I cannot anything but wonderful things about the Roseate hotel and staff. They are top-notch, and so accommodating! We arrived early after a red-eye and they made sure our room was ready and gave us a latte and cappuccino as we checked in. They honored all the VIP benefits, including free parking, a bottle of wine, and free continental breakfast. Beautiful homes and location that is on the bus line and walkable to all the sites. I highly recommend!

We loved the old architecture and splendor of the decor. The staff were extremely friendly and helpful. The bar area was wonderful and cozy with excellent cocktails. It is very conveniently located, only a 12 min bus ride of 30 min walk from the castle. We would definitely stay again.

Gorgeous hotel. Room was beautiful, thoughtful, and so comfortable I was able to really rest and unwind. Bathtub was divine. The restaurant is excellent, convenient, and accommodating. The location is quiet and convenient by foot, tram, or taxi. Service was excellent- ask Fraser to suggest your whiskies. Will look forward to staying here again.

The night porter Joseph was excellent at check in and whenever we met him, friendly and efficient. All the staff were very professional and provided 1st class service. I did miss a lounge area - separate from the bar/breakfast room on the Monday morning as I had some work to do

The property itself was gorgeous and the rooms were very clean. Very attentive and polite staff- great customer service. But there was no air conditioning, and no fans so we did not sleep at all any of the nights we were there even with the windows wide open. We did call and ask for a fan but they were all out of fans. It also kind of blew that our room was in the separate building across the road so if we wanted coffee, food or to sit at the bar we had to walk across the road every time. If they were able to change this and put in AC this would have been 5/5 rating

If you stay in the building across the street from the main hotel. Especially the basement level. Your view is a wall about 2 Metres away. The room itself was small and stuffy. You can open the windows but as there is an alleyway running down the side of the building that does have gates both ends. But they are not always locked so anyone can walk down them. If you are 6ft and lying in bed. Expext you feet to be knocked if anybody else wants to go from the other side of the bed to the bathroom. Also be prepared to hear the people above you walking around, but it is especially unpleasant hearing them using the toilet. Dont bring to many clothes as all you have is a few hooks in the little cubbyhole where they keep the other amenities. Kettle safe etc. The extractor fan in our room didnt work. For a Hotel that markets itself as 'Luxary' It wasn't Painted handrail and door frames were chipped.

The Roseste was a beautiful property located in the Haymarket area. We stayed in one of the smaller rooms which was fine for just 2 nights, the bed was very comfortable and the room was clean and had amenities like a tea kettle and shortbread cookies. The staff was excellent and the male concierge gave us the most amazing dinner recommendation, and was so helpful overall during our stay. This property is a bit further away from the rest of the city but was quiet and pleasant.

I was blown away by Dunstane Houses. It is stunning outside and inside. I stayed in a suite, the bed was massive and so comfy. Everything was beautifully clean and the facilities were great. Great freedom to come and go; minimal interferance from any staff (but they're available when you need), which I loved. Great value for money.

Very comfortable and well appointed hotel. Lovely breakfast and excellent customer service. Stayed to attend Murrayfield, hotel was only a few minutes walk from the stadium and only a 20 minute stroll to Edinburgh centre. Will be staying again.

What an absolute gem of a hotel! A beautiful building inside and out. Great staff who are friendly and welcoming as well as helpful. Gorgeous decor in the public areas. Our room was across the road which was easy to get to due to the pelican crossing right outside. Don't be put off by this, it's absolutely fine! The room was a little small but perfectly adequate for our needs. The room was freshly decorated, spotlessly clean. The bed was super-comfy with lovely smooth sheets and soft pillows. The shower room was clean and the powerful shower had loads of hot water. The room was quiet and dark at night. We had an evening meal in the bar/restaurant which was absolutely superb. Breakfast was also outstanding. Overall we were very happy with our stay and will return later in the year with friends.

A little off the tourist busy path but not so far or inconvenient at all. Pretty property. Room was small and did not have a dresser but was nicely appointed otherwise. Staff was overly helpful.

Very nice hotel with accommodating and friendly staff. Our room was almost too small for two travelling with luggage - there was no closet space to store anything - but it was clean and nicely furnished.

The hotel is stunning, although we were placed in the building across the road, but our room was beautiful and cozy nonetheless. The only complaint is that we were able to hear noises from the adjacent room, we were woken up by the sound of running water in their shower and grunting noises. So, better soundproofing is something that the owner of Roseate should consider for the future.

Staff are terrific, the hotel is beautifully presented, with lovely colour themes, decor, design, linen, toiletries, even complimentary champagne on ice when you arrive. I do hope the bedding/mattress topper is changed, the bed is suffocating, it’s far too fluffy! The shower in the bath tub is an accident waiting to happen, and please offer some hair conditioner. Coffee isn’t flash in the rooms, or in the dining room.

Exceptional service and memorable tea party and pillows! First exceptionally quaint property and everyone was so kind. The pillows are to die for! The staff was so attentive and kind. Note: several steps for most rooms and no AC which was fine for me but may not be for all.

Pictures are deceiving - you will not stay in the room you may envision or what is pictured on their site. We ended up in their “spillover” room which equates to a dark and dingy DUNGEON roughly 9 ft. x 9ft. Our carry-on luggage was placed in front of the only door due to lack of space. And the bed was tiny - my husband’s feet dangled over the end and there was approximately two inches in between the bed and the wall. Furthermore, we were placed across the street (something not mentioned). The host apologized profusely for the inadequate accommodations, however, we were offered no other option nor compensation. There isn’t a definitive check-in/check-out space and there is a total lack of organization with the hotel and its layout. It’s a miss for us.

Wonderful stay at the Roseate! The food is excellent if you’re looking for lunch or dinner (had both). The bartender (Mikey) is a whiskey expert - ask for his recommendations.

The property is lovely but wished I had been in the main hotel vs. the annex across the street. I was given a room upgrade which was spacious, comfortable, and included a complimentary bottle of wine that was chilling upon arrival. Zoltan, on the front desk, was an absolute marvel - he seemed to be everywhere all at once and was helpful and friendly. Alas, Zoltan’s day off was the day before my departure and the gentleman replacing him was not near as attentive. I had an early morning flight and requested a wake up call at 5 am. That call never came.

Not quite as indicated in pics. Not worth the price…very overpriced. A wee bit off kilter. Right at us stop, very convenient. Concierge was amazing and very welcoming and very helpful. Breakfast waitress was bland and breakfast took forever to arrive. No bill credit for breakfast plan purchased but not used. No response from property re credit.

Exceptional service and memorable tea party and pillows! First exceptionally quaint property and everyone was so kind. The pillows are to die for! The staff was so attentive and kind. Note: several steps for most rooms and no AC which was fine for me but may not be for all.

Beautiful hotel with exceptional customer service. I was given the warmest of welcomes, the staff are highly professional, friendly and caring. First impressions made me feel like a valued customer and attention to every detail is outstanding. I will be staying again and recommend this hotel to any visitor to our beautiful capital. I had a great time at the Roseate Edinburgh! The physical property is beautiful inside and out. The breakfast in the dining room was excellent. A bus stop right outside leads right to the city center.

We were very impressed by our amazing room at the Roseate. It had a bath tub in the middle of the bedroom with amazing views of the local church. Massive room too, might I add, it honestly felt like staying in a castle. Breakfast was very good and service perfect. Only issue was that it’s quite a walk from Edinburgh city center, about 45 min or so. We don’t mind walking so it was fine, but for someone less mobile it could present a problem.

The Roseste was a beautiful property located in the Haymarket area. We stayed in one of the smaller rooms which was fine for just 2 nights, the bed was very comfortable and the room was clean and had amenities like a tea kettle and shortbread cookies. The staff was excellent and the male concierge gave us the most amazing dinner recommendation, and was so helpful overall during our stay. This property is a bit further away from the rest of the city but was quiet and pleasant.

Very comfortable and well appointed hotel. Lovely breakfast and excellent customer service. Stayed to attend Murrayfield, hotel was only a few minutes walk from the stadium and only a 20 minute stroll to Edinburgh centre. Will be staying again.

The historic property is conveniently located close to trams, trains, and buses. It is also walking distance from many restaurants, the City Centre, and the Walkway of Leith. The property has a lovely menu for breakfast and à la carte dining. Helpful and friendly staff. Quiet and safe location. I would recommend a stay!

Such a gorgeous property with a great breakfast and excellent service. The staff were so friendly and helpful at every point in our stay. The location is a bit outside the tourist center, but it's right in front of a bus station that takes you right to Regent St. which I thought was the best of both worlds.

Second time staying at the Roseate. Always great. This time I stayed across the street from the main building, a slightly smaller room but still great for a couple of nights. Such a convenient location: 5-10mins walk from Haymarket station/tram, 15-20mins from Princes Street/Waverley station, with Tesco Express/Sainsbury's within a couple of blocks from the hotel. Water of Leith Walkway is accessible 5mins away and Dean Village is within 20-30mins walk. Staff are so friendly and lovely to deal with. Room service was excellent and accommodating! The shortbread biscuits in each room are such a great touch, one of my favourite details. I would recommend this hotel to anyone, and I'd always consider it as an option when in Edinburgh.

We loved our time in Edinburgh. We were happy that we stayed away from the hustle of the city center as it wasn't far away but easy to get to. The hotel concierge helped us with what busses to take to get to city center and airport. Very easy. The hotel is beautiful, comfy beds and very friendly staff. Will highly recommend.

This is my second stay at the Roseate and it was as lovely as the first. The rooms are very cozy and the staff is incredibly friendly and helpful. The biggest bonus is having such a wonderful restaurant right downstairs. It makes the Roseate the perfect staycation, all your needs in one place! Can’t wait to return!

We loved the old architecture and splendor of the decor. The staff were extremely friendly and helpful. The bar area was wonderful and cozy with excellent cocktails. It is very conveniently located, only a 12 min bus ride of 30 min walk from the castle. We would definitely stay again.

Staff are terrific, the hotel is beautifully presented, with lovely colour themes, decor, design, linen, toiletries, even complimentary champagne on ice when you arrive. I do hope the bedding/mattress topper is changed, the bed is suffocating, it’s far too fluffy! The shower in the bath tub is an accident waiting to happen, and please offer some hair conditioner. Coffee isn’t flash in the rooms, or in the dining room.

What an absolute gem of a hotel! A beautiful building inside and out. Great staff who are friendly and welcoming as well as helpful. Gorgeous decor in the public areas. Our room was across the road which was easy to get to due to the pelican crossing right outside. Don't be put off by this, it's absolutely fine! The room was a little small but perfectly adequate for our needs. The room was freshly decorated, spotlessly clean. The bed was super-comfy with lovely smooth sheets and soft pillows. The shower room was clean and the powerful shower had loads of hot water. The room was quiet and dark at night. We had an evening meal in the bar/restaurant which was absolutely superb. Breakfast was also outstanding. Overall we were very happy with our stay and will return later in the year with friends.

Gorgeous hotel. Room was beautiful, thoughtful, and so comfortable I was able to really rest and unwind. Bathtub was divine. The restaurant is excellent, convenient, and accommodating. The location is quiet and convenient by foot, tram, or taxi. Service was excellent- ask Fraser to suggest your whiskies. Will look forward to staying here again.

The Roseate was a fantastic place to stay with our family on our last two nights in Scotland, and it was our favorite hotel of 5 hotels on a 2 week stay in the UK! Situated just outside of the main city, the location was perfect for a group that wanted to see Edinburgh easily, but didn't want a city hotel feel. The hotel staff was very friendly and helpful when my father-in-law requested an extra bed sheet and when we requested a quick and early breakfast on our way out of town. In fact, the breakfast was a highlight - amazing options presented in a beautiful room and very good food! The rooms and beds were very comfortable and the property is so beautiful - we stayed in the main building. I didn't see the second building, but assume it is just as nice though I can't speak to it. No complaints at all for this lovely hotel. Thank you!

Sadly Not the 5‑Star Experience We Hoped For We were really excited to stay here for our honeymoon after reading so many rave reviews from others celebrating special occasions. Unfortunately, our experience didn’t match the hype. Other than a quick “congratulations” at check‑in, our honeymoon wasn’t acknowledged at all, which was disappointing given how highly the hotel markets itself for special stays. Our room was airy, but tired in places. While the heated bathroom floor was a nice touch, there was very little storage and the sink didn’t drain properly. We also had to ask for a hairdryer, and whilst the receptionist was polite, the staff member who came to the room was surprisingly rude and made us feel embarrassed for not being able to find it. Whilst breakfast was delicious, it was confusing and not well explained. There is no price on the menu and it was unclear if you were paying per item or if there was a standard price and you could eat as much as you liked. The staff were really friendly but portion sizes were small for the price. Housekeeping came early on the morning we were checking out, which felt rushed. This was a shame as it was one of few interactions with staff. Overall, if you’re staying in the main hotel, you’ll likely have a much better experience and feel well looked after. But if you’re placed in the house across the road, it does feel like you’re an afterthought, which is a real shame for what was meant to be a luxury honeymoon stay.
