Beautiful place to stay. Off the beaten path. Lovely view over the countryside while enjoying a pint and a meal. Very spacious and comfortable rooms. Wish we’d stayed longer.

Trip was for an overnight stop seeing friends at a charity event at Chipping village hall. Arrived at 4 pm and had a superb meal before going out. Very good selection on menu with a variety of special dishes. The staff were very friendly and made our stay very pleasant with a good hearty breakfast the following morning. Matt was very friendly & most helpful telling us about future events. Thoroughly enjoyed our stay and certainly would return again.

Room was nice although a slight leak from the bathroom basin onto the counter surface. On the Sunday evening called in for a drink at 10 p.m. at bar to be told that the bar was shutting up at 10.30 promptly which was a little disappointing (assumed there would be 20 mins drinking up time as is generally the case in pubs). Breakfast was ok but choice of cereal had run out with an hour of the breakfast service to go with no replacement available.

Very good evening menu - comfortable beds and friendly staff. Dog friendly. Breakfast not included and we just wanted coffee and a slice of toast but were charged £9 and this didn't even include jam.

We stayed as a family of three, we received a warm welcome dined in the restaurant and stayed one night. Food and service was great. Our room was spacious and comfortable and we all had a decent a nights sleep, there were a couple of things we had to ask for but these were quickly provided for us. We’d stay here again :-)

Last minute decision to stay whilst travelling from Devon to Scotland. What a wonderful, welcoming place. Food was fantastic in the pub area. Room was spacious and very comfortable. Highly recommend. Will stay at The Derby Arms again.

Stayed here overnight as it is convenient for a journey from Scotland to the South of England. A lovely country pub with nice rooms. The staff were most welcoming and helpful, a delight to be their customer. We ate in the restaurant and found the food to be good. We would certainly consider staying again if we were in the area.

Very disappointed. The building is not manned at night. No outside security lights. No instructions given on check in about how to get in. Took us 20 mins to find the entrance door at 10.30pm- it was round the back behind the bins! Ruined my best shows because I stepped into a puddle looking for the door. Raining & cold. Roadside. Dangerous. Felt vulnerable and unsafe. Room was old fashioned. Wardrobe looked like it was from a flea market. Not worth the money. Mattress uncomfortable. No topper. Would not recommend & will not be returning. Complained at checkout & was told lots of other people have said the same things. Then why have they not changed things?????

From the moment I arrived I received a warm reception. I was attending a wedding at a property next door so was short of time. Check in was smooth advised on the property lay out etc and shown my room, which given was a standard double - huge! Checkout the next day was smooth also.

Staff services immaculate, food 10/10 stayed in number 2 hardly any noises, slept really brilliant. Felt safe to sleep at. Good weekend overall. Would definitely recommend and be back.

Took us 20 mins to find the entrance door at 10.30pm- it was round the back behind the bins! Ruined my best shows because I stepped into a puddle looking for the door. Raining & cold. Roadside. Dangerous. Felt vulnerable and unsafe. Room was old fashioned. Wardrobe looked like it was from a flea market. Not worth the money. Mattress uncomfortable. No topper. Would not recommend & will not be returning. Complained at checkout & was told lots of other people have said the same things. Then why have they not changed things?????

Last minute decision to stay whilst travelling from Devon to Scotland. What a wonderful, welcoming place. Food was fantastic in the pub area. Room was spacious and very comfortable. Highly recommend. Will stay at The Derby Arms again.

Stayed here overnight as it is convenient for a journey from Scotland to the South of England. A lovely country pub with nice rooms. The staff were most welcoming and helpful, a delight to be their customer. We ate in the restaurant and found the food to be good. We would certainly consider staying again if we were in the area.

Staff services immaculate, food 10/10 stayed in number 2 hardly any noises, slept really brilliant. Felt safe to sleep at. Good weekend overall. Would definitely recommend and be back.

Room was nice although a slight leak from the bathroom basin onto the counter surface. On the Sunday evening called in for a drink at 10 p.m. at bar to be told that the bar was shutting up at 10.30 promptly which was a little disappointing (assumed there would be 20 mins drinking up time as is generally the case in pubs). Breakfast was ok but choice of cereal had run out with an hour of the breakfast service to go with no replacement available.

Very good evening menu - comfortable beds and friendly staff. Dog friendly. Breakfast not included and we just wanted coffee and a slice of toast but were charged £9 and this didn't even include jam.

The hotel is excellent and the rooms are spacious and clean. The staff are miserable except the one girl who was on the bar thursday evening. Also paid for the rooms up front and asked for food drinks to be put on my room, as we had 2 rooms. Was made to feel like a criminal as they had not taken my company credit card details on arrival even though I offered,and then on the last evening they asked before we had even taken a drink. I believe because i was in shorts and a tee shirt rather that shirt and trousers and tie which we would normally wear they classed us differently. Staff should never judge a book by its cover. Kind regards business and commercial manager.

I recently had a wonderful stay at this hotel. Our family visited overnight during the Lytham Music Festival, and it provided the perfect countryside escape. We truly appreciated the great atmosphere, the spacious rooms, and the delicious food. A special thank you to the manager, who was incredibly helpful throughout our entire visit.
