Residence Inn by Marriott Cincinnati Downtown/The Phelps

Nice clean property. Nice friendly staff. Breakfast was great, many options to choose from. Will stay again. Only complaint is no parking for the hotel.

I’ll start with the positives. This hotel is in the perfect location and has a bar at the top of the building with a beautiful view of the river. The breakfast was great—better than other residence inn’s we’ve stayed at. We ate dinner at the restaurant/bar on the first floor and it was delicious with friendly and funny customer service. However, while the room was spacious, it felt like a Frankenstein room with broken/rejected items throughout. The TV in the living room was broken, the paper towel holder was broken, one of the bed lamp shades was bent, the cabinetry was old and scratched up, we were on the second floor so our view was of the air conditioning unit, the fridge had no ice machine, and the curtains were mismatched. One was much longer than the rest. Also—the comforter was old and the padding material inside was damaged— all gathered up/not distributed. They did not provide dish soap and when asked the front desk said Residence inns no longer provide that, however the next Residence inn we stayed at had dish soap. Overall—this was the worst experience I’ve had at any Residence Inn. I do think our experience was different than other customers because they all commented positively about their rooms. To add insult to injury, we paid over $700 for our 2-night stay. Which makes me wonder if this particular room is reserved for Hotels.com reservations.

This property is very well kept and the rooms are spacious and comfortable. Great location, easy to get to and the valet service made it so easy. Check in and out was a breeze. We had dinner in the restaurant, it was delicious and great service. The included breakfast the next day was also fabulous. So many options and all of it was excellent. Staff so friendly and attentive. Highly recommend this hotel!

The complimentary breakfast was very nice with European healthy options. The hotel restaurant had a Mediterranean chicken or salmon dinner that was fantastic! The cook even came out to ask how we liked it. It was very tasteful! The only problem was the high $40/day cost of valet parking PLUS tips. They did not recommend parking on the street because we would inconveniently need to go out and feed the meter. There is a garage down the street that is much less costly, but it's a walk to/from the hotel. Bring body lotion! You get only one tiny tube of body lotion! I was embarrassed to have to go down to guest services to ask for more. There was some construction noise in the AM, but that is understandable. No swimming pool!

Was only there for one night. 10 minute walk from restaurants. Parking to me is an issue. Valet is too expensive or you have to park on street and feed the meter.

Awesome location. Downtown and close to all the action but feels isolated. Rooms are great. Staff was amazing. Breakfast was great. Loved the outside area. Great place to hang out by the fire pit. Looking forward to our next stay.

Clean hotel studio with separate living room and bedroom. Large for a hotel. Only complaint is parking. You must pay for valet parking to ensure your car doesn't get towed or you don't get a ticket. It was nice but an unexpected added expense.

We went to a concert and stayed there since so close to the Heritage Center. Lobby and staff very nice. The Valet service pricey but convenient. Great breakfast! Our room was big which was nice and had all the amenities for the 3 of us, but one of my sons slept on the pullout and I sat on it and very lumpy. Not sure if they could invest in another mattress for it or not. Nice shower and great water pressure! The king bed in the bedroom was great! Kitchen came with the main necessities for cooking. Would stay again!

Everything about this hotel was awesome, great location, lots of character, great staff. We were very disappointed up checking in that the roof top bar was closed all day for a Private Event and the Main Lobby bar was closed from 5-8. The roof top bar was one of the reasons we chose The Phelps.

The staff at The Phelps are top-rate professionals, especially Sierra, Kathleen, and Diannah. The only bad thing was that the roof top bar closed early with no notices, so I got out of the elevator and wandered around trying to find the facility or a sign before concluding that it wasn't open.

Wonderful room, clean and quiet.

The front desk was neither friendly nor helpful. The floors and room weren’t very clean. The room was comfortable but worn down with broken drawers on the dresser. The included breakfast well above average, though.

We had a fantastic stay! The staff were very kind and welcoming. Our room was clean and comfortable. The entire hotel was spotless! We will definitely stay there again and highly recommend to anyone staying in the Cincy area!

Room was very dirty, shower curtain had black mold on it, there were smears above the bed and it looked like room was not even vacuumed.

The hotels common areas are lovely. The restaurant and rooftop bar are great and the staff was very nice. It is in a great location. The rooms are really dated and in need of some love. There was a weird smell in the bathroom which I think was due to mold. This hotel has a great vibe and is in a great location but Marriott should invest into a refresh of the rooms.

The room was spacious, clean and comfortable. Walking distance to the ball park and free transit to Findlay market. The front desk staff was polite and extremely helpful. We will be back!

The staff was friendly and efficient. The room was spotless and the bed was very comfy.

Loved location. Walkable & safe. EZ check in w/ very happy counter service provider. Rooms were huge and enjoyed the space in comfort.

Lady at check in was so friendly with a wonderful personality. The room itself was very disappointing (for price) out dated only one set of USB ports in the alarm clock, bed was very uncomfortable and low to the ground ( I sell mattress’s for a living) the mattress was 10” thick at best, good quality mattress should be 14-16” had to ask for 3-5 extra pillows because pillows were so thin and gave no support. Did not sleep well all 3 nights. Make sure you have a current Netflix account available as there are very few TV channel options!! Very little vanity space in bathroom so if staying more than 1 night be prepared to pack up or toiletries each day to make space. Shower was very nice great water pressure (a plus) we had a split room with sitting area, but at night had to turn AC down to 65-66 for bedroom to cool down any!! It was the first time my wife & I had been to Cincinnati and the Phelps, but unfortunately we were very disappointed with the overall stay & would not recommend to friends and family (it may have unfortunately just been our room, but we will never know) one of the reasons we stayed here was from reading previous reviews before booking.

Older hotel so had characteristics! Ipdated, rooms were large, freat view, temperature was perfect in the room, rooftop was really nice! Would definitely fo back!

Hotel is extremely loud being right next to a highway and all night I heard trucks. Also, it is a very old hotel and it hasn’t been really updated even though it was converted to a residence Inn. I would not stay again. The highlight was very friendly and Wonderful staff.

We had a very nice stay. The room was huge but a little musty smelling. Riley came and changed filter etc. which helped but it must be in the carpeting. It was clean but looking a little tired - drapes were shredded and shower rusty etc. that being said, the staff make up for all of that - they were ALL kind, helpful and positive! I thought it was overpriced for the room but the staff and delicious breakfast negated that. Also, great location!

The Phelps was perfect for our trip. We needed a room large enough for 3 adults; 2 queen beds and the fold out sofa did the trick! The price was very reasonable, I thought, for a room this size. The location was great—we walked to a restaurant for dinner. Fabulous view of the stadium and river too! Wonderful to see an old hotel property like this updated so well. I would definitely stay here again.

Overall, it was fine but I was disappointed that our room was not ready when we arrived at 6:00 PM.

I was very disappointed with our stay at the Residence Inn by Marriott Cincinnati Downtown/The Phelps. Upon check-in I inquired about housekeeping services. I was told that i need to notify the front desk by 8am to have my room serviced. After requesting service for three days in a row, my room was never serviced. By end of day three with no service, I had to demand the front desk to have someone on duty service our room. The front desk did not offer any points or compensation for our inconvenience. In addition to the house keeping service, the bar/lounge amenities did not adhere to posted hours. Highly unlikely to revisit this property and opt for a more expensive option to ensure quality of services.

Check in is at 4 but at 5:15 we were still unable to get into our room and had to leave our stuff with the front desk and leave to get to our event.

Great property which was close to Great American Ballpark and the Taft Theatre which were the two reasons I traveled to Cincinnati—I got in at 1am and they were very accommodating at the front desk—I forgot the gentleman’s name but he was very, which was welcomed after a 16 hour travel day—I originally had a reservation at another property but they lost my reservation and I had to scramble last minute (1am) and these folks were more than welcoming to me—thanks

I booked this hotel because of location. We were in town for a concert and wanted to be able to walk to the venue. The hotel was good for that. The valet parking attendant was very nice and had a great personality. He told us how to get to the venue and gave us a couple of restaurant ideas. Then things went south. Check-in is supposed to be 4:00. We arrived a little past 6:00 hoping to check in, settle into our room and get ready for the concert. But, no. We were told that our room was not available and the front desk lady had no idea when it would be ready. She suggested we change clothes in the public restroom. When we asked about a price reduction considering our room wasn’t ready even 2 hours past the posted check-in, she looked at the computer. After seeing we had booked through a 3rd party, I felt like her demeanor changed and we felt like garbage. It was brought up several times that we “booked through Expedia”. Because we booked through Hotels.com/Expedia, does that make our money less valuable to you? We had to leave our bags at the front desk and go ahead to the venue. On the receipt I have, it shows that our room was assigned at 7:48 pm. Nearly FOUR HOURS later than check-in. I really did like the location and the roof top bar was nice. But being cheated out of four hours of a $300+ hotel room is unacceptable. I bet if we tried to check-out four hours late, that would have been an issue.

We chose the hotel due it's proximity to Great American ballpark. On our free day, we walked to the street car to tour Findley Market. All of the employees (Valet, Front Desk, Breakfast Mgr) we interacted with were very helpful. There's nothing to say "negative". We would stay at the Residence again, without question.

Just construction being done on roads. Very convenient with venue a short walk away. Restaurants are close by for any taste and budget.

This Marriott was fabulous. The location was perfect and in a walkable area. The staff were all very pleasant and helpful. The breakfast was great. The room had a full size kitchen that we didn't use, but had everything you would need.

Staying at The Phelps was a wonderful experience. It was near everything we wanted to do during our visit to Cincy. The resturant and staff were fantastic. In fact, we chose to eat there two nights out of three! All the personnel could not have been kinder or more accomodating. We received a warm greeting and smile from everyone we encountered. They acted like they were truly happy we were there. And the veranda was the perfect place to watch the eclipse!

We went there for a concert in the over-the -rhine neighborhood. This was very close and convenient to the venue. The staff was very friendly and helpful. The breakfast staff even brought my daughter gluten-free bread for breakfast after I indicated that she had celiac.

Very friendly staff, very quiet and clean. The food in the restraunt is not worth the money. The free breakfast was great. I would definitely stay here again.

The breakfast had a very good variety of options and was tasty; however, all three mornings, the dishes in the warming trays (eggs, meat, pancakes, biscuits, etc.) were not hot. Also, a number of items ran out (milk, coffee, silverware) and I had to ask to have them replaced.
