Lovely clean room, not that I used it but a great addition was the fridge with beer and wine for you to purchase if you wanted to. Lovely place with a great breakfast at the on site licenced cafe ( the cakes were fantastic) check in and check out ran smooth and stress free

Tea room, dining room and bedroom itself very well presented as is the courtyard garden. On site owners very welcoming, superb breakfast and own car park a real bonus

The rooms are in a converted cottage and have been nicely decorated and furnished. The building is old so you cannot escape the uneven floors/doors/windows etc whilst that gives a charm it is also brings a slight inconvenience in that the window could not be opened to allow for fresh air. Not a huge problem this time of year but would be so when warmer weather arrives. Room has a well stocked mini bar/snacks operated on an honesty basis. The goods were very reasonably priced and welcome in the evening as nothing else is available onsite. The staff were helpful,friendly and hardworking. The food was excellent with terrific choice at breakfast and represented very good value for money. There is no evening food available and it is remote from nearest pub/town centre so you need to plan. Bathroom is modern clean and spacious. Only minor annoyance is a very poor tv/phone signal-but not a spoiler on a short break.

Lovely location. Lovely Accomodation. Disappointed that no food for evening meal and no real bar facility and nothing else around within walking distance. Believe some drinks available, but bottled beers only and no draught which is what I want. There is a mini bar fridge in the room from which I did get a (very small) bottle of beer which had to suffice, but think it was priced at £4.10 or something, and probably could have picked a few up on my way far cheaper. Marked down the service as seemed not to be expected when I arrived, and when I tried to go in for breakfast at 7.00am as booked, I couldn't get in as doors locked and no-one around. So I just posted my ro key through letter box and left. Just had call from manager and apparently the staff got down at 7.05, but I am not one for hanging about! Manager apologised and let me off the cost of the bottle of beer I had, so happy with that.

We arrived to an infestation of ladybirds which was dealt with quickly however they did return they left us peppermint and was told to use it if needed. This is an ongoing problem so really needs to be sorted as its not down to the guests to be . Dusty bedside lights and artificial plants plus debris left in the bath and a ladybird in the toilet. The door trim on the door has been badly put on and the door is very stiff to open. The tables and chairs outside wre dirty and did not get cleared for hours. No heating the second night or morning and it was frosty so not ideal the manager did offer a 1 night stay refund for the issues. Road very nousy in the mornings so if you are a light sleeper this will lead to disturbed sleep. Breakfast very good

Fantastic accommodation. Room was charming and very well equipped. Nice mini bar with choc, beer and wine. Bathroom was excellent with bath tub. Breakfast was first class. Plenty of cold choices and full cooked breakfast. Nice coffee and juices. Some great restaurants down the road. Tasing menu at Stones was excellent setting and delicious. Lovely trip. Staff amazing.Will be back to visit Family Tree at a future date.

Very clean, smoke-free, very welcoming, kind and generous staff. Excellent, quality food and plenty of it. Comfortable room. Excellent breakfasts with good choice, and restaurant also open to the public from 9am. All table service. Only one negative: Premises closes at 5pm for the night, so no evening meals or bar. No alternative eating houses close by.

We had a wonderful 1-night stay at the Family Tree. Our room was clean, cosy and decorated to a very high standard. The beds were very comfy and the hot chocolate provided was a welcome treat after a day of walking. We really enjoyed the breakfast with yogurt, fruit, pastry and cereal to begin and a great choice of hot food options to follow. The staff were very friendly and accommodating, allowing us to pick up our keys earlier than expected so we could enjoy a day exploring without having to pop back and check-in. The location was ideal for a nice walk along the canal path to Matlock, and conveniently close to the train station too. Overall this was a 10/10 stay and we'd love to come back in the future!

Had a great stay at The Family Tree. Accommodation was clean and comfortable. Staff were friendly and helpful from start to finish. Lovely breakfast, amazing homemade cakes too. Train station 2 minutes walk away to Cromford, Matlock Bath etc. Would recommend and would stay again.

You can see how much effort has gone into this B&B overall. Unfortunately for us it was let down by the heating not working and no one around to assist (the Family Tree downstairs closed at 5pm) No adjustment of the WiFi thermostats on the radiators worked. I believe that the one in the room was broken as there was no reaction (lights etc) at all. The 2 in the bathroom did show adjustment but still no heat in them. There was no heat in any of the pipes so I am convinced that the heating was turned off at source. We spent the evening wrapped in bed clothes. The next morning you could feel heat in the pipes, but still the radiators didn't work. Every time the toilet was flushed (inc the room next door) there was a LOUD howling sound for a min or so! It also didn't impress that there were stains on the quilt which doesn't give confidence that you are getting into a clean bed. That really is a no no. On the plus side the breakfast was wonderful. I liked the idea of each table having it's own breakfast box for the cereals, fruit and pastries - much better than the usual 'buffet' style. The cooked part of the breakfast was delicious too. I've stayed at many B&Bs in old buildings but none with the particular problems that we had. Unfortunately I wouldn't recommend the Family Tree.

Such a lovely place to stay!! Immaculately clean, tastefully decorated. Very comfortable. Unbelievably delicious breakfast! Just sad we couldn’t stay longer!! We will return. Thank you so much.

The people were generally friendly and helpful. The freshly cooked breakfast was very good. No room service was provided. The room has no wardrobe and limited storage space. The shower is in a high-sided bath tub so really difficult to access, the myriad of tap controls are ridiculously complicated and the side panel is too small so the bathroom floor gets soaked. OK just for just one night perhaps (not the three we stayed).

Comfortable Clean & Tidy room, the only thing about the room is that it wasn’t serviced every day. ie bin’s emptied and fresh water for drinks. But a lovely stay. The Breakfast was 10 out of 10, with a choice of serials, fresh fruit and a choice of pastries followed by a full cooked English Breakfast or a choice of a light Breakfast. There was more to choose on the menu. highly recommend

Lovely hosts, fabulous courtyard garden to sit and chill in. Breakfast was amazing, brought out on a fabulous tray with fresh berries and cooked breakfast was excellent. Our room was beautiful and tastefully decorated but a little small and getting around the bed we did both bump our legs on the bed posts but with a bit of care this was avoided. We loved the access to the Cromford canal very close by once you had negotiated a small road side walk. Our room was quiet although some noise from traffic and local trains could be heard this was minor in the main and we most definately would stay again.

We stayed for two nights as we attended a wedding close by. We stayed in ‘Sycamore’ and the room and bathrooom were lovely - the bathroom had a shower and a bath. The rooms look out over a courtyard and although non-guests can use this area, it was surprisingly quiet. Special mention has to go to the staff and the breakfast, both of which were exceptional.

Room was great, comfy bed and pillows,some thoughtful extras in bathroom such as bubble bath, cotton buds etc. wine, beer,soft drinks chocolate &crisps to purchase in room. Complimentary tea coffee biscuits. Breakfast was amazing. Staff very friendly.

You can see how much effort has gone into this B&B overall. Unfortunately for us it was let down by the heating not working and no one around to assist (the Family Tree downstairs closed at 5pm) No adjustment of the WiFi thermostats on the radiators worked. I believe that the one in the room was broken as there was no reaction (lights etc) at all. The 2 in the bathroom did show adjustment but still no heat in them. There was no heat in any of the pipes so I am convinced that the heating was turned off at source. We spent the evening wrapped in bed clothes. The next morning you could feel heat in the pipes, but still the radiators didn't work. Every time the toilet was flushed (inc the room next door) there was a LOUD howling sound for a min or so! It also didn't impress that there were stains on the quilt which doesn't give confidence that you are getting into a clean bed. That really is a no no. On the plus side the breakfast was wonderful. I liked the idea of each table having it's own breakfast box for the cereals, fruit and pastries - much better than the usual 'buffet' style. The cooked part of the breakfast was delicious too. I've stayed at many B&Bs in old buildings but none with the particular problems that we had. Unfortunately I wouldn't recommend the Family Tree.

Lovely location. Lovely Accomodation. Disappointed that no food for evening meal and no real bar facility and nothing else around within walking distance. Believe some drinks available, but bottled beers only and no draught which is what I want. There is a mini bar fridge in the room from which I did get a (very small) bottle of beer which had to suffice, but think it was priced at £4.10 or something, and probably could have picked a few up on my way far cheaper. Marked down the service as seemed not to be expected when I arrived, and when I tried to go in for breakfast at 7.00am as booked, I couldn't get in as doors locked and no-one around. So I just posted my ro key through letter box and left. Just had call from manager and apparently the staff got down at 7.05, but I am not one for hanging about! Manager apologised and let me off the cost of the bottle of beer I had, so happy with that.

Excellent experience. The owner could not have been more friendly and accommodating. The room was snug but welcoming and well appointed and the breakfast experience was really special. We will return as we did not have time to sample the cakes in the tearoom on this occasion and they looked delicious. Would definitely recommend.

Main issues: • Booked King Deluxe Room, given cheaper Traditional Room • Strong smell of mould from bathroom • Loud squealing plumbing at 11:30 pm, 1:30 am & 4:30 am – no sleep • Hotel and Hotels.com blamed each other despite photo evidence • Correct room empty – Hotels.com offered to pay difference, hotel refused • No greeting on arrival until an employee confirmed we where in the correct place - only person there with any service skills– family busy hosting private party We booked the King Deluxe Room (upstairs with bath) to rest after surgery but were placed in the wrong room and met with dismissive, conflicting responses. I showed photo proof of our booking, yet both parties blamed each other. Even when Hotels.com offered to pay the difference, the hotel refused. The mouldy bathroom and constant plumbing noise with squealing plumbing made it impossible to rest. We left without breakfast and were later refunded by Hotels.com due to The Family Tree’s lack of care and dismissive attitude. We usually go out of our way to support independent businesses, but this was shocking.

This was a business trip and I only chose this place due to the fact it was really close to where I was going the following morning... what a great surprise. Comfortable accommodation, sensible cost and a fantastic breakfast in the morning. This is not like your typical chain-hotels. Much more personal and friendly for sure and run by a family, so if you're staying in these parts of the country you should definitely support-local and get yourself in here.

Our room wasn't ready when we arrived at the premises. Staff was apologized for the delay and inconvenience. We had a double room and it was decent in size. Nice touch with the tray on the bed with biscuits and hot chocolate 😀! Hubby was happy that there was hot chocolate on offer 😁. Breakfast was very good with a lot of selection from the menu.

We had a wonderful 1-night stay at the Family Tree. Our room was clean, cosy and decorated to a very high standard. The beds were very comfy and the hot chocolate provided was a welcome treat after a day of walking. We really enjoyed the breakfast with yogurt, fruit, pastry and cereal to begin and a great choice of hot food options to follow. The staff were very friendly and accommodating, allowing us to pick up our keys earlier than expected so we could enjoy a day exploring without having to pop back and check-in. The location was ideal for a nice walk along the canal path to Matlock, and conveniently close to the train station too. Overall this was a 10/10 stay and we'd love to come back in the future!

A nice family run place, just a bit out of the way location wise. Located on a bend in the road where motorbikes and cars speed up out of the bend at all times of the day and into the night. Matlock Baths nearby is a magnet at weekends for hundreds of motorbikes. The Family Tree closes at 16:00 for bar and food service so you have to travel out for an evening meal. We caught a train into Matlock, Whatstandwell station 2 minute walk, but found most places in Matlock were closed on a May Bank Holiday Monday ?. Only a couple of takeaways and one pub open, found this very hard to figure out why at start of the holiday season. The room was very nice in a courtyard out the back of the pub with a side gate entrance so you can come and go as you please. The breakfast was excellent, I did put on a couple of pounds during my holiday in the UK and I blame it on this breakfast, very nice. Owners and staff are very friendly, I would think about staying here again maybe not at a weekend, also lack of evening meal facilities is an issue after being out all day.

Had a great stay at The Family Tree. Accommodation was clean and comfortable. Staff were friendly and helpful from start to finish. Lovely breakfast, amazing homemade cakes too. Train station 2 minutes walk away to Cromford, Matlock Bath etc. Would recommend and would stay again.

A lovely and intimate place to stay. Room was clean and very comfortable, breakfast was amazing. A great location if you want to have some quiet time in the Derbyshire Dales and want to enjoy the outdoors. Canal just 2 minute walk which is great for bike rides abs walks.

The rooms are in a converted cottage and have been nicely decorated and furnished. The building is old so you cannot escape the uneven floors/doors/windows etc whilst that gives a charm it is also brings a slight inconvenience in that the window could not be opened to allow for fresh air. Not a huge problem this time of year but would be so when warmer weather arrives. Room has a well stocked mini bar/snacks operated on an honesty basis. The goods were very reasonably priced and welcome in the evening as nothing else is available onsite. The staff were helpful,friendly and hardworking. The food was excellent with terrific choice at breakfast and represented very good value for money. There is no evening food available and it is remote from nearest pub/town centre so you need to plan. Bathroom is modern clean and spacious. Only minor annoyance is a very poor tv/phone signal-but not a spoiler on a short break.

Lovely clean room, not that I used it but a great addition was the fridge with beer and wine for you to purchase if you wanted to. Lovely place with a great breakfast at the on site licenced cafe ( the cakes were fantastic) check in and check out ran smooth and stress free

Fantastic accommodation. Room was charming and very well equipped. Nice mini bar with choc, beer and wine. Bathroom was excellent with bath tub. Breakfast was first class. Plenty of cold choices and full cooked breakfast. Nice coffee and juices. Some great restaurants down the road. Tasing menu at Stones was excellent setting and delicious. Lovely trip. Staff amazing.Will be back to visit Family Tree at a future date.

Rooms are beautiful, plenty of amenities, we felt the standard of cleaning each day was excellent! Breakfast is outstanding, a lovely platter + anything off the menu + free refills of whatever drink you like! Area is wonderful especially for hiking, especially recommend Chatsworth grounds. Will be coming again for certain!
