The Linden Leaf Rooms with free car parking

This was a good place to stay ideal for Nottingham with a bus stop just outside. There's no lift so check which floor your on before booking if stairs are difficult.

Cheap and cheerful. Good value for money but bathroom equipment needs maintenance. Missing plug in sink, uncontrollable shower, no chain on bath plug so really hard to drain bath. Toilet roll holder kept falling apart. Not a studio flat as advertised but simply an en-suite room with a microwave on the dressing table. Comms on check in misleading. Did not get access codes in advance as advertised to be sure we were getting before travelling. Cleaner was drinking beer and smoking at picnic table out front and left cans and ashes behind. No lift and steep stairs which would be an issue for less mobile people. Free parking at rear was good.

The room was clean and bed’s comfortable, could do with a dusting around the headboards. The microwave was handy and kettle clean, could do with some washing up liquid and clean sponge for the cups and maybe a shelf instead of the table to store a fees bowls and a few knives, forks and spoons, I do like porridge/cereal in the morning. Staff were very helpful, I was confused which room I was in, they picked up the phone straight away and helped. The curtain track broke on my last night, but they were fine with this and happy I informed them. The location is great, ample parking at the back, a co-op over the road and a 10 min walk to the highstreet, where people seem very friendly.overall good value for money, I would stay again.

Customer service is almost non existent. I had to email them at 5pm asking for the access codes. Once I had navigated into the room I realised the sink is blocked and even the shower drain was really slow, emailed them around 7.30pm they said its out of hours and so maintenance team will come tomorrow to unblock sink. Tomorrow came and no one bothered to email or contact me even I had emailed them a couple times. To note I only stayed 2 nights. I went and bought a plunger myself and semi unblovked the sink and shower drain. Basic things like this should be checked by their cleaners. The towel had a big stain on it, and the carpark has no light at all at night time. If you are a light sleeper the fridge buzzing sound will bother you and the creaking floors are soo enoying. Also there were dust/cob webs on cieling and corners. I stayed in their Business Studio. I would not recommend this place at all. This was a last minute booking by me and I shall not make that mistake again.

It is in a good Location, but the room is very poor, and the bed sheet is dirty. You need to be careful, as they ask you to keep the room tidy, towels, bed, etc, before you leave, unless they charge you. You need to wash the cups through the bin, which is all okay, but they should tell you that earlier, not the night you are leaving. They take a deposit to be refunded more than any of the value in the room.

There are a lot of insects and spiders all around the property. That makes a person uncomfortable.

We just needed a clean bed to stay the night and it did exactly that. Perfectly clean and the communication with the staff is quick and effective.

Bathroom tap faucet broken, no iron or ironing board, no cups, hand lotion in a tiny tube but no hand wash. Bed was comfy and clean sheets and towels, shower worked fine. If you are purely bothered about a place to sleep and not concerned about any of the other things that come as standard in most hotels then for the price it's ok.

Needs some work. Bed could be bigger and also headboard needs fixing. Room could be a lot cleaner, marks/damp in walls and cobwebs. Shelving pretty awful and needs cleaning/maintenance. Bathroom needs cleaning, toilet needs a clean and blinds filthy. Windows filthy inside and out. Door gets stuck and door handle is wobbly. However for the amenities and location I can't complain.

The rooms decor that I stayed in was very tired and in desperate need of freshening up. There were dusty cobwebs and signs of damp on the ceiling. Pictures attached. There was a desk but no chair so couldn’t do any work at the desk itself. The bin in the room was absolutely filthy. Also, when I turned the sink tap on it sprayed water everywhere so that needs replacing.

The room we stayed in was clean and comfortable. Great comunication with host.

I had to phone the emergency number on the front door, and the people I spoke to were very friendly and helpful and emailed the instructions. This was all fine for me - it was a nice day and I didn't mind waiting outside, and could receive an email on my phone, but there were some other people there who didn't have an email address, so I don't know how they received their instructions. Access to my room required a key, which I successfully retrieved from a key safe. It was fine, until the second night, when I went out for a stroll, taking my key and nothing else. When I got back, I put the key in the door and tried to turn it, and it was completely stuck. It took me a few hours and hundreds of attempts to turn the key before I got in.

Loud banging coming from pipes (not boxed in properly in the wall). Made sleeping very difficult (have video footage). No hand soap or toilet paper.

The room I was in was adequate, there was a microwave a kettle and a mini fridge. You have to be careful when you boil the kettle because it sets the alarm off if you're careful. The shower worked between hot and red hot and the shower head holder was broken.

The area is quiet, I did not hear anything at night and we stayed for a week. The room was always nice and warm which I am really happy about!

No heating in the room. Did complain and was told to turn the thermostat up. Made no difference the radiator stayed cold. On the last day had a bath as it was cold in the room only way of getting warm. The shower was hot but lacked pressure. The room didn’t have a toaster in like the pictures show but had a microwave and kettle. Holes in wall and a completely missing a radiator in bathroom just pipes hanging there.

I had a great stay. I stayed in room 4 and it's a nice size 2 twin beds room with a microwave, fridge and really big bathroom. It had everything I needed for my stay. The internet worked well as well. I had good communication with the hotel staff through WhatsApp the whole time. Nothing negative to say reallly.

The stay was good i liked the room and enjoyed my stay but just remember its a budget hotel so dont expect wounders you get what you pay for you do need to pay damages deposit + admin fee but i did get the deposit back quite quickly got nothing bad to say for the price i paid for 2 adults for 2 nights

I will never book again Everything is so complicated There is ne reception and you have to go through emails and chats to get access code then you have to leave deposit The whole experience is not worth it NEVER AGAIN AVOID

I was told last minute that I needed photo ID or would not be allowed to stay in property. I was working away and do not always have photo ID if I do not need it for work etc. I was sent a link to send ID details 10 minutes before check in. Very poor. Why wasn’t this done when I booked. This has never happened before while checking in only when abroad. I would not recommend to stay here.

They bombard you with emails beforehand and I only received the door codes in the third email of the day i checked in. Also, they are not upfront about their deposit charge. They take a damage deposit but you will not get all of it refunded and will have to check in the coming days to see whether they have refunded any of it.

I was made to pay a deposit before being able to check in, and they kept £3 as an admin fee for this privilege. I think this is very poor of the property and hotels.com as this was not mentioned when booking. Just a hidden charge.

Check-in & unlocking access codes was a bit fraught. I didn't know until mid-afternoon that I was going to be able to stay in this hotel.

No problems very handy accommodation

It was a comfortable stay. There were a few things that could be seen as a safety issue but nothing that’s not fixable. The radiators didn’t work and the room did get quite cold but other than that it was a secure and safe place. I didn’t have to worry about people coming in and out of the building because of the key codes which is good! I would stay here again as it’s quite affordable and again, a comfortable stay. Loads of shops and food places surrounding which is helpful for those who don’t drive. The staff are lovely and polite also.
