Great place to stay. At breakfast the plates and cups were real china along with the silverware being real and not disposable! The floors in the rooms were a luxury plank vinyl- not carpeted. Lobby was not big but very nice, nice furniture, had a computer for guest use and a popcorn machine!

The Cottonwood Inn in Sioux City was about what we expected for the price. It was clean enough and our room was functional and quiet. The bathroom had seen better days and could use a facelift. The hotel has a dirt parking area behind the building that's large enough for truck and RV parking. We felt comfortable leaving our U-Haul parked there for the night. There is a conference center attached that was hosting a wedding the night we were there. The hotel is dog friendly (for an additional fee).

Overall, our stay was very pleasant and the room was nice. One evening we returned after a day out. There was some kind of conference and we had trouble finding a place to park. Breakfast could have been a little "fresher" and better stocked, but it was good overall.

Property was clean and well kept. Room looked recently renovated. Only complaint would be that the bed was a bit thin & hard. Not a lot of cushioning there. Not bad for one night, though. Might help to note if you have mobility issues - we were on the 1st floor & there did not appear to be an elevator, nor did we see a luggage cart or anywhere they might keep one.

The check in clerk was very hospitable and eager to accommodate. Thank you for your kindness and positive attitude. The cleanliness of the hotel is a bit off kilter. There are black mold spots on upper walls of the bathroom, and outlets throughout the room. Especially the bedside wall outlets. The matress cover has apparently not been washed for quite some time related to multiple "love making wet marks," sweat rings, and random debris scattered across the entirety of bed.Which leads me to think, IF housekeeping changed the sheets, they would have noticed and changed the cover as well. VERY prominent marks and various sizes of debris. The parking lot is very dark and makes going out to the vehicle for anything a bit scary, especially so close to the interstate.

The hotel needs updated and cleaned! Floors is room were filthy! Food, dirt, etc. Sheets on beds were old and dirty. Mattresses on bed were worn and uncomfortable. Staff was pleasant but unattentive.

Booked this hotel on a roadtrip because of the price and reviews online but they were deceiving. Pictures are not accurate. When I first arrived I had to ask to change rooms because the hallway was so noisy and could hear the room across the hall tv at full volume. Light fixtures and outlets not all working. Bathroom is so so dirty and there was hair wrapped in the “clean” washcloth. Would not recommend or stay here again. Spend $10 more and go somewhere much nicer than this dump.

Nice hardwood flooring in room. Crisp bedding and soft towels. Decent breakfast offerings. We had a room on the main floor. Could hear a lot of noice from room above us because of the flooring. Second level should be carpeting for quietness.

We had a nice stay. The rooms are well-decorated and the free breakfast was appreciated. Staff was friendly and helpful with any needs. The beds were a bit on the hard side, but that's far better than too soft in my opinion, and the rooms were a bit small. No closet, no desk (only a very small round table).

Hotel is clean. Staff is courteous. Check-in was easy and quick. Rooms are nice. Bathrooms are clean. The only real issue is that you hear everyone around you - people walking in the laminate floors on the floor above you, doors closing in the hallway, people in their bathrooms next door to you. Not sure how much insulation is between rooms and floors. We have stayed here twice now; two different times. Same type of sounds.

Our room was noisy. We could hear every foot step above our heads. The floor squeaked and the people above us were up most of the night. The toilet kept running off and on. Cleanliness was not an issue nor was the service but the building left something to be desired.

I have stayed at Cottonwood Inn and Conference Center several times in the past 18 months. On past stays, I was perfectly content with my visit (it why I was a repeat customer). Our stay on June 7th, however, was not pleasant. There was constantly noise that was disturbing until almost 11:00 PM. Stomping on the floor in the room above us (sounded like kids running). Door slamming in the hall. I big pickup truck pulling a race car pulled in just behind our room and the guys got out and started yacking for a while after 10:00 PM. Some issues were with the cheap construction of the hotel (thin wall, thin floors, vinyl floor not carpet, doors that slam shut, and just not very soundproof. Other issues were just inconsiderate guests. End result - I'll be looking for a different place to stay in the Sioux City area on my next trip.

Summary: check-in was courteous and seamless. All exits were key-card secured. Parking was plentiful and lighted satisfactorily. Room was a bit cramped, and a longer stay than overnight would have gotten annoying as far as managing luggage and other bags. Sink area has very limited footprint. Shower spray head could not be adjusted beyond one setting. Toilet was very low to the floor. Breakfast was very basic. Dried cereal was available, along with prepackaged muffins. Hot food was tasty but limited to Belgian waffle maker, biscuits and sausage gravy. No eggs of any sort. We had to find someone to replenish coffee in Bunn brewer. They had nice porcelain mugs for coffee, and they were offered for sale @ $4.95, which was very reasonable (we did not buy however). But with a Bunn there’s little excuse to not have a pot already on the top warmer while another pot is brewing.

We booked this room because the reviews said it was excellent. However, our bed was so sunken in the middle that I hardly slept as I had to brace myself from rolling in to my husband all night long. Not impressed.

The hotel itself was perfectly fine. It was easy to find, clean and as quiet as you would expect. The only issue I have is that evene though I booked and prepaid with Hotels.com, that I really, really like, the front desk clerk charged my card again. It has been five business days and I still do not have tge refund. Tge hotel is trying to blame my bank. I have had the account since 2001 and received many refunds. I trust them when they say no refund has been sent...

When I arrived I was greated by a very friendly lady to get checked in. Had a little issue with the tv in the room and when I spoke with her she came right to the room to try and fix it, after not being able to fix it she moved me to another room immediately. Lobby and rooms smell nice and clean. Will definately stay here again when in town.

The room was clean and apprared to have been recently remodeled. The night desk clerk made popcorn for us and was super friendly. The problem was at breakfast. There was a large woman stocking the breakfast area who decided to accuse a guest of filling his water bottle with juice and being a theif. He obviously became very upset and tried to show her it was water. She refused to look. He tried to pour a little in a busing tray to provw hw wasnt stealing. She yelled at him for making a mess and told him to get his stuff and get out of the hotel. He went to the front desk to only find ahe followed him there to check him out and they continued going around in circles even as we left a half hour later. She was wrong and then she acted like a child and wouldnt yield as a professional should have. Minus her this is a great hotel. I wouldmt recommend it though based on her. He didnt deserve the treatment and accusations from her.

It's a GREAT location not far from downtown SIOUX CITY they are extremely clean , very quiet and the rooms were TERRIFIC! I LOCKED MYSELF OUT OF MY ROOM THEY HAD MO PROBLEMS LETTING ME HAVE ANOTHER KEY AT NO COST MOST EXCELLENT STAFF I'LL ALWAYS RETURN

The room was clean and the price was right, it’s in a quiet and safe location, close to the highway. It is a little bit difficult to find it at night, the signage is low profile, compared to most motels. We will definitely stay there again on our travels back-and-forth from Oklahoma to North Dakota.

We atop every year on way to visit family. Place is clean and price is good. This teip the breakfast was terrible. Sausage gravy was cold. Biscuits were stale. Orange juice machine was so diluted it was flavored water. This could improve. I still recommend this hotel and will return on our travels.

We had a very nice stay. Nicely updated rooms and beds were comfy. The only downside was the limited continental breakfast. This is the first ‘breakfast included’ hotel that didn’t have yogurt. Other than that it was a great stay for a reasonable price.

It was an ok stay for one night. The employees were very friendly and check in/out was easy. Beds weren't very comfortable, floor was dirty, water pressure/temperature control in the shower was awful, and breakfast wasn't very good. The eggs were cold and the waffles tasted like cardboard. We wouldn't stay here again.

Clean room with a comfortable bed and wonderful pillows. Great hours for breakfast, but staff did not check/refill things. One staff person came in and looked at the coffee level, but did not start a new pot nor check the food level (lack of biscuits) and gravy that looked like it had been sitting for hours. We were not impressed, but luckily there were make your own waffles.
