We had a great time, booking in was cheerful and swift. Fantastic food. B&B only continental but perfectly adequate a toaster machine that actually works 👍 nice pastries have to ask to restock but staff v happy to do so.fruit yogurt etc. can pay extra for cooked which did look v good. But still full from dinner! Room was superior king and was super comfy walk in wonderful shower. Whole pub v clean, staff constantly busy and cleaning. All Staff and locals very friendly felt like our own local. Busy all the time with good background music or sport. Staff v thoughtful and asked first if we minded the sound on the TV while eating. Location is great for Exmouth Sidmouth and lime Regis. Quaint village of Otterton with working Mill. Definitely recommend and will return.

Very pet friendly both in the accommodation and the bar/restaurant. I had forgotten to pack my dogs bowls and the staff kindly found me 2 to borrow. Everyone was very sociable and kind.

Beds are comfortable and there are tea/coffee making facilities. Bathrooms are clean and there is plenty of hot water. Car parking is easy. They provide a fan which was useful as the traffic is a bit noisy to have the window open. Curtains are very thin so the room is light from early morning. They don’t offer a cooked breakfast on Wednesday or Thursday mornings but there is a continental choice of toast, pastries, cereal and yoghurt. There are a lot of dogs in the pub and dining areas, it is very dog friendly and gets a bit smelly! There was even a puddle on the floor one evening for over 2 hours. It put us off our food a bit.

Very convenient, in the heart of a beautiful village. Food was excellent value and quality. Welcoming to the dog. Only negative was the WiFi didn’t reach our room but it was easy to work downstairs.

Very nice pub in a picturesque village. Great walking and a fabulous craft barn with an excellent restaurant and cafe just over the road. The pub is large with parking. It is very nicely presented throughout. Staff were friendly and helpful. Our room was tiny, but very clean, comfortable and everything worked well including the shower. It was very quiet from around 11.30pm when the last drinkers had dispersed - it is a pub so to be expected! Included breakfast is continental, but you can pay for hot food. Fabulous quiz night, with curry or chilli served only, every other Wednesday run by Freddy. Definitely worth joining in if you are there then.

Lovely room (No 15), quiet, comfortable, very clean, very quiet. A busy afternoon in the pub with the rugby but all the staff were very friendly, welcoming and helpful. Only there for one night, will return! Otterton very pretty too. Thank you.

From the start, we were greeted with a smile….we were given our room keys….the rooms were lovely and clean and comfortable. We pre booked a table for an evening meal, the meal was utterly delicious. The lady’s that dealt with us (Sarah and Eleaner) were so friendly…sorry I can’t remember the other two ladies, but they were so friendly also 👍👍. The breakfast was awesome….so all in all a very relaxing stay. Thx everyone at The amazing Kings Arms 👍👍👌👌.

Lovely area. Hubby checked in and was inadvertently charged again, the manager did come to our room after noticing to rectify. Hubby asked him for help to fix the standard lamp as only this and 2 bedside lamps were in the room so making it hard to read. Nobody came to help. We kept being woken by rodents scratching and loudly chewing behind the skirting board. Reported to the duty manager in the morning who thanked me for telling him but offered no apology. Disappointing if I’m honest as not particularly cheap considering the overall condition of the property and cleanliness. We use many hotels/B&Bs and on the rare occasion when there has been a problem, people have apologised demonstrating customer care is of paramount importance. Therefore I have not felt the need to add these kind of posts previously. But I’d suggest for such a lovely location some changes are needed. I hope this is helpful to the management.

The check in and welcome was spot on. Room was tired with several stains on the carpet. We ate here and felt like we were sat in the staff area . They were eating and drinking and there was lots of swearing, not what you really want to see and hear in a not particularly cheap stay.

My only issue was the brackish water smell in our room, the moment you opened the door it was overpowering. I had to get up in the night and put the plug in the basin and close the bathroom door to try lesson the smell. We are gracious people who don't like to complain but this was really disappointing. I would not stay here again just because of this.

The pub is in a idyllic setting in a traditional village setting. The accommodation was spacious with many of the amenities you'd expect in a B&B. The shower wasn't very powerful but maybe that's due to the age of the building and the bed would benefit from a mattress upgrade. However, this didn't take away from a wonderful stay overall. The service was fantastic and we were able to check in the room almost 2hrs early. The free continental breakfast was also a nice touch. Would definitely stay here again.

Not the first or last time I have stayed here. I always know what to expect, from the welcome, brilliant food, great atmosphere, and comfortable room. I could here noise from the bar and kitchens but all quiet before 11oclock

Loved our overnight stay here. Check in was really easy, the room was really spacious and the bed super comfortable. Would absolutely come and stay here again as part of a longer stay. The food at the bar downstairs is delicious too!

Unfortunately the special request I had made in advance was not honored and worse the room was badly impacted by the music being played by staff at full volume in the kitchen which went on until after 10pm. This would have been problematic for an adult guest wanting t0 sleep but the Kings Arms was aware that there was a child included in the booking and must also have been aware that the room was above the kitchen and therefore would be noise affected, so should have at the very least ensured staff turned the volume down to a point where the bass wasn't vibrating through the floor. When asked to do so by the adult guest the music was turned down for a brief period before being turned back up again which showed a total disregard for guests.

Water pressure in rooms not great, Had to get moved and that wasn’t much better. Scraping of the chairs in the morning downstairs from very early could be heard. Food was very poor the night before. This was a shame as we had high hopes and wanted a place that we could return to. The upside, the staff were great and very attentive

We enjoyed our stay at the Kings Arms, Otterton. It was a charming village location. The room, although small, was clean and nicely decorated. The food was lovely and the Continental breakfast was one of the best we've had. We would definitely stay again

We stayed for one night at the Kings Arms in Otterton. A beautiful village and a beautiful country pub. We met some friend and enjoyed an evening meal and some drinks together. Staff were very helpful, accommodating and polite. My only criticism was the shower, which had a pretty low wster flow rate. I would be hapoy to eat, drink and stay here again.

Nice village pub. The ale was excellent. Pretty small room with tiny bathroom. Overall enjoyed our stay. We ate at the pub and the food and choice was pretty good. The fish pie was a little dissapointing, didnt see a prawn, and no smoked haddock to give flavour. Some nice walks by the river. Unfortunately didnt have time for the long walk to the coast and Ladram bay. A pity there was not close parking to do that.

B&B only continental but perfectly adequate a toaster machine that actually works 👍 nice pastries have to ask to restock but staff v happy to do so.fruit yogurt etc. can pay extra for cooked which did look v good. But still full from dinner! Room was superior king and was super comfy walk in wonderful shower. Whole pub v clean, staff constantly busy and cleaning. All Staff and locals very friendly felt like our own local. Busy all the time with good background music or sport. Staff v thoughtful and asked first if we minded the sound on the TV while eating. Location is great for Exmouth Sidmouth and lime Regis. Quaint village of Otterton with working Mill. Definitely recommend and will return.

Kings Arms was a last minute booking for us and we were so pleasantly surprised by the warm welcome we received and the excellent service we were given during our stay. All of the staff that we interacted with were super helpful and friendly. The room was very clean and comfortable, and the food in the restaurant was excellent. We regretted eating a big lunch late in the day so we didn’t have room for a full dinner. We liked it so much there that we actually tried to book an extra night, but they were fully booked. We would definitely stay there again!

From the start, we were greeted with a smile….we were given our room keys….the rooms were lovely and clean and comfortable. We pre booked a table for an evening meal, the meal was utterly delicious. The lady’s that dealt with us (Sarah and Eleaner) were so friendly…sorry I can’t remember the other two ladies, but they were so friendly also 👍👍. The breakfast was awesome….so all in all a very relaxing stay. Thx everyone at The amazing Kings Arms 👍👍👌👌.

Generally a nice hotel with well intentioned staff, but sorely in need of a manager and/or customer service course. Staff in restaurant didn’t really have an idea of how to look after you, although friendly enough…. At times you felt like an inconvenience to them. Most the diners waiting for food, drink, the bill. A bit like watching Fawlty Towers at one point. First room had a spongy bed, but they swapped us. Nice people but a little direction and they could be so much better.

The toilet was ridiculously loud so we couldn’t flush at night for fear of waking each other up, and the shower temperature was a bit temperamental. We had to hunt someone down to check out.

The check in and welcome was spot on. Room was tired with several stains on the carpet. We ate here and felt like we were sat in the staff area . They were eating and drinking and there was lots of swearing, not what you really want to see and hear in a not particularly cheap stay.

The pub is in a idyllic setting in a traditional village setting. The accommodation was spacious with many of the amenities you'd expect in a B&B. The shower wasn't very powerful but maybe that's due to the age of the building and the bed would benefit from a mattress upgrade. However, this didn't take away from a wonderful stay overall. The service was fantastic and we were able to check in the room almost 2hrs early. The free continental breakfast was also a nice touch. Would definitely stay here again.

Very nice pub in a picturesque village. Great walking and a fabulous craft barn with an excellent restaurant and cafe just over the road. The pub is large with parking. It is very nicely presented throughout. Staff were friendly and helpful. Our room was tiny, but very clean, comfortable and everything worked well including the shower. It was very quiet from around 11.30pm when the last drinkers had dispersed - it is a pub so to be expected! Included breakfast is continental, but you can pay for hot food. Fabulous quiz night, with curry or chilli served only, every other Wednesday run by Freddy. Definitely worth joining in if you are there then.

Excellent friendly check-in via a busy popular pub bar. The bed felt a little soft but we both had a great night's sleep and the shower was great. Dinner in the bar was first class.

It was in a lovley village and the room was okay with all you needed for a 2 night stay. Staff were friendly i just wished it was a full free cooked breakfast rather than just a free continental breakfast . For the price of the room i think it was a bit expensive. But overall a lovley place.

Beds are comfortable and there are tea/coffee making facilities. Bathrooms are clean and there is plenty of hot water. Car parking is easy. They provide a fan which was useful as the traffic is a bit noisy to have the window open. Curtains are very thin so the room is light from early morning. They don’t offer a cooked breakfast on Wednesday or Thursday mornings but there is a continental choice of toast, pastries, cereal and yoghurt. There are a lot of dogs in the pub and dining areas, it is very dog friendly and gets a bit smelly! There was even a puddle on the floor one evening for over 2 hours. It put us off our food a bit.

Well organised - all arrangements wend to plan. Froendly and helpful staff. We had a delicious meal each in the restaurant and the continental breakfast was plentiful with a wide variety of foods available. Our room was very comfortable and had a good supply of toiletries, teas, coffees etc. We really enjoyed our one night stay and would have been happy to stay longer. We definitely recommend you book as you’ll have a great time.

Quite a basic offering which included a continental breakfast but for the money paid it was good value. Staff very friendly and helpful and the food in the pub was decent and well priced. A lot of noise from people sitting outside the pub drinking after it closed for a couple of hours which may have been a one off but ruined the experience

Loved the 4 poster room it was spacious clean and very comfy bed lovely bathroom could do with a toilet roll holder as that was missing but still a lovely bathroom The bed was comfy only thing is its a double size so was a bit small for what we are used to as we have a super king but super comfy and great bed linen overall very happy with room the pub served great food really enjoyed the.cooked breakfast at an extra cost but very nice

Room 12 shower room was desperately in need of some tlc the tiles in the shower were taped over, the shower didn’t drain away the saniflo and pipe work had been left exposed from a previous repair- this let the whole room down and needs attention

Clean room. Some maintenance required on curtains and towel rail. Towel rail fixed promptly but curtain maintenance not done during 2 day stay. Continental breakfast good selection. Dinner fish pie was very good. I would stay again when in this area.
