This quaint beach cottage has a 5 star expansive waterfront view of the Chesapeake Bay with an idyllic sandy shallow beach to access & splash around in. The house is cozy, cute, eclectic, and one of a kind. It's a quintessential beach cottage wit all the basic necessities. My wife and I saw lots of Eastern Blue Birds, Herons, eagles and other species. We had a wonderful beach hike at the nearby Hughlett Point Natural Area Preserve. Lots of restaurants, art galleries & shopping in the nearby town of Kilmarnock. Windmill Point & Marina had a fun sandy beach, tiki-bar and fishing pier.

The only positive about this place in my opinion, is its location. The view looking AWAY from the house are wonderful. The house and property are old, dilapidated and not at all maintained. I did not expect it to be a perfect venue, but the photos posted by the property owner DO NOT represent the conditions in and around the house. Not only is in poor repair, it is not kept clean either. There was no trash can or trash bags inside. The trash can on the porch was full of garbage when we arrived. Other than hand soap, 3 towels, dish soap and very old and questionable kitchen utensils and dishes, there are no “frills”. We stayed in the winter and heat was provided by a window unit and a space heater. The microwave was unplugged, but we feared plugging it in to the provided power strip might trip the circuit. (Why would a microwave be unplugged anyway?)The yard had some outdoor equipment and lawn furniture. Most was well past its prime and some looked unsafe. There was trash around the property as well.The property “manager” does not return calls, texts or messages posted through the Vrbo site. We left a day early because of the abysmal conditions. There are many nice places to stay on the Northern Neck. This is NOT one of them!

The only issue we had was unrelated to the house; a big Nor'Easter resulted in storm surge that caused the Chesapeake to overflow the seawall and flood the waterfront neighborhood, including the property. Absent that, it would have been the perfect getaway weekend.

We stayed at this cottage for a weekend trip, and overall it was a beautiful, quirky spot with a lot of character. The property itself is gorgeous, and you can tell the home has been loved for many years. Personally, I found the imperfections charming, but I wouldn’t recommend it for someone who needs everything to be in perfect working order. There’s definitely some structural wear (think things held together with duct tape and love), the bathroom door doesn’t fully close or lock, and the foundation isn’t exactly flat.That said, if you’re a group of 20-somethings like us looking for a cozy place to lounge around, read, and spend time in the backyard, it’s perfect. Just be aware of a few important details: there is no direct beach access on the property itself, you’ll need to walk a few houses down to a designated spot. We also weren’t told until after check-in that dogs aren’t allowed on that beach, which was frustrating. And while dogs are welcome in the backyard of the house, they are not welcome by the surrounding neighbors or community, so this is not the most dog-friendly environment overall.It was also pretty difficult to get in contact with the property manager, as it took two days to get a reply to a question we had during our stay.Overall, the cottage could use some TLC, but for the right group, especially those who don’t mind a little rustic charm, it offers plenty of character and a beautiful setting.
