I loved this property. The room was large, the bathroom roomy. The bed was comfy. It was wonderfully quaint. Be warned though - there are lots of stairs. I had recently broken my foot - so it was not an easy entry and exit.

Comfortable room with king bed. Nice sitting area inside - pity the tv wasn’t set up there instead of in the bedroom. Little balcony - nice for a late afternoon drink. Good breakfast - only between 7-8am. Steep stairs to upstairs rooms which could be a problem for some. A pleasant and quiet stay.

Beautiful little vintage room with a lovely big balcony. Anyone with mobility issues needs to know there are about 5 big steps externally to acess the property and about 15 very steep internal stairs to get to the rooms.

Stayed a week and had to empty bin ourself. Bathroom and room poorly cleaned. Breakfast had to be booked between 7-8am only and very limited selection. Toast and coffee cold and doughnut at least a week old. Only ate once as soo poor. Female manager very limited English Will not stay again!

The managers were very friendly and helpful but the property overall needed maintenance both inside and out. Cleaning was lacking..I dropped something in the bathroom and there was dust and rubbish under the vanity. But beds and linen were comfy and clean. Stairs are a problem for those that cant climb as they are steep. But the manager will help with luggage. It has been a lovely old building but it and the grounds need TLC. butproperty overall is in need of

Returning to our room for a shower, there was no hot water due to failure of the hot water system. Maybe we were just unlucky but the handling of these matters was very casual.

Our stay at Cumquat House was the perfect B&B experience. A beautiful historic home and Peter and Marie are wonderful hosts who go the extra mile to make their guests welcome. Our room was spacious, clean, comfortable and quiet. Breakfast was wonderful and being served in the dining room was like having breakfast with family. A really lovely experience.

Te customer service is very helpful and friendly. They make a big effort at breakfast to make sure you are served quickly and enough food. Parking is easy onsite. There are stairs to get to the room, but they are willing to assist with baggage if required

A lovely stay in a beautiful, well kept heritage listed accommodation. It is very reasonable priced with breakfast included. The rooms have also been recently upgraded with comfortable beds. It is well located in Ipswich and very quiet.

Hadn't stayed at a B&B for years but thought we'd give this place a try. Rooms are all different and have their own uniqueness. Quiet and clean. Breakfast was very good with cereals, croissants, toast, scrambled eggs, machine coffee and gluten free options which was great for my husband.

An extremely comfortable room with exceptional facilities e.g coffee pod machine, daily home made biscuits. Complimentary breakfast served daily by the owner that left you full for the day. I thoroughly recommend this accommodation.
