Kollmann Rooms and Apartments

The rooms and bathrooms are spacious and located in a great area. However, there is no common area in the hotel to relax or have a drink. Situated in the middle of the city center, the hotel is surrounded by numerous restaurants and stores. We loved the neighborhood.

They even do laundry for a very fair price! In the heart of it all in Ljubljana.

Great central location. Door is tucked away in corner so difficult to spot when arriving. We stayed on the top floor - LOTS of stairs. Comfortable, a few repairs needed, such as hot water to sink in kitchenette. Shower area quite damp as no extractor fan, but functional. Bed was comfortable - be aware it’s up narrow steps so not for everyone. Reasonably priced laundry service available. Lots of nearby dinning options and supermarket 5 minutes walk. We enjoyed the location and got used to the stairs.

The staff were very accommodating when we arrived early for check in. While the room was not ready, they checked us in and stored our bags. We had a top floor room which was really comfortable. There is no elevator which could be challenging for some guests, but did not bother us. The room was very comfortable and well equipped with a kitchenette. The bed was in a loft which we really liked. The bed was comfortable. The area is fantastic. Everything is within a 15 minute walk and there are lots of restaurants around.

Great location! Super easy to walk around the old city, 25 minute walk from the bus station. The staff were friendly and helpful. No lift in the building so be ready to carry your bags up and down the stairs.

The area where this property is situated is beautiful--right next to the river walk, so you can reach shopping and dining quite easily. The room had a loft and pull out bed so it suited us fine, plus there was a kitchenette with refrigerator, toaster, stovetop and other amenities. We were on the 4th floor without an elevator, but the staff did help carry luggage up and down. The shower is a poor design and there was no way to take a shower without getting the bathroom floor wet. Otherwise we really enjoyed the place and the staff was very friendly.

Excellent location and staff. Everyone was very helpful. The only negatives were no parking in this area in general so if you have a car, parking cost and luggage handling can be a challenge. There is no elevator so again, not a problem for everyone but could be an issue. And there is not daily servicing of the rooms.

This property is INSIDE a hostel. Before our stay I couldn’t find this information anywhere. We were on the top floor in the two bedroom apartment (I was prepared for the stairs) and the room itself was OK. I would not recommend for mature travellers who are used to nicer things. Would be great for a group of 20 year olds looking for a decent cheap space. The hostel rooms could see inside my bedroom and bathroom (and I could see their bunk beds) Twin beds mattresses were 4 inches thick. All curtains have been torn off wall leaving holes and duct tape. Bathroom is in TWO rooms. Shower and sink in one and toilet and sink and washer in another room! Doors are hard to close as well. The shower NEEDS a better enclosure and has mold in the crevices. Water gets everywhere even when being careful and window goes out into the stairwell. There are good views from the king bed bedroom. Overall - we almost decided to stay elsewhere.

Great location, view, big room, clean, water/hot good pressure, bed very comfortable, staff very nice, laundry wash and dry 10euro. Stayed 2nights room 7 Highly recommended Just need little detail dusting under the bed and furniture.

Excellent staff members and leaving the luggage is a breeze. Things to point out though. There's no lift (elevator) so carrying a hefty luggage from ground to 3rd floor is a difficult task. Also, whenever I shower, the water leaks out from the shower cubicle to outside the bathroom, living the floor wet. All in all, I still enjoyed my stay. Good location.

Great location, staff friendly, comfortable large room! Shared entrance with a hostel which seems to be the main brand. Slight negatives - no room cleaning specifically changing of sheets or towels for a 5 day stay. No iron.

Despite location, the window system blocks out noise from outside. I went for 4/5 for 2 reasons. 1: I found I kept picking up blonde hairs on my socks but I am brunette so the floor must not have been cleaned properly. 2: the shower dripped half the night which disturbed my sleep. Other than that, a really lovely room at a good price with excellent location and views.

All the staff were very friendly, they shared tips about the city with us, the only point is that one day they forgot to clean the room, but other than that everything was very good.

Very clean and well-proportioned room. A/C and windows worked very well. Note there are several sidewalk restaurants right outside the hotel so if you want something really quiet in the early evening this may not be right for you. The windows blocked most of the noise.

Lovely room conveniently located in front of the river and the shoemakers bridge , spacious, modern and clean with comfortable bed. Would definitely come back here in the future.

Mind your room choice! Most pictures online show the new rooms. Our room was outworn. The Hotel is located in the heart of the city, but poorly soundproofed and connected to hostel.

The best place to stay! So central for restaurants and the stuff you'd want to see in Ljubljana as a tourist. I ordered a room with river view and it had great views was spacious, modern and clean. Would definitely stay here again

Stayed in the spring with four friends traveling around Europe. Comfortable beds, clean towels and had option to do laundry for 10 euros. Staff super nice, would recommend!

The staff was very warm, friendly and helpful. The room and conditions were very good, and the location is outstanding - easy walking distance to all the major attractions in the city and to many restaurants and bars in a delightful, walkable area. Philip at reception was very kind and friendly.

We had the room with the balcony and it was lovely. The service from the staff was exceptional. There is no lift, but Jaka kindly carried our suitcases up the stairs, so no issue there. The location is fantastic right beside the river, with plenty of dining options nearby and it is close to all the major attractions. The only issue we had was it was very hot in Ljubljana and the a/c just didn't cool the room enough for us to sleep comfortably. Would we stay there again? Yes, but I would ask them to ensure the a/c was working properly in that room if going there in summer.

We travelled as a family and had 2 rooms/apartments (nr. 5 and 6). The rooms were very clean, with nice and tasteful furniture, and the bathrooms appeared brand new. We had a view of the river from the rooms. The apartments are located in the middle of the old and very charming district, but nevertheless we experienced no noise at all! We experienced completely unique service when our suitcases had not turned up and then had to be delivered by courier. The messenger had said he wouldn't go all the way to the apartment hotelbut when the man at the reception heard that, he offered to call the courier and explain to him that he was obliged to deliver the luggage all the way to our hotel.It ended with the man at the reception managing everything and picking up the suitcases for us 300 meters away, as cars cannot drive where the hotel is located. Sublime service from a reception! We subsequently stayed at a hotel with one more star (and thus more expensive) and it wasn't nearly as good at all, so we regretted not booking our entire stay in the city at Kollman! Kollman is truly one of the best places I have stayed on vacation and I have traveled to over 50 countries. Great location, excellent service and super spacious, clean and modern rooms. We could not have asked to stay in a nicer and better located place than Kollmann Rooms during our trip to Ljubljana. Clean, modern, and located in beautiful spot along the river, close to everything you want to visit in the historical center of town. Larissa at the front desk was friendly and helpful. If you can, book Room #7 - it's a corner room with nice views.

Two huge problems, both related to Kollmann's lack of transparency. This is an old 5-story building where ceiling height makes it more like the 7 or 8th floor of a modern building. But there is no elevator, and they aren't up front about it. It's not in the main description called 'About this Property,' and appears way way down in "fine-print" style which says, "We should mention this property does not have elevators." The vast majority of hotels of that height would have an elevator, so it's irresponsible to hide it. They put us in the attic which had a ladder to get to the bed and told us nothing in the correspondence. The second hidden aspect is in the fact the place is in a "pedestrian" zone. What they don't say is that the closest a cab can get to the hotel is about 7-9 min. walk on cobblestone streets. Again, irresponsible. Also, our room was awful. No windows (just roof skylights), had a musty smell of mold, the soap dispenser in the bathroom was so diluted that you couldn't even see foam when you mixed it with water, and the shower was leaky. The manager had the nerve to give us tips about using a shower (we did exactly what he suggested!) The fact is that the leak had to have been a constant because the bottom of the door to the bathroom had rotted away from moisture. The manager stayed away for more than a day, refused to see or speak to us and just wrote a defensive email without any apologies. We had to leave, but he said no to any money back. Be warned!

Kollman Rooms was a perfect choice for visiting Ljubjana! It is not far into the walking city with luggage. The staff are pleasant and helpful and there are many opportunities for eating and shopping nearby. My only difficulty was bringing heavy luggage up two flights without a lift.

Room was very nice and in a very central location in the old town, overlooking the river. Would happily recommend. Parking 5-10 mins walk away.

Kollman Rooms and Apartments is right on the riverfront in the non-car zone, so it's right above a ton of cute restaurants and bars. This is the main heart of Ljubljana, and it's walkable to the major museums, the castle, and galleries. The apartment itself was clean and looked out right onto the area. It wasn't loud at all because the windows were really well insulated.

Spent two nights in the heart of Ljubljana and it was a perfect stay. Close to the hear of the city right in old town with a 3-5min walk to everything and anything. 10/10 would stay here again.

Perfect location, short walk to everything along with restaurants, bars, etc. Only negative would be no curtains on window in front of sink and bathroom which requires you to dress in the bathroom before coming out to the sink or everyone on the street can see you naked day and night. Also, if you are a light sleeper the party goes on till 3am so the noise will keep you up. No problem for my wife and I since we are hard sleepers
