Pleasantly surprised and would highly recommend. Room was spacious and clean. Loved the wines glasses! The breakfast was perfectly adequate and the shared kitchen clean and pleasant to sit in. We paid for carpark and were allowed to leave car the next for a visit of the city. A nice 20 minutes walk along the canal. Host very prompt and polite by text once we had booked. Great price for the convenience and facilities. Thank you ☺️

It was clean but had an unpleasant smell of smoke that didn't go away for a long time even though we aired the room for at least one hour . They also don't say anything on their booking .com ad that parking space is not available for all rooms and they don't give instructions on where to find one.

On arrival despite being advised that there was parking there was about 4 spaces which were all taken. It was 10pm and nowhere else anywhere near to park so I ended up giving up and driving home and didn't stay

I stayed 1 night for work, the place was tidy and clean, I was in a room at the front of the property so could hear road traffic. It wasn’t too noisy. Kitchen area was clean and tidy, bed was comfortable. Parking only for 5 vehicles if people park correctly. I would stay again as it’s good location for travel to the centre of Lincoln isn’t to far away. But its convenient for my work place when I’m in Lincoln.

Very disappointed!! Expected hotel quality accommodation, for the price, but got poor hostel quality. Needs updating,quite shabby, faces onto a use road. Despite requesting a ground floor room, stating poor mobility, I was allocated a 1st floor room up a 15 stair flight of stairs!! Advisory/info email sent after my window to cancel.!! Bathroom was adequate, but shower had no slip mat or grab rails!! Health &safety matter, along with stiff & heavy front door, pretty dangerous in an emergency evacuation situation. Weird system of No staff on site, key safe system for room key!! just an emergency/ support phone number!! No useful help given when contacted about a relatively minor problem, faulty TV. Left to sort it out myself! Eventually discovered the cleaning staff had left it unplugged, despite being informed by the support person I spoke to on the phone, that the cleaning staff ALWAYS tested all electrical equipment before leaving!! He told me there was nothing he could about my problem, “as all the staff had gone home”!!! Not an encouraging thought if anything serious happened during the night. Thankfully I was only booked in for 1 night. Wi-Fi was poor. The kitchen was on the ground floor, meaning negotiating that flight of stairs if I needed more than a cuppa. On the plus side, the bed was comfortable. As you may suspect I will not be booking again, in the future!!

Positives first - room was spotlessly clean and tidy, bedding smelt freshly washed, milk in the fridge along with a few items for breakfast such as yogurts, tin of beans, cereal boxes, tea/coffee Negatives - if a leading chain of hotels nearby is classed as a budget hotel, then this is a super budget hotel, not sure how it’s meant to be 4*. The beds were very springy and uncomfortable, we didn’t use the shared areas as the other people staying there made us feel uncomfortable as we were two ladies. Strong smell of weed and one man was wearing clothes with stores security tags still on them. He offered to help us to our room with the door code and we said no. The main negative which I’ve already contacted the management about is the part where it is advertised there is ‘limited on site parking’. We filtered hotels which have on site parking as one of us has a disability. We took this to mean a small on site car park so first come first served. Wrong. We received the email with the door codes the day before, it stated on there our room is not allocated a parking space so we have to park on the street. However the hotel is on a main road so there is no parking directly outside. I contacted management and received a sharp and rude reply as I told them that it’s actually false advertising. They should explain in more detail about only certain rooms are allowed to park in the car park

The room smelt terrible on entering, a cross between sweaty feet and bodies, I can honestly say, we would have not stayed had we had an alternative at that late stage. Poor ventilation, to sleep with window open resulted really loud traffic noise (we were in room 2). We were unable to turn down the TV, you can only turn it up. Bedside light flashes if you wiggle the wire. Can’t open the blind on the upper window as broken. Kettle won’t fit under the tap. To refer to the breakfast as continental is pushing it.. a box of cornflakes each, a yoghurt each, 2 slices cheap white and brown bread in a ziplock bag and a SMALL can of baked beans between two. There was also x2 small cheap pre-packed cheese and honey and jam and a pint of milk. You take this to the shared kitchen downstairs to prepare….but there are now tea towels, hand towels, paper towels and it’s only as clean as the last person left it…which it wasn’t. The room was ‘clean’ to be fair and having said all this we didnt sleep too badly. Would I stay here again? No. Would I recommend? No. BUT with a few relatively easy tweaks I think we would have had a different experience.

It was a nice property we would stay again, but they need to advertise the parking as limited

The Room, itself, was clean and comfortable and the stuff, left for breakfast, was appreciated plus plenty of tea, sugar and milk. Tennyson is also well located. My only issue was getting into the property itself; the door seemed to stick.

Stayed in room 3. Ok for short stay. Mattress needs replacing, sunk in the middle. Street light comes into the room at night. Blinds had a lot of dust on them. Nice modern bathroom. Not enough parking.

I booked 2 rooms. Mine was ok, apart from a very lumpy mattress (you could feel the springs coming through) and a couple of dead light bulbs. My daughter’s room however stank of cigarette smoke despite being a non- smoking room. We tried to air it by opening all the windows, but it soon came back as its impregnated in the fabric of the room. I tried to make contact with the staff. They still haven’t replied to me. When I phoned the customer service they would extremely rude and completely unhelpful. He belittled me and said it was just my nose. My husband and daughter both have asthma and were being triggered by the smoke. She ended up sleeping on our floor. I definitely wouldn’t recommend this place. The customer service was zero. The Continental breakfast was just cheap sliced bread, a children’s variety box of cereal and an unbranded yoghurt. It had potential but seriously let down by the customer service and lack of staff.

Very noisy position on a main road with constant traffic. Milk in room fridge was off. 2 cereal spoons in breakfast room for up to 24 guests and I had to put the dishwasher on and empty it in the morning otherwise all crockery would have been left dirty. Used cups in room not replaced with clean. No obvious housekeeping between the two nights stay apart from bag of rubbish left hanging on newel post. Would really really not recommend.

The set up works well, instructions are clear. The single room I had was fine and the shower was excellent. Lots of shops, cafes, and takeaways close by and you can walk to the centre of Lincoln in 15 minutes. The only negative was the traffic noise through the night that disturbed my sleep. The second night was better, not so busy. The rooms are almost on the pavement so if you value quiet nights, look elsewhere. I did not know about breakfast so did not eat anything. I also did not know about parking for bicycles so I kept mine upside down in the room.

The beds were very comfortable and there was plenty of space in the room It is situated on quite a busy road but I had earplugs so not a problem. The breakfast is left in your room for you to take to the shared kitchen and prepare, I hadn't seen that before but there was more than enough food. Overall very satisfactory.

Mediocre stay, property very clean and set out to a high standard. The beds were very soft and hard to sleep on not very comfortable. The heating was very high and made for an uncomfortable evening. Other than that a great stay and good value for money for a night to stay. -fyi the bread in the sandwich bags was a weird touch.

Excellent value for money. Comunal kitchen so great ifvyou would like to grab a take away from the many places around the corner. Only thing i would say is a lot of road noise in the room however they do provide earplugs which help. Overall very happy.

Easy check in with the self serve function. Room easy to find. Felt like the building was quite tired. A fair few little maintenance niggles. Squeaky doors, handles missing from wardrobe etc. Breakfast wasn’t a continental breakfast, was quite poor in options really. Ended up having to have breakfast out. The bed was comfy one side and then the other side was lumpy. The pillows AWFUL! I understand it’s on a main road but it sounded like loads of gaps in the windows as it felt like you was on the road. Couldn’t control the heating in the room. Central heating on all night/day. I understand it wasn’t on the expensive side of hotel/guest room. But something like a comfy pillow and bed is bare minimum you expect.

It was nice. I had a good night's sleep, which is what i went for. Breakfast was cute. Check in was easy enough. However, the drape over the window was useless and might as well not be there. Passers by could see into my room.

Whilst i get the concept of it being staff free, you have to ensure that everything works, for example my outside key safe box, if it hadnt been for the nice lady who was also a guest i wouldnt have got in plus my key was temperamental. Then when eventually inside the key pad into my room also worked sporadically. Just causes anxiety. Also no cleaning tem in my room in 3 nights 4 days is a bit too long

We didn’t receive any check in details in advance after receiving a whatts App number to message with. I replied to the Whatts App but got not reply. I also received no check in email? My phone was receiving other emails & Whatts App so it wasn’t a tech issue. Luckily after reading the booking confirmation lengthy small print, my wife found a telephone number. I called it & a male explained I was sent an email, which I wasn’t. We were then given a code to access the room keys. All this drama made the start of the night stressful & rushed as we were going to a music concert. The place & room is great value for money, I would go there again, but please check you get the key access codes in advance to save the problem we had happening.

It was all very good. Very nice staff clean and tidy room. Overall great value for money. Will stay again next time in Lincoln

Brilliant concept of self check in suited us as we only needed a place to sleep after our flights. Peaceful. Clean. Everything we needed.

Lucky to have a parking space. Big sign to say to park in the space allocated to your room. But only 6 parking spaces for at least 10 rooms or more. Communication wasn’t very good. Rang the number not to get an answer. Wasn’t sent the email including the access code. Spent a long time waiting outside with another couple who had the same problem. When eventually getting through to someone was told continuously to check my emails as it was sent. (It wasn’t. Still hasn’t been). After multiple phone calls and a helpful neighbour to the hotel. Finally got the code for the main door then had the phone put down on me before getting the code to the room door… another phone call later. Finally got into the room where it was very clean. Very presentable.

Perfect stay, very cozy, clean and would definitely recommend. Very nice facilities, couldn’t fault on the location and convenient parking and very close to the town centre. Hosts were easily available to contact and very accommodating.

Fantastic stay in this great accommodation. We had a great room which was spacious and had continental breakfast provided. The parking was on site and we had no problems with it. Shops and restaurants only 5 minutes walk. Phoniex Chinese restaurant is brilliant. City center only 15 minutes away. Great place to stay and a lovely city. Highly recommend.

Good bus service to Lincoln Centre, but consider the canal walk... a lovely half hour stroll to the heart of Lincoln.

My husband and I stayed here for a night for our anniversary. Couldn’t have picked anywhere better. It was perfect. We could walk into the city for a meal and then drinks on the brayford after and a leisurely walk back. Would highly recommend

The breakfast was was left in the room . 4 slices of bread for 2 persons. The mattress on both beds were absolutely useless , could feel the springs when you sleeping, I think the owner needs to replace the mattress, talking to other guests , they also commented the same !!

Overall a comfortable guest house but we felt it was quite noisy as there is quite a lot of traffic in front of the property. They do provide earplugs but those were not enough for me. Breakfast items are provided in the room and downstairs.

Overall, an enjoyable ovenight stay. Room very clean as was the en suite facility. Bed comfortable too. Good to have access to an electric fan and room fridge too. Slightly disappointed with the continental breakfast. Was expecting danish pastfies not breaf and jam. Parking for drivers new to Lincoln could be explained in a little more detail Would certainly stay again if in Lincoln.

It may not be a 5 star hotel but I would give Tennyson 5 stars for the way guests needs are catered for. Entry was simple and effective thru key safe. the room was clean comfortable and warm - I returned from a meal at the local Wetherspoons (brilliantly converted cinema covered in lights!) to find the heating had come on and the room was warm as toast. Breakfast items were in the room with access to a kitchen kitted out with microwave, toaster etc. The bed was clean and comfortable and the bathroom had a decent size shower you could move in. For a handy overnight stop it was perfect and very reasonable. Woke up the next morning fully refreshed to be greeted by the first snowfall of the year..... Full marks Tennyson, keep up the good work.
