I usually rate this hotel 5 stars but this weekend I was not impressed with the amenities. The roof deck was closed for a private function leaving nowhere for guests to sit outside 2 of the elevators were not working so it created traffic jams in the lobby and on the floors

This is our go-to property anytime we visit the University of Miami. The pool was closed for maintenance on the last day of the stay, which is the only reason for the four stars for facilities, but our stay was excellent otherwise as usual.

The THesis Hotel is wonderful property right by Univesity of Miami. The restaurants on the property are great and the roof top lounge is incredible. The staff was really nice and helped us with whatever we needed. My one complaint is that the hotel does not actually have a spa but rather it partners with a local company that is in a retail location on the hotel's property. The pool is a little small but this not the place to go if you are looking for a swim. If you are looking for a quick get away from it all and want somewhere with night life then this is the hotel for you.

Great location if you are visiting UM. The commuter train and busy road are loud. The pool area was closed for a private event for our first day there. They should only close a small area if needed so ALL guests can enjoy the outside area.

Our shower and bathroom floors were dirty. There was hair and dirt stains in the shower and hair on the floors. The hotel looks nice and upon entering the front desk staff is polite and professional. Valet is $39/day which is pretty standard for the area. They have a mandatory $27 amenity fee. I asked and they said it gives you $20 credit at one of their restaurants which doesn’t make much sense. This fee is per day so add that to your nightly rate. If they had consciously cleaned the bathroom, it would have been a good stay.

After attempting to place, me, and my wife, in three different rooms, we realized the musty and moldy conditions were not just our three rooms, but the entire building. My wife was sick within minutes of entering each room and staff thought nothing of telling us there was nothing they could do. we left and stayed at another hotel that was much nicer for a similar value

Didn't notice I had no bath towels until I finished my shower. Shower clearly hadn't been wiped down (someone else's hair all over it. You could see around the edges of the bathroom that they just do a quick mop (there was a ring of dirt around the edge of the tile).

Hotel was wonderful, service was great, food was amazing. Couldn’t be more convenient to UMiami campus. Only issue was there was no storage. We only had 2 tiny drawers on the whole room. The rooms were large and comfortable with plenty of room for a dresser but there was no dresser.

Hotel was perfect for a tour of UMiami. Rooftop bar was great and all hotel areas were decent. Before I booked, I read several reviews about how noisy the a/c units are but i figured they couldn’t be that loud and was sure people were overreacting. Well, they are LOUD. On and off all through the night, never experienced such an insanely loud a/c unit. The bed was also super uncomfortable sadly, so along with the noise from the a/c I did not get a great night sleep. I also found the room to be pretty dusty. So , yes the hotel certainly had nice parts to it and the staff were very amenable, but doesn’t get a high rating from me because of the issues I mentioned.

Nice and new hotel, comfortable bedroom, great bathroom. Lack on amenities: AC was not working properly, minibar froze everything inside. One restaurant took 30min to deliver scrambled eggs for breakfast. Pool is small and windy after 4pm

The hotel is beautiful and the pool and terrace area are really nice spots. service was a little slow at the terrace area and bar area but otherwise very nice. The walls are incredibly thin and can hear everything. There are no drawers space in the room. so unless you can hang everything or are 7 feet tall to put on the shelf - no place to put things. Also nice to have a small fridge in the rooms but did not have one in this room.

Loved how close it was to U Miami since I was there to visit my sister who goes to school there. Was very convenient and walkable to campus and the train. My hotel room was missing a few things though; there was no soap in the shower, no safe, no closet at all, no QR code for in-room dining (although a kind man at the front desk helped print one out for me). A bit odd.

Very basic stay. Hotel restaurants are ridiculously overpriced and room has very basic amenities. Towels are old and not soft and woke every morning early to the staff vacuuming the halls. Doors and walls are very very thin too so do not expect a good night of sleep.

Beautiful, clean property across from the University. Rooms were super nice, but it's obvious a woman didn't design. It would be perfect if, in addition to being beautiful, it were functional. The main room lighting is nonexistent, except for a floor lamp, a bedside lamp, and reading lights. The large mirror in the room is great except that there are zero electric outlets near it. So if you want to get ready while someone else is in the bathroom, you are really stuck. The bathroom is nice and the tile was really pretty, but the mirror lighting was awful and the shower head water pressure was surprisingly low. Overall, it was a beautiful, clean hotel, just could use some tips on functionality, especially for women

As a local, I had higher expectations for this hotel, but unfortunately, our stay was far from enjoyable. Upon arrival, the front desk staff failed to inform us about the available amenities, their operating hours, or any benefits we could enjoy during our stay. Additionally, we had reserved a king-size bed, but upon check-in, we were assigned a room with two double beds. To make matters worse, the room was only stocked with one robe and one pair of flip-flops, even though we had booked for two guests. When we contacted the front desk to request additional items, the response was disappointing. The staff member was unhelpful, informing us that no one was available to deliver the items to our room. Instead, we were told to come down to the front desk to collect them ourselves, which felt inconsiderate and unprofessional. Overall, the service was subpar and did not meet the standards I expected from a hotel of this caliber.

My stay was spectacular because of the staff. Fernando is amazing and treated me like royalty when he greeted me and I met Carolina who works at the rooftop bar who was amazing and she saw me when I checked out and checked on me. I will definitely be coming back just to stay at the hotel for an entire weekend and I will bring some friends.

Thesis messed up and deleted part of my recent reservation. We had it added back and confirmed the price was still $199 ($250 with tax). They charged our credit card $954. I have called and emailed the managers CJ and Bryan. To date, no response. Janay the person who made the reservation/error even confirmed with the original room rate.

I didnt get y room cleaned or serviced my entire stay here. I called several times and kept getting put on hold for hours on end. I also had to call and ask for the normal coffee in the room which took a total of 2 hours.....Totally unacceptable!

Honestly, the experience was terrible. It’s hard to know where to start. The staff was rude at check in. Our room was not ready and they said they would text when it was available; they never did. We didn’t receive our welcome drinks but were of course charged the full amenity fee, which we also didn’t know about u til we arrived. The food and drinks were over-priced. I would not plan to return and I would steer others away from the hotel if asked about it.

Great atmosphere and service from valet, checkin and The Collab! The coffee machine in the room didn’t really work and the cream packets were opened. Had to get coffee downstairs, which The Collab was very accommodating! Bed was very comfy and temp was pleasant. Staff is great! Nice to be in walking distance to many shops.

Can’t beat the location for visiting your UMiami students! We had our young puppy with us (trip planned before puppy) and the outside courtyard area was a great spot to enjoy a latte from Crema while feeding the puppy, with easy access to grass nearby. And lots of passers by stopping by to play helped get her energy out for solid naps. 🙂

Overall, this is an excellent hotel for anyone that needs or wants to stay near the University of Miami. The rooms are very well done, quiet and comfortable. The on property restaurants are both excellent, and the service staff is exceptional. The only thing that marred the excellence of our visit was the over $100 charge for a buffet breakfast for two. This was comprised of $35 each for the very ordinary and unexceptional breakfast buffet, an additional $5 each for coffee and tea, and a manditory 20% gratuity, which for a buffet, is unacceptable. With the addition of the sales tax, it was approximately $103. I'd recommend breakfast elsewhere and save your money for dinner at either of the Thesis' restaurants instead.

Hotel is beautiful, quiet safe location good for walking but far from night life. The front desk staff is not super friendly but the restaurant staff was wonderful as well as the valet guys. Really beautiful property and surrounding area, great pool, comfy bed and clean rooms!

A nice hotel if you need a place to stay near Univ. of Miami. It's on the highway which can be viewed as a convenience, but a not very relaxing area and don't expect a nice view of anything from your room. The hotel is lovely and I would recommend it as a place to stay in the area. Rooms were nice and updated and aside from one night where housekeeping did not finish our room (forgot towels, waters and beds were made but looked like they were jumped on) all was well. Self park garage was convoluted to get to from hotel.

I loved everything, except I tried to order room service and it was impossible. I had to call the front desk to ask how to order, was told that the restaurant would call me and then an hour later they called to apologize. I think they just need to make it easier for guests to order, the front desk is too busy to also take care of facilitating room service orders. Otherwise, my stay was exactly what I needed.

The restaurant experience was the worst I have ever had. We waited over 45 minutes for a drink and still did not receive it. Our dinner took over two hours. We didn’t receive several of the entrées. I would never go back there.
