Although the room was clean, very nicely appointed and the in-room coffee plentiful, the checking-in experience was awful, outside the room the building was in ill-repair and there was no ice machine, only a freezer with a bucket of ice that was almost always empty. Also, the microfiber sheets do not suggest quality.

This property is extremely dangerous for any guest. There is an outside stairwell and railing that takes you to the second floor rooms. Not only were the stairs rusted, and the cement steps are cracked and rounded, but there were actually styles on the railing where the welds had broken and separated from the balcony. We never stayed at all because I would not walk up and we received no adequate response from the property management.

Room was clean, beds were comfortable. Grounds were well-kept. We enjoyed using the fire pit on a cool evening. Good location; thought it might be noisy being right on a busy road, but that was not the case. Only issue was a lot of peeling paint in the shower area; the fan cannot keep up with the moisture from the shower. Would stay here again .

Loud loud loud hwy noise. There is no lobby, no dinning, no one to greet at check in because there is no office. Window screens and windows are dirty. Room smells as if cat urinated in it or there is hidden mold. Wall air conditioner difficult to adjust; also loud. Room otherwise neat, clean. Would never stay here again and will not recommend. It is a $100 a night motel that changed over $300. Would add photos but almost dark as I txt.

Completely self check in. Very clean and a nice view of the lake. Had 2 hot tubs and a nice little garden area with gas fire pits. Would recommend this place.

Enjoyed our stay. The room was very clean and comfortable. The view was very good although the bay was partially blocked by trees. Will probably request 2nd floor room next time. Enjoyed the fire place out front until it ran out of propane.

I had to go stay at another hotel, the mold smell was horrific. The floors were filthy, the bathroom door wouldn’t close. One of two lights were out in the bathroom. It’s a very old building and the photos are very misleading. The only positive thing ( I’m still waiting on) . Is my refund that they said will be coming in two days. They didn’t dispute my complaint.

The outside of the property was not clean and had many cobwebs around the benches, railings, and outdoor hallway ceiling. It just looked like it had not been cleaned in a long time. Our room was fine, but the shower floor needed regrouting around the edges. What was there was not pleasant to look at. Also the floor heater in the bathroom needed paint. The rest was fine, but in general could have been much better. It should be the work of a maintenance crew, not the person who cleans the rooms.

The location and view of the bay was great. The newer decor in main room attractive and comfortable. Biggest problem was lack of cleanliness in bathroom. There is mold on the ceiling and the walls are dirty. The glass shower doors and their tracks were not clean. The refrigerator and microwave smelled terrible. So if you are concerned about bad smells and visible mold, avoid this location.

Instead of offering ear plugs in all the rooms they need to invest in new windows and many upgrades. Lots of cobwebs and spiders in corners and on ceiling. Pictures are very deceiving, there is no dinning area, and we were the only car in parking lot and at this hotel , which was weird.

The room floor appeared to be clean. So it’s being swept, but not washed. I spilled some water in front of the fridge and wiped it up with a towel. The towel was virtually dark brown after that. My white socks were so dirty I just threw them out. Cheap price, comfortable beds. LOTS of road noise. Thought we were next to the freeway.

Our room was not in a great location and hidden way back off of the main building. The main building has a beautiful view of the water and unfortunately we had none. The Wi-Fi was slow and continually disconnected along with the television searching for a signal every five minutes.

The room was fine and comfortable. Not sure if this is a new thing but it seems a little weird there is no front desk. The biggest negative is I booked a king suite. By no hotel reservation I've ever had was this a suite. There was a king bed and a foldout bed in the same room. I was expecting a bed in a separate room and a sitting area with the fold out. We had 2 couples. If I had known this was the arrangement I would have booked two queen beds. Pluses were a convenient location to Petoskey and Charlevoix, it was easy to find, had a couple fire pits, and was clean. Negatives besides the sleeping arrangements were the toilet/shower room was quite small and there was not enough lighting in the room.

Not sure where the photos of the nice lobby were taken, but it wasn’t anything we saw… the room was fine but had very thin walls. They actually left us earplugs on the desk which I thought was very strange. The beds were very comfortable, shower needs to be recalled and the wallpaper was peeling off the wall. Exterior leaves much to be desired, but the drive to town was easy.

It's located a short distance outside of downtown. It's across the street from Little Traverse Bay, so you have a view of the bay from a distance. Clean. Little moldy smell on entrance of room because of a/c. Cold rooms, but we liked that. Bed was not the best, but it was ok. Needs bigger in room garbage cans and lower voltage lighting for outside of rooms. Room was very lit at nighttime and the second night we did unscrew the light bulb so we could sleep. It was ok, but we thought quite expensive considering the age of the hotel.

The decor was really cute and staff were helpful over text. Everything was clean. My only issue was hearing the room above ours very clearly. They do provide earplugs if you need them. We ended up playing white noise, which helped.

We checked in at 9:00pm. The sign was not lit up and we drove by twice. Our code did not work to enter our room. I called the number on our contact list and the person immediately apologized and reset it. But this did not make for a good first impression. The room was very clean and updated. The bed was very comfortable. The linens and towels were fluffy and new. The shower had both a hand held and overhead shower head. Shampoo, conditioner and body wash all good. As mentioned by the hotel the walls are thin and you hear talking, walking and doors. Without the initial glitches I would recommend this room for amenities,location, view of water across the street,and price.

Sorry to leave the bad comment, but first of all, the bathroom sink and shower drain was clogged badly and smells bad. That was beyond terrible....Noise comes from upstairs never stopped. When I used hair dryer, the entire power shut down. There was no staff at the site, my husband had to fix the breaker.

Beautiful view. Close to downtown. We left something valuable behind and called to inquire if they found it. Courtney did and shipped it to us and didn’t charge us. She sent above and beyond and we are grateful!!

The room and location were good. Unfortunately, we did not receive a text or email with the code to get into the unit and had to hunt down a phone number to call for assistance. We went out the following day, locked the door, and when we returned we were unable to get into the unit. We called again for assistance and after several attempts with the back-up code they provided, we got into the unit. We believe they may have opened it remotely. The following day when we left, the unit would not lock, clearly the lock was not functioning. It made for a somewhat frustrating experience.

Don’t stay in the “studio” room, especially if you’re arriving late. The check instructions are incredibly vague, describing the studio as somewhere “behind the house.” When you get to the hotel parking lot, there aren’t any signs or information on how to get to the studio. Although you can see the house to the left, the walking paths from the parking lot all lead directly to porches of rooms that are occupied. It wasn’t until calling their help number (that goes to a remote employee who has never seen the property) that I was told there’s a complete separate driveway down the road to access the studio. That would have been nice to know in the check in instructions before I walked all over the property in 10 inches of snow and 5 degree temperatures to try and find it at 11pm!

Very nicely renovated rooms inside with comfy beds. Nice chairs outside to sit and look at the lake across the street. It’s right on the highway so not walkable but once you get across the street, you can access the little traverse bike trail.

It's located a short distance outside of downtown. It's across the street from Little Traverse Bay, so you have a view of the bay from a distance. Clean. Little moldy smell on entrance of room because of a/c. Cold rooms, but we liked that. Bed was not the best, but it was ok. Needs bigger in room garbage cans and lower voltage lighting for outside of rooms. Room was very lit at nighttime and the second night we did unscrew the light bulb so we could sleep. It was ok, but we thought quite expensive considering the age of the hotel.

Loved the location and the view! A little removed from downtown, but right in the middle between Bay Harbor and the “in”crowd and Petoskey Bay Front Park. Highway 31 goes by in front of the inn, but they provide earplugs, or better yet, in the summer, turn on the AC! Loved the self-check in. I did not receive the code via email, but called, and a very helpful staff member gave me my code. Very comfortable bed! The shower was a bit slim, but fine for most people. Just be aware if you are a larger person. Great stay with super location.

Loved our room and the views of the lake! Came here with my girlfriend and the owners of the hotel were there and super friendly and answered any questions that we had. They recommended some restaurants and things to do and didn't disappoint!

Lovely little hotel. Room was clean, well stocked with fragrant soaps and delicious coffee and tea. Room had a Roku smart TV which was a nice surprise too. Wish we could have stayed longer. We had fun playing the "Bear" version of connect four too!

This was a great clean stay. Check in was super easy. The view is beautiful, bed was comfy, it did take a minuet for the ac to cool off the room as it was off when we arrived but got it cooled down and kept it there. The only negative I would say is the water pressure was awful. However, this could easily be fixed with a different shower head I do believe. Parking was a little tight but enough for one car per unit. Just outside the city but easy and quick to get there. Great stay!

This is a great little studio apartment in an excellent location within minutes of downtown. It Is tucked up behind a home on the property to the left of the main inn. It was very clean (except for the fan in the room, which was very dusty). Included coffee and tea, a small refrigerator, a stove, and microwave. The king bed was super comfortable. No view from the room, but the inn has hot tub and fire pit areas with gorgeous sunset and Lake views. The inn sits up a bit from the highway, and with this studio’s back location, we did not hear traffic noise. The description and arrival instructions could be better. We never did find out how to run the AC, or if there was any. It turns out we did not need it as the weather was beautiful. There is nothing that specifically shows you which pictures are of the studio apartment. Or what amenities it has. Maybe I missed it.? There was no Wi-Fi code in the room so we had to call. The email sent to us for arrival instructions said we would receive an email with a code for Entry that afternoon. No email. When we called, we were given different arrival instructions. Overall a great, clean, basic place.

My husband and I stayed here for 2 nights and we were very impressed with the property. The amenities were a nice touch- Keurig coffee maker and everything you need for coffee and tea! Our room was super clean and decorated nicely. It felt like we were guests in someone’s home, rather than a hotel! Location was wonderful and so was the price! No problems checking in, easy to communicate with property via text or phone if needed. Will definitely be back for future trips to the area!

The location was great and property access was super easy. Our main complaints are that the room felt very damp and smelled super musty (even with the air running) and the mattresses were very thin and not the most comfortable. The shower worked fine, though the drain didn’t drain fast enough for the amount of water coming out of the faucet, so some water pooled.

Great location with a very efficient self check-in and self check-out process, although guests should be aware that there is no flexibility on the stated check-in and check-out times. The room itself was clean, comfortable and perfectly adequate for a short stay, with a good outlook. However, the common areas felt much less well cared for and could have been considerably cleaner. The property feels like a missed opportunity. It is in a prime location and has the potential to be much more appealing, but at present it is being operated more like a basic budget motel than a distinctive small hotel. Fine for a one-night stop in Petoskey if you are looking for something straightforward and reasonably priced, but I probably would not choose it for a longer stay

Renters should understand that this is not an inn or a hotel, this is an AirBNB. There is no staff on premises. It is an old roadside motel. The views of the Bay are awesome, and their is a terrace with tables overlooking the bay. The room itself was okay. The wall thermostat is just for show as it doesn't seem attached to anything. There is a window AC unit. The beds are okay. Our room had a leaking toilet, but not a big problem. However, there was no regular coffee in our room, only decaf. Going downstairs to the unstaffed office there was nothing but decaf available and only a couple of extra towels. There were dogs in the room below us that barked from ~8am until 4pm. There are no dogs allowed, but no one to enforce the rules, so... There was also a "quiet time" from 10pm to 8am, which didn't stop the people next door from partying until 3am. Fortunately, we had good ear plugs. The owner did have the cleaners bring more regular coffee that afternoon, but I imagine people horde it since supply is limited and grabbing some is a free for all. We bought our own coffee and a small coffee maker to take care of the issue. Nice location, it is a shame it isn't well maintained or staffed.
