Very nice place. Never saw the owners, but they emailed and gave us good directions. Room was nice, very clean, great amenities. My only complaint is the parking. It’s pretty tight. If you get stuck with the spot right behind the garage, it’s an adventure to get out. It may help if you get rid of the bushes. The back up assist on our rental was not happy and kept slamming on the breaks.

Interesting set up with keypad code to access main door and room. Handy car park at rear, need instructions to use tv, clean and modern refurbished room and bathroom with hardly any original features in this old building. We stayed in Cathedral room which is up narrow steep staircase, facing the road. Handy location for Portsmouth with the stress of parking removed.

Great stay for our 2 night visit to the area. We had a car so it was easy to see the sights in and around Portsmouth. It was a bit rainy so we did not get to enjoy the beautiful backyard, fire pit and pretty garden area. The place was immaculate and tastefully decorated. A fun time was had. A microwave might have been nice to have for left overs.

This accommodation was very clean, comfortable, and lovely. The location could not be better if you don't mind a few minute walk to the waterfront. We loved being a tad out of the touristy hubub, but still super convenient. Parking was easy and free. The gardens are gorgeous especially for being in the city: would have loved to sit by the fire pit, but we were just too busy to lounge. Lots to do and see. The freshly renovated room was lovely, including robes and slippers, and feather duvet. Bed was comfy. Furnishings are transitional--not old/stuffy but not too modern either: just right, clean and bright. When booking, I was worried about noise, but I didn't hear a peep from any other room even though I was told they were fully booked. Coffee maker could have been larger, but fridge was stocked with water. The brand new minisplit heat/ac seemed to have a mind of its own, but we stayed comfortable. Our room had a massive bathroom, and a vestibule entry. We had a wonderful time, highly recommend this Inn, and will return next time we are in Portsmouth!

What a hidden gem! We feel so lucky to have stayed here, from the contactless check in to the lovely gardener! Everything was perfect, we stayed in the dashing wave and the room was beautiful, spotlessly clean, carefully thought out!

We have stayed in hotels motels AIRBNB VRBO and inns. I am not sure what this is. It is not an inn. Inns are generally establishments or buildings where travelers can seek lodging and often, food and drink. This seemed to be a collection of buildings offering rooms only. There is no inn keeper per se. I naively knocked on the entry door to enter. Needed a code ! Seems it was texted to me. And guess what: one's code is invalidated at the 10:00 checkout time. Ten AM is the earliest checkout I have ever encountered. Of course we received no maid service between the days of our stay. Why would anyone expect that ? There were ample recommendations to tip. Tip who ? At some point breakfast was once provided. No more. Why ? Covid. Room was clean. Entryway carpet filthy. One might be better to stay at a real inn.. Someone invested a lot of money in this place. Good luck.

We stayed two nights in the Cathedral Room. It was wonderful. It looked exactly like the photos. The room was large and clean. The bed and pillows were very comfortable. We enjoyed having wine and cheese that we brought with us in the lovely garden space. The bathroom was large and stocked with spa-like shampoos etc, a blow dryer and steamer. We are avid AirBnB users and this reminded us of that. Self check in was easy. The stairs that some complained about didn’t seem crazy to us. There is a large mini fridge, small coffee maker and an ice maker. There were mugs, cups, waters, coffee and creamers. The AC was on before we arrived and the room was cool during a very humid few days.

The room and grounds were beautifully kept. The room was more like a suite. I don't know if they are all like that. We had a private screened in porch with seating, a lovely bedroom area with a King bed and soft. luxurious sheets. There was also a sitting or small living room area with a refrigerator and a beautifully done, renovated bathroom. The Inn was walking distance to the center of town. We highly recommend this Inn. It was a true find.

Great spot walking distance to all of the shops and restaurants of downtown Portsmouth! Room was larger than anticipated and very comfortable, with a separate sitting area. Parking in the lot and the surrounding area is easy. The only detractor would be thin walls (to be expected with the age of the home). We neither saw nor heard from any staff, but nor did we require any assistance. Would certainly consider staying here again!

Exquisite and beautifully maintained garden between the inn and parking lot. Large, well-appointed room needs a dresser ( not just two drawers below the bathroom sink) and a full-length mirror. Lack of innkeeper interaction was unusual.

Stayed in the Sea Witch for a 25th anniversary getaway. It's a very cute space on the second floor with a great reading nook. It was a pleasant walk (~15min) into the downtown area for shopping and dinner. Owner was very responsible and flexible with our plans. The inn was quite lovely. Nice accommodation and beautiful garden. Great location near the downtown. The only negative was wifi. The connection is unstable and not dependable - we had to use our Hotspot. With good wifi, it would be a stellar property.

I have stayed here many times, going back to when it was a B&B and now in its contemporary form. It's a great location, convenient to downtown Portsmouth and easy parking. The rooms have been nicely refurbished in a minimalist way -- they are comfortable and well appointed. During my last stay, the outlet in the bathroom and the lighted mirror went out; I texted the contact number, an electrician did something, but they still didn't work. No big deal -- there's plenty of light in the bathroom and many other outlets to use, so I didn't really care (plus I get 'old house electrical' : ) ) But I do miss being able to talk face-to-face with a human about little things that go awry. , and I miss that the room is not serviced daily. I'd stay here again, though, anytime.

The inn certainly has its charming aspects and quaint ambience. With that said, the property is completely unstaffed which presents its share of challenges. During check in, it was a bit later and I called the number provided to inquire about parking. After being connected and explained the inquiry, the first response the staff replied with was “did you read the email, it has the instructions for parking”. Once parked, upon entering the room, we discovered it was cold so we attempted to turn on the radiator. After unsuccessful attempts I called the help number again, and the response was again, “please read the instruction manuals, it has information on the heating system.” Upon reading the manual, it only contained info on a mini split system but did not contain information on the radiator. Upon reflecting this to the help line, I received a text to turn the dial left, then right, then I was asked to go to the basement to turn up the thermostat for the common area. Upon following the instructions and still being unsuccessful I simply asked if there was an onsite staff maintenance person given the radiator was broken and unfortunately there was not. To be fair, I was offered another room downstairs after numerous tries instead of offering to send a technician to diagnosis the problem as typical in hospitality. Overall, the property wasn’t forward about the property being unattended and it presented challenges. The last thing is there were was no breakfast for an inn.

This is a very unusual place! It must have been a home at some point and has been changed to simply bedrooms. Our room was beautiful and well appointed. But there is no lobby, front desk, etc. You simply get a code to get into the building and into your room. It's a little strange but it was fun to try something different.

Great spot walking distance to all of the shops and restaurants of downtown Portsmouth! Room was larger than anticipated and very comfortable, with a separate sitting area. Parking in the lot and the surrounding area is easy. The only detractor would be thin walls (to be expected with the age of the home). We neither saw nor heard from any staff, but nor did we require any assistance. Would certainly consider staying here again!

It was good but the check in information wasn’t sent (apparently some third party issues they have) and it took me a few attempts to reach them on the phone number, not an issue in the end but advise if you don’t receive a code then call before you turn up

The room and grounds were beautifully kept. The room was more like a suite. I don't know if they are all like that. We had a private screened in porch with seating, a lovely bedroom area with a King bed and soft. luxurious sheets. There was also a sitting or small living room area with a refrigerator and a beautifully done, renovated bathroom. The Inn was walking distance to the center of town. We highly recommend this Inn. It was a true find.

To tell you the truth I didn’t want to stay at an i have had bad experiences at a few inns in the past. But the Martin Inn has changed my mind from the gardens to the room the Martin inn is far above any inn I have stayed at in the past and it is not that far of a walk from downtown Portsmouth. The Martin inn has off street parking in the back as you walk to your room you go through a wonderfully kept garden which made my wife jealous. Which we spend a little while in on our last night there. I will definitely be back in the future. Thank you to the Martin inn for a wonderful place to stay keep up the great work.

We have stayed in hotels motels AIRBNB VRBO and inns. I am not sure what this is. It is not an inn. Inns are generally establishments or buildings where travelers can seek lodging and often, food and drink. This seemed to be a collection of buildings offering rooms only. There is no inn keeper per se. I naively knocked on the entry door to enter. Needed a code ! Seems it was texted to me. And guess what: one's code is invalidated at the 10:00 checkout time. Ten AM is the earliest checkout I have ever encountered. Of course we received no maid service between the days of our stay. Why would anyone expect that ? There were ample recommendations to tip. Tip who ? At some point breakfast was once provided. No more. Why ? Covid. Room was clean. Entryway carpet filthy. One might be better to stay at a real inn.. Someone invested a lot of money in this place. Good luck.

Comfortable spacious room with everything you need. This spot is perfect if you want to have a more local experience rather than a "hotel" stay. Great stay for our 2 night visit to the area. We had a car so it was easy to see the sights in and around Portsmouth. It was a bit rainy so we did not get to enjoy the beautiful backyard, fire pit and pretty garden area. The place was immaculate and tastefully decorated. A fun time was had. A microwave might have been nice to have for left overs.

This accommodation was very clean, comfortable, and lovely. The location could not be better if you don't mind a few minute walk to the waterfront. We loved being a tad out of the touristy hubub, but still super convenient. Parking was easy and free. The gardens are gorgeous especially for being in the city: would have loved to sit by the fire pit, but we were just too busy to lounge. Lots to do and see. The freshly renovated room was lovely, including robes and slippers, and feather duvet. Bed was comfy. Furnishings are transitional--not old/stuffy but not too modern either: just right, clean and bright. When booking, I was worried about noise, but I didn't hear a peep from any other room even though I was told they were fully booked. Coffee maker could have been larger, but fridge was stocked with water. The brand new minisplit heat/ac seemed to have a mind of its own, but we stayed comfortable. Our room had a massive bathroom, and a vestibule entry. We had a wonderful time, highly recommend this Inn, and will return next time we are in Portsmouth!

We stayed two nights in the Cathedral Room. It was wonderful. It looked exactly like the photos. The room was large and clean. The bed and pillows were very comfortable. We enjoyed having wine and cheese that we brought with us in the lovely garden space. The bathroom was large and stocked with spa-like shampoos etc, a blow dryer and steamer. We are avid AirBnB users and this reminded us of that. Self check in was easy. The stairs that some complained about didn’t seem crazy to us. There is a large mini fridge, small coffee maker and an ice maker. There were mugs, cups, waters, coffee and creamers. The AC was on before we arrived and the room was cool during a very humid few days.

Our stay was great. delightful premises and close to our downtown activities. It all worked well during our stay, but it was different not having the administrative people on premises. They were remote but still friendly, helpful and responsive.

The property was very conveniently located and had all the comforts needed. 10 minute walk to all shops, restaurants and waterfront. The Inn is historic which makes it charming and Karen was kind and helpful upon our arrival. One note: Travelers should consider booking rooms on the first floor to avoid having to carry luggage up a steep flight of stairs. Other than that we would definitely book again!

Beautiful huge room in a neighborhood full of character. Close to downtown sites but not right in the center of town--a 10 to 15 min walk to most sites. Super clean. Beautiful-amazing garden to enjoy. Check-in was an issue as there is no on-site staff and I had to wait for a call-back from the owner/manager when my key code did not work.
