Not one single member of staff at check-in alerted me to the fact that I needed to register my cars reg plate Im order to park at the hotel. I have ended up receiving two parking tickets because of this. There needs to be clear signage as you check-in, and staff ought to be told to ask “have you arrived in a vehicle? You will need to register the reg plate to avoid a ticket”. To this day, I have no clue how this is done? Is there a machine? Do you give your reg plate at check-in desk? Really poor.

Lift out order, restaurant closed, no hot water in the shower, no TV control, air conditioning not working, private function still noisy till well after 12 midnight, lack of choice on drinks at the bar, no extra pillow available,very tired building needs a good revamp and general maintenance outside even a good sweep up wouldn’t go amiss, the foyer gives a good impression but through the doors to the rooms leaves a lot to be desired

Nice hotel, I often stay nearby but that was fully booked on this occasion. Executive room was really nice and lots of room in it for the price. Food was good, not sure about the revving Lambo and please fix the lift.

Lovely lobby when walking in, after that poor. Ripped carpets, smells, rooms old, tatty, dirty windows, found big ball of hair on the floor in my room. Old furniture in rooms, worn out sofa, didn’t even sit in the arm chair as not clean. Lift not working. Shame rest of hotel not same standard as lobby.

Only issue we had other than no one on reception at 1:15 a.m. 3/1 when we returned was my brother, who kindly came to greet us and helped carry our luggage to our room, has received a parking charge, he was on the grounds for 17 mins, would like this rectified asap, his reg was AV11FBX. We shall be returning in April as hotel is very comfortable and close to family who we visit regularly.

Great parking with camera. In lovely countryside area. Staff friendly and helpful. Visiting sister nearby so only used room overnight. We were upgraded on arrival to lovely big room on first floor. Cleaned both days we were there. No negatives at all and would use again.

The hotel is good value for money, the rooms very clean, and environment tranquil. I didn’t use the bar / restaurant (due to visiting family and local areas) but all appeared very well kemp. Some slight irritations, pertained to the key card not working (not for the first time) having come from the far end of the hotel, carrying heavy bags to rectify the problem. Good parking, lovely surroundings. A very nice area.

Staff, did not seem to know what they were doing, room was clean-ish but very tired, and grime and mould in corners. Child’s bed fell apart in night. Went down for dinner - took 20 min for drinks and food order to be taken, then after 1.3 hours with no food we left to go elsewhere, 3/4 other tables also did this. Went for breakfast but was late opening and food was stale and in edible, so again we left. Car park had a lot of rubbish about it, overall dry disappointing- as location was ideal.

I can believe this hotel was once worthy of a four star rating but those days are long gone. The property feels very tired and is in need of complete renovation. The corridors look dated and the family room we stayed in (219) had decor that requires full replacement. The bathroom was even more dated and the sink had a large crack. On arrival the toilet flush did not work although the maintenance team did fix it while we were out. Annoyingly there are no usable pug sockets near the bed either. Cleanliness was the biggest concern. There were hairs in the bin from a previous guest which suggests that the room had not been cleaned properly. The shower pressure was also very weak. On the positive side the hotel is inexpensive, especially when booked through Hotels.com, and it is close to Leeds city centre. A local taxi driver mentioned that the hotel had previously been used exclusively by the UK Home Office and if that is true the owners should consider reinvesting the profits back in the property as it is in an excellent location.

The key cards weren't working so we couldn't lock the room for the first night/day. Room in need of upgrade, torn net curtains, mould around bathroom fixtures and fittings and general cleanliness below standard I would expect to see for the price paid. If we hadn't been visiting for a family 80th party in the area, we would not have stayed.

The room was dated and could do with modernising. However, it was clean and the towels were lovely. There was plenty of hot water. The bed was a little hard and I had to double the duvet and just have a sheet over me (it was warm enough for this time of year). I would use the hotel again as it was okay and good value.

Absolutely terrible. Don’t come here if you want a peaceful nights sleep, it’s just bang after bang every two mins. The walls must be made out of the cheapest matriels. You hear every single door slam shut all night. You can just hear people talking constantly It went on till 2 am then stopped. I had 3 and a half hours sleep then it started again at 5.15. Staff hardly speak proper English and just act like they don’t no what your saying.

We thought we'd found a hidden gem of a hotel with an authentic feel. What we got was very different. When we arrived the gentleman on reception was friendly and advised us of an upgrade to our room. The communal areas of the hotel are clean and modern. The rooms are very dated with worn and broken furniture. I asled for bedding for the sofa bed to be told i had been upgraded and didnt require bedding as thar was not in our original booking. After a lot of confusing and some to and fro with the reception we finally had bedding provided. That was the least if our issues. We werenr advised on our check in that there was a private function on going and it was in fact right our side of our room. This turned out to be an array of extremely loud music which went kn for hours. At 930 i went tk rexeption to complain, why put us in a room right at the side of the marque with a child knowing that the volume of music would stop us settling. The receptionist was very snotty and advised that we should be grateful that we'd had an upgrade. But that the music would be switched off at 10pm. At 1045 we had to go down again as by this time we had a ratty child who was overtired. We felt as though we were an after thought as the party and their guests wete a priority. I definitely will not be retuning

Just an odd place. 90’s dated decor. The whole place needs a revamp. You can tell it used to be very nice once upon a time. Front desk staff were good. Waiting staff were ok in the evening. Breakfast service was slow due to only 1 staff working. The restaurant is a steak house theme which doesn’t go with the decor. The food is spicy regardless of what you order. My burger and chips made my lips tingle.

Not one single member of staff at check-in alerted me to the fact that I needed to register my cars reg plate Im order to park at the hotel. I have ended up receiving two parking tickets because of this. There needs to be clear signage as you check-in, and staff ought to be told to ask “have you arrived in a vehicle? When we arrived we were told we hadn’t a reservation even showing my confirmation email adamant no room, no apologies didn’t seem bothered we explained we were here for our nephews wedding we needed somewhere to get changed ended up changing in the car. After some deliberation they eventually found us a room tried to charge us additional money I said I wasn’t paying any more money, which I didn’t ! We had no choice but to accept the room as it was bank holiday all hotels were fully booked we were attending a wedding at the same hotel. The room was next to a function room and was extremely noisy till the small hours. I won’t be staying here again.

Lovely place to stay with children. Very welcoming and the staff are so kind and polite. The room was perfect for what we needed. And had air con which was great as it was very hot the weekend we stayed. Breakfast for us all were very nice and we were offered fresh pancakes the following day for the children. We had a wonderful time and highly recommend it.

One of the double beds was soaking wet because roof was leaking over bed rain was running down the walls, electric sockets didn’t work, 3 x staff did nothing, didnt have another room even though they weren’t full. so had to all squeeze on one bed as it was late. Expedia also tried to contact hotel no response aswell and refused refund even after showing video BOTH I WILL NOT USE AGAIN

Location++ Cleaniless - - Location and exterior are very nice. Beautiful fields nearby as well as the garden centre which has everything. Alpaca farm and off-road track across the road. The building itself is very attractive from the outside. Inside is okay. Staff was quite friendly. Hotel has decent facilities- including hotel and shisha bar if I’m not mistaken. Parking facilities are decent and good Wi-Fi. Negatives: rooms require thorough cleaning from time to time. Quite dusty, the lamps in particular- my T-shirt brushed onto one and was covered in dust. Squeaky bed but decently comfy. The wardrobe was weird- hangers were locked onto the bar but we’re all on the right segment for some reason.. Overall was decent but price didn’t match the standard of the rooms.

Great parking with camera. In lovely countryside area. Staff friendly and helpful. Visiting sister nearby so only used room overnight. We were upgraded on arrival to lovely big room on first floor. Cleaned both days we were there. No negatives at all and would use again.

Lovely hotel in a nice quiet location. Only grumble was the breakfast, understaffed and poor quality. The staff tried their best but it was underwhelming.

Booked a deluxe room, however we had a few problems. No remote control for the tv, wardrobe cracked and broken with tape on, the bathroom smelled of drainage, our main light flickered the whole time so had to use the lamp instead. Common areas in hotel were lovely, breakfast was the worst I’ve had for years! Think cheesestrings, awful coffee and packets of breakfast bars/pot of make your own porridge! Late check out was great. Room was spotless and beds were comfortable. For the price it was ok. Bathroom tired needed an update- definitely not a deluxe room! Free parking was great. I would stay here again for the price!

Upon arrival was told restaurant wasn’t open, we would need to go out or order in, drinks from bar couldn’t be added to room bill as was told different business 🙄, was put on 2nd floor and lift wasn’t working, was put at other end of hotel, mission to get there, room as freezing even with heaters on, bathroom was run down and old with chips in bath, could hear something moving in loft space all night sounded like birds, breakfast was not good, nothing left said would cook more but was enough for a child, everyone was complaining, whoever gave good reviews must work for hotel because was shocking 😮.

I can believe this hotel was once worthy of a four star rating but those days are long gone. The property feels very tired and is in need of complete renovation. The corridors look dated and the family room we stayed in (219) had decor that requires full replacement. The bathroom was even more dated and the sink had a large crack. On arrival the toilet flush did not work although the maintenance team did fix it while we were out. Annoyingly there are no usable pug sockets near the bed either. Cleanliness was the biggest concern. There were hairs in the bin from a previous guest which suggests that the room had not been cleaned properly. The shower pressure was also very weak. On the positive side the hotel is inexpensive, especially when booked through Hotels.com, and it is close to Leeds city centre. A local taxi driver mentioned that the hotel had previously been used exclusively by the UK Home Office and if that is true the owners should consider reinvesting the profits back in the property as it is in an excellent location.

Awful place. Stay away! I booked for one of my workmen. He only told me towards the end of a week, how bad it was and showed me photos. I immediately changed plans for him and he did not stary the remainder of the booking. Upon arrival the hotel asked for a deposit to cover breakages as they "had some problem guests previously". I refused to pay for this. My workman showed me damage already in the room, broken taps hanging from the wall, broken mirror and also plasterboard patch on the ceiling. we were also charged 4pound per day parking even though the sign in hotel says free for patrons much better places elsewhere
