Good breakfast, great property, amazing staff always available. Highly recommend to stay in Goa. Especially the staff member BANIE kudos her great at understanding the guest.

The staff where excellent, always there always helpful and always with a smile. The standard room was of good size with plenty of draw and hanger space. The only draw back was the swimming pool small and inside out of the sun. Otherwise everything else was very good and we had a very enjoyable holiday

Rooms are dirty, wood floor are broken and dirty. You absolutely can not walk bare foot in the room. Bathroom smells all the time even after shower as if there is smell coming out from sewer line. The only thing that was good about the stay was food. I would not recommend anybody else to stay in this hotel. It is not a 4 star hotel at all.

On arrival, it was welcoming and professional.. Unable to check in early, but texted us an hour before check in to say room was ready. The room had an over powering and foul smell and we were moved rooms. The changed room was an improvement, although the bed sheets really needed to be placed in the bin, as did the towels and bath mat. This was the experience day on day of our 5 night stay. The person providing housekeeping was friendly, but the hotel needs to replace their bedding and towels, they are long past their life cycle and shouldn't be acceptable to any guest. The breakfast was 2-3 star quality at best. Poor selection poor produce, poorly prepared and served. There is a distinct lack of management or supervision and most staff seem unhappy, most likely due to their conditions and how they are treated. It is fine for 1 night stay, but will ruin a vacation if it is your base for a longer stay.
