Beach Place Guesthouses

While on the main stretch of Cocoa Beach, it was far enough removed from downtown and crowded areas but near enough to go to when needed. The private beach access was great so we were not at a crowded beach. The resort had chairs, towels, and other items for the beach to borrow. Plenty of spaces to hang out, relax, and take in the scenery. They created a very relaxing environment.

The property was so cute, we could walk right out of our room to the beach in a few minutes, there was tables and chairs set up under lighted covered pavilions so you could sit and eat and see the ocean. They had chairs available to take to the beach no cost. We were minutes from downtown, staff was super nice. Room had a full kitchen, nice tv, air worked great! There were giant beautiful crystals located all over the property there was a library in rec room that we never saw because we were so busy with the beach. this is not like staying at a hotel. This is like staying at a quaint charming little Villa If we ever return to Cocoa Beach, I will absolutely stay there again!!

The Expedia rating was 9.4 which is why we selected these beach view and access apartments. The beach is 200 feet away and very beautiful! The outside patio is wonderful and contains many chairs, rockers, and hammocks. There are plenty of beach chairs, umbrellas, and toys to borrow. The staff is friendly and helpful. However, the 3-star review is because the apartments are 1950's old. There's been some remodeling but still gives a dated vibe - old tile floors and furniture, poor lighting, dark painted walls, moldy caulking in tub, too much decoration and accessories, etc. The apartment has evidence of water damage and we did have a minor water leak coming from the bathroom.

Great relaxed atmosphere and nice property right on the beach. Great amenities such as a bbq grill, beach chairs, patio, and fire pit.

Gorgeous grounds and patios right on beach. Very quiet and peaceful. Had everything we needed in the room but with this amazing patio and grounds didn’t want to spend much time in room…listening to waves from hammock was heavenly!!

Very peaceful and relaxing with gentle breezes overlooking a beautiful view of the ocean. Beach chairs, umbrellas, and sand toys provided!

The staff was wonderful, from check-in to check-out. The property has to walk outs to the beach and nice amenities (fire pit and covered porch area for hanging out during the day or night. I will stay here again.

I loved this place. Staff was friendly and helpful. The grounds are what I liked the most about this place. Shady spots with rocking chairs, hammocks and loungers to sit and feel the ocean breeze and view the ocean.

I stayed for one night before leaving on a cruise. I found this property to be nice and clean the unit itself was nice and smelled fresh. The stand out was the ladies that work there I met three of them, including the manager and they were all very sweet and helpful. I would definitely stay here again. Carwashman1

While the guest houses are in a lovely location and the staff is friendly. I am deeply distraught that our bed had bedbugs. My daughter and I are covered in bites and I called and left a message and now one has returned our call. I had to go to urgent care and be checked to see if I had them actively on me or just bites from sleeping in the room. The bedding smelled fresh but everything seemed old and the blankets and pillows seemed stale. Started noticing bites the next day and even accused the next hotel we were staying at but they had a company come in and check for bed bugs and the urgent care said the bites were a day or so old putting us at the beachhouse properties. Such a shame the rest of the place is lovely but I could never go back after this happened.

We stayed 3 nights here. The scenery is nice, with a few minute walk to a mostly private and beautiful beach, and plenty of places to sit outside. It was neat to feed the rabbits and see the lizards who live on the property. We appreciated the beach gear provided, including chairs, umbrellas, toys and life vests, and the outdoor shower for getting sand off. Seeing a SpaceX rocket launch from the beach was a great experience. We unfortunately weren’t impressed by our guesthouse. It was very outdated with old appliances and dark lightning. There was no bath tub and the shower did not have a removable shower head, which made it hard with a 5 year old who takes baths. It was also not thoroughly cleaned, with some floors that looked dirty, stains on most towels/washcloths, and many dishes with food/drink residue. The dishwasher had dirty standing water in the bottom. We decided not to cook and bought plastic dishes and utensils because of this. Also housekeeping did not come during our stay, despite the paperwork in the guesthouse stating they come every day to take trash and change towels. We had to walk to the office and ask the assistant manger, Wendy, for anything needed. She was nice and gave us recommendations for local places. This would be the perfect beach side spot to stay at with upgraded guesthouses and better housekeeping services.

Had an extremely stressful check-in since the office isn't open past 9pm. When we arrived, we found that the sheets on the bed were covered in blood spots and upon further inspection, there were bugs in the mattress. Overall, the place was dirty, as it looked like the floor wasn't even sweeped or vacuumed. A lot of the furniture was dated and stained. The bathroom was in very poor condition. Because of the very apparent bed bug situation, we had to scramble to find a new hotel to stay in that night. The next day, I contacted Expedia to get a full refund and could only get refunded for 1 out of 2 nights. I was very shocked to see that this was the condition of a place with such great reviews. I've completely learned my lesson to only book with big-name hotels for 24 hour customer service and reliable cleanliness.

We loved everything about our stay here except the bathroom shower curtain liner was moldy. Those are inexpensive and easy to replace but make a big difference in the cleanliness of a bathroom.

The beach house was a perfect place to stay on our Florida trip. The room was spacious and clean with everything we needed for our short stay. We were steps away from the beach which made it even more worth our short stay. We brought our 3 young kids and I know they will remember this for a very long time!! If we ever come back, I know we would stay here again!

Very cozy ,homey place. A little outdated on decoration is the only downfall. Beds are comfy and the air conditioning works great. But as soon you get to beach none of that matters. Watch the sunrise from the patio. Definitely will be returning. A little peace of heaven on earth

Such a cute, quaint property. These are cottages with plenty of room, cute paintings, separate kitchen, living room and bedroom. Pretty well stocked with towels, dishes, soap/sponge/paper towels, coffee, etc..Only note is there is no TV in the bedroom (it's in the living room). The property grounds are really what stood out though. It's so cute with areas to sit, relax, enjoy the scenery and hammocks. It's on the beach (short path to the ocean) with beautiful views. Looked like there might be paddle boards available (we were there off season). The staff are friendly and went out of their way to make sure I got in ok (late arrival). I didn't have time to explore but will be back!

The view, cool breeze, kinky out door decor, working appliances, many deck options. Bed was comfortable but squeaked a lot. We are handycapped and flag stone walkways were difficult to transverse.

My mom and I stayed here for a peaceful getaway and this place delivered. The view was amazing and the area was perfect. It is an older place and definitely could use some renovations but otherwise it’s a lovely spot.

It was so relaxing and beautiful. close proximity to the gorgeous beach. Not fancy, but very welcoming and the house has everything you could need and was very clean. Comfortable beds, plenty of towels. Beach chairs, umbrellas, beach toys all available. I can't say enough about how much we loved our stay. Great location. Quiet but close to stores, restaurants. The staff was excellent- friendly, knowledgeable. Only negative, poor cell service and we could not connect to wifi.

Rustic, spacious, quiet. ON the beach. Wish we could have stayed longer.

The WiFi didn’t work at all and no reception

Cute little place right by the beach. Like the vibe there. Things I didn’t like: 1. The air vent in one of the bedrooms is right above where my head is when I sleep. 2. The ac unit is super loud when it’s running. 3. There is no ventilation in the kitchen. It’s a very old building. All they have for ventilation is windows and doors but they say not to open the windows when ac is on. Better shower after you cook.

Absolutely loved this place. Was there with my daughter and grandchildren for my birthday. Great place if you have small children because of the location and being right on the beach, you don’t have to drag all of your things very far. The owner Is so friendly and welcoming she definitely makes you want to come back. I thought the price was reasonable. If you going for an overnight or a weekend or a week I think it is a wonderful place to stay.

You couldn’t ask for a better location, really. Steps from the beach with barely anyone in sight most days. Unfortunately those are the only highlights on our stay this time around. The properties are not as clean or well-kept as they have been during our previous stays as well as the staff not being as outgoing and friendly as we remember. Make sure to bring bug spray as the mosquitos will eat you alive and attempt to carry you away - something else we have never experienced here previously. We were disappointed in our stay this time around, checked out 2 nights early and will probably look elsewhere nearby in our future visits.

We stayed in Peggy’s Tree house and it was 98 degrees outside and the air conditioning was not working hardly at all! It struggled to keep the room at 85 and when Ontalled to the office they said they know the ac in that unit is not right! And yet the still rented it out and couldn’t offer us another unit to swap too that would accommodate all 5 of us! Said she couldn’t offer us any sort of credit back either so we had no choice to sweat it out for the two days

From checking to check out, felt so taken care of. Wendi is wonderful at the front desk, faithful for the warmth and kindness. What a wonderful little place, cozy, comfortable, and perfect to be right there on the beach for wonderful walks and hangouts. We will for sure be back and we will bring our family. We had a truly amazing time, the staff was friendly and helpful. The resort is right on the beach and provides chairs, hammocks, grills and a very eclectic style. We relaxed, unplugged and enjoyed the natural soothing rhythm of the ocean. We will be back!!!

We had a wonderful stay at this unique resort! The grounds were beautiful and verdant. The view from our unit was gorgeous. Best of all the staff were very friendly and helpful!

I was contacted by Expedia at 10:00am the morning of our arrival. We were informed that our reservation was being cancelled by host property (Beach Place Guesthouses). The reason given was “mechanical/ plumbing issues.” While Expedia tried to help us find similar accommodations, we were not able to find anything similar to our original reservation. This causes considerable disruption to the start of our vacation.

This was the sweetest, peacefully perfect, most charming place! The view is incredible! We stated in the Jeanie and, having loved I dream of Jeanie growing up, absolutely loved it! The room had a cute electic feel wwith all the comfots of home. The manager MaryLynn was phenomenal and other staff was wonderful as well. Everything was clean, comfortable and just fabulous! We will definitely be staying again!

We have visited here several times in the last 5 years. Really enjoy that it's beach front with lot's of places to hangout on the deck and enjoy the ocean.

I was so sad to leave. We stayed there for a night after our cruise out of Cape Canaveral. The whole place is so peaceful and their beach is amazing. I will be back!!

An older place but I have stayed here several times. Its very quiet on the beach and very safe. No one bothers you in your small cottage and it is great. just book this on expedia or another app or you will end up paying double.
