units are ample for space and I would go back.

We just had a family vacation for five and stayed at this resort for five nights. I would very much recommend it. It had plenty of space, kitchen was well furnished, beds were comfortable. Any questions or items we requested were provided quickly. Great customer service as well. Washer and dryer worked good, we washed lots of clothes!

Beautiful landscaping around the area and plenty of amenities. Staff overall was wonderful also. Only had two issues during the stay that I reduced a star with: 1. Was supposed to get a welcome packet at the beginning and was never offered. Finally found out at the end that we should have had it and the person said there was no point in getting it anymore. Yet their sign at the desk said they gave Kona coffee and other items with it, that we still would have enjoyed. 2. The parking is really far from the overall buildings making it a long walk anytime you take your car out, especially for groceries.

We enjoy our stay at this place!. The check in process was really easy and fast, friendly staff. They have washer and dryer inside the villas and they provide you with soap it was very convenient for us because we didn't have to come back with a bunch of wet and duty clothes. Our flight back home was at 10:30p.m. and check out was at 10a.m. so they gave us the option to leave our luggage at the front desk so we were able to enjoy the island on the last day without having to worry about leaving anything in the car. They also give us the opportunity to showered there at the property before leaving to the airport, they even provided us with everything we needed for the whole family like shampoo, conditioner, lotion, wash clothes and towels, that was really nice of them and we appreciated very much.

It was great, the place was beautiful and very confortable, very spacious and clean. The dishwasher wasn’t working but we really didn’t need it, they offered to fix it during our stay but we declined it. The people at the front very friendly and helpful, the experience at the resort was great! Probably the only thing I can suggest improve is to have sitting in the same room the time share sales people, we were coming from other country and getting late and tired, they confused you a lot and in a moment you think all is part of the great service from the hotel, it was a bad experience where they made you go to 15 mins drive to cancel what you acepted the 1st day just because you got confused and didn’t want to be rude to say No, to buy a time share.

Three other hot tubs broken. Parking garage located about a football field away from our room. Half of the fountains were broken, filled with stagnant water. If you love waking up to, and falling askeep to the sound of pickelball, this is the place for you.

We had a great time and the staff was very helpful. The location is a little from Kona but the units are spacious. Lots of room for a large family! Second time here in 10 years and could use a few updates in the kitchen/bathroom ( renovations slotted for 2026) overall a great experience!!

Beautiful property and staff very helpful and friendly! True aloha spirit when checking in! Room very spacious! Worth the price. Convenient and very close to Kailua town, but without the hassle and traffic. Would highly recommend for families. Shopping center 2 minutes away!

This property was amazing for families. Loved the unit layouts, great for families with young kids. Lots of pools, bbq’s for all to use. Units were clean, not brand new… but all in working condition. Staff was amazing and accommodating. Only downfall was parking was a distance from some units, but you could call concierge for a golf cart if you had lots to carry. If you like pickle ball or tennis, courts on site. And golf course next door. 2 minutes away from shopping centre, 15-20 min from downtown. Would stay here again.

When you make your reservation they text you-respond to that text if you need anything and it is usually brought within the hour! We rented a one bedroom for a week-had basic kitchen supplies, a washer/dryer, patio, and per my daughter-even the pullout was comfy!

Overall, my accommodations were spacious. I was a solo traveler and had two bedrooms as well as a full kitchen, living room, 2.5 baths, and a laundry area. The resort is towards the south end of Ali'i Drive. In general, you would probably need a car if you plan to stay here since it is a bit of a hike to get out to Ali'i drive and then over to the shopping center in Keauhou. With a car, you are five minutes to the shopping center for groceries; six minutes to the beach and 12 minutes to the Kona Village tourist area. In that I had a rental car, I found everything to be easily accessible. I believe this resort also doubles as a timeshare facility. Thus, I sense that, if I were traveling with my wife, I would have been cajoled to sit through a sales presentation. Thankfully this was not the case and I had more time to spend on my vacation!

It was a great stay for the price. 2 bedroom was excellent for our family, with everything we needed provided. With 6 pools to choose from we often had pool to ourselves. Staff was accommodating to our requests. Quiet and safe. CVS, restaurants, gas station, and great beaches nearby! There were some noticeable maintenance needed for the outdoor backyard area but it was private and large.

Very nice and comfortable family spot. No restaurant on site which was too bad and for three nights, no housekeeping. There were tennis and pickle ball courts which was fun for the kids. Lots of folks walking and several small swimming pools. The unit was outdated and generally clean but could use a deep clean and some updates. Patio was big and nice to sit out and drink coffee but also could use a refresh and power clean. Overall enjoyed the stay though. The rooms and linens were clean and staff was great. Ample covered parking as a car here is a necessity.

We had to turn it off one night and we are used to cold bedrooms. Some units may be a bit of a walk- we were in building 14 and the walk was very easy. Parking was easy and no extra charge. We picked up groceries at Target on the way but the local KTA was easy and next time we will just stop there.

The condo was nice and spacious. The place have small washer and dryer, full kitchen with toaster, coffee maker, pots, pans, mugs, cups, utensils. If you want to make breakfast, lunch or dinner, then you need to buy everything including salts & peppers.

Nice place. Quiet. Great access to tennis and pickle ball and within 20 mins driving of a lot of things. The pools are a bit small. Properties are nicely climate controlled and easily fit 4 of us. Well stocked kitchens and nice grills are available. In unit laundry was very convenient. A couple of minor issues but overall a nice stay.

Great condo. Spacious, clean, comfortable. Beautiful property. Almost too clean because they leave the kitchen so bare between people, that there are no staples of any kind in it. No oil or spices or anything that someone else might have left for the next occupant. It is nice when there are a few things like that so you aren’t starting from absolute zero when cooking. Also didn’t realize they would want to do a 90 minute pitch about the property or program they are part of. They made it tempting (offer incentives) and asked several times, but I didn’t go to Hawaii to listen to a pitch and didn’t want to give up 90 minutes of my vacation, to be honest. Overall, great place, though.

The rooms were very clean and spacious. I loved kitchen area with all necessary amenities and we were able to make breakfast during the stay. Love the relaxing environment in the resort.

This property was great for teens being able to have a little space and a comfortable bed rather than a pull out sofa. The AC was fantastic as we had extremely humid and hot weather during our visit. There are 6 small pools + hot tubs on the property which are cleaned and maintained regularly. Staff was friendly and welcoming. Beware they send you to a 'concierge' desk to claim your key cards but it is a heavy time share pitch. The property and some details are a bit run down so not a good start. The closet bars/hangers were thick with dust and the furniture needs some upholstery cleaning as do the vents/filters for the AC units. There was a 'designated smoking bench' right below our balcony so that ended many morning coffees quickly. Nice that they have the benches but a more thoughtful placement would be better. There was a strong chemical smell coming from the dishwasher. We ran it once to see if that would clear out any left over soap, etc. but discovered the machine was actually broken and the smell was likely an epoxy used to glue plastic parts back together. We didn't use the dishwasher for the entire visit. No big deal. When they suggest you store ALL food in the fridge, you should. They get bugs and ants due to the weather, etc. The parking didn't bother us but it is a two level garage and a little walk to get to your place. If you need a ride in a golf cart, one of the staff will happily pick you up or drop you off. There isn't ocean access. Wouldn't return.

This villas are roomy and clean. Located well near shopping plazas and a really great snorkeling spot. They have full kitchen, washer, dryer so makes it convenient for travel since you can do your own laundry resulting in not needing to pack too heavy. Staffs are friendly and can give you rides from parking to the villa if you need help with luggage or groceries. Would stay here again if I come back to Kona.

Wonderful location and loved the pools. I didn’t like the layout of the rooms or the long distance to walk from the unit to the garage. Overall we had a wonderful time.
