Edge Water Inn

I booked this place based on the positive reviews mentioning a hot breakfast, but that turned out to be misleading—there was no hot breakfast at all. That was a bit disappointing after seeing it highlighted in so many comments. On the positive side, the staff was genuinely excellent. They were friendly and went above and beyond by calling me to let me know I’d left some things behind. That kind of service really stands out. The room itself was fine for a night’s sleep—a decent place to rest your head—but the basics felt pretty outdated. The TV had a blurry picture with visible lines, which made watching anything frustrating. Overall it’s an okay spot if you just need somewhere clean and safe to crash, but don’t expect modern amenities or the advertised breakfast. Would stay again only if I needed something last-minute and cheap, but I’d lower my expectations on the extras.

Clean and quiet! We visited in late April 2026. We had rain. The end staff was helpful. We checked in very late at 11 PM. It took us less than five minutes to get to our room. We were pleasantly surprised to see no carpets. A very clean floor beds were nicely made the bathroom had a sanitary seal on the commode, a refrigerated microwave, ironing board and iron television test of drawers nightstand plenty of outlets to plug-in electronics. Plenty of clean towels plenty of toiletries. We had two queen beds in our room and they were very, very comfortable. I slept like a baby. The next morning, we enjoyed the continental breakfast. The coffee was delicious. Cereal and oatmeal, pastries, toast, fruit available to break your fast. We will be returning to this property next April 2027.

What a treat to find such a great property tucked into a spot next to the beautiful Kings River. The inn is extremely comfortable, clean, and quiet. Rooms are large - beds are comfortable - and the staff is so accommodating. We had a relaxing stay and will definitely return.

Room was clean and looked to have been recently updated but was incomplete. The cover plates on the light switches were broken, the curtains could use a wash, and with the close access to tree fresh fruit and fresh local breakfast breads, I found the breakfast to be lacking. But the location was quiet and close to downtown.
