Check in quick and easy. Rooms are a little outdated, bathrooms are awkwardly situated. Literally only the glass door seperating the bathroom and toilet from where the bed is. No parking associated with the hotel, had to go pay overnight parking at the public garage then walk back to the hotel not ideal.

I liked staying here. Though there’s a few things I’d like to point out. First off there was an odd smell coming from the bin even though it appeared to be fresh when we arrived. The tv was fluctuating in and out of signal and upon inspection I noticed the plug was held together by tape. The toilet and shower is located right next to the bed which is a bit odd but fine. There’s an IGA next door which comes in very handy as the room did not have any basic necessities so you will need to go buy some. Bed was comfy but a bit itchy. The pool is shut down and most of the equipment in the gym is broken. Didn’t try the sauna. Besides all that, I mostly enjoyed my stay as I love the city.

Location was good to walk and use the tram. Also close to Marvel amd southern cross station. Parking was a 5 min walk (public car park) and more expensive booking through the hotel then doing it privately. Hard to get a park at the front to unload and load bags. So this was all very inconvenient. The rooms were quite small but beds were comfy and good kitchen set up, however bathroom was awful! A shower curtain and water literally goes all over the floor in the bathroom. Grout mouldy. No luggage storage and only a couple of seats at the recption. Very crowded. Wouldnt stay again. Can get much better quality in Melbourne for the same price.

Good location, good service, slightly untidy room (old candy wrappers left on seat), unfortunate hot water issues that could not be resolved before my check out, and pool/ health club was closed. Glass box bathroom had limited privacy (thin walls) and no exhaust fan (humid), when combined with an interior facing room (no exterior window) meant we had to keep the aircon running the whole time to remove the dampness. 24/7 concergie was good, as was the luggage storage service. Overall underwhelming for a self described 4.5 star hotel. Fine in a pinch for a low price.

the couch was dusty when the room was “ cleaned “ no storage space at all for luggage or even to hang up more three items the room dirty overall bug found in the linen stripped the bed to make it easier for the cleaner and the matress protector was foul

The balcony was not scenic. There was no breakfast. There was rubbish outside our door on the floor. The room was shabby. The bathroom was a disgrace. Expensive & nasty instead of cheap & nasty. Nothing good to say.

Located in CBD so was easy to get around via walking/tram. Room was very average and not worth the price we paid. Mould clearly visible on the air conditioning unit (which was working but broken) toothpaste on the wall in the bathroom from previous guests. The couch in our room was not something I would sit on, it was gross looking, very dirty. We had an interior room that oddly has a window looking out into the hotel corridor/facing the door to another room. Obviously kept it shut but made the room feel dark and closed in. The lighting was also poor in the room.

Friendly staff. Room was a nice size. But needed upkeeping. Over head bench lights weren’t working then they were. Rangehood was falling down on one side and lights didn’t work. All blind cords weren’t secured. Dishwasher draw stuck and hard to open. No plug for the sink. Toilet seat had what looked like blood on it. Shower drain stunk. Shower pressure was terrible. Thought i’d be helpful and strip our bedding upon leaving and was disgusted by the staining on pillow protecters and mattress cover. They clearly need to be changed more often. If the cleaners were able to clean and have maintenance done in the rooms I’m sure it would be appreciated by all guests. Maybe time is a factor for them? Rooms aren’t for the light sleepers. Outside laneway noise is a lot.

Centrally located. Some stairs to enter the building so recommend using entrance via wheelchair entrance a few metres down the road if have large luggage or issues with stairs. Rooms overlooking the back alley are nice but a little dark, and later in the week have noise from the bar next door. Would recommend for short stays

Noise of the lift was bad. Very disrupted sleep due to this. I booked a roof top suite but was not informed we would need to use stairs for the final floor. Was offerred to check for room on floor below but would take time. We declined as we just wanted to get to our room and relax after train travel.

Some rooms are a bit odd. Mine had a gloor to ceiling wall window onto a stsndard hotel passageway. Lets the noise in. Prep for the noise if you book these rooms. I think they are tagged as "no view" rooms.

I had a large room with a well equipped kitchen. It would have been a comfortable stay if it weren’t for the horrible little bathroom, that was so poorly designed, that when you took a shower, water splashed all over the bathroom. The shower was more of a youth hostel standard than a 4 start hotel. It had a curtain (!) that did not reach all the way from wall to wall leaving a 2-3 inch gap between the curtain and the glass wall. It had a tiny little sink attached to the wall with no counter space around it. The staff at the reception desk and the housekeeping staff were lovely and very accommodating.

The check in was very ordinary. A group of water polo girls were checking in at the same time. It was terrible. Surely you knew they were coming and you would have been ready for them. It was a mess and a queue formed while staff tried to work out where you were going to put all these girls. Not a good start.

The staff were amazing and went above and beyond. Upon going to drop our bags off as it was too early for check in, they informed us our room could be accessed earlier free of charge and we received a free room upgrade. The staff were very friendly and able to help us out with anything. Room was beautiful and had everything we needed and was super clean! Hotel was close to all shopping, trans, trains, dinning and convenience stores! We will definitely be back again soon!

Property is clean, "bathroom" is a glass walled wardrobe right next to the bed. First contact was a lady who was so helpful as we were early and she checked my baggage for me. We returned to check in at 1530 for a 1400 check in. The man who checked us in had a very surly attitude and I felt like he had something better to do. He then informed me he would have to change things around as the room wasn't ready! Again this seemed like too much trouble. Certainly not an advert for oaks customer service. This experience is why the rating is so low and will make me hesitant to stay at this property again.

Great central location. IGA next door, Royal Stax two doors up, which we frequented every day, as food was delish!, Maccas, KFC and Woolies 1.5 blocks down, tram station 1 block down. Walk to Crown Casino and a walk to Queen Victoria Markets. We loved this location and will definitely be back. Always like staying with Oaks as its like a home away from home.

I was so happy with my stay. Location was brilliant. Self check in was very easy & quick. Had a lovely room facing Collins Street. Only complaint, the bed could have done with a topper as the bed was firm. Will definitely stay again.

As a business traveller, it was great that there was a food court for a late lunch or early breakfast on the go downstairs. It's also effortless to access the train line or the trams. The rooms were quiet, the showers had good pressure and there are several dining options for dinner at night within 150m.

The only down fall if the hotel was that fridge froze everything that you put in it. There was a lack of utensils to cook a meal and they was a lack of tea towels to wash up dishes. I know that there was a dish washer but we didn’t have enough to dishes

Convenient lication. One tram stop from Southern Cross Station. Staff at reception very pleasant. Room was clean, comfortable and quiet though shower/bathroom quite odd. Room was adequate size for two but would be ideal for travellers who need a longer stay for work etc. Kitchen also well equipped if you choose to cook. Good size fridge also. There is an IGA next door which is handy.

Nice place to stay but be aware rooftop room requires you to club 3 flights of steep stairs to a average room with views of other buildings Good and coffee on ground floor were great and so were the staff at Oaks

Too find accommodation in Melbourne under $200 a night with all amenities is near impossible. Although the Oaks on Collins is a little out dated it is very central to the whole city. Trams just outside the door. The room it self was very small, the bathroom was even smaller not very practical and very old. The beds were comfortable and allowed a good night sleep. No extras given ie shower caps, soap or face wahers. There wasn't a toaster in the room either. I suppose I could of asked but didn't. The internet was good but only a small TV was provided. The room suited our needs but probably wouldn't stay there again. I usually pick Oakes as they offer suitable accommodation for a great price. The rooms defently need upgrading
