Sep 2024 from Canada: Good: Nice check-in experience, location quite walkable, somewhat mid way between train station and st marks, big king bed, AC works great. Fairly clean and good communication. Good towels and housekeeping. Lumpy sad pillows. They gave us a list of restaurants and cafes. There is a good one right outside called "1000" you need not search any further for authentic good coffee at reasonable prices. Always easy to find your way back to the Maddalena church in the same square. Not as good: Wifi didn't work after our first night despite my message to the host, I had an esim but the connection sucks in Venice. Front door buzzer and latch are super loud/jarring. Light sleepers beware other guests coming back late or leaving early. One morning we woke up 5x from 5-8am. Lots of little annoying things like not enough surfaces to set your things on, only 4 clothing hangers, there was an electrical issue which prevented the lamps shutting off with the key in the slot so we had to unplug them. The key card system shuts off all electricity when you leave so your devices won't charge. Sad little tea bar very hard to access as it was set behind the tv screen. Broken/ cracked or loose bathroom fixtures. Nothing super detrimental to our stay but it could be improved easily. I didn't come to Italy to hole up in my room so no big deal. One last thing remember there is tourist tax payable at check-in, not included with your online reservation.

The location right on the canal was wonderful and right in the middles of the bustling tourist area, but quiet at night too! The place was clean and had a lovely common sitting area which made if feel more like a pesnione. The staff we interacted with were great. The only downside that we did not know ahead of time was that there is no reception on site, and the check in was confusing as a result. Also, zero amenties, no cups in the rooms, no coffee pot, no microwave, there was a fridge though, and these amenities did not exist in the common areas either. Otherwise our stay was lovely and would recommend. The walk to the hotel from the train station was a solid 30 minutes, with chaotic crowds, and many up and down bridges to drag your suitcase through. We did not know about the water bus option until after we arrived, there is a station nearby that we did not know about, the staff told us after we arrived so that was helpful during out stay!

The room is in a top location and super quiet. rooms are large and we had a great stay. Airconditioning works great. Furniture in the bathroom need a change and the water is not really warm in the shower. It was very hot during our stay, so a colder shower was ok.

Location is fantastic, 10 mins walk to train station and 20 mins to St Marks square. Stayed here a few years ago and had a fantastic experience. Unfortunately things were not nearly as good this time. No coffee/tea in the lounge area and no coffee machine in the room. No shampoo in the bathroom. Small things that were there last time. The loung area was cosy and inviting last time but the table is gone so nowhere to relax and have a chat. Such a pity as things were and could be so much better.

Vacation… this was a getaway. If you are looking to stay in a place with a great get location, but no amenities, this is your place. It’s clean, and the owner/manager is very accommodating with the bare minimum items… soap, shampoo, towels. The soap is tiny, no hair conditioner. However, the location is perfect. The room is clean. We didn’t want to waste money on a room when we knew we would not spend time there other than to shower and sleep. By the way, the shower took several minutes to heat up. But the price was excellent for the location.

Suite at the nice quiet area convenient to most of the attractions. Room is clean and quiet with nice view. WiFi signal very weak in my room on the first floor. Bring your own coffee/ tea. Will come again

Great location and property. Our 4 person room was huge but lacked some furnishings such as chairs, trash cans, toilet paper holder, etc. The primary AC was stuck on low for some reason but the second one kept the space cool enough when needed. We asked for a fan but none was brought. The staff is not on site. Even so, the value is great and, compared to others in this price range, it is probably superior which is why the overall rating must be excellent.

The rooms are well maintained. They reached me in advance through expedia message and provided appropriate details to find the building. The reception was good. It is very close to shopping , attractions and food. Everything was good except there is no hot water and we had to do cold water both with small kids otherwise a good place to stay.

Check in was very good, considering we arrived very late at night. We were abele to call them and they answered quickly. My only complaint was the AC in the room is very warm. They could not get it to be as cool as the lobby / check in area. Otherwise place is great and clean. Location was perfect.

Overall, It’s great, have private bridge, fabulous location great view lovely room very clean good for the kids. The only thing need to be aware of and it’s not related to a facility but because next to the river mosquito will be super concerned the hotel do not provide the mosquito products we was being attacked by a mosquito every night. The facility in the bathroom needs some maintenance, but it’s not big issue, for example, the tower hanger.

Dirty. Floors swept once in a while but apparently never washed. Window doesn’t lock. Internet doesn’t work. No place for stuff. TV on stand, not wall, takes up all of the only countertop. Coffee cups but no way to make coffee. Ants.

Toilet seat cover broken, mold in shower and sofa bed in really bad condition.

Our first room had some sort of sewer problem. The room was super dirty and had sewer flies all over. The shower was disgusting and hadn’t been cleaned in months. We complained to the manager ( not in building) and he gave us a better room upstairs. The room was still dirty and had more than a dozen mosquitoes in it. I killed at least 12 mosquitoes that had recently sucked blood because they spattered red when I smashed them. This bathroom was also dirty with dead skin residue all over. The location is great but we wouldn’t stay there again

Relatively clean large room, well located with good food and transport options close by. Cafe for coffee and breakfast right at its doorstep. The bed itself was large and clean but the mattress itself was soft, squeaky and uncomfortable. Visited in summer and the air conditioner was efficient and much needed. Price was reasonable for the high season.

I stayed her with my daughter, the staff were welcoming, helpful and knowledgeable. Our room was very spacious, spotless and comfortable. The location was perfect in the middle of everything but very quiet at night. Would definately stay here again.

The property would have received higher grades but it was poorly maintained and rife with black mold growth. This made me very ill. I have several pictures of the mold. This is a hazard

A lovely apartment with view over a canal. Massive bed, very comfortable. Room cleaned every day. On checking in our phone number was added to a WhatsApp chat and we were sent a list of restaurants. We had a problem with curtain but this was rectified the following morning. Nice central location for the sights.

Hello, check in was great and the host is exceptional. She was very clear about the instructions and how to get in and out. The property was hard to find as there were no clear signs. The carpet in the room hasn't been cleaned in a long time. The rest of the room was great. Location was amazing!

Had a great location, the room was spacious and had good AC. It was overall comfortable, but there was obvious ants, gnats, and black mold in the bathroom. I’m not really sure why that wouldn’t taken care of that, since a little bit of bleach would’ve gone a long way.

En general todo bien, la llegada con las indicaciones ha sido perfecta , el check- in nos dejaron hacerlo antes de la hora prevista . Nosotros viajamos una pareja y dos niñas , la habitación era bastante espaciosa , como con dos estancias , en una la cama de matrimonio genial , grande y espaciosa, el la otra un sofá cama y nevera , pero el sofá cama de las niñas era bastante incomoda la verdad , y eso que han sido 2 noches solo....es un sofá cama con un colchón muy fino que se te clava el somier en la espalda, y no se duerme bien , yo recomendaría cambiar a un colchón más grueso para poder dormir más cómodamente . Por lo demás todo perfecto!

The location of the hotel is ok. It is on a main pathway so there are cafes and shopping close by. Unfortunately, there are several major issues. (1) It is hard to find. The hotel has NO sign outside the building. I had to call the hotel to find the main door which has absolutely no signage. (2) The Internet does not work very well. So the hotel staff has to reboot the system frequently. (3) The housekeeping was not the Best Buy tolerable. They forgot to leave bath towels twice during our 4-night stay. The room was a bit dirty. I have noted dead mosquito marks on the wall. Being on water, there are a lot of mosquitoes in Venice. I think the previous occupants were quite busy chasing down mosquitoes in the room. Frankly, housecleaning should really wipe down the walls. (4) Its night staff was particularly troubling. When I called about the missing bath towels on this past Tuesday night (Oct 1), Diego answered and asked me to pay him 50 Euros to deliver the towels. When I told him that it was not reasonable, he questioned why I did not report the missing towels earlier in the day. I explained that we just returned to the room and noticed. To say the least, it was not the pleasant memory that we were hoping for in Venice. Being from New York, I thought I have seen my share of nasty people in my life time. Diego tops them all for being unreasonable and aggressive.

Nice room, conveniently located near shops and eateries. It was about a 15 minute walk from the train station so we did use a luggage porter who approached us as we were walking with our luggage. I definitely recommend using one since otherwise you have to carry your bags up and down the stairs on 3 bridges along the walk. The main king bed was very comfortable. The second bed was actually a pull out sofa bed, I wish it had been an actual double bed for our grown daughters. Everything was clean and the water pressure in the shower was very good.

I loved my room, it was clean, beautiful (you opened the windows right out onto the canal. I thought maybe it would be noisy at night, but I was pleasantly surprised that it was VERY quiet around 9pm! I liked the privacy or one or two rooms on the second floor. I would definitely stay there when I come back again to Venice. Check in staff was very friendly and helpful.

Le service était excellent. Accueil vraiment bien. Nous avions une chambre pour 4 comportant 1 lit king et un divan lit de taille queen. Le.divan lit serait vraiment à changer. Il est très inconfortable.

Amazing! This location was once in a life time location. Our suite has three windows that had canal views and the church. Easy check in and so fun to find it, it was super easy to find though.

The location of the suite was perfect for us, 20min walk from the train station and easy 20 min walk to St Mark's Square! The room was air conditioned and big. We were happy that we had two large double/ king size beds which were extremely comfortable. The check-in was speedy and there was a tv but only with Italian channels.

Very nice accommodations. Great for families, our two teenagers had their own separate sleeping room with 2 twin beds & we had a king bed. The room was very spacious & comfortable. We would stay here again.

Harry was always available and is a great member of staff. Thanks for making the stay awesome! Rooms reasonably clean for an old building, few cobwebs etc. but overall, the best value for money I could find in the center of Venice. Very spacious and can leave bags when checking in and out, which is awesome. But you have to give it a 10 for the location alone!

Cool place to stay, a bit unique but really spacious! A little hard to find even when you’re outside the door. Communication in general not the best and via Expedia messaging really poor. Check in went OK but no staff on hand other times. I would stay again.

Mateo was friendly and helpful from the moment I made my reservation. The rooms are clean and spacious. The suites are conveniently located in a desirable area.

Excellent location. Nice room with comfortable air conditioning. My only suggestion would be, if you explain during checking in that someone will respond to requests 24-7 then follow through on that. We waited more than 12 hours. Was still a great place to stay. We recommend. Thanks.

The hotel is located very centrally. You can walk from the train station area in just over 15 mins. The main entrance is not marked. But just cross the little bridge to the green door and ring the bell. Someone will answer then come check you in. They were there in less than five mins. The room was immaculate. Everything about the room was great. We had a wonderful view of the canal on two sides of the room. For service, we had to call for help with the heat once and again they were there in less than five mins.

We can't say enough about this place. First, we had arrived 1.5 days late due to flight from USA, and onward to Venice Italy. Our hosts, the best ever, stayed in contact with us, understood, and STILL met us when we arrived. The place was clean and better than pictures. The location was perfect for seeing the beautiful city. Our only problem, not being able to stay longer! Thank you both for making our first stop in Italy great. See you again.

Amazing location, large clean rooms with plenty of character. The staff were helpful and friendly, they even brought us wine glasses and a corkscrew. Excellent value for a beautiful spot in the heart of Venice!

It was very difficult to find, and there was no sign to tell us the name of the hotel. When we finally found it I pushed the bell and no one answered. I had to call to get someone there to open it for me. The room was very, very clean and spacious.

Perfect room, exactly as pictured. We were very fortunate to get an early check in, views from the apartment were insane! There is even a free fridge to keep some water cold. The bed was absolutely huge and really comfy - best night sleep we had in a long time! Very easy to get to, we took the orange line water boat from the airport to Guglie stop and only 10min walk from there, super easy to find. Would definitely recommend!

Matress very comfortable. We slept peacefully after a long trip. Room very quiet although being in a crowded area. Close to everywhere: restaurants, shops, vaporetto, San Marcos, Rialto, etc.We really enjoy.

The location is good, very close to Venice attractions. We had some problem to find this location. We used Google map and found location, church near, but couldn't find a door to hotel - no sign and nobody in this area new where it. Local woman helped us to call hotel and the entrance was just left from the church

Charming Italian hotel with great location and view of canal with gondolas. Loved the property and great coffee place nearby.

The building is very Venice! Many people stop and take photos of the balconies and the bridges outside the hotel. There is a gondola stop right in front of the hotel. The hotel is right in the middle or many shops and restaurants and a 15-minute walk to San Marco Square. The building and rooms are very nice but there is not anyone working at the hotel except to check you in and clean the rooms. When I emailed the person about getting to the airport when leaving nobody got back to me with any information. So, if you aren't good at finding out where to get information when you don't speak the language this is not the hotel for you.

The location is great. People always surprise when they see me walk in and out of the property because they don’t expect someone staying there. Staffs are very nice. Coffee shop in front of the property is very good.

Nice and quiet. Safe. Looks out to canal. Lots of dining options available. Walking distance to airport bus, P Roma...19 minute walk so can avoid the water taxi.

Great location! On a canal with gondolas waiting to be booked so you know you’re in Venice! Great coffee shop just across the bridge and lots of bars and restaurants close by. Would stay there again!
